Very pleased with the service and results from Nick and the Team which resulted in completion of the property on Thursday. They were able to produce a large number of viewings and I would not hesitate to recommend them.

Stourport. Very professional. Friendly and prompt. Best estate agents I have dealt with when trying to buy a house. If and when we sell again, they will absolutely be our first choice.

I can't praise Nick Millinchip and Julie Reynolds of the Stourport estate agency enough. We have dealt with them on several occasions and they are so efficient, knowledgeable, motivated and interested in achieving the best result for all concerned.

The guidance given by Nick on how to increase curb-appeal along with property value was first class, I felt Nick went the extra mile for me assisting in other areas making the whole process stress free. The house sold to the first viewer within 24 hours!! Julie in the office kept me updated without fail which got us to completion in record time. Absolutely 5 stars from me, I will definitely be using P&P again in the future on my next project :) *-*-*-*-*

Found a property that myself and my partner wanted to rent through them but after a couple of days phoning to try and arrange a viewing, finally got told that they only rent to people who are married and earn over £20,000 between them, so now have to stay in a property that is unsuitable for us until another estate agent has anything come up.NegativeResponsiveness

The state of our residential area and the surrounding grounds has fallen into a progressive state of disrepair. Phipps and Pritchard have been slow to respond to complaints and even slower to take action. Covid-19 can no longer be used as an excuse. They keep promising action but then they do not follow through and communicate. I am so far unimpressed with their customer service and their property management, or lack thereof.NegativeResponsiveness, Quality, Value

Our demands for ground rent and service charge are due to be paid in early March. Despite several requests no demands have been forthcoming. Their accounts department is hopeless. There have been times when no demands were sent out for over two years. They are very quick at sending threatening letters though. Even the contact us section sends you round in circles. My head is spinning just from trying to find the email address. The list of staff members even lists staff who no longer work there.NegativeProfessionalism
Thank you for your comments, the only delay currently in relation to service charge demands is authorisation by the Directors of the Management Company. In order for me to address the issue and assist in resolving could you advise which Development you are from. Zoe Herbert DipREA FNAEA, Partner zherbert@phippsandpritchard.co.uk

Absolutely nothing but trouble with Phipps and Pritchard Kidderminster. The flat we rented had mould, damp and noise issues with floorboards above which one elderly couple moved out over, they then proceeded to rent the flat to a single bloke who had parties and a different girl around every week. Made numerous noise complaints and nothing was done to rectify this. On visits from our (at the time) lettings manager (who was the most unhelpful and unprofessional person I have ever dealt with) it was noted we were taking the necessary measures to sort this. I had sent them pictures of the skin allergies we had due to the dampness of our bedroom. We even moved from the large room to the smaller room to avoid this damp. There was condensation between the double glazing all year round. We handed in our notice and were then given an £80 bill for the damp. We were also charged for an extractor fan which was leaking and falling off the wall due to damp which we assured us we wouldn’t be charged for. And although they now say we aren’t being charged, we haven’t been shown exact quotes what we are being charged for despite asking 3 times. It has now been 26 days since we handed the keys back and we still haven’t got our deposit. Regardless of whether they were acting on behalf of the landlord, they were extremely unhelpful from the moment we moved in.NegativeProfessionalism
Morning Stacy, your review is noted, however we confirm that NO charge has been deducted from your deposit for the extractor fan. We informed you in writing that the £80 remains protected wit the TDS The dispute service and the remainder of the deposit refunded. Should you not accept the dilapidation costs to put your appeal in writing. If no settlement has been reached then the amount will be forwarded to the TDS for their final adjudication and their decision is final. You have confirmed that you will be sending your claim to the TDS. Partner, Kidderminster Office

Phipps & Pritchard organised the auction sale our grandmothers house, they generated over 60+ viewings and we achieved a pric significantly ahead of the guide price. Nick and Julie were a pleasure to deal, and provided well informed advice during what was a tricky sale. We would highly recommend their services!PositiveResponsiveness, Quality, Professionalism, Value

0 stars. The way they have treated me is beyond disgusting despite being a vulnerable tenant. Problem after problem with my property and I have to fight them to get any repairs done. Lied to me about their rights and what they are able to do basically to fob me off. Beyond disgusting.

Appalling customer communication and…
Appalling customer communication and processes for property management. Ineffective! Needs improved IT processes so that works arranged on a rotational basis is adhered too. Currently these processes are not in place and result in increased customer expenditure when these processes fail. Not a good property management company .

Sold a property, dealt with Nick at the stourport office, his attention to detail was second to none, which helped me to achieve the asking price, very honest, did everything he promised, very professional throughout, will definitely use again.

Very poor agent
Very poor. Almost no communication for months on the apartment I listed with them for sale. After emailing twice they responded that they were “actively marketing” my property. Last contact from them was over NINE months ago! Doesn’t sound very active to me - I’d pass them by and use another local agent.

Zero out of one hundred. Phipps & Pritchard Managing Agents
Phipps & Pritchard Managing Agents. PLEASE READ TO THE END. FACTS ONLY. Phipps and Pritchard has been my managing agent since September 2018. I am a leaseholder. I’ve paid my service charge for 16 years properly. My lease states that when work needs to be done, the freeholder pays for it via his managing agent. I fought for 16 months with the old managing agent to get work done and it was. I did not receive the QUIET ENJOYMENT that my Lease includes as I was spending hours each week unpaid, fighting for my legal rights. Every Managing agent is required by law since 2014 to be a member of a Government overseen Redress Scheme. I asked my managing agents which scheme they are a part of on 3rd January 2019. I cannot find an answer and it is not clearly stated if at all on the Phippsandpritchard.co.uk web-site. Is it legal not to publish it? To me it’s a fact of Life that what goes around comes around, it’s true for freeholders, managing agents, me, and everyone. I e-mailed my managing agent on 24th September 2018 introducing myself and stating 2 unfinished matters. The bedroom storage heater was not replaced after previous work there. It took a huge number of e-mails. And almost an additional 6 weeks to have it replaced. I had to sleep in another room due to the cold. My body has a lung disease through living here (I have a doctor’s letter stating it), and the second matter to this day is still incomplete. It will be 6 months this coming Sunday since I asked Phipps and Pritchard to complete work started in June 2018 where the texture on the outside wall, an area around 10 by 3 ft is completely the wrong texture. It looks horrendous, yet smaller areas were painted in the right texture. Phipps & Pritchard said they’d send round a contractor to meet me. I gave them my outdoor buzzer position and said for him to ring my landline which I gave. Phipps & Pritchard’s contractor came, they were not able to even arrange a set time with me, and he rang my mobile not my landline. Then Phipps and Pritchard changed their minds. They’d agreed to have the work done maybe 1.5 hours would do it, but then said that they were repairing more urgent areas first. SO 9 MONTHS LATER its still not complete. They didn’t send the contractor back at an agreed time. Even as far back as 19/11 Phipps an Pritchard e-mailed me stating “In relation to the wall, I sent the pictures I have over to the contactor and asked for his explanation of the poor workmanship, but no surprise I have not received a response.” This was before the botched attempt at sending me a contractor and I always hear my doorbell buzzer even if asleep. Other repairs could take months or years. This recipe of avoiding doing 90 minutes or so work, is bound to upset a leaseholder and have them complain about you. I ask again for details of Phipps & Pritchard’s Redress Scheme. I have e-mail evidence re all of this and now for the main part. On 3rd January 2.5 months ago, I e-mailed Phipps & Pritchard stating that even though the old work was incomplete, a new issue had occurred. I always include photos where necessary. The third floor gutter was blocked and rain water was (and still is 2.5 months later) hitting the outside bottom wall of my bedroom and an area 3-4 foot by over 1ft high there has gone really really green, creating damp that may be entering my bedroom. I’ve had no clear response to this to do the work. In my experience Redress Schemes ensure that managing agents set a reasonable date for work. This is all completely UNNACCEPTABLE. I require all this work (+ a window sill that’s gone green) completed and a monetary amount for my time spent stating the truth through all of the e-mails. Phipps & Pritchard get paid for their e-mails, and it shows no respect to take other people’s time where they have speak the truth, when the work should legally be completed without the leaseholder having to e-mail month upon month. So I’m making formal complaints re Phipps & Pritchard, which will be on record forever. There’s no way out and the complaints stand whatever is said. Thank you. Interesting, it's almost 1 MONTH since I made my complaints and posted this, and Phipps & Pritchard, part of McCartneys hae NOT replied to my complaints at all, but keep taking my service charge. What goes around comes around. It will reveal for everyone.

Told off when I reported a list of issues with the property.
The house I moved into in Kidderminster had a catalogue of issues. Phipps and Pritchard told me off when I reported the issues, saying that I should have reported them when I first moved in... except that I was not aware of the issues on the day I moved in. What sort of person in working in Customer Service tells someone off over the phone when they try to report issues with the property they provided? Kidderminster is a nice area, but I would not recommend going with Phipps and Pritchard if you are looking to move here.

Not good customer service
If I could give zero stars I would. Staff in the branch were surly and dismissive a wholly disappointing experience. Poor administrative practices and poor communication policy. There are other far better estate agents for sales and letting in the area.

IN ARREARS AGAIN.
I am a pensioner, I pay my service charge by standing order. I wanted to pay by direct debit. I was told it had to be standing order. The Ground rent and Service Charge went up in March 2018 The demand due in March did not arrive until mid June, I carried on paying, they kept taking the money. I have not defaulted on payments. I am now in arrears, they want me to pay £95 per month. Which is impossible on £125, per week Pension. This has put me in dire financial difficulty. It is all down to the professional level Incompetence of Phipps and Pritchard. I have lived here for 34 years. This is the FOURTH TIME. I have been left in financial difficulty. They are useless their introduction when on hold says "We are not just a one trick Pony" More like a three legged Donkey.
