They were really supportive throughout the whole process and kept in constant contact with me with updates/feedback, guided me step by step throughout the complicated, stressful process of moving. Extremely disappointing experience with this letting agency. The application process was poorly handled and stressful from start to finish. Due to an issue with contact details during the application, important documents were not received for several weeks. Once the issue was identified, we responded immediately, yet the property was still offered to another applicant shortly afterwards. What is particularly frustrating is that the holding deposit has not been returned. We believe the deposit should be refunded under the circumstances, but despite raising this with the agency they have refused. As a result, we are now having to consider taking legal action to recover the money, which could easily have been avoided with reasonable communication and a fair resolution. Overall, a very disappointing and unnecessarily stressful experience.

Initially the sales team were the most engaged and proactive of the 5 local agents I contacted about selling the property. The professional way they contacted me, trying to secure the right to sell, gave me confidence that they would be equally professional and proactive with prospective buyers. It became apparent that the sales team worked very well together and communicated effectively between themselves, so that details of my property were known by the other team members. Hayden took time and care to explain the process and contract, and was realistic and flexible in regards to contract terms. The property was valued competitively and then was sold (subject to contract) extremely quickly - and Hayden helped differentiate the two competing bids that were received. The chosen bid proceeded to completion with Simon guiding us through that process and with us using SJ Smiths recommended online conveyancer. That all went very smoothly really, with no specific issues.

Me and my flat mates are first years at Royal Holloway and we have had an awful encounter with this estate agents. They're unorganised, rude on the phone when I asked if it would be possible for them to send across a contract before we have to pay the deposit, they say they're going to email you or call you back within a certain time frame and they don't. Then when you call again they said "we didn't check whether the house you viewed today was even going to be up for renting next year", but didn't bother to let us know that until we had to call again. They are expecting students to pay deposits without seeing any kind of contract first, and without any knowledge of the terms and conditions, or confirmation of how long the contract will be for. I've been completely disappointed with their professionalism and I have given up with them, the entire estate agents is a red flag and I recommend students in the future stay far away.

I would happily recommend selling your property with SJ Smith Staines! The process of selling my house was a little problematic due to issues with mortgage lenders but Alex and Nicola were fantastic at keeping me updated every step of the way. From start to finish Alex was a pleasure to work with, was really driven, professional and accommodating of my circumstances. In the initial viewing stage, I spoke a lot with Manni as well who really friendly and happy to answer any questions I had. The fact that they are open longer than most agents during the week was really helpful and made it easier knowing I could pick up the phone and talk to someone after my work day had finished. The entire journey progressed smoothly, following to the agreed-upon timelines. A special acknowledgment goes to Alex Rumsey, our primary point of contact throughout the entire process. Starting with showing us the house, he demonstrated flexibility in negotiating terms that suited us. Alex consistently ensured our comfort throughout the process, promptly responding to emails and addressing matters immediately. I would also like to thank Nicola, who promptly handled all our emails, fulfilled requests, and followed up with the solicitor. Urgent warning!!! Do not give your money and trust them. They took holding deposit from me on the 4th of November 2023 and the property was still advertised by them allowing other people to view. 12th Nov 2023 of their property being still advertised. They only got back to me today 15th November when the referencing was completed on 14th November. Now they have given a false reason saying I have failed the referencing as my guarantor doesn’t earn enough when they never mentioned anywhere what the guarantor earning requirements were. My Guarantor earning more than required earnings. Don’t not trust them. Especially Jorden Guillum !! Secondly Eashen vickers was initially the one who showed the property to my mum and never mentioned anything even in person. Right after the viewing kept calling my mum to pay deposit or else we will loose the property. She said my daughter (I) would be calling to do the payment once she gets free at work. They kept ringing her again and again. So I had a doubt and searched the property on RIGHTMOVE and it had said LET AGREED even before I had not given the deposit SO I then called to clarify this and Eashen said must been a mistake. Further then I made a payment of £357 after a while he then sends me email saying congratulations we have accepted your offer. Eashen Neither verbally or in writing informed my mum or me about the deposit not being refundable incase the referencing fails or credit checks before making him the payment. Legally all of these should be discussed before you take anyones deposit. They are bunch of liar and fraud. I was foolish to not read the reviews before giving any money to them but I won’t let this pass so easily. I NEED MY REFUND IMMEDIATELY or else I will take legal actions and the reviews here and also I can bring all witnesses who has had similar experiences like mine or even worse.

Surprised by the 1 star review Lisa posted, almost as though she has mixed up her agents - or possibly a long, long time ago? I live in Kent and I am a director of an estate agency business there, so I know what to expect and what good should look like. (I have no professional relationship at all with SJ Smith) Jay and the team were always professional, diligent and polite with excellent communications throughout the process regarding viewings and feedback. My property was listed with my own agency and SJ Smith (following another Staines based agent which did not go well). Viewings were exponentially greater and dare I say it, the communication much better. We had a couple of buyers that, for no fault of the agent, fell through - its been a long process. They have kept tenacious, patient and optimistic through many viewings. We have now found the right buyer at the right price. I have absolutely no reason to doubt that they will progress the sale diligently (for the people out there who have not sold recently, this part is much more important than the marketing) - but I will post a subsequent review should they not. Anyway, in summary, an excellent agent with a great team - you will not go far wrong, they are really good. And don't be tempted with the 'cheap' offerings out there, experience suggests that once you bolt everything on, it is no cheaper, and you will not get the follow through. Also, agency fees pale into insignificance if you have a good negotiator getting the right price and then successfully progressing your sale. If you want moving to be cheaper, talk to your MP not your estate agent - HMRC are the culprits! PS. all gone through now - would not hesitate to recommend
