Absolutely diabolical service fromβ¦
Absolutely diabolical service from inept, defensive staff. There seems to be a high turnover of staff in the Hebden Bridge branch, with poor handovers and often the left hand not knowing what the right is doing. They contradict information given between solicitors, and vendors, cause undue stress and delays, go back on the comments they make when challenged, and have taken over 15 months to sell a house that has had a buyer waiting to complete since the first offer.I would strongly recommend that if you want to efficiently buy or sell a property that you look elsewhere. This service has been SO poor that I have advised a friend to not even consider buying the house they are currently interested in as it is only being advertised by Reeds Reins Hebden Bridge and I would not wish this service on anyone else. Edit in respone to Reeds Reins Reply:Whoops- just to evidence their incompetence they don't even seem to know the house completed and I moved in 10 days ago! Way to tell on yourself π Yes, my house sale fell through because of delays with your sale, thats precisely my point. I had a cash buying landlady waiting to go and when I was still waiting on basic paperwork and relying on mixed messages from yourselves 7 months in she understandbly bailed. I then cancelled my second sale to a cash buying company which I rushed through in order to save the chain having received alot of pressure to rush once you told me you seller was ready, only then to be told by a different staff member they were 'no where near ready', of course I'm not going to take Β£30k less than I need to if you had further delays. Having met the branch manager the day I completed, as he had to drop my keys here at the end of office hours as no one called to confirm they had them as I was informed they would, knowing I was moving from another city, I can see why there is such a high turn over of apathetic seemingly clueless office staff, if he is at the helm,my removal man couldn't have summed it up better when he described him as the C word. (Side note if you value safety just be aware he also handed me the keys without even asking my name let alone asking to see ID.)Terrible terrible service, steer well clear at all costs.Positive shout out to Emily who does the weekend vieweings, the only competent person there.
Hi Claire, The reason for the timescale being so long as you are well aware is the fact that your own house sale fell through and you have changed the way you are purchasing the house on more than one occasion, factors well out of our control and also yours. I believe the office spoke to you only last week with an update and it is now the top of the chain that we are waiting on.Regards,Reeds Rains

I strongly advise against using thisβ¦
I strongly advise against using this property management company. My experience with them has been nothing short of dreadful. I was constantly having to chase them for updates on the tenant eviction process. As of June 20th, I was told the matter was "under investigation." However, it wasn't until July 1st that I was finally informed the tenant had vacated the property, with rent paid through May 31st. In retrospect, this means my property sat vacant for an entire month with no notification from the agent. This is an absolute disaster and a complete dereliction of their duties as the property manager. The level of incompetence, lack of communication, and failure to keep me informed in a timely manner is unacceptable. This agent has provided the worst service I have ever encountered. I would caution any landlord against entrusting this company with the management of their rental property.
Hi there,Sorry to read your review. We would like to look into this further for you. You will receive a request for more information directly from Trustpilot.Regards,Reeds Rains

I am very satisfied with the service provided by this agency, especially with Claudia Franco, without whom nothing would have been possible, very friendly, always helpful, and with very productive advice, I hope it continues like this in the future.

Gosforth Team
The team at Gosforth Newcastle are knowledgeable about the area and the market. I have used their services for several years. Their strength , in my opinion , is their ability to deal with queries and problems quickly. They are always easy to reach by phone and email and a pleasure to talk to. Thank you Kirsty, Phil and Maddie.

Reeds Rains (Wilmslow branch) - disorganised and lacking in customer focus
I acted for a family member who had received awful service as a tenant through Reeds Rains (Wilmslow). After signing their agreement and prior to moving in, Reeds Rains allowed the Landlord to remove the sofa and armchair from the Lounge - despite the apartment being let as 'fully furnished'! Therefore the tenants purchased a leather sofa for Β£749. This was then donated to the landlord upon vacating the apartment. Despite this obvious gain for the landlord, Lavinia Cachon for Reeds Rains Wilmslow then found every excuse to not return the deposit. 17 weeks after the agreed Check Out report, Lavinia sent to the ex-tenants an unsubstantiated quotation from the landlord claiming Β£1075 in redecorating costs!Due to Lavinia's poor dealing with the landlord, the deposit was held back beyond the miserly 3 months from vacating which is the expiration of any 'protection' through mydeposits. Mydeposits then refused to raise a dispute!Only finally resolved (mostly) by a 'cry of help' to Director level.
Hi Andy,Were very sorry to hear about the experience your family member received regarding the deposit. This is an issue that has been raised with our property maintenance team, as they deal with all deposits. Regarding the furnishing, a landlord is able to remove any item before move in. From what I understand about this situation is that Lavina emailed the tenant regarding a dispute in September 2023 but didn't receive a reply till Jan 2024 meaning the tenant was out of their period to raise a dispute through mydeposits. I'm not sure why this email wasn't replied to for 5 months but this did have a contributing factor as to why your family member wasn't entitled to their deposit back. Regards,Reeds Rains

To express our experience here, I would sum it up by saying reeds rains are exactly what you would expect from an estate agents. Well the stereotypes that are associated with them. This will be a long review. Our experience started with viewing a property and when asking about the heating system the young man told us there was a combi boiler upstairs. Up we went and seen a boiler hanging from the wall. Yet within the cupboard was an emersion heater tank. We questioned this and was reassured that "they have had the water heating system changed over to the combi, and this is just here because they didn't want to pay to have it taken out". Another visit and this time with 5 people present, this experienced salesperson said the same thing. Bought the property only to find out it was a heating only boiler and the water was heated by emersion. Imagine the looks on our faces when we found out. We contacted the young man at the shop who essentially told us "couldn't remember saying that, and it's not in writing me saying that". So without hearing back from the chap, an email appears in my inbox from the manager. Now, if she cannot make a decent living in the estate agent game, she should be on stage highlighting her psychic ability to "fully investigate" the situation, without ever speaking to us once, I was half tempted to ask her for the lottery numbers. After replying to her dismissive email, telling us we should has asked in writing and there is no proof that he said it, and implying mine and my partner's family are liars etc. you know the usual stuff. I asked her for her superiors contact details (I summoned my inner Karen). Because I do not believe she was capable of an unbiased investigation, as the results of her last investigation was "sales people can lie as long as they don't write it down". I was given the contact details of the manager of the Kenilworth branch. Who phoned me and spoke to me for a long period of time. And at last I thought we would be listened to, on the phone she commented on how impossible it would have been to do a proper investigation without speaking to us, and that she was going down to the Bedworth branch to find out what had happened. And she would get back to me withing 14 days. To her credit, she did. However, these were the solutions. "I have spoken directly with the young man (name changed by me so this review can stay up) in regards to the two occasions at the property and the conversations that were had between all parties at the property. I have reviewed all the notes on the file and have found no evidence of any written documentation highlighting that there was a Combi Boiler or System Boiler present at the property. I have had a training meeting with the sales team and made all my colleagues aware of this situation to ensure there is no chance of any breakdown in communication in the future." So she has found there were issues that highlighted to need for retraining at this branch and has made it so this issues wouldn't happen again. I emailed her back to say "I'm really happy these steps are in place for future customers, but it doesn't really provide a solution to our situation. The reply essentially was that I should go to the ombudsman if I'm not happy with the solution. So, that concludes the tale of the liar/incompetence salesman working at the reeds rains branch. The back covering Sherlock Holmes from wish of a manager, and the punctual future problem solver. The message to take away When being shown round a house by one of these creatures, voice record them and make sure anything they claim is in writing. Or prepare yourself for dismissive correspondence from these used car salesmen. P.s. all email correspondence are available at request of anyone wants to see them :)

Excellent service from the Portishead branch
Charlotte went above and beyond to sell our late parents' independent living property in the town. It was a very difficult sale due to a number of factors and incredibly stressful but Charlotte handled the sale professionally and with great understanding. My brother and I would highly recommend this branch of Reeds Rains.

Poor service - Halifax
Just thought I would highlight to potential sellers the service sellers are receiving. I contacted the Halifax Branch through rightmove last weekend to view a property they had for sale. I am a cash buyer and they have still not made contact. I would. E very disappointed on this service if they had been selling my property
Hi Anita,Thank you for the comments, the property you had requested to view was extremely popular. In fact we received 50+ requests to view it which logistically can become very difficult to organise. We had attempted to contact all of the viewing requests and are sorry that this took longer than usual. Our records show that we did speak to you after this review had been left which I appreciate was frustrating for yourself as you were waiting to view. I would like to wish you the best of luck in your search for a property. Regards,Reeds Rains

Great if you like agents who lie to create a bidding war
Unfortunately Reeds Rains seem to use underhand tactics to create a bidding war - citing GDPR as a reason they cannot disclose current offers on their properties, which is not true. GDPR prevents them from disclosing any personal details on the bidder, but not the offer price / bid that they placed.I would not trust a company that outright lies to customers, to create a bidding war between interested parties. I decided against placing an offer on the property for this reason. Not an agency to be trusted.**UPDATED** This review is regarding Reeds Rains, Chesterfield Road, Sheffield.
Hello CJ - We are very sorry to read your review, I would like to look into this further for you, please can you let me know which branch it was you had dealings with?Kind regards,Reeds Rains
