The worst housing association EVER

The worst housing association EVER. All they're interested in is money. Once they have signed you in a contract, you're doomed. Never complete a repair, first time, takes days for them to attend and repair hasn't been done successfully

Construction phase with some areas being occupied by home buyers. Not worth a visit unless you're visiting people!

Hi Ian, thanks for your feedback. We’re sorry to hear you had a negative experience. Our Show Home & Sales Office is open 7 days a week (10am-5pm) with allocated parking for visitors which is at the front of the development, away from the construction area. As you can understand, this is still a working site as we have further phases to complete. Our site team manage the construction / occupied residences to ensure everyone’s safety and have won an NHBC ‘Pride in the job award’ for this development. We thank you for your patience.

Moving out an orbit property as a homeowner

Moved in to our first home as a couple 6 years ago. We had a few issues but these were to be expected with a new build. It's now come to the time we want to move on and our solicitor raised some queries with them for our sale. 3 weeks on no one can give us the answer been on hold for hours and when I finally get through no one is on hand who knows how to answer just get told its been forwarded to the revelevant team. If I don't get anything today my house sale will fall through as people in the chain are fed up of waiting for the last outstanding documents. Other people on the estate have sold houses and moved and the documents requested are nothing major why they are not included in the management pack that you have to pay £100 for I will never know!

If I could it give a -10.

If I could it give a -10 I would, lift always breaking down never fixed properly. Left my disabled mother unable to get into her home for over a week. When we struggled to get her into her flat. She was then stranded for another week. Totally implicating her health care as she has to attend regular hospital appointments which have all been cancelled. Continuously phone Orbit housing only to be fed lies and false hope. I am hoping by naming and shaming something will be done sooner. Every phone that is made were given a lip service of 48 hours until a response.

Horrible housing association in Bexley…

Horrible housing association in Bexley area, false advertisement about caring about the local community, they don't, spending loads of money building new homes for profit and meanwhile neglecting their old ugly buildings where residents have to endure the smell of dogs 💩, urine, rubbish, antisocial behaviour, faulty doors, etc... Repairs take too long to happen and when it does, it's poor quality work. We've been complaining for years and all we get it's silly excuses, no action, no call backs but rent gets collected religiously. Orbit it's a disgrace, unfortunately, I've been their tenant since 2005 n others living here longer than myself complain about the same. No home improvements, the original piping (1949) hasn't been updated, even when it bursted and major work was in need, orbit rather save money and just used pc remedy, constant blockages, everything is so old, smelly, ugly, broken, outdated n so on...the latest property manager is as useless as the previous ones. I wish I had enough money to take them to court but then again if I did, I wouldn't live here...that's why they get away with their neglect.

My mum has chronic COPD as well as just under going a hip replacement. Our down stairs toilet doesn’t flush, our boiler doesn’t work 99% of the time so she calls orbit to be told she can manage going to the upstairs toilet when she has literally been downstairs bound since having the opp. The lady said copd isn’t that bad to go upstairs and the boiler shouldn’t be a issue??!! What kind of service is this? I didn’t know they had there medical certificate or maybe they would like too take this up with a medical professional??

Digital skills and better days for to help with social isolation I’ve had for 12 years its like a prison here

Was contacted by Amy about I can have get more digital skills from a course by orbit and also any link ups to meet ups so as not to be so isolated fingers crossed she was very polite and helpful but I find orbit have been discrimative about my physical and disabilities needs in placing me on the top floor climbing four flights of stairs to my flat causing me unnecessary stress and anxiety for past 12 years although trying and tried to request a mananagement move for years …..to no avail.

The housing association who make hard working families homeless!

Not sure where to start with this housing association to be honest. 1. Moved into one of their new build properties in 2018, it was an aspire before you buy property. With every reason we wanted to buy a percentage of the property now it's 2022 and unfortunately it's a change of circumstances caused by covid and lockdowns as it affected work and my personal circumstances which I've made orbit well aware of that I can't put a percentage down on the property anymore, I've tried to work with orbit to have another 5 year contract so I can buy a percentage they refused, I asked how about changing the tenancy agreement over good tenants, always paid rent, no complaints. They refused. So instead they are serving an eviction notice when they legally can! This is now leaving me, my partner and 2 children homeless! Never heard of a housing association making a vunable family homeless. They don't understand how much this has affected me it ended up with me almost hospitalised with a psyotic breakdown which I've ended up being medicated for.How does it make sense making a good hard working family homeless all while there are people living in your properties not paying rent, damaging your properties, causing anti social behaviour! But let's make the people who always pay rent, work, good citizens on the estate homeless!2. Service charges, over charging every year since 2018. I'm being charged for services I don't even have for example window cleaning! 3. Parking. They have now decided to change parking companies. Lied to the local counseller nicola saying we have recieved letters on how to apply for a e-permit no one has recieved any letters but rules on the car park. Not enough car parking spaces for people who live on the estate! 4. Visitors are banned from parking in erith park estate. For someone like myself who need weekly support from friends, family I don't think they understand how much this is going to affect people. What about people needing carers, midwives, doctors, health visitors. 5. They lie! They have lied so many times I have lost count. They have said residents have recieved information when we haven't. People have had damage done to their properties, cars, communal postal area. Ask for cctv even the police have asked for cctv do we get it? No of course not. Constantly lying saying the cctv was down, the cctv isn't active in that area of the building. 6. Dangerous cladding which turned out not to be dangerous but now impossible for anyone to sell their properties. 7. Negligence to residents who need repairs doing. I've spoken to many neighbours where someone has a collapsed ceiling which was due to the building contractors via the cladding where water got in, got through to the ceiling this has been 2 years now. Another neighbour where her whole property is full of mould, collapsed ceilings, collapsed walls due to leaking 3 years for her now. Another neighbour her balcony glass is shattered now can not use the balcony. How dangerous is it these repairs are not getting done. I would fix minor problems myself which most residents probably do but my god collapsed ceilings due to leaking? I'm going to the local newspapers, getting solicitors involved, I have contacted watch dog, housing ombudsman, good morning Britain. the housing crisis is so bad in this country. Imagine making residents homeless, Negligence towards repairs, lying through their teeth.

Absolutely shocking housing…

Absolutely shocking housing association!! Been with these a year and the amount of phone calls/emails/complaints Iv had to make is completely ridiculous (some still on going) will give a few examples.. rented our flat to us with a very old, not working water tank so we had no hot water for (wait for it) 3 MONTHS! With two children one being a 5 month old baby, couldn’t bath etc! The next problem was upstairs had a leak and it got in to our ceiling and cut off our electric, water was dripping out of the fire alarm which orbit took off the ceiling and failed to replace for almost 2 MONTHS! The amount of times I had to call them to replace it you wouldn’t believe. Another issue.. the flats are full of damp and mould! Orbit’s reply “open windows (in January) which we had no choice but to and it was frozen in our flat, and “keep the rooms warm” sorry what?! So warm the rooms and watch the money we have spent heating the rooms leave the windows once they’re open 🤦🏻‍♀️ Our bed my babies bed are full of it.. mattresses/sheets full of mould patches and I’m on a wait to get that “looked at” seems they have “forgot” as heard… NOTHING!!! Orbit don’t give a s**t about their tenants.. but soon quick enough to chase you for rent and threaten to take you to court etc!! Trust me if I could take them for court for how we have been treated they’d soon keep their letters to themselves because they’d not have a leg to stand on.. no fire alarm for one is illegal! Disgusting HA! Can not wait to leave and I will never go with orbit again!

Still ongoing despite formal complaint

I’m writing to formally complain about the ongoing issues I have had regarding outstanding repairs, lack of communication and transparency with Orbit.Payments: In January 2022 I received a letter outlining the direct debit payments for the year. I have now just received a letter (28th March) to advise of monthly payments increasing by approximately £34 per month immediately (1st April) with no explanation of why. This is not the first time Orbit have done this and it has created a habit of increasing the monthly payments with little notice throughout the year making it impossible to budget.Property: I reported a crack in my ceiling near the boiler when I purchased the property in 2017. This was never fixed and has since got worse.Car park lighting: I first reported that one of the lights in the car park was out in summer 2021. Since then, all lights were out, and this was consistently reported throughout the winter. I mentioned the safety issue every time I called. I could not see should anyone be hanging around in the car parks. I could not see pedestrians if I was driving unless my headlights were directly on them. I have called Orbit and explained that it’s not being fixed at least 10 times this year alone, both to the repairs number and customer resolution team. Your response of booking it in with MPS is not working. The lights remain off part from one. Again, I would like this removed from my service charge and to be reimbursed for this expense from last year.Mechanic doors: Emergency exit/token entry system added incorrectly. The system (that was added to our service charge) is null and void. You can still enter the building with a key and when leaving, you don’t need to press the exit button that’s been installed, you just turn the handle as we had always done. I’m unsure of why we had to pay for this job which nobody uses as it hasn’t been done properly.Car permit enforcement: After emailing a complaint to both Orbit and HML about a parking control enforcement without consultation, I have since received the letter that was sent to the houses to be informed. The homeowners living in the blocks were not notified or added to any consultation or survey process despite the main changes taking place to the parking that’s specifically for the blocks. The issue that was reported is the commercial vans that are parked opposite the houses on the street. It would make more sense to add a red/yellow line to the areas on the street where it is dangerous to park. Why would a consultation and survey only be sent to the houses (the ones who have complained about the on-street parking issue) but the solution is to penalise the bay car parks that the blocks use? Why was the survey/consultation extended to the ones that will be most affected by this change? As stated in my previous letter, I do not consent to this or cost to be added to my service charge after 1 year.Back door is broken: The door constantly breaks and has been broken for months. The door needs to be physically held in place whilst the lock mechanism returns to actually close the door meaning that it ends up being left open.Window cleaner: I reported that the cleaner comes, only cleans the windows on the first 2 floors and doesn’t clean the back windows. This hasn’t been rectified.Bin store: The lock kept breaking and replaced with cheap locks. A resident replaced it himself with a better quality one. Further highlighting that in the event the repairs are carried out, they are done in such a cheap way that the fault keeps returning.Management fee: I’ve been requesting to meet/see/communicate with a property manager which hasn’t yet happened. With so many issues in this building, I don’t see the need for a £3456 fee.I am appalled at the lack of service, communication or care received in my five years living here. I should not have had to reach this point over repairs and issues that were quite simple to rectify.A copy of this will also be sent to the housing ombudsman.Edited to add: I've already been in touch with the customer resolution team after the last complaint, it's still outstanding.
