DO NOT BUY A LINDEN HOME!
Bought my flat as new build four years ago. It’s clear that Linden do not invest in build quality or safety. The place is falling apart. They installed an Orona light duty lift as the only lift in the whole complex and of course it is constantly breaking down because it’s not fit for purpose. There are leaksWe rarely have hot water because they appear to have installed a job lot of boilers that are all obsolete so it’s cheaper to buy a new boiler than try and source a new part. The central heating does not work. How they got the design of the building through fire safety regulations I don’t know. We are at one end of the corridor while the fire escape and lift are at the other end. If there’s a fire in one of the five flats between, we’re doomed. The main entrance door has never closed properly meaning anyone can come in …and they do. We have been burgled. My neighbours have been burgled. On top of that, thieves came in and helped themselves to a job lot of bikes in the bike storage because obviously the locking mechanism on the storage did not work. The finishing in the flat feels cheap and nasty. Linden? Never again!

Highly Professional
The potential buyer is closely looked after throughout the process - their recommended mortgage broker and solicitor are very efficient and play their part in a seamless process.

Excellent experience at Wellington Place
My experience at Wellington Place has been great over a number of interactions in-person, telephone and email. I felt I was given enough time to have all my questions answered, explore the show homes, development and plans at my leisure, as well as knowing what happens and when after the reservation. I mainly interacted with Kate, who is very knowledgable and personable, which made the process seamless and easy for me. Great communication from Yvette too in order to keep things progressing 7 days a week. A great team all-around!

We have recently moved into our new house at Wellington Place
We have recently moved into our new home with our daughter and dog, and couldnt be happier! Yvette and Kate in the sales office have been amazing and helped us every step of the way. They got to know us on a personal level and helped us with picking our extras, and allowing us around the plot numerous times. We are absolutely loving life in our new home so once again thankyou Yvette and Kate for the guidance on our journey xx
Our thanks are too you, so thank you for leaving a review with us Holly and sharing your experience. Ruby

Pleased so far.
We are very pleased with the way we have been updated and guided through the process. Sadly we are disappointed with the minimum of a months delay and no completion date. This has definitely muded the waters of our chain.
Thank you for leaving your review Mr Childs, we have passed your feedback to the regional team for their onward learning and to make contact. Ruby

Not at the site for appointments even after open days
We had previously looked at the Blyth site and were impressed with the standard and sizes of the homes for the price, but when a new site was announced in Bedlington we were really excited as it looked like the homes were even better and still reasonably priced. This site was announced near the beginning of this year with an expected launch in May. The launch then got pushed back to the end of June so we waited patiently and booked an appointment as soon as the site launched, only to find out afterwards that the sales team are not actually at the Bedlington site, rendering the appointment completely pointless. Launching the site without the sales area or show homes being ready and expecting people to make a decision to buy without being able to view the site is pretty ridiculous. We've since been patiently waiting again for appointments at the site to become available, and recently noted that they're having their open weekend on 16th and 17th September, so we booked an appointment for the weekend after, only to get a voicemail the following day to say they're still not going to be at the site. Really bizarre that they're having an open weekend but are still not going to be open. We were really excited about getting a home on this development but now I'm really starting to question them as a company due to their strange business practices. It's like they actually don't want people to buy. It's also really annoying that it doesn't state on the appointment booking form that they're not at that site, only telling you AFTER you've booked the appointment. Really disappointed and starting to consider other developers instead who actually let you have appointments at the site you're interested in moving to.EDIT: Since writing this review we've had another call to say that they ARE going to be at the site for the appointment we'd made after all. Pleased to be able to finally have an appointment at the correct site, but still really frustrated with the way they do business.
We're sorry that this has been your experience with us. We appreciate the feedback you have provided and will ensure this is passed to the regional team for their onward learning. Ruby

Different Sales Executive each time
At every interaction with Sales team the Sales Executive is different which leads to miscommunication. This force us to explain everything again and again to the new Sales Executive which consume extra time and create confusion. We found a bit of miscommunication during the Reservation phase and forced us to pay extra to the Developer, which is unexpected and not inline with intial understanding given by the first Sales Executive. Not Happy with this kind of dealing with such a big Developer.
Thank you for your review, we have passed your feedback to the regional team who have advised that they will make contact via email today.Ruby

Customer service are terrible but house is nice
Relatively mixed review and feelings.Overall, house itself I really like, only real negative is the internal walls are quite thin so hard to attach things to the wall and the ceilings are so low. But I like living there and would buy it again. The initial sales process was very good and the sales woman very informative. When it came to picking options, they seemed to forget about us and we got a call saying these needed submitted immediately and we hadn’t even had time to see them. They managed to squeeze us in for an appointment and this got sorted, and I was really pleased with what we selected. We were fortunate in that we had very few snagging items and most were quite minor. However, most of them still remain as TW didn’t bother to fix them and we eventually gave up as so much time had passed. The most annoying ones were: a sink we upgraded was scratched and were offered a replacement or vouchers. We chose vouchers but although we chased a few times for these, they never ever arrived. Our biggest issue was probably that our shower broke and was freezing cold, in the middle of winter. It took over a month and several calls/emails about this to get it fixed. A light under a kitchen cabinet has never worked and the people sent out to fix admitted they didn’t know how to, and no one else ever came to attempt it, despite chases. The garden had poor drainage and the standing water was terrible, but when this was mentioned to the customer service team their response was the site manager says this is because you walked on it and there’s no issues with it. I can assure you, I didn’t walk on a mud pit. They never fixed it and it only got resolved when we hired a professional gardener. The parking has always been a bit of an issue, as the site map shows that there are multiple visitor bays around the site next to resident bays however, this has never ever been clearly marked despite multiple residents raising this. This means that people park wherever they want, including residents in visitor bays because it’s more convenient for them, and visitors don’t know where they’re allowed to park so at times residents’ spaces get taken. When asked to paint lines to clearly outline the spaces TW initially tried to fob me off by saying once the road was handed to a local authority so out of their hands, then admitted it had not been handed over, but point blank refused to paint any lines and said they won’t respond any further in the matter and can’t ‘police’ where people park. So people wo paid for their own spaces and have this written in a sale agreement don’t get to use them and visitors have no-where to park without causing upset!Roads have been resurfaced with no warning and I, and other residents, have been blocked in my home, and then unable to get home and had to leave cars in other streets (further exasperating the issue above) and TW blamed it on their sub-contractor saying they changed their schedule and that’s why they couldn’t ‘update’ us, despite never telling us about the work in the first place.Complaints about customer service were met with ‘Sorry for this, but I wasn’t the one dealing with them’ so no responsibility taken, blame always pushed onto someone else and no offer to resolve or compensate for anything. Ultimately their customer service is terrible, they will do anything and everything to avoid admitting fault, deal with issues, fix snagging and maintain the site properly. My advice would be to always go to NHBC if you have serious issues as this approach seems to be more effective than being a decent human being, asking nicely and following the process.
We're sorry that this has been your experience with us Lucy. We've passed your feedback to the regional team who have advised that contact will be made. Ruby

We bought a Linden Home property and…
We bought a Linden Home property and have had ongoing issues with leaks for years. All my neighbours have reported the same issues. Today when the plumber came to look at a shower tray he confirmed that the pipework underneath was an absolute joke and does not meet UK standards. The tray was also not sealed in. The buildings warranty won't cover this either. I would recommend to steer clear of this developer as I've read so many stories about leaks and shoddy pipework.

In an area of a Taylor wimpy development and never again will I live in a Taylor wimpy home! Taylor wimpy are stopping our area from having fibre broadband by refusing to give permission to relevant companies to get this done. I'm now stuck paying 2 different 4G routers just to run my home otherwise we don't get internet. Avoid at all costs!
Thank you for you review, Laura. We've requested more information from Trustpilot and we hope to hear from you soon.PaulEdited: We've have been unable to find your details on our system so we have requested further details from you via email. We look forward to hearing from you. Ruby

Great Development and helpful staff
Very helpful staff from the moment we first registered an interest in the TW development at Hereford. Questions have been promptly responded to and the process of reservation has been very smooth. The Touchpoint app is a particularly useful tool in reviewing options and finishes choices. Our only criticism would be the standards terms and conditions in placing a plot reservation. Being dependent on the sale of an existing property in order to be able to proceed to exchange of contracts we feel that the timescales required to be agreed to are a little harsh but understand that there are sales targets to be achieved. Overall we are very pleased with our proposed purchase and look forward to moving.
Thank you Alan. We will share this kind feedback with the team, who I'm sure will be very pleased.Paul
