TrustpilotHow does Orbit even function?
Orbit literally just can’t cope. The call staff are ill advised. No one returns calls or emails and right now it appears Orbit are trying to duck and dive with mutual exchanges. Firstly telling people the processing is on hold and will be reviewed 15th March. Five calls and three emails later, no response to my question of has the processing re started. Went to file a complaint, only to find no submit button for your complaint form once it’s filled in..... it’s almost as if it’s done on purpose! If people call my company for an update, they don’t even wait minutes for a comprehensive answer, let alone days with no answer at all. I’m unsure how a Company functions and continues in business the way Orbit does. The CEO’s home address is public ally available to those who know where to look, and with the lack of service in getting, a letter will be heading off to his home address!

TrustpilotTenancy coach Emily
For the period of time that I have had Emily as my tenancy coach she has been brilliant at helping me get access to things I need like a washing machine and access to help for my mental health. She's always kind and caring and amazing to talk to whenever you're on the phone with her and she always does whatever she can to make sure you're okay and not stressing about anything.

TrustpilotI would give them 0 stars if I could
I would give them 0 stars if it was possible.I was contacted regarding a London living property.I was upfront about bad credit I had due to past personal problems but could show my finances are back on track. I was advice that it is reviewed in individual cases.I arranged to view the property with the estate agent. Where they said they needed to contact my landlord and work for referencing l. Again I highlighted my history and wanted to make sure I wasn’t waisting my time, before they contact my landlord.I went ahead with my referencing and was informed by the estate agent my case is being reviewed by orbit housing. This was over a week ago and my landlady has been on my case about when I’ll be leaving as she needs to get new tenants.I’ve chased both the estate agent and orbit housing and been completely ghosted ! This is so unprofessional and has put my home at risk as my landlady now thinks I want to leave because they contacted them to confirm my tenancy. You shouldn’t be able to do this to people !

TrustpilotUseless, awful maintenance department
Orbit's maintenance service is appalling. Their usual timeframe for a PRIORITY call-out is 28 days (has gone up to 90 days now due to Covid) - disgraceful. So basically your house could flood or boiler could break and even with a young child in the house, they are NEVER in a hurry to come out. When I first moved in I had no heating & hot water but they didn't care because it was a Saturday, my daughter was just 18 months old at the time and it was freezing with no hot water. They just said we'd have to wait. My neighbour also had her kitchen flood and they made her wait for a week with a very young baby and a flooded kitchen.I have had to constantly chase them for many of the calls I've logged - I have continuous problems with my boiler. I logged a call a few years ago for my shower which was scalding hot and would not adjust - they just never came back to me so I gave up trying to chase them and we just had baths. I eventually called and logged it again (they'd just closed it without bothering to resolve) and I was persistent that time - the useless moron their contractor they sent out had no idea what he was doing, said there was nothing wrong with it (scalding hot - nothing wrong!) and that I should just turn the water heat down on the boiler - not normal process that should have to happen. The second person they sent out actually fixed the shower - so the first person was just an idiot or didn't care.I've currently got a call logged because my boiler isn't working properly yet again (it breaks every few weeks after they fix it) and so far two weeks in, no contact whatsoever to arrange the call-out. Their contractor Robert Heath have just turned up out of the blue before, without any prior warning, posted a snotty 'you weren't here' card through the door & Orbit closed the call! I work, I need prior notice of the date they intend to come, they can't just turn up.They have useless contractors and shocking customer service for their maintenance department - they really don't care at all about their tenants being in bad conditions in their homes. They were dreadful before Covid, now they're even worse.

TrustpilotMy disability and depression help
Due to my disability and depression, I found myself having major problems with my bills, which had a knock-on effect on my depression. By chance, I was introduced to Susan Conway of Orbit’s tenancy sustainment team (I never knew existed), this lady, in my opinion, went above and beyond my expectations. not only sorting out my rent but also my water and Council tax, she also helped in sorting out my housing benefit. I have a spinal disability of which I take a vast amount of pain and relaxant medication, it became apparent 18 months ago that my sleep was very poor, my mattress contributed to this. After some evidence seeking and form filling, Susan was also able to help with that! now when I'm able to sleep, it's fantastic. I was also put in touch with people to help me with my depression, outside of the Council Mental Health Team. I was also introduced to Amanda who runs the online digital training, I have not yet been able to interact with this properly yet, but the one I attended was very good. I never for one minute thought I had all this help in one place, words cannot express how grateful I am for the help Susan gave me, Orbit does actually care and are ready to help their customers 100% Thank you Orbit.

In the last two weeks I have received 4 letters saying my direct debit will be on 12th Feb £85.13 on the 15Feb £94.29 then on 22nd Feb £102.62 per month. I also received a letter dated the 22ndFeb stating that I am £ 199.22 in the red. I pay by direct debit so how is it I’m in debt? Has anyone got a clue, because I haven’t. I’ve only been living here since June 2019.

Impossible to get ahold of for updates or answers.I've emailed multiple times, I keep calling and all I am told is that emails have been sent onto the relevant department and someone will get back to me within 48 hours. Well it's been 2 weeks and nothing. The people you can speak to are polite but they can't give you any substantive information. It's a real shame to treat people this way especially about something as sensitive as housing during a pandemic and recession. It's really stressful.

This is my First time living independently was overwhelmed by everything that needed Sorting. Very thankful for the guidance i received from my housing coach. Was encouraging having someone there to help with the process and made it feel less scary. I enjoyed the phone sessions because I felt more confident remembering and learning what to do in situations and how to get help if needed also the lady was so friendly. I'm amazed to hear about all the different services orbit provide to encourage and help their tenants.

Trustpilot1 star is generous
Giving Orbing Housing a 1 star is generous, unfortunately zero stars was not an option. I have lived in my apartment for 8 years. Worst 8 years of my life, however unfortunately they put the costs up so much each year, far more than inflation or any raise you get at work and rinse you with the service charge so if you live alone you never get to the point of having enough savings to be able to move. I feel totally stuck here for the foreseeable future and it's honestly depressing. I am sure there are many social housing people/on benefits that are lovely and treat their home and surroundings well. I am not shaming anyone. But the unfortunate truth is there will always be a couple in any development that do not care, as people are bound to take more care of their home and surroundings if they pay for it, and it only takes 1 or 2 people to make things a nightmare. Our apartment block is completely ruined by a couple of people and a couple of other people's teenage sons on the social housing side of things, and the people that have bought their apartments are the ones who end up paying for all of the repairs and issues caused by them. So Orbit never bother finding the culprits, installing cctv to catch anyone etc. as they just charge the home owners for everything so they don't lose out so there's no incentive to bother. These people ruin the bin rooms causing us to have to keep paying for 'deep cleans' (how is someone putting bin bags in a bin deep cleaning?), the car park and grounds are filthy. The kids cycle and scoot around the car park scratching the cars, there's marks, dents and scratches over every single communal wall from them smashing them up and down the stairs and in the lift. The lift is usually broken, there are stains and filth everywhere, people let their dogs mess in the carpark. We have an electric front and back door and car park gate. There has not been 1 six month period in 8 years when all 3 were functional at the same time. For all of these problems after a few months they fix them, and they are immediately broken again, and then every year around Christmas we are whammed with another thousand pound service charge add on fee (to clarify this is ON TOP of the monthly service charge we pay which is already extortionate considering we are paying for things like cleaning when, for example, cleaners came 3 times during 2020). I would know, I have been stuck in this hellhole working from home for the entire lockdown. I paid just under 250 pounds last year for a cleaner to visit 3 times. I cleaned our hallway the rest of the time as I didn't fancy getting covid. What is even the point fixing a gate every single year when it gets broken a week later? Just take the gate off! It's not helping anyone with security as it is immediately broken. One time someone couldn't get in the back door. I got home from work and someone had simply removed the entire door! So nothing is really secure even with all the fobs and nonsense, as you can just get some tools and take the door off entirely. That was the main selling point to me as a woman living alone, to live in this block, the security. It is not secure in the slightest. If someone can't get in they simply break the door until it opens or they take the door off. I have had people banging on my door at all times of the day or night and living alone, it's pretty scary. Overall I would recommend living in a tent, a boat, a park, a hostel, on a beach, in a tree or frankly literally anywhere on the planet over living in any orbit housing home.Edited to reply to the frankly INSANE response from orbit. I pity you for working for the atrocity that is Orbit. You are clearly not ok. Do you need someone to come and save you? Do you have a safe word? You've clearly lost your mind working there because if in EIGHT YEARS you think that all of us in this block who aren't causing all the problems have not complained to your 'customer service' phone line over and over and over again? We OBVIOUSLY have. Orbit do, and this is no exaggeration. Absolutely NOTHING. So no, I won't be phone Orbit's customer service helpline to waste an hour talking to a complete fool who will do absolutely nothing with what I tell them. I will spread the message online far and wide that nobody should ever live in Orbit homes unless they actually want to ruin their life in the hope it saves someone from the hell that I am living in.

TrustpilotOrbit don't care once they have your…
Orbit don't care once they have your money. we brought a shared ownership house with them as it was the most affordable way of getting on the property ladder. They constantly drag their heels getting the documents over to your solicitors ready for exchange and completion which causes hold ups and stress but you're invested at that point! They lie constantly and tell you either what they think you want to hear or just a blatant lie because they couldn't tell the truth if it came up and bit them on the bottom. we're still awaiting our landscaping, painting and Parking spaces numbered on our development which again we were told would happen a couple weeks after moving in (this is now months ago) when you try to chase this up they ignore your e-mails and when you phone them their 'customer support' team can't even locate your development!! and refuse to give you the details of their site manager for your development. They set up your utilities (gas/elec etc) and then don't bother giving you any account details so how are you suppose to pay your bill? let alone ring your supplier and switch tariffs or change suppliers all together. they have no point of contact for you about this either as they just abandon their 'tenants' Also I rang them to set up our direct debit for the rental portion and was told by the customer service rep that we owed them 400 Pounds.... when we had just paid the completion statement on the purchase!! which was in the thousands!! so I told them this and they 'recalculated' and somehow worked out that we still owed them about ten pounds which seems convenient..... though, in all reality it's probably another way of them scamming money out of people. even though I argued that they had already had over 2grand out of us for one thing or another during the legal process and we had paid the first 2 months of rent up front they wouldn't have any of it and lumped it onto the next rent payment, then had the nerve to say we were in arrears! My advice would be that if you decide to do shared ownership with Orbit make sure you buy enough of a share that you can get shot of them ASAP! buy more shares a couple years down the line to 'staircase' them out when you're remortgaging. that's what we plan to do!
