It was/is stressful and it took a long time to sell just over 20 weeks but it appears lots of properties took a very long time due to the way the market was/is. But the staff at Reeds Rains were so helpful always. I feel I can call them anytime and ask as many questions as needed . Thank you To stuart the manager . I rent a property through Reeds Rains in Blackpool. We have suffered over 8 years from poor responses for jobs to be completed and the landlord informed. Most recently my bedroom window which will not close properly was reported in July during a house check.After a number of emails someone came to get a quote for the landlord 23/08/23. Since then we have continued to regularly ask when the work is being done. Yesterday I went into the office has it is now getting colder and it is becoming a bigger issue. I was told that a different company will give a quote but not when this will happen. I feel that tenants are not treated with respect or importance by this company.

TrustpilotThe Property Management Side is Appalling
I've been renting a property via Reeds Rains since the middle of September. Since then, the boiler has broken down twice. The first time took almost a week to rectify. The second time was reported on the evening of October 19th when I was advised someone would contact me the following morning. Six days later I'm still waiting. On Saturday 21st October, I reported a leak in the lounge only to be advised it wasn't an emergency and someone would contact me the following Monday morning. Again, I am still waiting for that call. There are other issues which need dealing with but not as urgent as these two. Although my local agent has escalated this and asked someone to contact me urgently, I still haven't received any contact. I don't know what the problem is but honestly, I wish I had never rented with Reeds Rains if this is the standard they believe is acceptable from the property management side of the business. I would advise any would be renters or landlords to be wary of using Reeds Rains.

We rented through this agency, and even though some of the employees are nice, there are some that are very bad-mannered also.The keys were kept even though the landlord gave the okay 5 hours ahead. The keys were not handed at the property but at the agency.The landlord requested for the agency to submit meeters and a contract, but neither was handed in.In the end, the landlord cut the collaboration for the property off too.

Poor, Poor, Poor. Rhyl branch is dismal. Following a previous bad review, I was called by the Rhyl branch and the main issue of the problem at the time (the centralised management) was removed and work was taken into the branch. This worked well and I would give the service at that point 5 stars. Queries were answered, requests were actioned and local trustworthy business were arranged to do work at my houses when required (the centralised system used a contracting firm which charged high fees, did poor work and on one occasion claimed to do work which the tenant confirmed that they hadn't actually done. When pointed out, they withdrew their claim for payment without argument). I was very happy, my properties were being managed well. Unfortunately the person providing that service at the branch left and things deteriorated. Poor management from the branch has cost me money. All the bad things you hear about estate agents are currently encompassed within this branch. Lies, not doing what you've asked them to do which leave you feeling that they do not care about you as a customer as long as they get paid. Rent smart Wales have introduced lots of new rules and regulations that as a landlord you might think "This is too much hassle, I'll get an agent involved" if you do, my advice is do not choose Reeds Rains Rhyl, you will end up regretting it as I have with both the properties I had with them. It's going to cost me money to get away from them, but it is worth it. They are dreadful.

From the beginning of the property purchase process, the estate agent(Abi Weir) assigned to my case was friendly and extremely helpful. They patiently guided me through every step, providing all the information I needed to make informed decisions. I greatly appreciate that my estate agent always quickly provided my solicitor with all the necessary information and documentation. This proactive approach was instrumental in expediting the process. Moreover, when necessary, the estate agent went the extra mile by pushing my solicitor to ensure that everything stayed on track.

I had an extremely unsatisfactory experience during my stay in a property managed by this company in Leeds. They consistently ignored my requests for maintenance, addressing broken equipment, and heating issues. Each time I brought up these concerns, I was told that my requests would be forwarded to the landlord, and that was the end of it. It became evident that their approach appeared to prioritize the landlord's interests over those of the tenant.I had specifically requested direct contact with the landlord, but this request was consistently refused, which only exacerbated the situation.My overall experience with this company has been disheartening, and I felt that my concerns and needs as a tenant were not taken seriously or adequately addressed. This has left me with a sense of frustration and disappointment, and I would not recommend their services to others based on my experience.

the service at Reed rain Durham, Darlington and Leeds is an absolute sxxtshow. there's no communication and the landlord isn't kept in the loop with anything. all the staff dealing with our property are totally incompetent and useless. they pass you on to other staff as they aren't capable of sorting out the job. Happy to take your money but provide no service. go to another estate agent 🙂

😡😡😡 IF ANYONE IS THINKING ABOUT USING REEDS RAINS REDDISH LETTINGS DEPARTMENT 👎😡👎 THINK AGAIN A BACKED UP SEWER FROM ONE OF THEIR MANAGED PROPERTIES HAS BEEN REPORTED OVER A WEEK AGO WITH RAW SEWAGE ERUPTING FROM THE GRID AND SPREADING OVER NEIGHBOURING PROPERTIES SOAKING THROUGH THE LAWNS AND ENTERING INTO THE WATER TABLE WITH EXTREMELY FOUL SMELLING WASTEREEDS RAINS HAVE DONE NOTHING TO SORT THIS OUT 😡😡😡

An update on my previous review as Reeds Rains did reach out to try and help, which was of course just a ploy to get me to remove my negative review. -We were served a section 21 notice due to not agreeing to a rent increase, despite not being contacted 2 months before the end of our tenancy with this information as stated in our paperwork.-Every time we reached out to Reeds Rains to help, we were told to speak directly to the landlord. The landlord never spoke directly back to us and all their correspondence was via Reeds Rains. The end of tenancy team at one point directly copy and pasted one of our emails to them and sent it to the landlord, a clear GDPR breach. -Upon leaving the property (early might I add, making it easier for the landlords who of course wanted to get it back on market at the higher rate ASAP), we waited a week for news of our deposit. Every other time we have left a property we have had our deposit returned within 2 weeks. Nothing came. -I chased the deposit, firstly with the branch as it's their details listed on the deposit certificate, who told me they do not deal with deposits so I would need to contact the end of lease team. - I contact the end of lease team. They told me at first to contact the branch. Then they promised me an update. After another few days of waiting I chased them up, they promised me an update by the end of the day. Nothing. -I leave a negative review online which of course wakes up the staff of the branch, one of them called me and promised to chase up the landlord and to give me an update by the following Monday. It's been two weeks now and of course, havn't heard a thing. This person had the cheek to tell me they can't take sides and have to protect both landlord and tenant, when this experience clearly shows they could not care less about tenants. So now i'm stuck having to claim via the deposit scheme who have an average timeframe of 2-3 months. To be left over 1k out of pocket for this long, after the expenses of having to move out so quickly, is causing a huge amount of stress for us. I will never go near Reeds Rains again and will be advising everyone I know to do the same.
