TrustpilotFirst and last time being with reeds…
First and last time being with reeds rains, they have offered us no support through a stage of our tenancy where we were being harassed by our mentally ill neighbour, we have tried everything we can to resolve the issues we have with no help off reeds rains what so ever, were lucky to get through on the phone and the call back service is useless too. We are trying to opt out of our tenancy as soon as possible as our home life is being made unbearable by our neighbour and reeds rains continue to do nothing on our behalf, and considering they "understand our circumstances" the least this company can do is just let us leave quietly, but we're now on hold waiting for landlord (also a waste of time - and never mentioned existing problems with neighbours, which she was aware of, until we had already moved in) to give her opinion on what charges we should incur upon leaving. All we want to do is leave the tenancy with as minimal charges as possible due to this being out of our control, but it's proving difficult with uncooperative estate agents and uncooperative landlords. I'd probably advise to give these estate agents a miss as the service they will provide you with - AFTER THE SALE - will be absolutely diabolical. There is one person at Reeds Rains that helped us towards the end and really helped us get out of this, the landlady was trying to claim damages that were there before our tenancy and this individual at Reeds Rains helped to identify the damages in the pre tenancy photos, the landlady then took desperate measures for literally any money she could get back. We're so glad we're not there this Christmas, and I feel for anyone in the future that comes across this house/place, it comes across as a lovely little cul-de-sac (drive) but on one side you've got a family that leaves their dogs to bark consistently until owners arrive, and once the owners arrive (you'll hear them) they'll probably chuck them outside to continue barking where there's numerous piles of dog mess for lovely viewing from your bedroom window (which you'll smell in the summer from your own garden), then the man of the house will give you a lovely wake up call every weekend with his power tools in the shed, and the awful stench of burning wood on the fire no matter wether its 22 degrees outside you'll have the lovely smell of smoke every day of the week, unless he's out then you'll have the neighbour across revving his boat at 8am sharp Saturday taking his place. Then the other side you'll have the mentally ill suspect slamming doors and banging on walls all hours of the night, stalking you around the car park and trying anything for a reaction so she can call 999 and play victim. Your landlady won't want to hear it either, don't expect any help, or the police, which are happy to leave a young woman in a vulnerable position being stalked and harassed by this "woman".Shame really, lovely little place on a new estate in Elton but if you can see a boat out of your kitchen window, you've got banging on one side and dogs barking on the other, then I wish you all the best.

TrustpilotI am very confident about the selling…
I am very confident about the selling of my Mums pride and joy property, with Reeds Rains. Tom came to value the property and took photos. Tom arrived on time, me and my partner were very tired after a long four hour journey, early morning! We felt comfortable and instantly liked Tom who explained everything about what would happen, he was very compassionate about our circumstances as my Mum has now Alzheimer’s and unfortunately had to go in to a care home! His confidence and drive about selling the property really came through. We liked his valuation and we are very happy with the Rhyl branch.

TrustpilotStill have received my deposit after 3…
Still have received my deposit after 3 months of vacating one of reed Rains properties. I have gone through mydeposits Dispute and the agency was ordered them to pay back the deposit a few weeks ago, but no payments have been made. I have made complaint to the property Ombudsman and the national trading standards estates and letting agency team, in preparation to take it to court. I don't understand why they are stalling and the constant lies whenever you speak to someone on the phoneNoma

Trustpilot0 stars or less - useless complaints department
0 stars or less. Complaints department is pretty useless. Unfortunately I don’t think there is a complaints procedure about a complaint against the complaints department. Woman answered like a teenager with a bad attitude sounded immediately like she was up for an argument, to call her a manager in this field is degrading to those who are that actual profession. Had a lot of wrong information. Not professional, being advised that my out look on life needs to change and simply siding with the landlord on every front no professional phone etiquette. Being told my complaint to save £100 was ridiculous, Completely uneducated in contract law, but adamant that she was correct and everything I did say that was clearly correct got responded to with a ‘yeah, but…’, no sign of taking responsibility, admission or apology when they are incorrect about something. Not sure if she has been trained in how to deal with customers with complaints, almost as if she expected me to be happy about making a complaint. Needs further training.

TrustpilotUnbearable Living Conditions and Appalling Service
I feel compelled to share my utterly distressing experience as a tenant with Reeds Rains, Liverpool City Centre Branch. The living conditions in the apartment, managed by this agency, have been nothing short of a nightmare. From day one, promises of a functional lift turned out to be false. Three years of climbing six flights of stairs due to a perpetually broken lift is just the beginning. The downstairs toilet, supposed to be part of a 2-bath apartment, was unusable for the first 6 months, and even after countless complaints, the plumber's "fix" rendered it practically useless. The electrical outlets in the apartment resemble a hazard zone, with exploded sockets in one room plunging it into permanent darkness. Despite repeated complaints, no action has been taken, leaving me in a potentially dangerous situation.Radiators broken, making winters unbearable, and as if that's not enough, the boiler broke on November 17th. Two weeks without hot water or heating in November is not just inconvenient; it's unacceptable. Despite reporting the issue promptly, the letting agent and plumber seem to have vanished, leaving me without updates or resolutions. My recent attempt to address these issues at the Reeds Rains office on November 30th was met with a property manager who was not only rude and accusatory but also dismissive and unhelpful. It's clear that they have no regard for the well-being of their tenants. He yelled at me, walked away, refused to converse, made comments about my character as well as misogynistic statements and told me to leave so he could "do his job". So it's clear his job has nothing to do with addressing or helping tenants or their concerns. I also asked to speak to the lettings manager, and whilst I was waiting, I later came to find he put his coat on and walked right past me to leave the building and ignore the issue. My sole aim now is to escape this uninhabitable nightmare as soon as possible. In light of these experiences, I urge anyone considering Reeds Rains to think twice. The blatant disregard for tenant well-being and the abysmal living conditions make this agency one to avoid at all costs. Save yourself the distress and inconvenience, steer clear of Reeds Rains.

TrustpilotNever again
Requested repairs to the property that I was renting in multiple occasions, never happened, and currently 3 weeks after moving out and still have not received my deposit back and can't seem to get a straight answer. The flat was dirty when I moved in, I cleaned from top to bottom when I moved out including shampooing and wet vac to carpets. it was way cleaner than when I moved in. Yet still won't return my deposit. Leaving me struggling to pay my bills, fuel my car and buy food. Thanks for putting me in this situation.Plus when the flat was for sale whilst I was a tenant, I found out when they booked a viewing! I wasn't even informed it was for sale.*Update*Further information provided as requested and no response from them since.

TrustpilotWorst experience ever. Castleford branch
Worst experience ever. Do not use reeds Rains if you are looking to rent. They stall and stall in giving you your deposit back. The property management team give you lie after lie and are extremely unprofessional Handed in my keys 29th August. After nearly 3 months I have only just got my deposit back. I was supposed to get a check out report the day after they did their checks.Despite contacting them a few times a week. I was always told they will look into it and get back to me. They never did. After 7 weeks of going back and forth from the branch and the property management team, each pointing the finger at each other. They finally get back to me and decided they were going to take £240 to cut the grass, Despite me having email proof from the landlord that he was going to do it. Their response was contest it with deposit protection scheme as its the landlords fault, nothing to do with them. After reluctantly accepting the charge, I then spent another month going back and forth of them saying they would look into it and nothing happening. Fast forward to last week when they finally agree to give me my deposit back (minus the £240 charge for the grass cutting). They then sent me a quote of £498 for cutting the grass (good job i re checked the quote). I had to speak to a manager to get it back down to the original quote as per email they received. In what world does it cost £500 to cut a very small garden. Extremely unprofessional and trying to fleece tenants with huge unjustified charges. I do not recommend reeds rains to anyone. I have had months of stress over this. They do not protect the tenants at all and only care about getting the rent.

TrustpilotCentral office let them down
This is a review as a landlord who used reed rains simply to find a tenant. The local branch in Hebden Bridge did this pretty efficiently. I had it in writing from the central office that after 6 months they would send the tenant a letter explaining that it was now a rolling tenancy. They didn't and are ignoring my requests to do so. So very quick to take the letting payment...I will use a locally based letting agency should i need one again.

TrustpilotWhen the going got tough, the manager went AWOL
This is in reference to the Rye Branch. All started well with my intended property purchase, but I was to learn I made a big mistake in using their recommended company of conveyancing solicitors. When the latter proved to be simply appalling, the branch manager decided to go AWOL. No attempt was made to retrieve the situation or to contact me.That was the end of the potential sale. So very disappointing.

TrustpilotShocking end to a great tenancy
Had no problems renting in Leeds for years until the end of tenancy. Absolutely no response on the deposit after 6 weeks of chasing up and multiple emails and calls completely ignored. Will have to go through deposit protection scheme or small claims court to reclaim the deposit unfortunately which is a shame

This is my first time with an estate agent. I was anxious but once I started getting views I was less anxious. I was told the property would get sold however I was getting impatient and was about to give up. When I got the call to say I got a buyer and it was a guarantee. Well I was so happy that they were true to their word that they would get it sold.
