GoogleLived at Blakeridge Mill for approximately a year with my friend but had to leave due to work circumstances. Great place for young professionals to live. Property is spacious enough for two people to co-occupy easily enough. Plenty of car parking which is gate controlled and only really fills very late into the night. Rent is very reasonable for the flat and amenities, including the pool and gym. Raspberry lettings were responsive and dealt with issues promptly. Overall, I would recommend, especially for young professionals.

GoogleThe company is absolutely terrible all they care about it their money.
Moved in and the fridge would not get up to temperature. All the food in it would constantly go off, I emailed several times to which no reply. Four months later, they finally reply after I threatened legal action and they replaced it as it was leaking gas. When I asked for rent back due to the issue I got told no, they had given me their spare fridge and I had not chased the problem. Upon showing receipts of repeated emails and reminding them that no secondary fridge had been given, they granted me one months free rent.
End of tenancy I ask where to hand the keys in and there’s no response. I posted the keys back into the flat only to be emailed saying that I had not given one months notice (on a fixed term contract!) and I was now going to have to pay an additional months rent. There was also a delay in communicating about being given the keys back following the additional payment. Following the second end of tenancy, it took nearly three weeks for them to provide an end of tenancy meter reading after multiple emails.
The windows do not open very far, not that it matters as it smells of weed outside. Sound proofing is practically not existent, you can hear absolutely everything. They will enter your apartment when they please, except when it suits you, in which case you won’t hear from them.
The facilities are okay but not worth it, the gym has no air conditioning so is unusable in summer. All the landlords care about is their money, if it isn’t to do with their money, good luck getting a reply

After seeing the building, I was really impressed, it looks great and is easily accessible to all the local provision stores and schools. GoogleI strongly advise anyone who is thinking about moving here to think twice.
The only reason they have good reviews is because they ask you to give them a review when you are vacating the property and are in need of a landlord reference.
I vacated my property on 6th February and I am still trying to get my deposit back from Raspberry Lettings. I was promised that I would receive the full amount back, so I provided all of my details and was told it would take 10 working days.
They never contacted us with any update at all. We had to keep sending emails and follow-ups just to find out what we were supposedly owed back. Once the 10 working days had passed, I contacted them every day, but every call went straight to voicemail.
I then used my partner’s phone to call from a different number. They answered the call, but as soon as they heard my voice, they put the phone down.
Since then, I have had no reply from them whatsoever. I am now having to raise a dispute with TDS to try and get my deposit returned, and I am also contacting The Property Ombudsman.
Unfortunately the option for 0 Stars isn’t available…
Very disappointing service and extremely stressful to deal with. Would not recommend…

GoogleIf you require a rental property that is fully furnished then this is a good option. Properties are well looked after by letting agent and was handed over without any issues. Had been cleaned throughout. Ample car parking and use of gym and swimming pool and a communal area with Wi-Fi.
I found no issues with security in and around the property and if u had any issues , they were dealt with promptly.

GoogleMy experience at Blakeridge Mill in Batley, particularly with Raspberry Lettings and the sisters who run it, has been deeply disappointing from start to finish.
I vacated the apartment three months ago after passing the move‑out inspection without a single issue. Throughout my 15‑month tenancy I paid rent on time, respected the property, and caused no problems whatsoever. Despite this, my deposit has still not been returned, forcing me to escalate the matter through the TDS. No tenant should have to chase what they are legally owed, yet this seems to be a recurring theme if you read other reviews.
When I first moved in, the building felt like a community of working professionals. Over time, however, the atmosphere changed significantly. Noise disturbances increased, rubbish began appearing in corridors and communal areas, and the car park became a hotspot for loud, inconsiderate drivers. The newly opened supermarket and B&M opposite the development have only added to the noise, traffic, and general mess in the surrounding area.
The apartment itself was the only real positive, full of character, but even that came with issues. Temperature regulation was a constant battle: freezing in winter and unbearably hot in summer.
By the end of my tenancy, I couldn’t wait to leave. Based on my experience, I would strongly advise anyone to think twice before entering into a rental agreement with Raspberry Lettings. Their priorities appear to lie solely in maximising profit rather than supporting or respecting their tenants.
I hope to recover my deposit soon and will be pursuing any additional costs I am entitled to, as advised by the TDS. Sadly, this seems to be standard behaviour from this company, and my experience aligns with many others who have left similar feedback.
An awful company to deal with, and one I would never recommend.

Communication with the letting agent is quick when they want something off you, impossible when you need them form something.
I had moved out mid November 2025 and despite trying to resolve the issue directly with raspberry lettings, then with the deposit protection scheme and then with Kirklees council only received my deposit back on the 29th of December. A month and a half after I had left and after Christmas, a time where famously money is usually tight.
During this month and a half stint I received 2 emails from raspberry lettings in response to the approximately 20 emails I sent. One which I requested they send to me while on the phone with me and the second to confirm it had been returned to me on the 29th of December with no "sorry for the delay" or "apologies for the lack of communication during this time" just a simple "you have been paid, thanks."
Clearly the staff here just don't care about providing a service to anyone that has left their property anymore or they are purposefully making themselves hard to talk to about this because they are trying to keep hold of deposits as long as possible.
Overall, it is a nice place to stay, but the management is so terrible that I would not recommend this location to anyone.
In addition, if anyone is reading this and is about to leave or currently having similar difficulties reclaiming a deposit, I advise:
1. Raising a dispute with TDS as soon as possible as they will only kick in and force action after 4 weeks
2. Keep evidence of any lack of communication between raspberry lettings and yourself/TDS (you can request proof of attempted contact from TDS)
3. Contact the Kirklees council housing compliance office if the initial 10 working days deadline is missed and communication continues to be non-existant.
This may be seen as overkill by some, but these are the steps I had to complete to get my own deposit back.

Day after, I’ve found out that wash machine bearing was worn out and noisy (reported and still no reply) , on 22nd of April had a huge leak from boiler and out of hours emergency services provided by Raspberry Lettings simply couldn’t help me, so I’ve spent whole night emptying buckets…. So far? Bad, bad, bad 👎… property have so much potential! Just need better maintenance system

GoogleI literally cannot understand the fake reviews left in the last two weeks! I know the Letting agents are trying to save face by leaving fake reviews or coercing tenants with free gym fobs to leave glowing reviews. The reality is so different.
I happily left Blakeridge Mills a few weeks ago. Initially I was taken in by how beautiful the place looked. Then I realised after moving in, the issues I’d be facing.
Firstly, everything is done on a budget, despite the outward appearance looking luxurious. You only realise this when you move in.
My apartment was unfurnished, but my friends wasn’t. Their furniture was cheap. Glass table had scratches and the cheap faux leather chairs were awful.
The sink is tiny with no draining board which has water going everywhere that you have to constantly sop up.
The exposed brickwork walls are untreated. Mould is rampant, and I’ve had to continuously clean the mould myself (pictures included) as Raspberry is not interested in spending money to rectify this.
Water constantly leaks in through the walls and windows when it rains (pictures included).
It was FREEZING in the winter, and the minimal time I was there last summer (I’d just moved in half way through summer) it was unbearably hot. The windows don’t open fully to let enough air in.
The amount of crime in the place is terrible. There were three break ins in my 6 months at the complex. Hooded teenagers hang out and enter the car park, breaking in to cars and stealing motorbikes. If you have a motorbike, good luck.
The only plus points are that it is well maintained in terms of cleaning and keeping the outside of the building looking beautiful. The car parks have just been done recently thankfully. Unfortunately when any work is undertaken outside, the rent increases. One of my friends had lived at the mills for two years, and their rent increased three times by at least £70 a time. I luckily left before mine went up. The tenants are put on a rolling contract after three months which allows them to bump up the rent whenever they want
Currently I’m awaiting my deposit, and I’m under no illusion that I won’t get it back in time, as loads of other ex tenants experienced when they moved out. Most have to go through the TDS scheme to get their deposits back.
Please think twice about renting here and take the positive glowing reviews with a pinch of salt as they’ll be fake.

GoogleHave been living here for 2 years now in both 1 & 2 bedroom apartments. Comfortable and stress free renting. Didn't have deal with estate agents, easy communication over WhatsApp and good for doing viewings via video calls.
The compound consists of many apartments across a few buildings and is ideal for various people including students/ early professionals/ young families... It's accessible, there's plenty of parking which is secure, good location and everyone just gets on with it.
Management team are quick with communication, easy to get hold off and keep you updated. The maintenance team are also very quick at getting work done, had beading and light fixture come loose - promptly sorted, faulty washing machine was swiftly replaced. Have had no bother. On the whole a good place to stay short & long term.

This review is being written to share my experience as a tennant (now ex-tennant) of Blakeridge Mills, and how badly run the place is by the lettings agents called Raspberry lettings. I've rented three different properties under three different landlords in the past, and this is the first time I've come across a letting agent that has no empathy, regard or respect for its tenants. They're really lovely to you when you are a prospective tenant, but the minute you're in, that's it. And it only gets worse when you decide to leave, but that's a point I'll come to later. Starting with the rent, just over a year ago, you'd be paying £550 a month for a one bedroom apartment at Blakeridge Mills. Last april it went up to £650. Ten months later and they're now wanting £715, for a basic apartment. The increases are continually happening because all the tenants are put on to a rolling contract after their initial four month stay, meaning the letting agents can, and will, do whatever they want. The tenants are exploited and put in a vulnerable position so you can never truly settle without worrying whether you'll be out-priced, and when you'll have to start the stressful process of looking for a 'home' all over again. As for the apartments. They look beautiful in pictures. Stunning even. Then on closer inspection (when you're in and living there), you start to notice all the problems. Problems such as water leaking in when it's raining (this happens throughout the building), the coldness in winter which is colder than the fridge in the apartment, and the unbearable heat in the apartments in the summer that even a top of the range fan cant deal with. Last year alone our apartment topped out at 44°c in the summer!The layout and planning of the apartments is counter-productive. The fridge (which is a basic small fridge with little built in 'freezer' that can only fit in a couple of items) is located next to the cooker/oven. This means that when you're using the oven, the fridge turns warm! The sink is tiny. Literally a basic entry level circular sink that has no drainage board near it. Water literally goes everywhere when you wash up. There's no storage space. Not sure about others, but we had three useable cupboards. The other two 'kitchen doors' hid a basic washing machine, and the other the now infamous basic fridge. You can choose to have furniture in place when you arrive. We did just that for ease, but regretted it when we saw the furniture. The quality is terrible. They clearly cut massive corners when furnishing the place. Outside the building, the car parks have only now just started work on being tarmacked and they've only just applied space markings. There is a home made height restriction made out of a rusty scaffold pole that people have continuously ran in to. It restrics emergency services and also delivery drivers who now just throw parcels in to the foyer at the mercy of the passing public. Thefts and break ins are rife. The amount of cars broken in to since I moved in a couple of years ago, and in particular, the amount of bikes that have been damaged/stolen is absurd. The place is a magnet for balaclava wearing scrotes who skulk about because of the nice cars the tenants own. When you decide you've had enough and you leave, don't expect your deposit back. You have to fight for it. Its become a real talking point amongst the residents, both ex and current, who are warned about having to continually go through TDS scheme to get their deposits back. From initially being ignored (this is their favourite tactic) to eventually making false promises that you'll get your deposit back within ten days, you'll likely get it back about 4-6 weeks later once the TDS have become involved. My neighbours claimed through the small claims court. All in all its just a huge stress. As if it isn't bad enough that you're having to move to a different place and have to settle in and Starr your life, its awful to then feel like you're continually stood on thin ice throughout your stay, to then finally take on the stress of moving out and not being given your deposit back as freely as they accepted it. All in all, good luck to anyone who moves in to Blakeridge Mills. I hope your stay is better than most of the other tenants experiences there. And if you've read these reviews, you've no reason to ignore them. The 5* ratings are left by the letting agents themselves. Please don't be fooled!

GoogleI’ve lived here at the Blakeridge mill for close two years now. Through and through my interactions with the landlords have been lovely. The maintenance guys like Dean and Gordon are very handy and helpful (also very nice to chat to!). Throughout my time here at Blakeridge mill I’ve thoroughly enjoyed the downstairs gym and pool, as well as the nearby B&M and Abu Bakr. Any issue we’ve had has been resolved quickly and with the utmost care. Would recommend staying here!

GoogleI lived at Blakeridge Mill for 6 months between March - August and can honestly not speak highly enough about it. Circumstances meant I needed my tenancy to start at short notice which Harriet / Hannah accommodated no problem.
The apartments are really good quality. Very nicely decorated, comfortable and modern. Everything was really clean on arrival. Integrated appliances are of a good standard. You can have it furnished or unfurnished which is a good option.
The car park situation does mean your car gets dusty pretty quickly but for me that wasn't an issue really.
We had no problems throughout our stay. Neighbours were all pretty friendly and it is even suitable for families with children.
Any maintenance needed in the flat was dealt with really quickly (our fridge broke down and it was sorted straight away!). The maintenance staff on site were very friendly and attentive.
Despite what others have commented on here I can honestly say that on ending the tenancy we've had no problems. Communication from Harriet was great and our bond was returned within about a week.
Eventhough I wasn't there very long I was sad to leave and would definitely recommend it to anyone.

Lovely little place, we stayed here for 12 months and always felt very safe due to the security gates and cameras. Great location too, only a short walk to Batley station making commuting to work very convenient. The apartment itself came with everything we needed and we would definitely recommend staying here to young professionals looking for a safe and modern place to live. We both had access 7 days a week to the pool and gym for just £200 a year which is a lot cheaper than most gym memberships, great size pool and it is hardly used in the evenings so most of the time we had the pool to ourselves! Whenever we had any issues or enquiries Hannah and Harriet were very quick to get back to us which was really helpful and when moving out of they property they returned our full deposit to us within 10 days. Site managers were always available during the day as well to help with any problems and they are all lovely people. Overall we loved our time at Blakeridge Mill and will definitely miss our little place!

The apartments that I had were large, comfortable and well equipped.
The communal areas were all kept clean and well maintained. The car park was vast and secure and never a problem with finding a space.
My deposit was returned within a week of moving out without any deductions or hassle.
I wouldn’t hesitate in recommending raspberry lettings/Blakeridge Mills.

Quick to move you in and sort deposit refunds. The flats are unbearably hot in summer (to the point where you can't sleep and we bought an £100 fan, which did not solve the issue). The cost of electricity is mandated via SSE, who charge crazy prices (even though heating was rarely on outside of December-Feb). Our flat got mould every winter, which was removed and then returned. Well furnished flats, although the fridge is tiny and we struggled to put our food in the space provided (2 people). Handyman is nice and sorted our washing machine when it broke. Overall okay - much better now there is a car park for parking.
