I have been very happy with the service received in the sale of my mother's house. As I live 130 miles away I have been particularly dependent on Reeds Rains for communication. On meeting Jake I was impressed by his professional approach, the information he provided and his local knowledge. Subsequently we communicated by phone or by email. He responded promptly, and regularly kept in touch keeping me up to date with progress. If he wasn't available his colleagues never failed to pass on messages. I felt confidence in Jake's advice and appreciated the personal touch and efficient handling of the sale. I would certainly recommend Reeds Rains in Kenilworth.

Reeds Rains have been my letting agents…

Reeds Rains have been my letting agents for the last few years. They are the sort of agent who tend to get things done eventually, in a roundabout sort of way, but their business process is clearly chaotic and they can be a real pain. Some of the highlights of my tenancy:* Any communication needs repeatedly following up, a large number of emails get ignored.* They somehow failed to keep a copy of all the keys to my flat, so they can't get in without me there* My local branch closed down but they never thought to tell me. I only discovered because I turned up there and it was a vape shop.* They've suddenly introduced a £120 "renewal fee" for renewing contracts.On the plus side, their call-centred based maintenance system, while a little impersonal, does tend to get people out to me quickly enough. Their staff are generally friendly too, a few of them are just a bit dim-witted. If you see a place you love and it's Reeds Rains, you might have some hassle but it'll be ok.

Big Mistake to go with Reeds Rains.

We used Reed Rains Abergele to manage our property because they were local. Within a few months they closed the Abergele office. We then had to deal with their inefficient Southampton call centre. They were a disaster for us. We ended up having to deal with repairs and contractors ourselves because they didn't have any local contractors who would pay to be on their books. They got ridiculous quotes for repairs. In the end we changed to a local company but Reeds Rains want us to pay £750 to get out of a contract when it is actually them who are at fault. They unilaterally changed the terms of our service without any discussion.

We have rented a house through Reeds Rains for 2.5 years now, never had any major problems, rent inspections every 3 months, but they always manage to find an issue; carpets need cleaning, nick in Lino where dishwasher has slotted in, they’ve even gone as far as requesting us to clean the drive way, but I believe this to be the bloke that owns the house. I’m very particular my home so I was quite upset to learn that I had been judged like this! We have already come to terms with the fact that we are unlikely to receive our bond back, even though there are no major issues with the house.We have only had two cause for concern issues, the second one arising today. In the summer, no one was at home for the gas man who coincidentally knew the landlord (not Reeds Rains), personally, so he came with a spare key and let him in while no one was at home! It was actually my day off and the gas man was 30 mins earlier than expected, I had the shock of my life when I returned home. Today, I got a text from my bank to say that I was in my overdraft! I thought bloody hell, we’re not even in January yet, how did this happen?! Reeds Rains had taken two lots of rent direct debits totalling over £1500! I rang their accounts team who fobbed me off and told me it was my banks issue! After twoing and frowing, Halifax have managed to claw back one of the direct debits, but it will take 24-48 hours to show in my account. If there was a zero stars they'd get…

If there was a zero stars they'd get it! You never speak to the same person twice due to staff turnover and when you do, they do nothing about your complaint. We were left without heat or water for a week with a small child. Despite visits every 3 months where they stated everything was fine, at the end of the tenancy they delayed returning our deposit for 3 months and then stiffed us for the full amount as they said the house didn't match the original inventory. We were not given the chance to dispute this or find cheaper firms to do any work that was supposedly necessary. Absolute con artists! Complaints going to the ombudsman asap.Edit: Hilarious to see this joke of a company requested feedback about which office I had a problem with, when its the whole company. Enough with the pretend customer care on Trust Pilot! It's the treatment before hand that does the damage. What a joke.

Avoid like the plague these people do not care I have had issues builder lying constantly reported issues time and time again and nothing now my daughter has had her head injured she is only 3 years old her bedroom door is hanging off and spun back on her hitting her head I am now going to a solicitor as this was reported time and time again I would fix it MYSELF but the wood to the frame is rotted yet if your£10'behind on my rent they are calling me up truly despicable that isn't the only thing I have nothing but excuses and now my daughter is injured they want to come and fix it only after she cut her head honest do not rely on anything they say I am currently going to see a solicitor

Reeds Rains have been helping me to find tenants for my property for the last 4 years. Every step of the way, their professionalism, knowledge and processes have been outstanding. Whenever I have needed a new tenant they have gone above and beyond what I was expecting in relation to the service I paid for. Each tenant is fully vetted and every one has proved to be an excellent choice. It is always worrying when a new tenant is required, but their level of experience and the process that they have in place to find the perfect tenants has been outstanding. I cannot thank them enough for all of the help that they have given me over the last 4 years and would fully recommend their services to anyone seeking tenants for their property. I would particularly like to highlight Sarah Wisdom as the member of staff who has been my main contact - she always returns emails promptly and gives excellent advice regardless of the tenancy subject - a truly fabulous member of the Reeds Rains team and I cannot thank her enough.

Not the best experience with them

Recently booked a house viewing with them, never received any confirmation of the viewing and they never sent me the full address so I had to call up on the day to get the details and to confirm. Once we arrived the agent didn’t introduce himself at all, and just didn’t seem like he wanted to be there, he sounded very bored. He didn’t know any information about the property and couldn’t answer any questions that we had. He didn’t sell it at all, I’d be fuming if he was selling my home! Wouldn’t want to use them again

Absolute con artists. You sign a document stating rules etc. I briefly remember one of the pointers being "check out fee" but no actual figure of how much this was. To be horror I am sent a bill for £120. Apparently this is to pay for someone to walk around the house and check it is okay. Did I mention the landlord pays the same? £240 for a ten minute walk around? Really???! I then received the report back stating several issues such as lampshade missing (even though it was there but in a different place) damp and mould of front and back door (how and why that is the tenants fault is beyond me).The landlord then came back and stated she wanted £60 from my deposit because I had left my grass cutter in the garage (a phone call about this would rectified this as I forgot about it); apparently she spent 8 hours cleaning the property??? Due to the damp and mould from the doors. The house is old and both doors are old and not fit for the amount of rain water. She then also complained I had smart meters installed "without her permission" clutching at straws there, as smart meter does nothing to alter the property in any way! And aside from that I lived in this property for a year and 7 months of that I lived with a rat infestation!!! I was simply told to just go get some rat poison (even though I had a 5 year old, like you want rat poison with children inside) and some traps?? They did absolutely NOTHING until i reported it to environmental health. The whole agency is a complete rip off with hidden costs. I won't ever rent with them again or recommend them.Taking that extortionate amount of money plus £60 (conveniently a very rounded amount) off a single parent right before Christmas must make them feel really big!!
