GoogleAvoid. Avoid. Avoid Spaces at Liverpool Street, if you are a small, hardworking sole trader or a company.
I am still awaiting the return of my deposit, and it has been over a year now. Everything is in order from my side, yet no one, not even the office manager at Spaces at Liverpool Street, seems to be able to resolve this issue (which is quite shameful). It appears that they are either unwilling or powerless to assist in the return of my deposit, which is not satisfactory. Additionally, the accounts team, wherever they may be, has not responded to any of my emails.
I have received automatic replies redirecting me to a portal, which is still not a satisfactory resolution and is indeed quite shameful. Regus/Spaces, being a large multi-billion-pound company, should have difficulty in refunding a deposit to a small business like mine. I have adhered to the terms and conditions and worked hard to make a living, yet they seem unwilling to abide by their own legally binding contracts (which are clearly not worthy contracts). I have signed a contract and I expect Regus/Spaces to honor the legal agreement they have in place for all of their hardworking customers who have agreed to and signed these contracts.
I am still waiting for my deposit to be refunded after over a year. I am still expecting my deposit back from Space no one should get away with this.
Can anyone with legal expertise recommend the next steps?
Has anyone else experienced a similar situation and can offer advice?
Please share your experience here to help other business like mine, who works with honour and integrity to avoid Space at Liverpool Street, London UK.

GoogleSAB fit all the negative stereotypes of letting agents. Prepare for them to do the bare minimum when it comes to helping tenants, and all they can when it comes to charging you for anything.
Prepare to take lots of photos when you first move in as they will take literally hundreds of photos when you move out to charge you exorbitant prices for cleaning you already did. They suddenly care about cleanliness at that point after years of being perfectly happy to let you live with a mouldy bathroom, and telling you to clean it yourself when your report that you found that an item of furniture had a large hidden patch of mould all along.
Prepare for your emails to be ignored when you report bug infestations, but prepare to receive rude emails very quickly when clerical errors on their side lead them to think, incorrectly, that you're £35 in arrears.
I don't think I've had any pleasant interactions with SAB during 8 years of renting, whether that's in person or by email, except maybe with the younger staff who run the viewings who are nice enough.
Avoid if you can.

GoogleWorst experience ever with such agency. I wouldn’t recommend anyone to rent anything with such people. We rented a house, we had so many problems with one person, Antonio Berruezo, police was also involved at all times. Previously many tenants had to also leave because of this person. Agency didn’t do anything about it. They never took care of our safety or any good condition at all for us to be living in a ok place but just asking for rent at the end of each month. They just care about ripping you out. Worst experience of my entire life. Had to leave property two months in advance but still paying for it. They didn’t care but sending me emails all day asking for money. Such a disgrace.

The agent is not party to the tenancy agreement however did everything possible to assist. The landlord also tried but it was extremely limited. Tenants on a jointed a severally liable tenancy agreement can best be described as a family, and it is not for a landlord or agent to get involved in a family dispute. The rental amount is one total sum and not set out in the tenancy agreement as individual amounts per person. The landlord therefore requested the full rent to be paid for each months the property was occupied. Advise was given where possible including which authorities to involved where appropriate.

GoogleI went into Sab’s Cambridge office after seeing relevant ads on their window.
There were three young guys working there, who at first completely ignored my existence.
One of them was constantly bouncing a ball on the wall.
I explained that I’m looking for a flat to rent in Cambridge. I asked if I could be shown some options, but the guy I spoke to kept referring me to the website, and didn’t seem keen on actually showing me any flats himself.
Also, there’s a touch screen TV on the window that doesn’t work, and which shows ads that are apparently out of date.

GoogleRegrettably, my initial encounter with the designated agent, whom I contacted to inquire about available properties, was marked by a conspicuous lack of enthusiasm in assisting me. Rather than offering substantive guidance, the agent merely advised me to peruse the company's website. To my dismay, the specific property of interest was purportedly unavailable for viewings, a detail conspicuously absent from their online platform. It is my humble suggestion that, in the interest of transparency, the agency should consider adding a notice to their website indicating their preference for when properties are off the market for viewing. Given the inauspicious nature of this inaugural interaction, one can only surmise that a continuation to the viewing and leasing stages may prove increasingly challenging. Shame such an agency is based in Cambridge.

GoogleJust wouldn't recommend getting office space here.
(manager knows why we're unhappy and are leaving, just best not to be too combative on a public forum).

GoogleLived in a property in Cambridge of SAB. Very supportive Agency and helped me in around three instances instantly during my stay when help was required (like fixing heater, giving substitute heater while the main heater was fixed). The offboardingprocess was also quite smooth. Definitely one of the best Agency in UK

GoogleBest letting agency I’ve used. Lived in a flat for 2 years, both SAB and the landlords were super responsive and fixed any issues we had straight away, usually within the same day! Would definitely recommend.
