Durham Branch - I honestly would give them 10 starts if I could! Gem and Lucy are the main people I have been dealing with in purchasing a property. They have been really helpful and understanding through the purchase ensuring that any questions we have had have been answered and liaising with the seller for us. They are polite and professional and I would not hesitate in using them to sell or purchase next time round.THANK YOU LADIES!

Dartford Branch - overall ok but consumer service experience pretty poor. Like they are constantly in a hurry and you feel more like an obstacle to them rather than a client.

Arranged to have an house valued they arranged an appointemnt and time, then confirmed it.waited in and no one turned up. I rang the Ossett branch who had arranged it all and they did not have my appointment in the diary, the woman who answered the phone on Saturday morning was also very unprofessional . As they say first impressions count and in this case it was not very good. Went with another more professional company

Currently in an awful situation with Reeds Rains. No inventory provided at beginning of lease, were lied to about the property having been professionally cleaned. They refuse to do any upkeep work, despite fully managing on behalf of the landlord. They claim "landlord must consent" prior to confirming any repair. It is a scam. Landlord is probably paying them to enjoy his/her own life, and they're squeezing us out of money with extortionate fees. We moved into the place and trash had been left in the front and back yard, food remnants in kitchen cupboards...stay away while you can! UNPROFESSIONAL PROFESSIONAL LIARS.

At first I thought yeah very good, Alison was amazing in helping get sorted. But throughout things I told them about maintenance that needed doing didn't get done or even acknowledged apart from 1 thing so had a freezing cold flat most of the time! I've now moved out early although still under contract and the communication is horrendous especially the snotty 'Andy' through email. All I asked for is dates of when the tenant was moving in and about the inventory being done but again no real answer until today when he all of a sudden gave me an exact date surprise surprise! And emailed the moving out/ maintenance team who are useless and told me nothing apart from that there was 'outstanding work' even though I've emailed issues I've had with them and issues that arose because they didn't maintain the property correctly. Still no reply from them too. Stay clear of reeds rains

TrustpilotAs a landlord - AVOID
As a landlord, I can only say that the fully managed service from ReedsRains is shambolic. They charge a lot and promise that you won't be bothered. I don't think they actually did any work whatsoever - property reports were inaccurate, faults weren't reported and faults that were reported stayed reported long after they'd been corrected. They screwed up the lease, they couldn't fill in paperwork correctly (after initially receiving completely blank forms that didn't even have their bits in) and have taken 6 months from the tenant leaving in arrears to actually get the deposit back to me - less even more management charges. The rent protection insurance appears to be a joke. I have asked for a written explanation of their behaviour as I will be going to the ombudsman.

Booked an appointment and had to wait two weeks as I needed them to visit for a valuation on a Saturday. The appointment was booked for today (Saturday 9th Feb at 12 noon). I got a call yesterday confirming the appointment, however nobody has turned up. At 12:15 we called as the agent was late (not professional), when we eventually spoke to someone we were told somebody had spoken to us to advise the appointment had been cancelled. LIARS!!!We were told reeds rains had made all their staff redundant at 5pm last night and they now only have one office in Liverpool. I feel for the people that have been made redundant, but take exception to those left lieing and not informing us.Complete joke!!! They say they take customer service seriously, if that’s them taking it seriously I dread to think of what it would be like otherwise.AVOID!!!

The worst letting agents I have ever dealt with. Repairs just go untouched for months because "The landlord refuses to do them". Staff at the local office are pleasant enough but they really shouldn't allow a landlord like this to let properties through them knowing what she is like.

Obviously can't comment on negative reviews as I suppose each office has different standards and varying levels of professionalism & customer satisfaction but the Timperley branch that managed our sale & purchase were excellent.Being in the middle of a chain, they had to allay any fears our (very accommodating) seller and, whilst also remaining patient with our buyers (very incompetent) solicitors (conveyancingexperts.co.uk .....the irony!!) They were very positive and reassuring throughout the entire process through to completion -- right through to their recommended choice of our solicitor (Irwin Mitchell - Manchester.) Given all the challenges that were put in their way and the endless chase that they had to make they got the job done. Big thanks to Phil, Shirley, Claire & James....well done!

Thieves and conmen .I was unable to move into a rental property because of the filthy condition and they refused to give me any money back , keeping all advance rent and all my deposit .Do not ever use this so called estate agent , you will be ripped off .
