St Helens branch - very clearly they appear to be writing their own reviews. I have dealt with 5 x different estate agents so far and without doubt these were the worst by some margin and when I use the word worst I am aware of it’s implications. Unprofessional, poorly trained and rude staff - had an absolute nightmare experience buying a property through them. My advice would be to use someone else or/and look at all the negative reviews to gain some idea of their level of professionalism. Impossible to give a minus score but I would have if it had been possible. Amateurs!!

Being messed about

I have tried to purchase a property through this agent over the last 9 months sold my property twice and still not managed to buy the property lost my house sale because the buyers got fed up of waiting so finally pulled out just had enough.

No respect for tenants, choose anywhere else

Spoken to like a second class citizen any time I needed anything, our contract said we would be contacted 2 months before the tenancy ended to see if we wanted to renew. When I chased this up after it didn't happen, I was told that I had to speak directly to my landlord. We then got a section 21 from reeds rains, but whenever we tried to contact them for help we were told again 'speak to your landlord'. They also copy and pasted my emails to them (Reeds Rains) and sent them to our landlord without our permission.They might not care about us now that we're 'just tenants', but when we are buying next year they will care when we go absolutely nowhere near them.ETA they now have our old property listed for rent with blatant lies on the advert, one being that there is OFF ROAD PARKING (there is not anything of the sort). Don't trust them!

Worst company I've ever dealt with

Worst company I've ever dealt withI beg anyone thinking of renting with these people to stay well away. In April the isolator switch to my shower became jammed on, was emitting heat and giving a strange fishy smell. I Googled it and it suggested the strange smell suggested compromised wiring and it was high risk for an electrical fire. I called out an emergency electrician and he stated that the initial fitting was wrong and that the shower was not safe for use. I reported this to Reeds Rains on 25th of April and despite chasing them repeatedly it still hadn't been fixed by the end of July when I moved out, so I essentially went 3 months without a working shower.I was given all sorts of nonsense excuses about the ticket being accidentally closed accidentally and then told that they couldn't find a contractor to come out to where I lived (which was Wilmslow so not exactly in the mountains). Eventually they sent an engineer who was a gas engineer. The problem is that there is no gas in the property! So again the problem was reported and still they did nothing.On top of that, they are now trying to keep my deposit to cover disrepair that was present before I moved in - they are essentially trying to get me to redecorate the landlords flat for free. They have the cheek to make claims against me but do not feel obliged to maintain the property on their end with regards to the shower.I've convinced 3 people to not rent with Reeds Rains and will continue to convince as many as I can not to. Save yourself a lot of hassle and stay away!

The business responded to my request to sell my rental property quickly and professionally. They explained timings with regards to tenants contracts and liaised with the tenant to accommodate viewings and a quick sale (pending contracts etc). I am very pleased with the way in which the sale has been handled to date and would recommend them to anyone.

The Preston branch has a branch manager named Donna Hargreaves who is horrendously unprofessional and appears to have no emotional control for some who claims to have 33 years of customer facing experience as an estate agent. She was told to CC secondary buyer in emails after her oversight and advised us not to tell her how to act.

Poor experience

Absolutely useless service. No surprise that people could not sell with this agents. Wanted a viewing but after multiple calls over a week, manged to get an appointment. When actually got there, the tenants were not informed of the booked visit. Promised a call back to rearrange the appt, but nothing. No responses even after leaving so many messages with the team. Very poor and unprofessional service. I wouldn't use them to buy, sell or manage my lets after this experience. What a disappointing experience 😪.

Chaos, inexperience, under qualified

Staff do not have a clue what they are doing by the looks of it, received so many documents littered with so many errors from all kinds of departments that do not communicate with one another. They dodge questions and facts like politicians or criminals, too scared to tell the landlord when he is wrong and unlawful or breach of their own terms of a tenancy agreement. Negligent or maybe even considered fraudulent tampering of notices to make their documents appear valid. Even down to simple maths (KS1 addition that my 6 year old could complete) they do not seem to be able to grasp. Denial demonstrated on all things that they are incorrect about, which I’m clever enough to have all in emails/writing. I’m embarrassing to have this agent operating, I’m not saying I know everything but I’ve had to correct and school them on a lot of aspects of our tenancy, so much so that I’m tempted to send them an invoice for my time! Avoid this agent at all costs, they side with landlords even if they are in the wrong and simply do as they are told by their clients, this isn’t always the right or ethical thing to do and certainly In need of some training/business transformation or redundancies. Avoid!

AVOID AT ALL COSTS

Absolutely disgusting treatment from the agents and landlord. I don’t think the box is quite big enough to fit all of the problems we have encountered in the last year. The lack of communication is atrocious, and the inexperienced staff is embarrassing. Don’t think they know that my partner worked for an estate agents and knows all the legalities of certain procedures which they clearly don’t know. Avoid at all cost.

Slumlord! No valid GSR for over 2 months!

Poor property management and lack of experience and/or under qualified staff across the agency. Slum landlord or ‘slumlord’ of current property who neglects and breaks every clause he’s bound by in the tenancy agreement. Left me and my family with young children without valid gas safety certificate for over 2 months, considerably a major breach of his and the agents legal duties. Reported to the HSE, to which the agent finally got in touch to arrange this to be carried out. To little too late in my opinion as this could have disastrous consequences. Gas safety certificate flagged a repair that needs to be carried out on the boiler, does not stop the boiler from working but the landlord immediately stated ‘if the tenant wants this repaired he needs to get this done at his own expense’ to which I stated that I was not paying for any part of the boiler to be repaired if this is required as it is simply not my fault or responsibility it is down to poor maintenance on the landlords behalf, landlord then stated that any repair to the boiler would be taken from my deposit. A void and ridiculous statement to make as anything to do with the boiler is his responsibility as per the tenancy agreement. Landlord is a tyrant and the agent supports his ludicrous comments and dictator behaviour.
