Worst services , SJ smith team never provide support on the maintenance issues, I have been struggling to get washing machine issue resolved from over 3 weeks but there is no positive response from their end. They had committed to resolved any issue within a weeks time but that’s never been the case. Highly disappointed with their services and never recommend.

Extremely disappointing experience with this letting agency. The application process was poorly handled and stressful from start to finish. Due to an issue with contact details during the application, important documents were not received for several weeks. Once the issue was identified, we responded immediately, yet the property was still offered to another applicant shortly afterwards. What is particularly frustrating is that the holding deposit has not been returned. We believe the deposit should be refunded under the circumstances, but despite raising this with the agency they have refused. As a result, we are now having to consider taking legal action to recover the money, which could easily have been avoided with reasonable communication and a fair resolution. Overall, a very disappointing and unnecessarily stressful experience.

We’ve just had a worst experience with SJSmith letting agency! Please do not rent from them. Absolute nightmare. They took a £500 holding deposits. Assured us property is held for us. We passed our references then they gave the property to someone else and said because we couldn’t move in sooner. I have proof they confirmed the date we could move in, I gave notice to my landlord. They have caused so much stress. Most rubbish agency I’ve ever dealt with.

Initially the sales team were the most engaged and proactive of the 5 local agents I contacted about selling the property. The professional way they contacted me, trying to secure the right to sell, gave me confidence that they would be equally professional and proactive with prospective buyers. It became apparent that the sales team worked very well together and communicated effectively between themselves, so that details of my property were known by the other team members. Hayden took time and care to explain the process and contract, and was realistic and flexible in regards to contract terms. The property was valued competitively and then was sold (subject to contract) extremely quickly - and Hayden helped differentiate the two competing bids that were received. The chosen bid proceeded to completion with Simon guiding us through that process and with us using SJ Smiths recommended online conveyancer. That all went very smoothly really, with no specific issues.

Bad Lettings Agents. AVOID!!!

Extremely Unprofessional Letting Agent I had to deal with this agency for one of the properties, and the experience has been consistently unprofessional. Despite telling them multiple times not to contact me regarding future lettings, they continue to call repeatedly. When I asked the caller for his full name, he refused and said, “My name is Tom, and that’s all you need to know.” This behaviour is unacceptable, especially from a business that should adhere to proper professional and data‑protection standards. Their disregard for GDPR obligations is concerning, and I will be reporting this to the ICO. Avoid this agency. They will STEAL your money and put in a difficult situation. AVOID!

Me and my flat mates are first years at Royal Holloway and we have had an awful encounter with this estate agents. They're unorganised, rude on the phone when I asked if it would be possible for them to send across a contract before we have to pay the deposit, they say they're going to email you or call you back within a certain time frame and they don't. Then when you call again they said "we didn't check whether the house you viewed today was even going to be up for renting next year", but didn't bother to let us know that until we had to call again. They are expecting students to pay deposits without seeing any kind of contract first, and without any knowledge of the terms and conditions, or confirmation of how long the contract will be for. I've been completely disappointed with their professionalism and I have given up with them, the entire estate agents is a red flag and I recommend students in the future stay far away.
