We would recommend Strata Homes to anyone looking to purchase a new property. The ambience development in Linton is a fantastic site and Strata are building some lovely homes. Our property is excellent and has been built to a very high standard both internally and externally. The site management team and sales office have been very helpful from reservation to move in and thereafter. We can't fault the workmanship, quality and high level of customer satisfaction they provide. They are a 5 star builder and I couldn't agree more.

We have just moved into our new home and we can hoestly say the experience of buying and moving in have been awesome! Marilyn and Aaron from the sherburn in elmet panache site have always been there and helped us in anyway they can! They have gone over and above all the time and we are so pleased to be now in our beautiful home! There are a few snags that need sorting as you would expect in a brand newly built home but I have every confidence they will be sorted! Great house but.......sort the garden yourself

the house is great and finished to a good standard, however where possible arrange to do your own garden. to start with we thought it was fine, however when the grass grew it was more like field grass than proper turf. it was bumpy as hell which lead to my son having an accident in which his chest was hurt (he is autistic and has balancing issues). after a number of complaints we finally had it re-done. dug up but rather than breaking done lumps of soil before putting top soil down they just re-laid it over the top. the grass is much better quality but as the top soil has been flattened you just sink in the grass creating even more of a lumpy garden. more interested in making a quick profit and rushing than actually doing a good job. in my opinion the people employed to do the garden are as much use as a chocolate fireguard.

I am very happy with my Strata Home

I am very happy with my new Strata home & I would like to mention how professional the local onsite staff have been (i.e. Sales Representative Charlotte & Site Manager Tom) in helping me through the buying process & in addressing issues post moving in.... in fact I cannot praise them enough. My only negative comment is that I didn't get to view the house until a few days before moving in - as a result, post moving in, I have had to take time off work, or allow access to my property whilst I am not there, in order for these to be addressed. I also think that Strata could be more flexible with some of the options e.g. I would have liked a gas hob and my utility room sink replaced with a tumble dryer (I cannot see how a builder can design a 4 bedroom family house that does not have room for a tumble dryer in the utility room!!!) I would recommend Strata to anyone who asked my opinion.

Build Quality quite reasonable but …

Build Quality quite reasonable but follow up snagging atrocious I have waited over 3 months to have the expansion joints on the side of my house sealed. I waited the same period of time to have my drive repaired, this job was done while I was away on holiday and it has been carried out in a very poor and bodged manner and it is still cracked and the tarmac has not been replaced as I was told it would be. I have two further problems which I have yet to report since I was on holiday when they developed. Very disappointed with the service.

Definitely worth having a lookWe have bought two well designed properties from Strata. Generally the process has gone well and the aftercare has been good to. We have been happy with the quality with the slight exception that the finishing is sometimes a little lacking in quality (i.e. grouting not removed from tiles and drips in paintwork). Its minor though.

Shame about the second experience

I have just moved into my second Strata home. The first one I purchased was already built, it was great and I loved it.I'm disappointed to say I have not enjoyed my second experience with Strata. Before I begin I would just like to say the om site manager went above and beyond the first couple of weeks to help us - so thank you. The extras were mis-sold, bad communication and the aftercare isn't very good after a week or so, a few examples:1. We were told for our tiles we would only need to pay any difference in cost between a standard and an upgraded tile if we did choose to upgrade. We were quite surprised when we were then presented with a bill for £13,500 - of course we had to pay for the standard tiles because our house "did not come with a floor". This was not communicated to us and isn't exactly clear in the house specification. We ended up having to go elsewhere for our carpets. It was also not communicated to a family member that has bought a Strata property. 2. We didn't get the expected notice of completion. We were only told 3 days before because we rang up and asked. That didn't exactly give us much time to arrange time off work and a moving van. We ended up having to borrow a van from a friend for half a day and putting the rest in family cars. 3. We weren't allowed to view the house until the afternoon before completion, at such short notice I was not even able to attend. It was then revealed we didn't have any turf - because it doesn't mention the word "grass" in the specification it means we have to pay for it, but it's not on the list of optional extras either? I asked for it to be put down but was told it was too hot to put any grass down that week in June and to go elsewhere. I basically had a pile of dirt at the back of my house for 6 weeks. 4. Four months later our freezer door still does not shut. We have still been asked to sign to say all work has been complete. No! 5. Faulty electrics, we cannot use our En suite. Faulty plumbing, our kitchen flooded on day three due to an apparent "faulty appliance". Once we had waited weeks for an Indesit engineer to visit us it became clear the pipes were never fitted correctly at the back. We had a soggy hallway carpet for weeks. 6. A family member has also purchased a house on the estate soon due to complete. They asked for a couple of extras to be thrown in but apparently that meant we would not get our recommendation fee! I could go on - but to conclude it's been so stressful, annoying and disappointing. Very quick to take your money but they have no interest in you after that.

Buying a new home is normally very stressful so naturally was extremely nervous and worried in regards to buying a new build property, however............... I can honestly say Strata could not have made the move any easier, everything was done so quickly and efficiently from start to finish and the after service has been excellent. Excellent company and excellent team. Highly recommend Strata.
