Ad Hoc is awesome

I've lived in four different Ad Hoc properties spread over a time of approx 8 years. Each property was unique some were extraordinary places to live.The headline with Ad Hoc is that it's an extremely cheap way of living. Whilst being with them I was able to eradicate almost all my personal debt. Putting me in a great place to buy my own home.I found Ad Hoc to be responsive to queries and issues as well as helpful, friendly and professional.The staff are awesome too special thanks to Rob, Lee and Lois.I would wholeheartedly recommend Ad Hoc to anyone who needed to live cheaply or anyone who enjoys living in an extraordinary property for less than the price of most room shares.

I saw this opportunity to rent a temporary apartment. The price an location were very appealing to me. Try to call several times, did enquire more that I could. One Saturday, I tried my luck, and guess what? Yes, someone answered the flipping phone. Tried to book a viewing for the desired apartment. The agent or whatever that picked up the phone call said that would be unlikely that I would get an agent for the requested matter. That's fine. However, she also said that I would get a phone call (on the day, as I called in between 8h30-10h30), from someone higher than her (supervisor) to explain to me about the whole situation/process. Close to 13h30 called again, as nobody did call me back. Different person answers the phone, a bit rude btw, and said that would be unrealistic to get a supervisor on Saturday to call someone back. Why in the first place would even consider to say that someone would call you, if you already know that THERE IS NO ONE THERE TO DO SO???? Eventually, a week later, I get a phone call from I don't know who at this point, saying that they have a property (not the ones I have enquired about) and I could view it at this date and time. The person also said that the other tenant must come too. The surprise on my face when I saw the flat!? I don't know how to describe the feeling, the neighbours, the look and state of it. Lastly, the gentleman that came to show the flat, was very polite, friendly and helpful. As he was very keen to explain how things function and all that. Overall, this all scheme and personnel don't give 2 shits about people! Likely, we found another flat, but damn! Quite experience. Good luck for whoever gets a flat, but considering my own experience, I would not recommend this agency.

I went with ad hoc for 9 months and my partner used them twice and had very similar experiences, in my opinion I would strongly advice against using ad hoc for the following reasons;-the property manager changed the locks before the tenancy end date, meaning I could no longer do final cleaning. They charged me from my deposit for all the locks changing before the tenancy end date, removing the option for me to return my keys-they charged a cleaning fee for the whole house and not just the room-they have a hands-off approach to resolving conflicts between housemates, preferring to not act in situations of racial and sexual discrimination.-people enter your room unannounced for inspections, and linger-it used to be much cheaper but now barely saves you anything (>£100) in exchange for having no rights as a tenantI would strongly advice prospecting tenants to go through a traditional letting agancy and avoid the headache and threats caused by ad hoc.

Adhoc property management experience in Leeds

Came across a Adhoc property online as needed something quick and affordable at the time (Oct 2021) and found them seamless to deal with through the vetting stage to moving in. The room was a very good size and I was able to furnish it also adding carpet. I dealt with Martin who would also do room inspections monthly and Craig with maintenance issues etc. Both were always approachable, professional, very honest, transparent and communicated very clearly by email and texts. Updates were always provided and any maintenance issues were always acknowledged and resolved when they said they would be. Having had a bad experience with previous management my experience with Adhoc is like night and day compared to them. I only moved out at the time due to the church selling the property. Adhoc again were very clear with their notice period and gave us 2 weeks extra on top of the 28 days guardian notice period. We were always kept in the loop regarding the potential sale from negotiations as far back as December 2022. Deposits were kept secure and returned as advised. An overall excellent experience of how property management and dealing with guardians/tenants should be. Anyone looking at Adhoc can be rest assured your going to be treated well communicated clearly to and have a positive experience. In the North area/ Leeds you may come across Martin and Craig who will provide you with the same experience I had so overall I'd definitely recommend an Adhoc managed property if your looking for quick affordable accomodation with a guaranteed positive management experience to go with it.

Ad hoc property has gone the extra mile in helping me secure a very decent propertyI want to shout out to Daryl who has been outstanding, and who is someone who keeps to his word, and keeps you updated every step of the wayActually it's because of him I chose to try out being a property guardian because I feel that he is able to resolve any issue that might arrise which makes the process much more doable in my eyes. The company and it's staff are ethical and decent and respect is given and received which is very rare when renting from private agencies nowadays.I can hand on heart recommend ad hoc propertyYou might find yourself in a sweet situation and saving some of your hard earned cash to spend on yourself instead of a letting agency or landlord....But for me the main selling point is the flexibility of not being tied down for a year.... It feels great to be able to take opportunity as it comes and if you are a remote worker it is absolutely ideal.

I don't trust the reviews on here. They sound fake. I tried to contact them for a property a few times both by calling and by sending them a message through their website. 2 weeks went by and no callback. Then, I get a phone call from Daryl. I told him we've already found a property and that I had tried to contact them a few times...aaand he hung up on me. Such disrespect and a kind of unprofessionalism that make me seriously consider that all these positive reviews are fake. The person that would have done the things said in these reviews I imagine wouldn't hang up on someone. And yet he did. I was pissed but I called back and he answered like he didn't just call me. I pretended we got cut-off and he seemed genuinely startled and uncomfortable. Clearly he was unsettled by me actually calling him back. Anyways, that's my brief and unpleasant experience with AdHoc. I would seriously stay well away from a company that hires an individual such as Daryl.EDIT: Daryl’s manager just called me. 2 days after posting this review.He apologised and said he spoke to Daryl and he didn’t think there had been any animosity or anything after our call.I hadn’t posted this comment to hurt anyone but instead I wanted to warn others of what I perceived as possible red flags.Needless to say, I feel better for being called and checked in with. I am willing to assume it could have been an accident but even if it wasn’t I am pleased Daryl’s manager called to check the situation themselves.All and all these things happen and it’s important for people to try and make them right when they do.So extra points for that.
