I am at my wit's end dealing with this company. As a leaseholder trying to sell my flat, I have been trying to get hold of three documents certifying works commissioned by Orbit and without them the sale can't go ahead. I paid £200 over three weeks ago for a management pack and was told they would be included. I specifically asked when I called as they were slow in sending it to my solicitor. The documents were not included. I have called and called and been given excuse after excuse, and no one seems to be able to get hold of these pieces of paper. I've been told that it's because people are working from home (if the job can't be done from home then don't work from home - some of us don't get a choice), that it's because they have to deal with different departments, that they don't usually provide such things (they are legally obliged to), and that the documents are in the pack (they're not). I am fed up with having the same conversation over and over again, and being lied to. I'm supposed to be moving next Friday and it isn't going to happen with this unprofessional behaviour. I start a new job soon and, at this rate, I'll be sleeping in my car.I don't usually write reviews but nobody at Orbit seems to be able to lay their hands on these pieces of paper and it's going to cost me thousands of pounds. Terrible service.

Can't give any star, but still if I want to give review I have to.This people really cheating, after finished contract in Jun now in October they says I have to pay 7 days electricity and gas bill.When I finished they need to pay me but now all went upside down....Please don't select this company at any time.Even if they offer 1 year complete free gas and electricity, no trustworthy business people.They keeping trap every ware to loot money from us.

I would give no stars but obviously can't.Do not use this company. Absolute rip off i left the company in march and they are still sending me bills for almost 5000 pounds forthe year for gas and electricity. I live in a normalsize house and due to work iam hardly at home because of travel. Money grabbing company. Solicitors are now involved

Buyer beware! I bought a house in Burton Latimer and I have had no end of problems with the boiler. It is unreliable and budget option. Once moved in a contracts exchanged Orbit want nothing to do with it. After reading more of these reviews I can now see why. They are an awful company!

DISGUSTING. To list the number of problems that we have had with orbit would take too long. But our biggest problem was our neighbours who had 5 dogs constantly barking. Repeatedly begging intimidated and bullied by them. Tenants were commuting tenancy fraud. Racist - with a video recording as evidence. Rubbish outside their garden. Photos taken. Foul use of language and continuous argue if- evidence if this all. Tenancy fraud- evidence of this too. Cameras over looking my own front and back garden. Breach of tenancy. The above is a small list of issues I’ve had with my neighbours. Despite the evidence provided to orbit. Nothing has been actioned by then but in fact they have been victimised. The entire estate has had rat problems - despite endless reports this has still not been sorted or even looked into. We literally had rats in our loft which was confirmed by a pest control agent but this was completely ok for orbit and they have still not been out to clean the rat droppings or disinfect the place. I have two children under two and I have been forced out of my house because of my neighbours. Orbit never took the time or cared to investigate my issues with them. I have been a victim of threats, verbal abuse everyday for a year, name calling, racial abuse and physically being blocked in my parking bay by my neighbour. Despite the number of complaints not only by me but other neighbours. I have been forced to be homeless with my children because orbit simply do not care for nothing other than their rent. They are a racist company or at least one particular agent is and a horrible organisation to see to your problems. They are the problem. Honestly wouldn’t recommend or praise them on absolutely anything.

Orbit everything about them is appalling. If I could give a -10 I would. I'm a single mum. Working full time. No benefits. Pay all bills on time. In December of last year the garage door came off. Still not been repaired! 8 months on. No show from mps or rcb the sub contractors on multiple occasions. That's 7 days of holiday waisted for no shows. Poor kids won't get family time they deserve. They quick to promise you it will be done after you make multiple complaints and talk you in to shutting down the complaint. My advice don't let the complaints team talk you into shutting down the complaint.The time I have waisted on the phone and waiting for invisible people to show up is ridiculous!!! Because oh quess what no show for the 7th time! Newspapers and above I go now. Lovely way to treat your tenants!!!

Orbit is disgusting the housing officer is rude and only a college student with no experience what so ever she makes tenants life a misery dont deal with complaints have they favourites to get information out of other tenants all bunch of lies dont care about there properties what so ever only money this housing association will come unstuck one day please dont rent from these people go private least your get treated better plus this housing officer Emily Burton gave me my keys back so that I could clean the flat then told me I'm safe to live here to get a eviction notice bunch of lies I've moved and another private place this person tells lies dont trust her

If I could award minus zero I would! I was without heat and hot water for 6 weeks. I am still waiting for my remedial works to be carried out 8 months after the flood, and am still waiting for the ceiling and wall to be filled after it was hacked out to put in a new flue. (2nd new flue in as many years)!! Absolutely appalling. Nobody knows what they are doing!! Nobody in the resolution team ever responds. It is a disgusting company with no regard for their tenants or homeowners. APALLING DOESN'T EVEN CUT IT.

Appaling service and landlord. Took a year to treat a cold spot on an upstairs wall, 100s of phone calls and complaints, ended up with a botch job that a year on has only just been finished. Workman broke my light, damaged my personal property, missed appointments costing me so far over £600 in wages, nobody cares or wants to help, ive been called a lier, my complaints handled incorrectly, no compensation of any kind and ultimately ended up with a botch job because the wrong workmen was sent. This is just 1 problem. Nit even going to bother reporting everything else thats wrong with the house.

Your customer service is by far and away the worst I have ever experienced in any product, service or or establishment I have encountered. You never sort any issue. I never receive a call or email back. Even when I have complained I get nothing. Gurveer was polite and nice but the company they work for should be ashamed of the service they provide. I no longer have any faith in Orbit homes, I would suggest a look at how you treat customers because it is just a constant disappointment and let down. I would advise anyone to seriously consider their options when thinking of purchasing a home with Orbit. Doubt I'll even get a response from this 1 star review.

Not even worth one star! My friend has had no hot water, no toilet facilities, no washing facilities, for days now, and we have a pandemic going on, where we are advised to wash our hands several times a day, worsened by a botched job 2 days ago, bathroom flooded, all carpet ruined, towel box and towels ruined, yet can they help? No! She took the complaint to Env Health, and is taking it further with her MP. Orbit and their sub standard contractors should be fined heavily for their total lack of concern for their tenants and breach of their level of standards which they insist are being kept to. I have read their standards, they have broken every one so far! If I could I would help but I am not in a position to due to shielding.

Terrible housing association I've been bullied by neighbours from day one after 8 months having to move no help or support from this housing association only thing they care about is money if by mistake your rent is one day late they threatened with court and phone calls but ask for help not interested just money grabbing vultures the job titles there given is a joke these rude and incompetent at best but as long as the get a wage what do they care.

I tried to pay my rent online but the site was down...I was in debt of £78 and was then sent a seek to possession order if I didn’t pay within 2 days. With COVID-19 still going on, I thought the government said no one would lose their homes but it doesn’t stop Orbit housing association sending out threatening letters and putting an already stressed mum separated from family on the verge of a breakdown!!!! I then call up to ask about the letter only to speak to someone that was so unhelpful and rude!!! I wish I was with a different housing association

I did nod add the issue though more than one. The Friday before Easter Friday my TV signal went. Nothing, I told orbit 24 hrs then 1 to 7 days. Now the 10 still Nada. Told Mr Gale MP. He has written to their Customer service Group Manager now too. Orbit do seem to think it important that I have no signal to updates news Coronovirus, I have 2 go out.? I am ex-pat + did 4 years fire fighter. Safety paramount. I got now at 63 COPD Parasthesia Excema, now Arthritis? In 3 years. They keep asking my details, Mr Gale sent too. They can ignore me, play me, not Mr Gale. All circles. Disgrace. Why. At least here I now know it's not just me.

Terrible, bunch of cowboys, they pass the buck, have u going in circles. They lose information, u ask they say 24 hrs, their form is a waste of time. They ask again and again 4 details, makes u I'll. Not fit for purpose. No TV one of their tenants I knowrate them, u say orbit, instant anger. Break promises, now they advertise help with health, stress and wellbeing? U can stop laughing. Really? All negative, must be true too many people say so, and in common.I have told them how untrustworthy they are ++++ I stand by it. Orbit read this do not reply,

Still waiting for radiator to be fixed after 2 years book days off working and no one turns up, water coming from ceiling from burst pipe I had to fix myself as they looked at it and never came back, now soil pipe broken for 11 days waste from toilet all over garden still waiting they keep giving new job numbers and nothing happens cowboys

Supposed to be affordable housing... This terrible company use service charge to completely rip off these residents.We live in shared ownership houses and the only maintance that ever needs doing is a very small area of grass to be cut a few times a year. For this they want each household to pay nearly £1000! It was originally supposed to be just over £300 per year. Imagine our suprise when we were given 14 days to pay the rest which the hadn't 'budgeted for'They then completely refuse to talk to anyone on the phone and are unable to provide any breakdown for the costs or explanation why it's 130‰ more than it should be.Obviously a complete con!!Stop ripping off people who can't afford it!! These services are supposed to help people not put them in debt!!!
