The Bairstoweves branch in Nottingham…

The Bairstoweves branch in Nottingham were consistently terrible at responding to issues. As a tenant in a flat managed by the agency, I had a few issues with the radiator constantly radiating heat. As the agency fully managed the property, I reported the issue which they didn't do anything about until a couple of months after (bearing in mind this was in the middle of summer when I made the report). After emailing them a few times and quite sternly, the finally contacted my landlord to resolve this issue. The inability for this agency to deal with serious matters that have been reported is horrendous. Would not recommend.

The worst agency ever

The worst agency ever. Rented a house. There was a leak and all living room floor was wavy, so they said they will fix it. Its been 6 months and nothing. So we moved out. It was terrible comunication, did not knew it they accepted the notice or not. Amy way, we managed to move out. I asked for my full deposit, on move out day, they said we will get full amount. The landlord approved. On 20th of March i asked where is my deposit? I got an respond that i need to confirm my bank details. I did. On 23rd i wrote where is the deposit. They said my wofe needs to confirm bank details. She did. I called them they said now it will be up to 10 days. 10 days later i wrote an email, where is my deposit. I got a response that i need to confirm my bank details! What a joke. Due to corona, we lost income, i need money, and they just playing around, wont pick the phone too.

Unprofessional people working here like Manager Mark Alexander

Unprofessional and uneducated people working here. How do I know? They were selling my flat and Mark Alexander, the Manager, called me to force me to sell when he wanted me to sell (all he cared about was his commission). I told him I wanted to wait to make a decision and like an upset kid, he just hanged up on me! If the Manager, who is supposed to give the example, behaves like that, then that gives u a very grim idea of how the whole Company is. If you want to sell your flat, do it with real professionals who have your best interest in mind, not only their commission. To be fair, Adam Shackman who was the Negotiator for the sale was professional and polite at all times. But if a Manager behaves like that, that ruins the whole experience and the reputation of the Company. Nobody should deal with a Company that has unprofessional and uneducated people in charge.

I would recommend them but would advice to select your own conveyancer privately.

I have just used this agent for my first property purchased in Folkestone. The transaction took 6 months to finish. Claire the branch manager is very helpful and cooperative and she was very proactive and motivate to finish this purchase. I am happy with their branch service but conveyancers experience was nightmare. But unfortunately the conveyancyer they have on their panel please stay away from them specially conveyancing expert awful service and poor communication and response. They dragged and kept the transaction pending until two days before my mortgage offer expires. My overall experience with bairstoweves was good. But I would strongly advice not to go with countrywide recommendation conveyancers. I would recommend to do your own research before appointing a conveyancer for your purchase otherwise it will turn into nightmare. Its better to have your own private conveyancer outside and not recommended by an agent as they do get commision from them but then buyer and sellers suffers due to poor service. And be watchfull about what has been agreed fee for the whole transaction by the conveyancer at the start. My conveyancing bill was exceeded and I was charged almost doube then what I was quoted at start and it was big blow and shock. You had to pay and can not afford to pull out at this time after 6months waiting when you have nowhere to go.

Amazing customer service at the Kirkby branch!

My experience with Georgia (mortgage advisor) at the Kirkby-in-Ashfield branch was amazing! Georgia was extremely attentive, warm and friendly, and nothing was ever too much to ask for. Hi if i could give 10 stars I would.I actually deal with the Purley branch and have found the staff to be very helpful and professional.Luke the Manager is there at the other end of the phone to help with any problems that arise.Then there is Sophie who goes beyond the limitations I would expect. She is always very positive and vibrant and really does keep our spirits up. She does most of our viewings and even helps with the dogs if we are not able to be there.She was involved as Luke was with a past sale and we have total confidence in her.The new lady Camilla is a pleasure to deal with. She is quietly confident with a can do attitude.All in all a great team to do business with.

Highlighted the property and kept us updated every step of the way. Also very sensitive,caring and understanding as it was sadly being sold due to the loss of our parent. Genuinely gutted and disappointed I was one of the first people to call when a property went on the market. Abbotts could not even get me into view the property. I said I was free any weekday before 3pm or any weekend after 3.30pm. Abbotts offered me to view on a Saturday when I was at work of all he times. (I understand this cannot be helped however gutted and disappointed with Abbotts throughout.) My details were taken down incorrectly also. No communication. No effort to even try and get me in to view the property. They also said they will try and get me in next Saturday if it doesnt sell beforehand, I have seen online it has now sold but once again they have not told me that so as far as I am aware they are still trying to get me in next Sat. I will not recommend them with the poor service I was shown throughout this whole process and guess what the property is sold! I did not get to view the property at all. I was also told I would need to speak to their broker even though I was happy with my independent broker and already have an agreement in principle with someone I want to use. Update 29.10.21 tried to reply to a facebook message I sent in regards to the comment they added below on here and I cant. They have blocked me. Absolutely awful services from abbotts.NegativeResponsiveness, Professionalism

Recently had to sell my late father -in-laws property. Jack White did the valuation and found our buyer. We had 4 viewings and 2 offers. He listened to us, found the right buyers and was always ready to answer any questions. Dean Starkey took over once solicitors where involved and both where polite, friendly and cheerful. Nothing was too much trouble for either of them. We were always kept up-to-date with all information. We were so grateful for their attitude in this emotionally difficult time for us. Our sale couldn't have gone any smoother. So thank you both and the rest of the team at Abbotts Basildon for all of your support. I would definitely recommend them to buy or sell your property

5* service all the way

I can not thank the staff at Bairstow Eve's in Biggin Hill, in particular Caroline Price. Very professional and diligent, Caroline went the extra mile occasion after occasion. Always there to explain and keep me informed which was just what I needed when everything got a bit complicated and stressful. I have her to thank as she held my hand throughout the whole process and I would have faired far worse if it wasn't for her knowing her job and simply caring. She was instrumental in keeping the whole chain together as she ended up communicating with everyone throughout the whole chain (from top to bottom) from estate agents, conveyancing solicitors and individuals in the buying/selling chain, due to part of the chain being a private sale. If I ever look to move again, I know exactly who to turn to. Thank you, I can not recommend or sing your praises highly enough for all you have done.

The marking would have been zero if…

The marking would have been zero if that was possible. I rented my house via one of the agents they acquired when I moved to Australia in 2005, Initially, the service wasn't bad, which was mainly due to one of the staff in their Peterborough office. Unfortunately, it deteriorated when the rental business was moved to other offices.The problems started with the first tenant who did a moonlight flit. The inspection carried out by the agent was totally inadequate. The only defect they picked up was the back door that had been ruined by the tenant's boxer dog. A replacement was paid for out of the deposit, but they failed to pick up the oak kitchen base unit that had been gnawed by the dog and the new stone fireplace that had coffee stains on the mantle and dripping down the front. Items also went missing from the garage, which were not picked up, such as the lawnmower, a step ladder and an expensive aquarium.The second tenants were older and more responsible, and possibly because of this they hired a gardener to cut the lawns and maintain the borders, which were listed in the tenancy agreement as the tenant's responsibility. The only issue I had with this tenancy was that the tenants dropped something in the relatively new bathroom sink, which cracked. The agent contacted me and asked me to replace it under my insurance, which I declined, as it was not normal wear and tear, so it was therefore the tenant's responsibility to replace it, which they did.Despite signing up to go to Australia for only 2 years, we kept extending this, so eventually a third tenant moved in. He was at the property for just over 8 years, during which time I did not increase his rent, as he misled me into believing that he was looking after the property is if it was his own. I fixed every fault that he raised and carried out some decorating and replaced some carpeting. Unfortunately, when we returned to the UK in May 2018, we discovered that he hadn't looked after the property. The list of defects was almost endless. The house stank. There was grease on all of the units in the kitchen and a rotting chip on the top of one of them. Despite him leaving a receipt for £100 for professional carpet cleaning, we kept filling our Dyson with white dust for several weeks. Three very expensive carpets had holes in them, which we had professionally inspected, and was told that it was carpet moth damage due to the dirty state of the house. The person appointed by Bairstoweves to carry out the exit inspection had put in her report that it was down to normal wear and tear, but for that to have been the case you would have to be a contortionist, and a limbo dancer to get under the furniture where some of the holes were. Another carpet, which was in front of the French window had been worn threadbare, but the inspector put this down to normal wear and tear also, despite it being in front of the part of the window that didn't open. You did not have to be Poirot to see that judging by the indentations in the carpet a desk had been placed there and someone had been scuffing their shoes constantly.Other defects included spray paint on the worktop in the utility room, the underneath of the worktop in the utility peeling due to excessive heat from the tumble drier, which twice required the supplying socket to be replaced, holes and major scratches in 3 doors caused by a bike pedal, as noticed by a plumber we used, further stains on the stone fireplace, and large chips out of the mantle and hearth, a jungle instead of a carefully looked after garden in the front and rear of the house, where self set trees and bushes had been allowed to germinate, and become entwined in the fence and had also grown through the patio. The row of decorative conifers in the rear garden and the decorative hedge surrounding the front garden had been overcome and killed in many cases by brambles, ivy and self set trees. There were holes in the downstairs room walls that had not been filled adequately, and Virgin media cable tacked on to the new skirting board and architrave. The lawn was almost bare, as a large trampoline had been placed over part of it, and the rest of it was only cut when it reached about 2 feet high, according to the next door neighbour.Once I returned home and obtained a copy of the assessors report, I asked for a copy of the inventory that was provided for the tenant, so that I could assess the current state of the property against the state of the property when the tenant commenced his lease. I was never provided one despite pressing for it many times. Eventually, one of the managers that my case was passed to stated they never had an inventory, despite the tenant having one and the adjudicator's report from the eventual arbitration stating that his decision was partially based on the inventory as supplied by the agent.Returning to the assessor's report, which was so amateur that a partially blind person could have done better, I asked the agent how I could go about disputing this report and submitting my own so that I could receive all of the tenant's deposit back to help me may for rectification works. I was told that I could go to the independent arbitrator, and if i was to take this route, I would have to provide the agent a report and photos to support my case. At this stage, I once again asked for the inventory so that I could be objective, but once again received no reply or report. I therefore prepared my report, which ran to 6 pages and referenced each Tenancy Agreement clause that the tenant had not complied with. I also submitted almost 90 photos. After a few weeks, I had heard nothing so I contacted the agent, but was told that it could be a while. Not long after this, I was informed that I had been granted £165 out of the deposit of £820, and the tenant received £665. I was informed by the agent that the decision was final. I read the Arbitrator's Report thoroughly and it became fairly obvious that my report and photos could not have been submitted to the arbitrator, as there were only 3 submissions listed in the report, i.e. the Tenancy Agreement, the Check Out Report and the Inventory, which according to the arbitrator was "dated 30th January 2010, prepared by Agent, signed by Tenant with amendments". The above conclusion is further supported by the Arbirator's Report stating "where the Member/Landlord does not provide a specific breakdown of the individual deductions being made from the Deposit, the Adjudicator is only able to rely upon the submissions of the parties and any documentation provided in making a determination, on a balance of probabilities, of the claims being made". As I had itemised the costs I was claiming, which included an invoice from the professional pest extermination company for treating the moth infestation, which the assessor didn't mention in his report, and itemised costs for 3 replacement doors, it was obvious that only the assessor's report had been submitted, as the adjudicator stated in his report that it was not clear what doors I was claiming for, despite my report itemising on a room by room basis what I was claiming for, but his reported stated that it was not clear which doors I was looking to replace, despite my report itemising them on a room by room basis, with referenced photos.Despite all the damning lack of evidence supporting my case in the Arbitrator's Report, the Agent still maintained that they had submitted my report, but a few weeks later informed me that my photos had not been submitted because of the time lapse between the end of the tenancy and submission of my report, which was of course caused by the Agent not supplying me with an inventory, and denying that one even existed. The fact that my photos had not been submitted was news to me, as I had previously been told they had, so the arbitrator only had cut and pasted photos supplied in the Assessors Report to work on, which didn't include any for the garden, and totally inadequate ones for the house defects. I therefore asked the Agent to mail me the items that had been submitted, which suspiciously included my report, but did not include the pest exterminators invoice, so that was never taken into consideration by the arbitrator. At the same time, I sent a letter with an SAE to the arbitrator asking him to simply let me know what items had been submitted by the agent to support my case, but the old boys network was obviously working well and I received no response.To add insult to injury the Agent swapped energy suppliers 2 weeks before the end of the tenancy without consulting the tenant or me. The first I knew of it was when I contacted my chosen supplier to ask why I had not received an invoice, and they told me that my previous supplier had blocked the switch, as i owed them money, which was news to me. I asked who this supplier was, and they informed me it was Spark Energy, so i called Spark Energy and asked them what this was all about, as i had never instructed them to take over the account, and neither had the tenant. I asked who had requested the switch and they told me it was the Agent. I later discovered that the Agent does this with all tenancies that come to an end, but the guidelines state that it can be done when tenancies change, but not for returning owners. So the Agent did not follow the guidelines and moved suppliers 2 weeks before the tenancy ended. This resulted in me receiving invoices that included 2 weeks when my tenant was resident in the property, which I naturally refused to pay, and the dispute still drags on as the supplier should have been switched on 14/11/18, but Spark Energy did not play ball with my new supplier and have recently invoiced me for readings up to last month, despite the invoice stating a termination date of 14/11/18. I have received no apology or offer of compensation for this whole debacle

I have been dealing with Simone and Steve from Bairstoweves Chigwell for my purchase.As been let down by Other Agencie and seller,and waisted nearly year to buy our own home,This two amazing people sorted everything out in less than 1,5 month😉The service from Simone has been fantastic throughout,and Steve was amazing too.Simone is always very helpful and goes out of her way to give us the best possible service. If I could give 0 stars I would

If I could give 0 stars I would. Bairstoweves is an absolute and utter disappointment to say the very least. We are students, looking for housing and now we do not have a place to live and will likely not find anywhere due to us cancelling many other viewings thinking we had a house. They pressured us for money to secure the property which they are not returning to us immediately despite initially giving the property to us. They then proceeded to tell us an hour after signing an agreement that they had already given it away. Definitely do not recommend for students especially.

Oh, where do I even begin with this glorious letting agency? If you're looking for a masterclass in ignoring customers, avoiding responsibility, and achieving absolutely nothing, then look no further! These guys are true professionals, professionals at not responding to emails, never answering phone calls, and generally doing less than the bare minimum. In fact, I think they’ve elevated “doing nothing” to an art form.Need something fixed? Good luck with that! Expecting a response to your tenth email or phone call? How adorable of you to think that would happen. They’ll take your money with the kind of enthusiasm you wish they showed for literally anything else, then proceed to vanish like Houdini.Recommending this agency? Only if you enjoy watching a slow-motion disaster unfold in real-time. If “complete incompetence” is your vibe, then these guys are your perfect match. Stay away, unless you want the full experience of banging your head against a wall while screaming into the void. Absolute shambles. Even one star is far too much for the customer service, or rather lack of it, they 'provide'. This is a joke! Stay away from this agency if you can. Even the complaint team (nicely called customer care team... lol) don't get the grip of what they are for.

Dagenham Heathway BranchI wish I had checked these reviews before signing with them to sell my house. There is no customer service at all. Completely unprofessional and evasive; when you call their office, it goes straight to voicemail and no one ever calls you back. Why should the person paying them for a service have to constantly be chasing them for updates. The mind boggles at how these people manage to maintain their careers, let alone compete in this market. Needless to say, they have been sacked. Note to others: avoid.

Rental office in Lincoln is poorly…

Rental office in Lincoln is poorly managed, the office staff tell lies and cannot be trusted. There is no interest in, or care of, the tenants and have been neglectful to the point of being unsafe. We had the environmental health officer involved due to their shocking management and communication. Would advise anyone to avoid this company, anywhere in the country, as having been in contact with their head office, their unprofessional, disgraceful service and attitude is ingrained throughout.

Underhanded business practices and unbelievably poor customer service.

As a Landlord I signed up to Bairstoweve's "Full Management Service", their most expensive option. Thinking that it would obviously cover all the costs of managing the property for me. It did not.
