Helpful sales advisor and lovely homes

I visited Roman Heights and was greeted by Lisa, the lovely sales advisor who was extremely helpful and welcoming (being from the local area meant she had great knowledge about the surroundings and made me feel reassured).I thought the Hartford show home was stunning! I could not recommend Seddon Homes enough, I have dealt with companies in the past and none comes close to Seddon in terms of house quality and customer service.

Would absolutely not recommend

We moved into the new development and provided a list of snags within 7 days that took nearly 6 months to fix instead of the promised 1 month (even with us having to chase multiple times). The aftercare has been absolutely poor to say the very least. We were misled multiple times during the sale, particularly about fencing that was supposed to provide added security and privacy, 7 months later we’ve now been told this won’t be installed. That’s not all. During the sale process towards the end of completion, the developer changed design elements in the kitchen without notice or explanation. The combination of unfulfilled promises, negligent aftercare, and unprofessional and borderline rudeness from the after care team management has been very disappointing and would absolutely not recommend this developer.

Strick, unempathtic and inflexible builder/business

Strick and inflexible business practices and robotic and unempathetic sales agents including the sales director. They don't provide much incentives for customers and neither they would like to negotiate much. I experienced this in their Hawtree Grove development in Banks, Southport. They force customers to pay for optional extras chosen even before mortgage loan is approved, so upon that when I asked for reserving the the optional extras with partial advance payments and asked just 1 week for full payment they denied and hence I had to cancel their reservation because they did not mind losing a customer like me for their strick business practices! I would ideally like a builder who is empathetic to customer problems and allow or make way for some flexibility! Also their builds have high yearly maintenance charges compared to other builders. Adding my reply here: Yes, my comments was deleted by trustpilot. unfortunately its not a very transparent world you see. Nobody values honest feedback! It does not matter if I cancel 100 properties, 37 to 45% of deal fall through in UK and mostly because of sellers inflexibility. Obviously your business was inflexible enough I did not had to threaten cancel in the first place! All I asked for was a weeks time with partial advance payment on the optional extras if this was not acceptable for you I don't know what is! No wonder Seddon homes has 3.3 rating in Trustpilot! Instead of being on the defensive with me just think about how your business can be centered around customers and their requests! Lastly, I can see that after I have cancelled your property it's still sitting in the market, unsold!! That's says a lot though!

Good morning Vijay. We note after Trustpilot removed your last review you have decided to rewrite your review without mentioning the 3rd housebuilder you had reserved from and then cancelled. We will reiterate our last response which was we had already been more than flexible on 2 occasions however we were unable to meet your 3rd request and the continual threat that if we didn't concede you would cancel your reservation therefore we suggested that you did not go ahead with the purchase. As we said to you at the time we wish you nothing but the best and hope that you do eventually find your future home

Repeated Leaks and Flooded Garage, A Disappointing Experience with Seddon Homes

We purchased a home at Lavender Fields from Seddon Homes hoping for a quality build, but our experience has been profoundly disappointing. Within a short period, we've encountered a total of 5 substantial leaks throughout the house, with one still unresolved. Each leak has taken considerable time to address, requiring multiple visits from various tradespeople. This ongoing disruption has caused significant stress, exacerbated by a severe lack of communication between the trades and Customer Care. Furthermore, our garage has been completely flooded twice, each time with approximately 6 inches of muddy water. We were unable to move into the property the first time it happened due to the unresolved leaks documented above. Because nothing was severely damaged, Seddon Homes showed little interest in addressing the issue, despite our multiple efforts to highlight its severity. This lack of action left us unwilling to store items in the garage, leading to additional costs for external storage. As feared, it happened again. Although drains have since been installed, we have received no assurances that the garage will not flood again, which is extremely concerning for a company building homes across the country. As a form of compensation, we requested the installation of land drains in our garden, which gets waterlogged due to rubble that hasn't been removed by the builder. The Contracts Manager initially assured us this would be done. However, Customer Care later reneged on this promise following a superficial garden inspection by their staff, which consisted merely of digging a couple of holes. We had high hopes for our new home and have given multiple opportunities for Seddon Homes to resolve the issues. However, these recurring problems have made it difficult to enjoy. We sincerely hope Seddon Homes takes these concerns seriously and addresses them promptly for the sake of current and future homeowners.

I recently had the pleasure of meeting Kim Jones

I recently had the pleasure of meeting Kim, a sales lady specializing in new homes in Banks, and I cannot recommend her highly enough. From start to finish, Kim demonstrated a level of professionalism, friendliness, and dedication that made my home-buying experience truly exceptional. From our first meeting, it was clear that Kim is not just a sales professional but also a genuine people person. Her friendly demeanor instantly put me at ease, making the often daunting process of purchasing a new home feel manageable and even enjoyable. Kim took the time to understand my needs and preferences, ensuring that the homes she showed me were perfectly aligned with what I was looking for. One of the standout qualities of Kim is her unwavering helpfulness. She guided me through every step of the process with patience and clarity, making sure I was well-informed and comfortable with each decision. Whether it was explaining the details of various floor plans, discussing the benefits of different neighborhoods, or walking me through the intricacies of financing options, Kim was always ready to provide thorough and thoughtful answers to all my questions. Her communication skills are exemplary. Kim was consistently prompt in her responses, whether via phone, email, or in person. She made herself available at times that were convenient for me, which I greatly appreciated given my busy schedule. Her ability to break down complex information into easily understandable terms was invaluable, particularly for someone like me who was navigating the home-buying process for the first time. Moreover, Kim's expertise and knowledge of the Banks area are impressive. She provided insightful recommendations and honest advice, which helped me make informed decisions. I never felt pressured or rushed; instead, Kim's approach was supportive and encouraging, ensuring that I felt confident and happy with my choices. In summary, Kim is an outstanding sales lady who goes above and beyond to assist her clients. Her friendly nature, comprehensive support, and readiness to clarify any doubts make her an invaluable asset in the home-buying journey. If you are looking to purchase a new home in Banks, I wholeheartedly recommend working with Kim. She will undoubtedly make the process smoother, more enjoyable, and ultimately successful. Thank you, Kim, for your exceptional service and for helping me find my dream home!

Great from first to last

From first to last, our experience in choosing and moving to a new-build in Roman Heights has been extremely positive. It was the third or fourth new-build estate we looked at, but for us it was the only one that had the right house at the right price in the right location. Sue, the first sales lady, enthused about the homes she was selling, but did not put us under undue pressure. And after the decision to go ahead was made, welcomed us back to answer our long list of questions and to make choosing kitchen colours, flooring and tiling an easy task. The handover from Sue to Lisa, who took over Sue’s role part way through our move, was smooth and efficient. Lisa too welcomed us back for several more visits and worked tirelessly behind the scenes to smooth out our move. And she has remained on hand since we have moved in, helping us when needed while also giving us space to settle. Matt, the site manger, promised us a mid-May completion date and was true to his word. Matt is something of a perfectionist who pays attention to every detail. It was fascinating to see the house progress from an empty shell to a finished home. Our snagging list was a very short one, and minor issues were sorted within just days. We feel the house and garden have been finished to very high standards, and our visitors have commented on this. Small things where Lisa and Matt have gone above and beyond have been appreciated: for instance a skip for our pile of packing boxes, watering and cutting the grass before we moved in, the provision of Council rubbish bins, and more besides. Would we recommend Seddon Homes and Roman Heights to others? Absolutely!

Brilliant experience with Seddon!

Our experience with Seddon has been brilliant. Sue, Wayne, Scott and all the team at Ashway park have made the experience of buying our first house so much less stressful than we anticipated and we are loving our new home. Some small snags as expected but these were all dealt with within 2 weeks and perfectly done. Thank you to all the team!

Agent replied · 23 August 2024

Hello Tracey - we're sorry you are upset enough to leave such a review. We have not completed the development yet and there are still considerable works to complete and Lavender Fields is still an active building site. We are working with the local council who we are meeting next week to ensure all ongoing works meet the approved drawings and would ask you to please be patient while we complete these works. With regard to your garden it was inspected and trail holes dug which showed no water was being retained. We had at the time you reported a wet garden experienced record rainfall but upon inspection there was no standing or pooling water. The Construction Director was in the meeting held with the MD and others to look at the photographs from the trail holes but as no water was there we are unable to assist with land drains. You are more than within your rights to contact the NHBC if disagree, and as an independent body they will advise you further

Hi Antony we're sorry you are unhappy and have left this review as we have not been able to assist you with an issue you have recently had. Your warranty is for 2 years and a newly reported issued raised out of this time frame is unfortunate but not something we can assist with. We have an excellent NHBC score from Hawtree Grove residents with the vast majority happy to recommend a friend to purchase off Seddon Homes and would be happy to purchase themselves another Seddon Home.

Our dream of the quiet life come true.

After many years of my husband trying to get me to move house, we stumbled across Orchard Court. We arranged a viewing and fell in love with the housw within moments of arriving. I instantly knew I was ready to downsize and move house and made the joint decision to take the plunge to move into a Seddon home at Orchard Manor. We met Heather, our site Sales Advisor who was amazing. Heather is the perfect Sales advisor and her customer service is of a very high calibre. Heather kept in touch throughout our journey and has always gone the extra mile to assist us. The Site Manager, Johnny has been attentive and supportive making our move a very positive experience. Minor snags have been attended to promptly and effectively. We love our new property and would highly recommend a Seddon home. The best decision we have ever made. ❤️

After an initial rocky start, Seddon have come good on their promise to sort out our garden, which had significant issues. We're just waiting on one staircase snagging issue now to be sorted and then we are done 😊. House is good quality.

From the start the process of buying…

From the start, the process of buying and moving into our new house has been a let down and left us questioning the decision of buying from Seddon. Seddon got us in quickly after reserving the house to pick our options and extras which we paid for that day under the impression the house would be completed for the date set. After this, we had a lack of updates from Seddon (should have been weekly) and had to chase them for the progress updates on our plot.Months passed and no progress had been made. We did raise this issue with Seddon on a number of occasions but was always told there was no delay on our plot. Another month passed, not even a single brick laid and yet again we chased up Seddon and were told that there would be no delay. However, the next day, they informed us of a 2-month delay to our plot. This delay nearly cost us our house purchaser. Therefore, we had to move out early which forced my young family (children age 7 and 3) to move into temporary accommodation and put our belongings into storage at our expense. Seddon had no interest in this matter. They simply didn’t care about the impact on my family. Eventually, the delayed moving day arrived. We picked up the keys to find the house had mould growing on the skirting and walls in the lounge and under stairs cupboard and to this day we are still getting mould and a bad smell downstairs. We had been told the house had been professionally cleaned but when entering, it was clear it hadn't been. The floors and walls were covered in dust, debris from decorating/sanding down, paint on tiles/flooring/internal doors, kitchen doors full of dirty marks and the list carries on. The only positive thing about the state of the house was that it made us do a thorough clean throughout which aided us in picking up on many snags. Onto the snag list. We had over 115 snags and that's even after grouping snags of a similar nature. We had all toilets that continuously flush after being used with the only way to control this to turn the water off at the main isolator which isn’t ideal when you have young children. Other snags included dents and/or chunks missing out of nearly all internal doors, clear glass pane fitted in downstairs wc, mortar missing in brick work, nails sticking out the soffit ventilation slots, a leaking radiator, no flooring sealed, dead grass and the list continues. We complained about the cleanliness of the exterior immediately and when we arrived at our property the day after collecting our keys, we had a flood in the kitchen where Seddon had jetwashed the extension roof and water had leaked in through the velux windows.Over a month has passed now since we have moved in and we are struggling to get the snags completed as our house is the last on the Zodiac development. The site team has moved off even though the site hasn’t been completed and sub-contractors are still here completing the last remaining external works and the playground. Dates are being scheduled for the trades to attend our property and they either simply don’t turn up or if they do, then they only do a handful of items on the snag list or do not complete a job to a suitable standard and they then leave. Due to no onsite personnel, work is going unchecked and is incomplete We are both unable to take time off work and do not work from home. It is an inconvenience for us to be waiting in when people do not turn up.If I would have known the process of buying a house from Seddon I would have looked elsewhere. Extremely poor customer service. Avoid purchasing a Seddon home.Update 8 months on. The only positive thing I can say about the process is Charlie. He is the only person at Seddon I can recommend. He has managed to some truly magnificent work on the house and rectifying other people's poor care and workmanship. We are still waiting for a number of snags to be fixed or corrected. We have a range of items from cracked roof tiles, walls not square, tapping noise when running hot water, man hole covers not fixed securely. The contractors and sub contractors that Seddon used turn up without any notification, promising to be in touch but never, or come to fix one problem only to cause more. My advice to anyone thinking of buying from Seddon is to carefully consider my review and do some research. I personally would never buy a Seddon house again.Update. We have leaks in the roof and the slightest bit of rain the garden floods.2 Year update. Two years on and we still have snags outstanding. A garden that gets water logged any time it rains. Floor lifting in places . Mortar missing. Ensuite WC constantly getting blocked. WC not stopping once filled up and over flowing. Finding electrical sockets held into position by decorating cork as the threads on box backs have been damaged.
