We moved into our lovely new home at The Brambles in Glossop 3 weeks ago. Really impressed by the build quality, the landscaping and the size of the gardens. Importantly, the whole team have provided a great service throughout from sales right through to aftercare. There is still a lot of building work on the site but everyone working has been understanding of the residents living in the houses and are always polite and friendly. Would highly recommend Seddon Homes, particularly the Glossop site, to anyone wanting a good quality family home that is well priced for the area.

From the moment we started the process, we have been so impressed with our experience. Our home itself is absolutely beautiful, and despite some of the things you hear about new builds, we genuinely couldn’t be happier with the space. Our rooms are really big, and we have a huge garden with so much privacy, which was something we really wanted.
A special mention has to go to Kim in the sales office and Johnny, the site manager. They have both been absolutely fantastic throughout the whole process. They have been friendly, helpful, approachable and always willing to go above and beyond to help whenever we’ve needed them.
It’s made such a difference having people who genuinely care and take pride in what they do. We are so happy with our new home and would absolutely recommend Seddon Homes to anyone considering buying a new build.
Thank you to the whole team, but especially Kim and Johnny, for making our experience such a positive one!

I am not one to write reviews but felt this was very well deserved. As a first time buyer, I feel like Seddon homes deserve great praise and other buyers should hear of our personal experience.
Having viewed 10+ builders we fell in love with the promise of a Seddon new build. The build quality and fixtures seemed far superior. We made the decision of quality over quantity.
Anita - our sales advisor - was fantastic and deserves to be recognised. She gave us all the time we needed and was always there for any question we had. She made the buying experience warm and friendly
We used Seddons recommended solicitor which came in far cheaper than any other we could find. They were fast and efficient. No complaints. I worried over a conflict of interest but this did not come to reality.
The choice of options available to us were far better than other home builders. This allowed us to create our dream home within our budget.
Upon moving in, we were handed over to our builders - Shaun & Danny. Shaun went above and beyond. Every small issue we had was fixed quickly to a very high standard. They very much cared to make us happy and comfortable. Again, they truly went above and beyond. Kind, patient and informative from start to finish.
Having read reviews of all of our choice of builders, I can only say from my experience that Seddon homes deserve to sit above the rest. We in no way regret our choice to pick Seddon. As a less nationalised builder, they really did care about us as individuals.
I very much hope Seddon Homes read this and recognise the individuals onsite who were the key difference makers to our experience.
Would recommend Seddon homes to friends & family.

What can I say about our journey with Lisa from Seddon Homes at Roman Heights from start to finish, nothing less than superb.
We started the journey almost 12 months ago, not knowing whether we were going to actually move from the Midlands back to the area again. The doubts soon left our minds.
Lisa immediately puts you at ease, not pushy at all which is very important to us. We never like being pushed into anything.
From start to finish Lisa has advised, helped assisted, been very patient with us, answered any queries we had and basically there whenever we needed anything again never pushy.
We have looked at a few other developments in the area but none matched the Seddon Homes. The show homes are beautiful in structure, build and decorated. Many extras are included, which in other developments would have been extra costs.
We initially looked at the beautiful 3 bed Denholm House, but decided on 4 bed Carron. We are so looking forward to our completion next month and gratitude and thanks to Lisa for helping us with our journey - Thank you so much Lisa ⭐️⭐️⭐️⭐️⭐️

They helped us sell our home in less than a week, and we were in our new home within a month and a half. Any snags or problems we've had in the new house have been dealt with within days of us getting in touch and every single person we've dealt with has been really lovely and professional. TrustpilotPlot 1 Was Not as Advertised
We were originally very interested in Plot 1 when we saw the map, so we decided to visit the site. Andy, the salesman, showed us the boundary lines, and everything seemed fine at first, so we paid the reservation fee.
When we chose the kitchen, the sales lady told us we needed to pay the full £10,000 upfront and that it was completely non-refundable, even if our mortgage wasn’t approved. This felt extremely rushed and pressured.
Because we were uncomfortable, we asked again about the boundary lines. The site manager then told us that Plot 1 would not have a side entrance, and that the garage wall actually belongs to Plot 2. This would mean that any changes we wanted to make would require permission from the owners of Plot 2. For a house advertised as “detached with a detached garage,” this clearly didn’t match what we were being told. Every other plot has a side entrance, but for some reason, Plot 1’s side access had been given to Plot 2. It didn’t feel fair at all.
I am also a Blue Badge holder, which makes convenient parking essential. Instead, I would have had to park further away and carry everything to the house, completely impractical for my needs.
We also received conflicting information about the front area. One person said the whole space up to the bend was ours, another said we only had half, and that we weren’t allowed to put up a fence. That would mean opening the door directly onto the main road, with people and dogs constantly passing and even dogs possibly fouling right in front of the house.
Because of all these issues, and because the information kept changing, we felt that Plot 1 was going to be mis-sold to us. For this reason, we decided to reject the plot and not go ahead.

I would strongly advise anyone considering buying a home from Severn Homes/Seddon Homes to think very carefully before proceeding.
From the initial purchase process right through to completion and beyond, the level of customer service has been nothing short of appalling. What should have been an exciting experience has instead been a constant battle to get basic issues acknowledged and addressed.
We paid extra for flooring throughout the property, yet it has proven to be completely inadequate, with sections already lifting and showing signs of poor installation. Despite raising these concerns repeatedly, the customer care team has failed to provide a satisfactory resolution or demonstrate any commitment to delivering the quality standard we paid for.
Unfortunately, the flooring is just one of many issues. We have experienced scratches to PVC surfaces, damaged doors, dirty windows upon handover, chipped doors that remain unrepaired despite being reported multiple times, and a bent garage door bracket which means the garage door does not sit flush as it should. These defects were identified and reported, yet progress has been painfully slow, communication has been poor, and promises to rectify issues have often gone unfulfilled.
The after-sales service has been particularly disappointing. Once the purchase was completed, it felt as though customer satisfaction became an afterthought. Dealing with various members of the customer care team, including Anita, Patrick, and others, has been an incredibly frustrating experience. Responses have been slow, accountability has been lacking, and there appears to be little urgency in resolving legitimate concerns.
The only reason we purchased this property was because we genuinely liked the house design and layout. Had we known how poor the customer service and after-sales support would be, we would never have proceeded.
This has easily been the worst customer service experience we have encountered. Based on our experience, I would not purchase another property from Seddon Homes, and I would not recommend them to friends, family, or anyone looking for a new-build home.

Awful developer to deal with. We reserved Plot 89 on Hawtree Grove and were cautious about their 28-day deadline to exchange contracts. However, we were reassured by their sales executive on a number of occasions and told that the conveyancing process regularly went over 28-days. We then progressed everything as quickly as we possibly could. There was a delay in the local authority providing the local search, which was completely outside of our control, and after allowing only an additional 13 working days on top of their 28 day deadline to exchange contracts, Seddon cancelled our reservation despite everything else being ready and in order. We then went to complain about their conduct at the sales office and were informed that if we changed to their referred solicitors (JMW), they would grant a further 2-week extension. As a result, we instructed JMW and after 1-week, they cancelled the reservation on us again. This ended up costing us over £300 in unnecessary expense, including search fees (Seddon only refund £62.50 of the £250 reservation fee they charge). We were first time buyers and expected the process to be stressful, but nothing like this. Their management team at head office and their in house solicitors are thoughtless, rude and unprofessional. We would strongly advise anyone to avoid Seddon and go elsewhere!

To say we had a bit of a rocky start when buying our first home would be an understatement, but, once Martin was in the picture, I cannot tell you how well we have been treated, looked after, and actually treated like people, it couldn’t have been better.
Martin is on hand whenever needed, he responds rapidly, deals with issues, actually listens to you, and all credit, has the customer at the forefront of every decision he makes. He is a genuinely good guy, who knows exactly what he’s talking about but will also challenge back with experience he has, and expert knowledge he has.
I will be completely honest, if it wasn’t for Martin, this review may have been a 1 star, but the work he completed and the support of Steve, they’ve been brilliant.
From a first time buyer, yes it’s not going to be perfect but when there are people who care and people who want to help and get your dream home actually be your dream home, as long as Seddon have Martin, then all customers will be looked after and any issue will be resolved.
We waited a bit of time for a snag list to be completed, as soon as Martin got hold of the issues, they were all booked in and completed within a 3 week window. If we weren’t happy with things, he would get them recompleted and was always willing to go above and beyond.
Seddon, my advice is, don’t lose the good guys, as if it wasn’t for them, the business wouldn’t be worth having.

This home was meant to be our dream home. It has caused us nothing but pain and suffering for over 3 years and Seddon have absolutely no reservations of literally taking your money and then forgetting about you.They have a customer care team, that's for sure. But do not expect anywhere near a decent service that 300k would get you.Myself and my wife and 2 years old daughter moved Into our beautiful home on Rosebay development in 2018. Its is a really nice home on first sight. But the promises and aftercare you get are almost as bad as the building work that they actually try to put into erecting your dream home.If you want to see what seddon homes will leave you with 3 years down the line then drive up to the Rosebay development and have a look at the gardens and open green space first.I was promised landscaped front garden and the large open green space was to be sewn with wildflowers and made to look like a beautiful wild meadow. What I got was 200 Holly bushes placed directly on top of concrete and covered over with bark chipping to edge my front lawn. Most of these have died already and literally 60 remain and are still in the pot shape when the wind blows them out. All the neighbours are angry with this but seddon refuse to even listen to any concerns.The large green space is literally a large farmers field that grows a meter high with weeds every summer and someone comes (whenever they feel like it) on a sit on mower and cuts a small portion of it. It's horrendous to look at and not the landscaped, wildflower field they promised and pushed when they wanted you to complete in 21 days. They will tell you anything to get your 300k.I had to pay a maintenance fee on completion to the annual upkeep of the development and the care of the open areas.To date...... 4 years later. The development is still being cared for by seddon homes themselves because it still hasn't been handed over to a maintenance company. Now ask yourself why this might be the case? Have I gotten my fee returned from Seddon.....nope. They won't return it.I implore you to come see the state of the development. Make your own mind up.Now, my house. Oh dear where do I start with this.....Concrete floor base collapsed in 3 places. Fobbed of with poor repair and eventually,1year later they sent builders out. Poor workmanship resulted in my flooring having to be lifted for 3rd time and massive trenches filled in with Concrete. The builders pointed out that my cavity spaces in the wall and floor was open. Pointing towards the internal walls being built to narrow and then simply cut smaller to leave open cavities under my flooring.Eventually after many many emails Seddon replaced my flooring as it was a complete mess.Even to this day there's waves and divets in the floor base.The stairs In the house have been repaired 6 times. Collapsed steps that weren't pegged correctly, under pinning that wasn't done, every single issue that could go wrong did. And it wasn't down to poor materials. It was down to poor workmanship. My patio doors didn't fit correctly since the first day we moved into our house. Probably down to the walls being built too narrow and then cut away again. Three years down the line (yes really. 3 years) they eventually replaced them. But not before 7 visits and 40 emails. Even time they sent the windows guys round I was told the doors don't fit. But again they tried to repair and again they fell apart leaving me with a family (1 year old as well now) in a house with doors that didn't lock.Then seddon got into an argument with the contractor about who's fault the issue was...... all the time, me, the customer sat at home trying to secure the house. I had to demand to speak to high end management and a few weeks later the doors and workmen arrived. 3 years that one issue took. But heres the best part. They replaced the 1 week before Christmas and ruined the internal plasterboard, flooring, and decorating. I came home from work devastated to see the mess that was left behind. Customer cares response to this....... "if we send you £500, can you appoint your own workmen to fix and we'll get you to sign that thats the end of it" you couldn't even make this up.... wife crying and cold air blowing through I had no choice but to repair it all myself on Christmas week.Rain Water poured into the garage above all the electrical breakers. Numerous visits over the 2 years from roofers that told me the drip trays in the cavity hadn't been fitted as per building regs. Seddon eventually sent the brick work guys out who said there was cavity trays. I self taught how to identify the lack of these trays. found out that they were absent and id been lied too. I sent Seddon customer care an email, result. Brickwork guy on my drive swearing at me.Wall taken down, cavity trays installed.Beware, customer care zero.Troubles plenty.

Hi David - we're sorry to read this review. We do understand you had some genuine issues which given the problems the industry faced during lockdown prolonged the length of time to resolve them. When refitting doors they wont just slot back into place without causing some damage & as understandably you wanted the repair done immediately and we couldn't get a contractor to attend in a timely fashion we offered the money in case you were able to find a local contractor who could complete the works faster than we could. We have not denied there have been some issues with a small handful of the plots at Rosebay but this equates to less than 5% of the whole development. We no longer fit the mock chimneys even though only a small number needed attention. Regarding the open spaces we are in the process of getting the development ready for handover as demonstrated by the works you will have seen being done over the past 6 months.

We moved into ‘The Moorings’ eight weeks ago. We love our house. It’s a really well thought out design and build. We were able to remain close to the process thanks to site flexibility so moving in felt very confident. We’ve had a few snags which have been rectified quickly where possible some are still outstanding two months on. Our Sales Agent, Emma, has been brilliant. She managed the move process really well, even contacting us during her days off regarding important information. We found, however, that if Emma was away for any reason, then the experience changed, in fact we would wait until she got back with questions. Our move-in and settling-in was well supported by site. The team here are brilliant, really attentive, friendly and understanding… given they are still building and selling it must be a real challenge to do. Great job team.
One change I perceive for the big builders is that they actually no longer ‘build’ they just administrate contractors to do the work for them. You could imagine that the senior team will lose touch with the day-to-day of a building site as a result. I think we felt a bit of this tension in the purchase and move process. Profit becomes the major focus and the cycle of cost pressures on installers challenges the final quality of the product. It seems many have experienced this. The cost of ‘not getting it right first time’ is massive, and I’m not sure it’s fully included on the overall business plan. A failure to grasp this has just wiped out Stuart Milne homes as a builder an I could image more will follow. Whilst I think Seddon are better than most there is a definite trend, and it’s down-hill. Others here have used the words ‘empathy’ which I think we found a bit lacking from the top. When a Board Room stops making the customer King, then it runs a risk with a very high cost. Sad really as I personally know John Seddon who is a very kind, empathetic man. An inevitable change in the building industry I guess but thankfully, Emma, Jamie, Jordan and others keep the customer at the centre of the process…. For now.
