Reeds Rains Gosforth

Reeds Rains Gosforth - Brilliant staff and communication throughout with regular updates followed with e-mails. Highly recommended and chose these as they were the only Estste Agent in the area where an actual person answered the phone instead of having to leave a voicemail.

There is something reassuring, perhaps especially for older buyers, in dealing with a well-established Agent, with a proven track record and knowledge of the locality - the "test of time" principle. During our recent stressful house-search, we encountered Reeds Rains only once. It was a lovely house, but unfortunately not for us, although twenty years ago we would have captured it immediately. On this occasion, we met Esther Moulding. I identified with someone who is knowledgeable and completely trustworthy. She "sold" the house professionally, but was equally attentive to our special needs as buyers. Although a fleeting encounter, I can recommend Reeds Rains, and Esther is a particular asset. Bamber bridge office lettings department

This was once a long and detailed review of my personal experience of renting through this branch over the past few years. The lettings manager from the branch contacted me by phone today (02/02/24) and after spending a little time reflecting on the first half of our conversation, ive decided to remove the contents of my original review, albeit not for the reasons said letting manager suggested during the call.My original rating, unfortunately remains the same.As part this amended review, I will say that I dont think Reeds Rains process of having a member of staff that the review relates to, call you, out of the blue, is the best approach to resolve issues raised on here. In my line of work, which granted, is very very different to this line of work, we ensure such issues are never dealt with by someone directly involved in the matter, and instead by one of our complaints team, who is usually from a different office. Im sure most would agree that this is a sensible approach in any business as it ensures fairness and impartiality and maybe a process Reeds Rains could consider adopting in the future? I don't feel as though I can go into detail about what was discussed today or the way they conducted the first half of the call, but, whilst we did manage to end the call on civil terms, I was left feeling somewhat bothered/upset by the way I was spoken to and also with some of the things that were said to me. So, in keeping with trustpilots' steer on providing constructive feedback, I believe some further training on how to conduct conversations with people and just some general customer service upskilling could be beneficial to that member of staff.I can say that we are now at a point where, hopefully, the ongoing issues we are having will be resolved soon.As I'm sure anyone reading this is aware, this is a review site, and my review rating is a reflection of my personal experience. I'm sure others have had different experiences, and this site is here to provide you with both the good and the bad. However, that being said, personally, I don't recommend this branch, based on the experiences I've personally had, which unfortunately, I no longer feel comfortable detailing on here.Just updating this as has come to light today that Reeds Rains have zero knowledge/recollection of the branch lettings manager, Lauren Sankey, phoning me from 01772336183 at 16:36 on 02/02/2024, where she spent the majority of the 16 minute 39 second phone call berating me, being unbelievably rude to me and also accusing me of slander. Hopefully that helps jog your memory. Now I've spoken directly to my landlord I feel a lot more comfortable in saying that this branch's lettings department is awful, they are genuinely the worst I have ever dealt with in all the years I've rented properties, which is sad, as up until a year or so ago, they were brilliant.

Diabolical service - Stockton/Middlesbrough

We requested an early tenancy termination with 6 months notice (to leave 2 months earlier than contracted due to buying a new build property). We have lived in the property for 7.5 years and never caused an issue. We are now less than 3 weeks away from moving and NOTHING has been done. Delays on responses from the agents for over 4-5 weeks at a time despite being chased, the house is still not up for relet online yet they are expecting us to be liable for all costs until another tenant occupies the property. The service has been nothing but abysmal. My garden is currently a hazard to both mine and my neighbours children due to a falling down fence in the garden which was reported over 4 MONTHS AGO!!! Again chased numerous times but nothing has been done. An ignition hob that hasn’t worked in the whole 7 years we’ve been here, damp in the bathroom for over a year yet the rent still went up last year given all these outstanding issues. Avoid renting from Reeds at all costs.

Agent replied · 24 August 2024

Hi Taylor,We're disappointed to read this review after as you say a longer term tenancy which as far as I can see has been on the whole successful. We're sorry you feel we have offered a service that has fallen short of what you expected. As you are aware, we had reached out to the landlord when we received your request to ask if you could break the contract. We do need to wait for consent to end a tenancy earlier than the fixed term and sometimes it can take a little while for the landlord to process what is involved and any costs they had not planned for. The maintenance team were reviewing the fence with you, your neighbour and the landlord in an attempt to determine ownership in advance of repairs being instructed. We will be in touch to follow up as I understand you have now left the property and dropped keys to branch.Regards,Reeds Rains

To express our experience here, I would sum it up by saying reeds rains are exactly what you would expect from an estate agents. Well the stereotypes that are associated with them. This will be a long review. Our experience started with viewing a property and when asking about the heating system the young man told us there was a combi boiler upstairs. Up we went and seen a boiler hanging from the wall. Yet within the cupboard was an emersion heater tank. We questioned this and was reassured that "they have had the water heating system changed over to the combi, and this is just here because they didn't want to pay to have it taken out". Another visit and this time with 5 people present, this experienced salesperson said the same thing. Bought the property only to find out it was a heating only boiler and the water was heated by emersion. Imagine the looks on our faces when we found out. We contacted the young man at the shop who essentially told us "couldn't remember saying that, and it's not in writing me saying that". So without hearing back from the chap, an email appears in my inbox from the manager. Now, if she cannot make a decent living in the estate agent game, she should be on stage highlighting her psychic ability to "fully investigate" the situation, without ever speaking to us once, I was half tempted to ask her for the lottery numbers. After replying to her dismissive email, telling us we should has asked in writing and there is no proof that he said it, and implying mine and my partner's family are liars etc. you know the usual stuff. I asked her for her superiors contact details (I summoned my inner Karen). Because I do not believe she was capable of an unbiased investigation, as the results of her last investigation was "sales people can lie as long as they don't write it down". I was given the contact details of the manager of the Kenilworth branch. Who phoned me and spoke to me for a long period of time. And at last I thought we would be listened to, on the phone she commented on how impossible it would have been to do a proper investigation without speaking to us, and that she was going down to the Bedworth branch to find out what had happened. And she would get back to me withing 14 days. To her credit, she did. However, these were the solutions. "I have spoken directly with the young man (name changed by me so this review can stay up) in regards to the two occasions at the property and the conversations that were had between all parties at the property. I have reviewed all the notes on the file and have found no evidence of any written documentation highlighting that there was a Combi Boiler or System Boiler present at the property. I have had a training meeting with the sales team and made all my colleagues aware of this situation to ensure there is no chance of any breakdown in communication in the future." So she has found there were issues that highlighted to need for retraining at this branch and has made it so this issues wouldn't happen again. I emailed her back to say "I'm really happy these steps are in place for future customers, but it doesn't really provide a solution to our situation. The reply essentially was that I should go to the ombudsman if I'm not happy with the solution. So, that concludes the tale of the liar/incompetence salesman working at the reeds rains branch. The back covering Sherlock Holmes from wish of a manager, and the punctual future problem solver. The message to take away When being shown round a house by one of these creatures, voice record them and make sure anything they claim is in writing. Or prepare yourself for dismissive correspondence from these used car salesmen. P.s. all email correspondence are available at request of anyone wants to see them :)

Discriminatory

DiscriminatoryPhoned up wanting to view a property only to be informed that as one of the prospective tenants was on benefits that a guarantor was required, irrespective of any other information ie age or rental history or even type of benefit. They tar all benefits claimants with the same brush.I understand the need for a guarantor but to require one based on one single criteria is discrimination.

EXTREMELY pathetic property agency

EXTREMELY pathetic property manager. I would have given negative/ zero stars if that was an option. Rented a property through their Manchester office and they haven't managed to fix even a SINGLE issue in two months, even though the issues are really petty. The property managers are extremely complacent and tend to forget they're supposed to deal with clients. When I first moved in, I was told it was a 'fully managed property' but never did I think it meant that it was a 'completely un-managed property'. You will not be given any landlord details to help fix your issues with them directly and Reeds Rains won't do anything for you either. They're just the middle party collecting rents and nothing else. Extremely dissatisfied with this WORST renting experience in my life. AVOID at all costs if you want some level of comfort and peace in your life!!

First time buyer, not knowing the process, the team at reeds rains in Bedworth have been instrumental in facilitating and guiding me through the steps, Reds rains have been proactive in keeping us informed every step of the way, no matter what stage the process was at, even when essentially my vibration with them was not there area, but after having a very poor experience with the solicitors, reds rains went fast above and beyond to help gain information and pass on that information to me. As a first time buyer, the stresses was already at a uncomfortable high, but the team here have reassured, comforted and assisted in areas that wasnt there region of expertise. I sincerely can't thank them anywhere near enough for there continued support, and no words can ever begin to express my gratitude during this whole process. If your choosing reeds rains, your already going head and shoulders above expectations, the team here will do everything in there power to ensure your happy, content and understand the steps as you progress your way through the purchase. RHYS - lead my purchase,- for a young gentleman in this field he has excelled at his competency to do his job, and many times going way above and beyond what is to be fairly expected. However Karis and Esta have also been instrumental in assisting, to name a few, with the same care and consideration as Rhys. Not to leave anybody out, I can confidently and honestly say this office and everyone in it, are tremendous at what they do. And you can enter into negotiations knowing you hands a team that care that you get what you want with a easy and supportive team behind you. Thank you to EVERYONE at reds rains Bedworth.

I had a time crunch to find a rental property in Leamington Spa; I found a property listed by Reeds Rains in one of the website and contacted them. Their staff, especially Claudia Franco showed us a fantastic property, explaining everything in a clear and engaging manner. I highly recommend Reed Rains, they have the best agents I've dealt with since moving to the UK.
