We have received excellent service in every aspect of dealing with Qube letting & Sales since the apartment became available to be let out. I recently had two of my properties managed by Qube Lettings and management Manchester. I have had such positive experience with them. They managed to find tenants so quickly. I live in London and the coordination with them was so seamless. Especially Adam Wolstenholme who went beyond his responsibility in coordinating with the furnishing vendors for me. Finding tenants for new built development

I have been in touch with Adam for a few years now. Although there were some issues with the development, he has always been helpful and reassuring throughout the entire process. He managed to find 2 tenants for the asking price which was a relief for me. Very approachable and professional!

I was actually very surprised that I was selected for an apartment so modern and spacious - as I was applying alone, but Courtney assured me it was possible. I was then selected to go through the referencing process, which I passed, and now I am very happy living in the apartment. Courtney has been very helpful and responded quickly throughout the referencing process, and helping me overcome a minor problem with the property. I am very grateful with everything, and I would definitely recommend Qube Residential/Courtney to friend or family.

I rented a 9th apartment floor at Regent Plaza, Salford, managed by Qube Residential for two and a half years, and left disappointed on almost every front. The building never lived up to what was promised. The lifts were perpetually out of order, which in a block of this height is not a minor inconvenience. The concierge service we were told to expect simply did not materialise. There was no proper parking provision despite this being part of the appeal when I moved in. Worst of all, building security was effectively non-existent, on numerous occasions unknown individuals gained access to the premises at night and left the communal areas littered with nitrous oxide (laughing gas) canisters. For a managed residential block, that is a serious failure of access control and tenant safety. Reported faults were routinely ignored. When things broke, getting any response was a battle, at one point we were left to live with a broken toilet seat that was simply never dealt with. The communal environment was consistently untidy and unkempt, which only added to the sense that the building was not being properly managed or maintained. To cap it off, the end-of-tenancy process was painful. After two and a half years I was hit with sizeable charges for redecoration and cleaning despite leaving the property in good order. In my view the standard of management throughout the tenancy did not come close to justifying the rent, let alone the exit charges. I would strongly advise against renting through Qube Residential. The gap between what is promised at the point of signing and what is actually delivered day to day is wide. This is a response to your comment Qube: Thank you for acknowledging that the building management was not up to standard; that admission speaks volumes, given it formed a large part of my review. I have to correct the record on the toilet seat. It was reported and never addressed during my tenancy, contrary to what is stated here. I'd welcome you producing the records you refer to, because my recollection,and my own evidence, is very different. The last message I got from Kane Glover on the 27th of February 2024 was: "I have sent this back over to the developers to have a look at this for you ASAP" after a log trail of messages which I commenced through email on the January 30, 2024 when I realized nothing gets done on fixlo even after months of complaining which started with power tripping off when I turn on the Towel rack (which was also never fixed) . You never addressed the toilet seat so where is the evidence that you 'made me aware' that the toilet seat will not be fixed . Just own up to the fact that you need to do better as a company and stop trying to cover up your imcompetence. I have all the evidence and records if you are ready to take this up. I'm glad I've left that place, I would advise anyone planning to rent from you guys to pay attention to the 1 star-ratings, Most of the issues I complained about is consistent with other users.

Thanks for your feedback from your tenancy. We agree the building managers were not up to standard at your property but your landlords’ hands were tied with how much they could assist for areas outside of their control. We’ve checked your records and other than the toilet seat issue, all of your reports were from outside the property and your landlord’s remit. As you broke your toilet seat it was not your landlord’s desire to pay for this repair for you and you were made aware of this at the time. We understand this review is a reaction to an adjudicator awarding the landlord over £500 but you have to consider that when a completely impartial and independent party deems you have damaged the property that your expectations were misaligned on this occasion.

I would NOT recommend this letting agency based on my experience as a tenant - if I was able to I would give this letting agency no star on here - I would. Throughout my tenancy, I experienced numerous issues with the property upon moving in which were repeatedly reported but either remained unresolved or were only temporarily addressed. These included the heater coming off the wall which posed a significant hazard, no bed mattresses in a property that is advertised as fully furnished hence I was unable to sleep in a property I was paying for until they finally sorted out mattresses for me, persistent drainage problems, foul odours, waste water issues, damaged flooring and floorboards, pest concerns, overflowing bins and waste management problems, and a washing machine that remained unusable for an extended period despite multiple reports. Contractors were sent to the property on few occasions after repeated reporting, but many of the problems continued and required repeated follow-up. The drainage and odour issues were particularly frustrating and had a significant impact on my day-to-day living conditions. The situation became so serious that I felt I had no option but to involve the local council’s Environmental Health department due to the condition of the property and the lack of meaningful progress in resolving the issues. I also experienced an attempted burglary during my tenancy. The development had no CCTV coverage and there were poorly lit areas around the property, which raised serious concerns about safety and security. I emailed the letting agency and they kept shifting the blame on to Xenia Estates. I would email them and cc them in emails however nothing would get resolved. Despite the distress this caused, I felt there was very little support or reassurance provided. Communication was disappointing throughout. I had extensive email correspondence with Bethany Screeton regarding the ongoing issues however she was extremely unhelpful, defensive, often rude and condescending. Rather than focusing on resolving the concerns I was raising, I was advised not to use ChatGPT when drafting my emails, which felt entirely beside the point given the serious property and maintenance issues that were being reported. As a tenant, I expected a property that was properly maintained, safe, and fit to live in, along with responsive management when problems arose. Instead, I spent a considerable amount of time chasing repairs, reporting recurring issues, and ultimately seeking assistance from external authorities. Overall, my experience was extremely disappointing, and I would encourage prospective tenants to carefully consider these issues before renting through this agency. MY RESPONSE TO THE BELOW AS THEY HAVE DISABLED ME FROM RESPONDING: I am somewhat surprised by several statements below by the Qube - particularly as they are contradicted by the documentary evidence I have now included. The provision of new mattresses was not a demand made after moving in. It was an agreed condition of the tenancy, confirmed in writing before occupation. The mattresses were not present when I collected the keys (see attached proof). It is also incorrect to state that the council disagreed with my concerns. Following inspection, Housing Standards formally identified issues relating to ventilation, drainage/odours and raised flooring, and requested remedial action within 28 days (see attached proof) which you did not meet. The comments regarding AI are irrelevant. Whether correspondence was drafted manually or with AI assistance has no bearing on whether these issues existed, I found the attitude of Bethany very unprofessional and disrespectful. Finally, the tenancy ultimately ended by mutual agreement following these ongoing issues and failure to repair them.

We concur that the building managers are not up-keeping that building professionally and in fact the landlords are looking into rectifying together this going forward. For the issues within your property, the landlord did repair the items that they could however the nature of your requests were rather exceptional. You demanded a new mattress the day that you collected keys and the landlord replaced this within 48 hours so we are unsure as to the negative feedback you have left for this given there wasn’t actually anything wrong with the mattress on your arrival. When we attended with the council they did disagree with your claims and subsequently closed your file, which does line up with your landlord’s opinion of the matters. We asked for you to refrain from having AI compose your emails because it was raising issues that did not exist and that you yourself could not recall (even this AI review contains discrepancies!). In the interest of clear effective communication we did always call you and attend in person to accurately ascertain how your experience could be improved and issues resolved. We understand that if you prefer AI emails that you would not align with this method of customer service but I’m afraid we cannot compromise our service.

Terrible - would not recommend.

I cannot recommend Qube Residential. My tenancy was affected by ongoing disrepair issues including persistent foul odours from drainage problems, ventilation concerns, damaged flooring following leaks, and delays in resolving reported defects. These concerns were formally investigated by the local council, who issued recommendations for remedial works. Despite repeated reports and evidence provided throughout the tenancy, many issues remained unresolved, ultimately resulting in a mutually agreed early termination of the tenancy. Communication was often dismissive, especially by Bethany and some statements made in response to my concerns were not consistent with the documented evidence I hold. I would advise prospective tenants to carefully consider this when choosing a letting agent.
