Hi Gaurav, Sorry we were not able to sell your property as your fully aware we did give you a realistic market valuation, however as you wanted to purchase another property next door to your main residence the asking price was requested by yourself which in fact was £60,000 more than the valuation figure. We agreed to market at your chosen price but made it abundantly clear this was an inflated figure & this was reflected in the lack of viewing activity during the marketing period. After 8 weeks of little interest we managed to generate a realistic offer for the market value however this was not acceptable to you as you were unable to secure a property at your desired purchase price. You have rightly pointed out that you agreed to reduce your marketing price but you have failed to mention that the reduction that we as professionals proposed was once again like our original valuation was dismissed and you reduced by a figure that once again was not a true reflection of your property value. We will not apologise for not being able to sell an over priced three bedroom flat & certainly not channel our energy or efforts on trying to sell a property for a vendor whom is not realistic nor motivated to work with him agent of choice! It surprises us that you work for one of the UK's largest bank / mortgage lenders NatWest & factoring in your profession, you think that it warrants to overprice properties & expect an agent to achieve a value that is not warranted. As a word of advise I suggest you speak to your in house Mortgage Advisor in the Hayes Branch and request their views on how a property should & would be valued! I'm certain they would reiterate to you that overvalued properties are not going to be borrowed against! To conclude the matter you have failed to point out that you too marketed your property previously for an inflated price & Groundhog Day has come again & your in the same position again! I strongly suggest that should you wish any agent to market your property in the future and you are seriously motivated to sell you take the professional agents comments & valuation on board & you might have the opportunity to send a positive review that is factual rather than a negative review which is completely inaccurate! Latest Reply 01/12/20 Thank you for the further information that you have provided on your review, I have since been able to do a further search & it has come to my attention that you are the joint tenant of ** Kingsway with your partner Miss Eccles. Please accept our apologies for not recognising your details as your partner is listed as lead tenant on our systems as all rental payments are made from her account. I have since looked into he matter & you are correct you were originally taking a property on Stratford Road, we understand your disappointment as the property was not to the standards you or we at Stones expect hence the reason after you withdrew your interest we terminated our services with the landlord. You then rented another property from us which was a new property conversion. As per your comments this is surprising that should you have found us dishonest you still took a property from Stones & we have not heard anything from you since you occupied from 28th Feb 2020 except on 12th Nov 2020 when you reported the leak in the porch. On this occasion it was explained to you that we do not manage the property but nevertheless we reported the matter to your landlord. You too have said we have taken advantage of your struggles, this I find a complete farcical as you have not been charged for anything whatsoever during your tenancy nor is the property you have occupied below council standards as it is a conversion that has been signed off by London Borough Of Hillingdon. We understand that you want a property fit for purpose & we hope that you have found that in Kingsway, I hope that it is returned in the same manner you leave it when you vacate. But then what we expect to what you do clearly is two different matters. We will be retaining a copy of this review & too share it with your current landlord so he is fully aware of all comments made. Finally I will state that we have not treated you in any ill mannered way and nor do we have a reason to, based on your AST you have to my knowledge been a good tenant whom has honoured there agreement. Going forward should you feel that we are what you think we are more than happy not to renew your tenancy in Feb 2021 therefore you can vacate & find an agent that is not dishonest & does not take advantage of your struggles!
