TrustpilotAbsolute crooks!!!
Supposed to be affordable housing... This terrible company use service charge to completely rip off these residents. We live in shared ownership houses and the only maintance that ever needs doing is a very small area of grass to be cut a few times a year. For this they want each household to pay nearly £1000! It was originally supposed to be just over £300 per year. Imagine our suprise when we were given 14 days to pay the rest which the hadn't 'budgeted for'They then completely refuse to talk to anyone on the phone and are unable to provide any breakdown for the costs or explanation why it's 130‰ more than it should be.Obviously a complete con!!Stop ripping off people who can't afford it!! These services are supposed to help people not put them in debt!!!

I can't believe my experience with Orbit and I haven't even moved in yet!! I just sat on a cold floor in the middle of the winter with no heating for 4 hours waiting for someone to come and turn my gas on.....took the whole day off work with NO PAY for this to then be lied to by 3 different members of this horrid team.....to be told that they don't do 'set appointments' for turning gas on, you have to wait in the property for 24 hours??!!! What a JOKE, meant to be moving in on Saturday with a child with Autism but have no heating. Please Norwich City Council take these off your property search!!! They are terrible!!! Won't be staying in the property long, getting out ASAP!!!!

TrustpilotTerrible company
Terrible company. I have had so many issues with them that I am unable to list them all. The one that sticks in my mind though is a problem with my chimney. I live in a 3 bed semi and when the workmen arrived they left promptly. They couldn't do the chimney they said as they need scaffolding to get to the roof. Now I might not be a builder but I would have thought it was fairly obvious that a chimney would be high up

TrustpilotOrbit Housing , no response to repaors
Orbit Housing have no care for their tenants or the upkeep of their properties . Their only interest is building more properties to gain more rent and get tenants to pay for services that are never carried out . Last year my neighbour had to have her ceiling removed due to asbestos in the bathroom . As all our houses were built at the same time using the same materials I assumed Orbit would contact tenants to notify them of this health hazard . More so if the ceiling has been disturbed previously . Orbit didn’t contact us so I called Orbit . I had an asbestos test throughout the house . I was worried about my sons bedroom ceiling as it has bad cracks in it and is flaking ( I’ve waited for a roof inspection for months , still waiting ) . My bathroom ceiling had previously been disturbed by Orbit replacing extractor fan ( hanging out of ceiling for months , orbit still didn’t mention asbestos when they removed the old fan ) . I had to continuously phone for Asbestos results . Instead of getting them in 10days from tests I had to involve Environmental Health to get the results . I am having a controlled removal on 20.1.2020 5 months after first bringing asbestos issue to the attention of Orbit . I have an endless list of repairs still outstanding but Orbit just are not interested . Asbestos is a life threading material and I feel Orbit as a duty of care to tenants should test their properties without tenants having to fight for it . Their chief executive does not respond to emails or letters . When Enviromental Health sent an email to the chief executive they got no response. As a tenant I stick to my side of my agreement , I keep the interior of my home to a good standard , I pay my rent and service charge . Orbit do not look after their properties or care about their tenants .

TrustpilotPossibly the worst housing association…
Possibly the worst housing association in the country, things are constantly breaking or not working and trying to get someone to come out and look at it is next to impossible, Orbit are rude, uncaring and have no concern for their tenants or their welfare. They charge for services, they no longer provide, We've been charged for a window cleaner who hasn't been in several years, We're charged for the upkeep of a gate that spends more time broken than actually working, not to mention their refusal to give you a new key fob, despite the fact that the majority of houses in the mews don't have working ones. They once expected my 85 year old disabled grandmother to squat over a bucket because the toilet that was plumbed in faulty was broken and leaking. After coming home and discovering water leaking through the kitchen ceiling, after further investigation I found it to be leaking from the boiler (The same boiler that is constantly breaking down and has little to no pressure, despite this, they still refuse to replace it) Was told they wouldn't be able to come and repair the leak for a week, Even though it was leaking onto the mains so I had to resort to putting a bowl under it and emptying it every hour or so, when they finally sent someone, it was found that the boiler was leaking carbon monoxide (and had been for a while) and were told by the engineer that we were lucky the boiler had not blown up or caught fire.So we had to have the boiler kept off and it has been turned off for almost 3 weeks now, They booked 3 separate appointments and the first 2, the engineers didn't turn up and didn't inform us they weren't coming, the third appointment was today, the engineer showed up with the wrong parts and hadn't been told what the job entailed so was unable to fix it, after a lengthy phone call in which it was explained that my mother has bowel cancer and it is essential that she is able to keep warm and clean, we were basically told it's not their problem and that we should instead just boil a kettle and fill the bath up that way. We're seriously considering reporting them to trading standards.

TrustpilotNo concern.
How this organisation is allowed to function is beyond me. Put in countless complaints about one of their properties next door where the garden is full of dog faeces. 4 dogs at the property and countless cats interbreeding. Informs me that it is an environmental health concern and that other than writing the tenant a letter, there is nothing they can do. It does not pay, or so it seems, to be an honest tenant. People should not have to put up with trash because a housing association is only concerned with getting it's rent.

TrustpilotAbsolutely disgusting customer service
Absolutely disgusting customer service. I have been waiting for 5 weeks for a repair. The contractors (FORTEM) don't show up. Or the wrong person. Orbit pass you from pillar to post, constantly saying that they will ring you back and not once have they done so. This is not the first time I have had problems with orbit and their contractors FORTEM. They are a disgrace to the housing association group of companies. Orbit have all these so called departments that you as a customer can ask for help. When in reality it's all lies and they are just putting up a front. Iff anyone can get social housing with someone else, please choose them before orbit. Mark's out of 10 for orbit and their contractors FORTEM 0/10 crap.

DO NOT RENT OR BUY FROM ORBIT! Worst landlord ever, don’t do anything about antisocial behaviour, and treat good tenants and residents like absolute rubbish once they’ve hooked you in!

TrustpilotOrbit took over the management of our…
Orbit took over the management of my daughters shared ownership freehold private estate last year and issued a section 20 series of documents outlining expensive maintenance contracts that they were about to enter into regarding the communal areas to our shared ownership houses. We have been maintaining these areas ourselves for the past 16 years with the approval of the original freeholder Chiltern hundreds / Paradigm housing association that we purchased our house through. They asked us for comments on the consultation proposals but completely ignored every single email I sent them explaining that we maintained the communal areas ourselves. They were prepared to discuss this on the phone but not in writing and also one of my neighbours arranged a meeting with the Stratford team on the phone which I attended with several other neighbours in which they produced a newly written plan of the communal areas which was different from the original which i was given on the purchase of the lease in 2002. This was pointed out to them but it was ignored, and they recently sent their appointed landscape gardeners to walk round with Leaf Blowers for several hours even though the areas were free from leafs. I have written to the Ministry for housing complaining of the way Orbit have completely ignored us during the consultation period in regard to their section 20 notice, and we are awaiting new legislation which will force freeholders to behave fairly to shared leaseholder owners in the future. Orbit have since sent out letters which show no service charges or management fees for 2019.
