TrustpilotGreat if you like agents who lie to create a bidding war
Unfortunately Reeds Rains seem to use underhand tactics to create a bidding war - citing GDPR as a reason they cannot disclose current offers on their properties, which is not true. GDPR prevents them from disclosing any personal details on the bidder, but not the offer price / bid that they placed.I would not trust a company that outright lies to customers, to create a bidding war between interested parties. I decided against placing an offer on the property for this reason. Not an agency to be trusted.**UPDATED** This review is regarding Reeds Rains, Chesterfield Road, Sheffield.

We requested an early tenancy termination with 6 months notice (to leave 2 months earlier than contracted due to buying a new build property). We have lived in the property for 7.5 years and never caused an issue. We are now less than 3 weeks away from moving and NOTHING has been done. Delays on responses from the agents for over 4-5 weeks at a time despite being chased, the house is still not up for relet online yet they are expecting us to be liable for all costs until another tenant occupies the property. The service has been nothing but abysmal. My garden is currently a hazard to both mine and my neighbours children due to a falling down fence in the garden which was reported over 4 MONTHS AGO!!! Again chased numerous times but nothing has been done. An ignition hob that hasn’t worked in the whole 7 years we’ve been here, damp in the bathroom for over a year yet the rent still went up last year given all these outstanding issues. Avoid renting from Reeds at all costs.

We're sorry you feel we have offered a service that has fallen short of what you expected. As you are aware, we had reached out to the landlord when we received your request to ask if you could break the contract. We do need to wait for consent to end a tenancy earlier than the fixed term and sometimes it can take a little while for the landlord to process what is involved and any costs they had not planned for. The maintenance team were reviewing the fence with you, your neighbour and the landlord in an attempt to determine ownership in advance of repairs being instructed. DiscriminatoryPhoned up wanting to view a property only to be informed that as one of the prospective tenants was on benefits that a guarantor was required, irrespective of any other information ie age or rental history or even type of benefit.They tar all benefits claimants with the same brush.I understand the need for a guarantor but to require one based on one single criteria is discrimination.

EXTREMELY pathetic property manager. I would have given negative/ zero stars if that was an option. Rented a property through their Manchester office and they haven't managed to fix even a SINGLE issue in two months, even though the issues are really petty. The property managers are extremely complacent and tend to forget they're supposed to deal with clients. When I first moved in, I was told it was a 'fully managed property' but never did I think it meant that it was a 'completely un-managed property'. You will not be given any landlord details to help fix your issues with them directly and Reeds Rains won't do anything for you either. They're just the middle party collecting rents and nothing else. Extremely dissatisfied with this WORST renting experience in my life. AVOID at all costs if you want some level of comfort and peace in your life!!

Reeds Rains Hull - EllieThis review is in regards to information i required after leaving my property.I needed information regarding a number of things when i had left Reeds Rains, the main being information on my deposit and how to correctly ask for a refund etc. Ellie replied very quick and reached out to me with all of the updates to do with my deposit refund. I never felt like i was waiting for a response and she handled my needs with what i would deem as above and beyond customer experience.I had a lot of bad experiences with the Hull Branch of reeds rains, especially in recent years. But Ellie was fantastic and couldn’t have done more for me.Nathan K

Reeds Rains in Catford, Lewisham, London breached Data Protection Act by providing my and my partner's contact details to companies that I'm not dealing with and scammers. As a result my credit scoring decreased 27 points and I am contacted by all sort of scammers to get into my property to check all sort of things!!! I'm calling them and my agent is always busy with other calls, so never been able to talk to them about this and other issues in the property.

We bought a property from Hanley Branch in Stoke On Trent and were promised that the property rubbish was cleared out and the the Brach Manager confirmed this.But the rubbish was left in the cellar and after numerous request to clear it was not dealt with.We do find this very unprofessional and now he is even stopped communicating !

I have given 1 star but if I could I would give minus a massive number. The worst company ever. I am a Landlord with a managed service but end up having to sort trades out myself as allow trades to charge about 5 times what something should be. The castleford office is abysmal. They say they will do the admin but don’t. They have to check everything with head office as they have no knowledge of their own company’s policies. I could keep going but I would be here for ever ranting!

Truly awful experience. I would not go with this company ever again, not because of the company but because of the landlords they choose.We went through reeds reins even though the landlord managed the property. We went without heating for 10 days with 3 kids. In fact the boiler broke every 3 months for years. There is a leak in the kitchen coming from the bathroom which was also never fixed. Let's not speak about he broken fence.The landlord often entered the property without permission, even if we were not there. When we left, they with held the deposit due to damage we have caused. But then they never did changed anything before for the next tenant l moved in... Where did our money go?Unfortunately my opinion of reeds reins is now they only work with landlords nobody else would choose. They are not responsible for the upkeep of the property but they are responsible for who they decide to work with.

Let me give you some background first, my girlfriend and I had been living in a mouldy, cramped up tiny box bedroom at my toxic mums place where we were giving way too much for rent for where we was. After countless of knock backs being rejected for places around Cleethorpes, Immingham and Grimsby, but our first time dealing with Reeds Rains we now have our own place to call out own, and all thanks to the team at Grimsby town. A very special thanks to all the staff working there! I myself really appreciate everything they did! I highly recommend!

GoogleNothing but praise for Reeds Raines Rawtenstall. Andy came to do the valuation, he was up front, honest and personable. The photos he took were so good I barely recognised my own house. Within 3 weeks of the valuation I received a firm offer. Unfortunately, the sale did not proceed without traumas but Wendy, who handled the sale, did a fantastic job of keeping things on track and ensuring I neither lost the sale nor the property I was due to move in to. Huge thanks and accolades!

Terrible service for property management.When the tenant has delay in rent payment. Instead of resolving it first with tenant they start by alarming the landlord and the going to tenant.I had a few property with them,. And it felt as if they are making me work instead of resolving issues quietly behind the scene
