Reedsrains at bamberbridge have put me…
Reedsrains at bamberbridge have put me through hell and are still doing it.I am vulnerable and disabled. And what I've heard the other day from a surveyor well its not good for me.Instead of reedsrains sorting the house and sorting the damp in 2019 they left it and it's got worse to the point that all the plaster as to come of the walls. The man said all furniture as to come out for the house to be done.I have no money for removals and no money to store my stuff in storage.I have 2 big tanks with my lizards in and I will have nowhere to live.I also have 2 dogs were am I meant to go and how am I meant to find all that money.I think im going to have to sue them.I feel so stressed and ill its unreal they are horrible people and have made life worse for me that I don't need as I have ptsd,Anxiety and depression along with osteoarthritis, fibromyalgia, diabetes and lots of other illnesses.I don't even know if the person that owns the house knows what's going on really. It was changed from a 2 bed to a 3 bed so one of the rooms can't fit a bed in,The other small room as a sewer pipe running through it on top of the floor boards and the main bedroom my room is full of damp.I am now on the settee sat up with legs up on a stool to go to sleep.I don't need all this. Please don't rent an house from them. Thanks for reading.I can't put a date of experience as it doesn't go bk that far.

Reed Rains letting service-extremely poor !
I used Reed Rains fully managed service and gave them 12 months service charge. Unfortunately, I have not got resonable service in return. My tenants always complain about the bad service from Reed Rains and they also complain to me. I tried to talked to Reed Rains for many times (by email and by phone call) but it is in vain. No one cares ! I sent many many email to maintanence department to ask for help. I asked them to follow but what the response is .......

Fully managed service-I let my property…
Fully managed service-I let my property with Reeds Rains just over 12 months ago, I have since had nothing but issues with them, they never respond to emails, when you do call to speak to someone they are rude towards you, to the point where I received an email from a manager apologising for their member of staff behaviour, then they give you incorrect costly information, they are happy to pay themselves but not the landlord. I would avoid using these at all costs.I would like to add that I have had to escalate my complaint and still I am receiving any responses from this company. Please do not use them to manage your rental property.
Hi Jessica, Sorry to read your review. We aim to provide exceptional service to all our customers. I've sent you a request for more information. The request will come from Trustpilot. If you could let me know some more details that would help me look into this further and help you resolve this. Kind regards

Sharp practice or simply clowns?
Tried to sell my house through the Woodseats (Sheffield) branch. They gave me a high valuation. Then, they didn't show it to a single person and blamed it on the high valuation. A deliberate ploy to get the marketing fees etc? I reckon so.

Rogue landlord, rogue agents to…
If I could give less than 1 star to this agent, I would. My issue began with a gas check being carried out for the landlords insurance, fair enough I missed the first appointment to which the landlord was not pleased about. I then tried to arrange a second visit to which the agent did not give me a time frame to come to the property. I simply sent an email stating that the landlord and contractor would have to enter the property with keys as no time frame had been given and I needed to work, the agent replied stating that was ok and gave a time frame. A few months passed when all of the electric had gone off in the property, I had reported this issue through fixflo, having 3 children ages 7,5 and 5 we had to get this fixed as a priority. It turned out that the issue was simply a built in appliance tripping the electric. The agent messaged after this was diagnosed and simply said that the landlord had instructed the agent that all maintenance issues would be payable by the tenant (me) as I had refused access to the property during the visit for the gas check which as from the above was not the case, and have the emails to evidence this. Fortunately, the electric is back on with the appliance unplugged, so at least we can turn the lights on and use most of the appliances. I find it absolutely vile that the agent nor the landlord has even asked if the electric is working with there being children in the house, and refusing to facilitate maintenance which is part of the landlords duty being a landlord all because the agent seemed to not communicate that he could enter the property with keys if he wished to do so, nor did he even try enter the property in which he could just have given 24 hours notice to enter at any time. This is only part of the maintenance problems in which have been ignored;- Damp- half finished maintenance such as just plastering the wall and not painting it- what seems to be a leaking roof in the back bedroom as I have videos of a soaking wall and wet patches during heavy rain - skirting boards which have fell off and not attached, leaving exposed nails for my children to gracefully leap over- exposed carpet strip, leaving again another obstacle for the children to jump over- the agent leaving out the fact that the neighbours are not at all ‘fine’ in fact we have to keep all of the windows closed due to the misuse of drugs by the youths in the garden.- not to mention the air rifle that was left in the shed for me to dispose of, the agent clearly doing a good pre move in inspection.Problem 1 - landlord who does not care and bought the house as a piggy bank, a rogue landlord either in the making or very established. Problem 2 - agents who do not communicate with the landlord by the looks of it and also do not care Problem 3 - agents who lack education on what is classed as the landlord’s responsibilities. Problem 4 - maintenance issues not getting fixed and just ignored as the landlord thinks Im not allowing access when the email clearly stated from the beginning that he would have to enter with keys.

The service you get starting off with the manager is outstanding. Jake was very understanding and supportive and explained the whole process. They really listen to what the customer needs. Then I was dealing w Claudia who was very patient and understanding and supported myself in every way she could, always explaining the next steps to me and making everything run extremely smoothly. She’s an outstanding asset to the company.

Read if you are a landlord
DINNINGTON BRANCHIf you are a landlord think very carefully before using Reeds Rains to manage your property. Rather than using local contractors for maintenance, all maintenance is handled by a centralised uk office. They then only use large regional contractors on an approved list who are not necessarily close to the property. This results as:- The contractor doesn't need to provide a competitive quote- Smaller jobs are not worth their while due to distance and them being a large company, so they are only interested for a marked up fee.- Reeds Rains take an 18% commission off any work undertaken, so higher quotes are in their interestThis resulted in maintenance quotes being at least 4 times the price of local contractors, meaning that as the landlord you will have to step in and handle this all directly yourself (unless you can stomach being repeatedly overcharged). All of the quotes were for standard work (eg cleaning and minor repairs on tenant changeover) and didn't require specialist contractorsComplained about this to Reeds Rains, but they were not interested. The only viable option was to leave Reeds Rains for a smaller local agent.Exit fees were also extortionate: Months rent + VAT

Poor service
Sold our house between June and October 2022.Chose Reeds Rains Chester le Street because the manager assured us we would get excellent service and communication from him and his staff. The reality was we paid a huge sum of money to them, over 6K, for very little service or care. We did all our own viewings when we had asked for agent support. Some viewers turned up who had booked in but we hadn't been told. We got feedback from only a couple of viewings at the start and then they didn't bother after that. The buyer called round to ask if he could communicate directly with us as he felt he wasn't responded to; was told they would call him back but rarely did. We received no phone call after exchange of contracts and in actual fact never heard from them again after this point in the process. It felt they had secured their large sum of money from us and didn't care about us after that.

Flat sale using Reeds Rains Crossgates
I have recently used Reeds Rains Crossgates Branch to sell my property. The workers Clair and Jane did the majority of the support and chasing and were extremely helpful in progressing the sale. There were a couple a small glitches but I was extremely thankful for the support and guidance I received throughout the process. Would highly recommend them

REEDS RAINS BLACKPOOL
REEDS RAINS BLACKPOOL - If I try on here, will you reply? Sadly I had a painful year with this lot where I had to liaise with Connor, not something I would wish on anyone who is used to professional, warm customer service. I have reels and reels of emails, mostly ignored, mostly being told to 'be patient' mostly a terrible service in my opinion and at one time a severe data protection/privacy breach I am still mulling over what to do about whilst I am still being ignored.I moved out over a month ago and still I have not got my money back from an overpayment of rent I had no control over. What is the real delay? stubbornness? bad communication? something else you just can't be bothered to update me about? Read the 1* genuine reviews on here that all have the same pattern. They do not appear to have any support or care for there tenants etc. Terrible experience all round and deeply regret going with them from the beginning. I will update this issue as nothing seems to jolt these people into action, help or assistance. You are literally just left to chase, chase chase on an open email which is a very uncomfortable experience - hence this review. Please no generic response with no email link. You just make it worse RR.I simply want my money back now so I can move on with the lovely professional landlords I am now thankfully with. I would say - AVOID.

Great Service
Reeds Rains have been amazing so far. I have dealt with Mark and Nicole so far both who are very friendly. The process has been super quick, my house went up for sale on their website on the Friday and an offer accepted on the Saturday. Just waiting for the legal side of things to happen now so fingers crossed for no issues!
