I had a good experience with SAB. I found them all to be efficient and helpful. Whenever we needed something changed with the house they were quick to contact the landlord and action it. I do recommend to everyone I know.

I had rented a flat from SAB. It was supposed to have the white goods but neither the fridge nor the cooker were working and the property management was not resonsive to resolve that. After some time they had replaced the cooker but I spent the entire 6 months without a fridge. They keen on their rights only and ignore the tenant rights.

SAB managed our move in and out of a house in Cambridge in the most professional manner. Kane was responsive and prompt in handling minor issues that arose. Would recommend this agency for the honest and efficient manner in which it handles lettings.

SAB don't really provide any service to prospective tenants. Expect to do everything yourself and carefully double check everything they do. They were slow & incompentent but cheap and not wilfully malicious. I wouldn't recommend them. If you see a good deal there proceed with caution.

If I could give this pathetic excuse for an estate agent a 0, then I would. We have experienced nothing but stress for the past two years since being with them. Firstly, I'd just like to say how awful and useless the reception team are. One woman in particular, a blonde, (who I haven't seen in a while, fingers crossed she's no longer with them.) But most of their 'customer service' has been incredibly rude and uncaring. Every time we have simply asked them for help it has been 'I'll let the property manager know', aka as we'll do nothing about it. Just before moving in, they managed to 'accidentally' put my room back on the market. They also 'accidentally' overcharged me and the other tennants in our house, and had to refund us a great deal. As well as that, we were told our house had been thoroughly cleaned and remaitanenced before moving in. Since then, we have had water dripping into our circuit box, causing our electricity to go off, and parts of plaster to crumble off walls and door frames, despite being told that they had checked over our house. Along with my room and the rest of the house but absolutely filthy, with grimy floors and cobwebs everywhere. Most recently, we were told that we were supposed to have a gardener visit every two weeks. In two years, we haven't seen a gardener once. I could easily go on about the incompetence and horrendous service we have experienced with this agency, but to summarise do not trust them, you will save yourself a lot of trouble. This agency needs a serious make over, it is no way near enough the amount of money they charge us.
Dear Chloe, We have taken time to seriously look into the details of your complaint and wish to therefore respond to each matter you have raised. Firstly we can of course only apologise if you ever felt that staff were rude or unhelpful towards you as a company we take pride in offering a high standard of service and feel that the team of staff we have provide exactly that. We can see that you are renting a room in one of the shared student houses we manage with several others and your tenancy started in August 2015. The over charging that you mentioned was not precisely correct in terms of a charge made by SAB but rather a change in the rent payment date. The rent you pay is your landlords money and is not an SAB charge. We initially took a full months rent when your tenancy started mi month but a few months into the tenancies it seemed to make sense to be fair to all including the tenants and landlord for the rent payments to fall on the first of the month and therefore a pro rata charge was made of a reduced amount for a month for this to then fall into place. If you did not reduce your payment that month it would have been processed as a credit refund to you. The house is an old Victorian terraced house and was refurbished throughout in 2013 and then maintenance carried out as required since including in the summer of 2015 prior to the start of your tenancy. Leaks cannot be foreseen and the leak you mentioned occurred out of hours and was dealt with promptly as is all maintenance and all matters reported both in and out of office hours. Crumbling plaster in an old building is again unforeseen but can be the nature of an old building and such matters are always deal with and repaired. The cleaners are required to attend to the basics of the communal areas only such as cleaning floors, wiping down woodwork and kitchen unit fronts, sides etc. If tenants leave belongings and/ or used items out it is not their responsibility to move these to clean so tenants need to share the responsibility of keeping the communal areas clean. We can never guarantee that a cleaner will do a perfect job every week and if we ever receive a complaint about a poor job we raise it with the company and if need be we change cleaning companies. The property has a courtyard area garden. A gardener attends twice a year. We are not sure who mentioned every two weeks to you but there is not enough to maintain to warrant visits so often apart from clearing rubbish from BBQ’s and such like which would be the tenants responsibility. We can see that you decided to renew your tenancy in August to stay for another year so we hope this reflects the living standards to be acceptable. Many of the other tenants in the property use the property managers email address to liaise with him directly which maintains good relations so you may wish to consider doing the same to ensure a direct communication channel for all future matters. Thank you. The Directors SAB

4 Reasons why I would never rent with SAB again. 1. The day before NYE my key got broken in a very awkward lock and I could not get into the house, so I called there out of hours 'emergency number' and the first response I got after barely finishing my sentence explaining what's happened, the man at the other end said "not a chance mate" so there for I could not get into my house for 3 days because SAB's 'emergency' line deemed it not to be an emergency making me effectively homeless because the lock and key were very old to this house. 2. When going to hand in my notice on the 13th of May to move out on the 13th of June they had said because the notice was not given before the 7th (when my rent comes out) I would still be liable (so paying rent) untill the 7th of July. So basically they could get more money out of me. I have rented with Belvior and Russels before SAB and both of these company's like any other estate agency of you had in a 1 month notice on the 13th of one month you move out on the 13th of the following surely? 3. When handing out new keys for all rooms and front door they had posted them through all tenants doors. So how on earth were people who work jouring the day meant to get in the house let alone there rooms? I luckly finished work in time to go to the estate agents but if not I could have effectively been homeless for the night again. 4. And just as you think it could not get any worse, I had finally got rid of this estate agency out of life they had still taken another months rent from me after moving out, yes you can argue my fault as well there for not cancelling the standing order but again previous estate agents I have been with do that for you as common sense! All in all I had a terrible time renting with SAB and I would not reccomend it at all. I will say the property manager at 7 Willis Road 'Sam' was a lovely man and apologetic in all these cases. But even so I disagree with the companies policies and would recommend you look else where.

We were looking for accommodation in Cambridge, we both work and have good references, but we also have small educated pet dog that never caused any damage in previous properties. Well, just because of the dog they didn't even tried to help and quickly refused to search if any properties were available. Fortunately for us there are much better rental agencies in Cambridge.

We did have a few issues when we moved in, but these were quickly sorted and we were actually reimbursed for the time we spent cleaning the property. We have lived in our house for nearly 3 years and whenever there have been issues we have been able to e-mail the person in charge of our building and things have generally been pretty quick to sort out. The level of communication has been excellent, and if something was going to take longer than you would expect we have been notified. If there was one thing it would be nice just to have a little note/email after periodic checks on the property letting us know it has happened and whether they are pleased/not - e-mails if something you need to change but otherwise nothing. Overall though, pleased with the service.

There is no option to take the stairs and the lifts are frequently out of order

Nice meeting rooms but heating wasn't working on both days that I was there

Good location and the rooms are OK (if a bit dated) but ongoing trouble with getting working AV and conference phones so meant it took over an hour before any real work could start for 2 days running

Sab have been promising to do the same small job for nearly 5 months. Extremely unprofessional and not helpful at all.
Having looked into this we understand you have been requesting that the bike storage area be cleared of old abandoned bikes. Our Estate Management department do currently have this in hand and is arranged to be done this week. We apologies for the delays. The Directors. SAB.

As a 1st time landlord I was optimistic but cautiously-so, however I needn’t have been as Saint Andrews Bureau gave me confidence in their second to none service and made letting my property extremely easy. They were prompt to find tenants, and kept me fully informed every step of the way. I would highly recommend them.

They deleted my last review but have to say they are pretty bad, if not the worst agency in my opinion. Also anyone reading below should note no one ever has anything good to say about agencies especially with SAB. I stayed with them for six months and frankly its is what it is. Cheap rent cheap housing. Had to call in the council on my landlord since SAB were useless. Best thing is their office was a few doors down to where I rented. Literally neighbours and they refused to help. So in summary if you're a Tenant: Do not rent from SAB unless its a great below market price and location (beware the eye watering fees and don't expect them to be on your side). And if you're a landlord then don't trust SAB to manage your asset. The council will be around very very quickly as I found out.

I lived in a rented property under SAB for 3.5 years. The customer service was fantastic, extremely helpful and the management always sought to fix any problems we had with the property almost instantly on the same day. Would I recommend using them? Yes, definitely.

Even though I didn't end up renting a place through SAB, I had a really great experience with them. Leane and Kane were incredibly helpful, very professional, understanding and forthcoming. They took their time to answer all my questions in detail, kept me in the loop about the property I was interested in and spoke to the landlord on my behalf on several occasions. They also provided a receipt without having to request it and when I withdrew my offer for the property SAB refunded the excess of what I paid on top of the holding fee within 2 days.

We are a family of four, we have been renting through SAB for four and half years. In our experience, SAB has been the best agency we have dealt with in Cambridge. They are professional and respond very quickly to any issues, although issues are very few and far between. We would definitely recommend SAB to anyone who is sick and tired of broken premises, calls not being responded to, or anyone just looking for a caring and quality estate agency service.

I have rented a house managed by SAB (N.B: Longstanton Branch) for 3 years. I could not have expected better service - always extremely friendly and professional, and any issues were dealt with very swiftly. They stuck up for us as tenants on several occasions. I would highly recommend them.
