Completely unfit for purpose!!! AVOID AT ALL COSTS!!!

I have been an Orbit tenant since 2012. I have ongoing major issues with damp/mould throughout the property. Whilst I dealt with these issues myself, I got in touch with Orbit as a cry for help as the matter is now completely out of control and is making my children poorly due to the amount. Firstly calling Orbit on any matter seems a hassle to the advisor. They are full of attitude, rude and not willing to help. They only make notes on the computer of what they want to write not what you tell them. Property managers are in a league of there own! Paid way too much for very little work. They don't make visits as they are supposed to and when asked to speak to them they refuse to and say its not there department. What a joke!!! Bypass Orbit and go higher up if you want something done. As long as they get their rent they couldn't give a damn about the tenants. AVOID LIKE THE PLAGUE!!!!

Communication is non existent

I currently have a shared ownership property through orbit, I put in a home improvement case to replace a boiler which is approaching 15 years old to a heat pump (of which I paid £120 for the privilege). The case was raised on the 2nd January 2024 it's been over 2 months and I still haven't had a decision, I haven't even had any contact from the improvements teamYou cannot contact the home improvements team directly and in total I have spent 10+. Hours on hold to the customer service team to get updates.I raised a complaint about the situation on the 29th February, again you cannot contact the complaints team directly and was told someone will be in touch within 5 working days, surprise surprise nobody has been in touch. All in all poor showing, l still don't have a decision on replacing the boiler and I'm not even sure the complaints team exist???

Where do i even start

Where do i even start? There is this house of flats in Hastings , 16 flats, 16 families, who have been made homeless by Orbit in November 2023. I don't live in this house, but one of my family members did, and they told me, that fire alarm has been going off at least 2 times a week, but no fire or even smoke in the flats that showed up on the fire alarm board. So residents kept turning off the fire alarm themselves (some of them knew the code). Lately more people got concerned and kept ringing the fire brigade, who came out multiple times until an investigation was made to find the cause of the fire alarm going off repeatedly. Orbit knew about this situation a while already, but didn't do anything until forced by fire brigade investigations. It turned out the electric wires in the whole house are faulty and a risk to cause actual fires in the building. Besides that, structural damages have been discovered too. So they said the building is a health and safety risk and made all 16 families leave their homes. People in this house said, Orbit knew for years, there was something wrong and didnt do anything, putting scaffolding on, but no work been done. Now these families were put in travelodges and AirBnBs where most of them still reside, since November! This week they were all forced to pack all their belongings which will be placed in storage until they have a new home. Orbit made it clear there is no return to that house. They say they will start works on that house soon, but seeing as there are other Orbit houses in Hastings, that are empty since years, who knows what they'll do. Families are getting no updates about what else is happening, how long they'll be in this temporary accommodation situation. They are getting frustrated, depressed, desperate, but calls or mails are being ignored or unanswered. Families with kids, older people, disabled people. Orbit doesn't care. They made a big cut in peoples lifes, "unpleasant situation " as Orbit call it, is not even close to what is happening to these families. One family moved in only recently before everyone had to leave, another family with kids been living there for 14 years! How do people working for Orbit go home at the end of the office day and have a relaxed mind, knowing they make people suffer so badly? All they told these families was there are no properties available at the moment! But hey Orbit, at least YOU guys got your home and your sorted happy life, don't you? Be ashamed of yourselves! What you are doing is not right, don't you even care what this means to all the kids involved? Give people answers to their questions! Stop ignoring! Give them homes!! Edit: today i was informed, that some people have been put in temporary accommodation with mould and damp , they informed Orbit, but nothing has been done for WEEKS now! Also, all these families no longer access to their flat in that building , after their belongings are completely removed and in storage, the flats won't be theirs anymore, but Orbit still thought its a good idea to increase these people's rent by almost £10 a week now?! As if you're not already causing these poor people enough emotional/mental stress , yes, fair enough they keep paying the rent which will go towards the temporary accommodation rent, but also increasing the rent by (from what i heard) £10 a week, is a bit disgusting tbh.... I've never seen anything like that!!! What is wrong with you people?

Avoid at all costs!…

Absolutely abysmal company to deal with, this is my 1st shared ownership property and I can confidently say it will be my last, I was with another company before and they were far more superior than orbit, I have now been in my current property almost 18 months and had plenty of defects as you would sometimes expect but Orbit are a complete nitemare to try and contact with several calls and emails of which nobody responds to, I feel completely ignored and for several weeks now I’ve now been waiting for them to respond to me in order to fix a faulty kitchen cupboard which houses my fridge. I was informed by an engineer many months ago that it had been botched in and installed incorrectly 😤 I am still waiting for them to come and fix/ replace this whole unit, also my electric charging point does not and never has worked its utterly disgraceful! And yet orbit are quick enough at writing to me to inform me that they are again increasing the rent/service charge! Please take my advice and steer clear of buying through this company, if they continue to increase their costs with such poor customer service and non existent communication then I see no choice but to look at selling my place next year as I’ve had enough, please work on your customer service skills orbit and have the decency to get back to your paying customers!

Imogen asked for my details and since then, nothing

I posted a review on this site about 10 days ago saying how frustrated we are at being ignored by Orbit. The review was promptly addressed by Imogen asking for my contact details so she could get hold of me. I responded and since then have heard nothing! Another example of Orbit attempting to show they care when in reality it is window dressing. I even emailed the Orbit CEO to try and get action and have heard nothing back from him either.

Harassing behaviour

They have taken on a debt which I do not owe, (passed on my Scottish Power for a house they thought I lived in but it was up for sale and empty for over a year but they tried charging me for gas & elec being used, they are scam artists) orbit harass my phone multiple times a day constantly leaving voicemail and often not even stating who they are, just that it's an apparent 'urgent matter' I do not plan to contact them or pay them anything. I do sympathise for the more vulnerable as this constant harassment could be mentally draining! They also send out letters weekly.

Beware ! - The Absolute Dregs 😡

I cannot adequately convey to the reader the enormous level of detestation I have for these vile, arrogant, ignorant and blind-greedy specimens. Being completely ignored with your many property concerns and complaints is the default setting with this horrible outfit.Any tenant of this greedy and ignorant lot will know exactly where I'm coming from in this review. I'll keep it short because this collective of filth aren't worth me wasting my words.Like drugs? No problem - you'll be welcomed with open arms and you can smoke yourself as high as a kite - while polluting the flats and corridors all around you with your vile and disgusting filth. The owners will do nothing whatsoever about it - despite the fact that it clearly says in their tenancy agreement: 'We Will Not Tolerate Drugs.'I had intended to get a dog after moving in, but there's no way that I'd subject a dog to living in such an awful place as this. In my opinion, the place fails to match the standards I'd expect from a boarding kennel - so I wouldn't be so wicked and irresponsible as to expect a dog to stoop so low as to live here. This awful outfit are, in all my dealings with them, the worst dregs of their industry and a disgusting embarrassment to it.I would implore anyone at the top of their respective housing register to do diligent, painstaking research to avoid making bids on all properties owned by arrogant, money-craving, pig-ignorant firms who spout out their false promises and bull💩 - but fail to back it up ... such is my hindsight.Having a tenancy from this collection of dregs has been the single biggest, most degrading and demoralising mistake I have ever made in my lifetime. Quite how any business can even imagine that it can treat its customers in such a default disgraceful manner is completely beyond my comprehension. Oh, if only I'd had hindsight ! 😩😭Footnote: 📜To show journalistic impartiality, I should draw the reader's attention to the one and only aspect of this outfit which is second to none.No matter what the situation; no matter what time of day or night; you will always have immediate unconditional access to the finest, most reliable, most efficient service that you could ever possibly imagine ...... you can ALWAYS pay your rent - without the slightest chance of anything going wrong ... even carrier pigeons would be welcome. 💷💳Funny that !!! 🤔

FRUSTRATED AND FED UP WITH ORBIT

We live in an Orbit housing flat in Sevenoaks and the residents are so frustrated at how we are ignored. We have had massive charge increases and have repeatedly asked for explanations but get nothing back. To add insult to injury, we discovered that an EV charging point for our large complex was put outside our block and we were paying for all the electricity used. Orbit has been aware of this situation for over a year and we have not been refunded for these huge charges despite Orbit setting the system up. We are really fed up and frustrated and I would discourage anybody to buy into an Orbit property

Probably the worst HA in business

Probably the worst HA in business. Impossible to contact, slow, unhelpful. Multiple issues with their HA tenants and they won't listen to us (shared ownership) just take the tenants side. The woman who deals with it is a joke. Unsure how she has a job. Not unbiased at all. Very gullible even though the police are still involved looking into Antisocial behaviour. Their tenant didn't respond for nearly 3 weeks and then refused mediation. Closed the case. Won't listen to us. Promised us there is an end to this behaviour coming - yeah okay... If it was easier to move and leave Orbit I would. As a new mum I find their behaviour disgusting and slack. If you're considering a shared ownership property AVOID ORBIT LIKE THE PLAGUE. And if you have an issue with their tenants? Don't bother complaining. They simply don't care. Embarrassing company. Taken this further to the housing ombudsman to look into.

Where to even start

Where to even start? I'm not even an Obrit tenant. My sister has been an Orbit tenant for 4 years, and it's been nothing but mental torture. She has had to not only move into a house that wasn't ready, but the house has also slowly gotten worse over the 4 years. Orbit have done below the absolute minimum with regard to duty of care as the landlord. They've breached health and safety, concerning damaged asbestos, and a very very mouldy external wall. She's been fed lie after lie after proken promises. She's had to have her local MP involved on numerous occasions and yet still, Orbit can only seem to be able to breach their part of the tenancy agreement. All they want to do is take my sisters money, with no thought to money going back into the repairs and basic upkeep of the property. How Orbit are even allowed to exist with these kind of practises is beyond me. I just hope that eventually you will come good by your word and bring the property to an habitable level. But my sister is just not expecting much anymore and is considering her steps for the future.

May as well be in Orbit

Funny how the only responses on here from Orbit are to those that have a meagre decent experience .rubbish customer service team pointless Anti social telephone number and online form and happy to let Drug deals and violent neighbours roam the few houses that are decent where we are suffer and ignore the Police.Re Update Thank you for your response Mia kindly appreciated .this may seem quite trivial considering some reviews read " however in this day and age where for most life is difficult enough just a hint of consideration goes a long way to eleviate anxiety and distress .My Partner and Son live as peaceful existence as possible both Emergency services and both work away from Home on duty frequently on High dependency roles that take a lot of energy. So why should this concern Orbit or anyone ? Because the total disregard by certain neighbourly elements that continue to intimidate cause destruction abuse and violate my family and other peaceful residents goes overlooked all the time where not talking kids kicking a ball near a car where talking major violations that cause destruction lack of sleep theft so on so on so on and whenever the police get involved and ask us to report it all to Orbit on line and by telephone it gets ignored .28th Jan 2024 and that private contact you mention as per all conversations never materialised shameful company

The Worst Company I’ve ever dealt with

From mould caused by poor construction to rat infestations and service charges for no service, the last 8 years has been the worst experience ever! To anyone thinking about staircasing to 100% purchase don’t do it with this company involved. The customer service has gone from poor to abysmal and they’re quite happy to add arrears to your service charges and take months to investigate but then get their income team to ring you demanding the money even though I pay every month. Currently a hole in the roof - their contractors are just as bad as Orbit because they don’t turn up and you stay at home for nothing all day. They seem to think it’s acceptable for rats to get into the loft and cavity walls on an 8 year old building and say it’s not a priority job to get rid of them. The cleaning contract and gardening contract are never adhered to. I could go on but why bother - no one ever bothers to help. Please don’t get involved with this awful company - I wouldn’t wish this on anyone.

One star given as could not give 0

One star given as could not give 0. I made the mistake of buying a new build house next to Orbit Housing in 2016.After over 3 years of unmanaged ASB from their tenants, and my MP informed, as well as Mark Hoyland, the CEO directly, the community review has found in my favour that Orbit have not managed their housing stock and not fulfilled their public duty. July 21: The directors of my local council will now be speaking at director level with Orbit to ensure that they begin to manage their tenants. My report will also now go to the Housing Ombudsman which I have been warning Orbit about for years. Therefore, if you are also having ASB issues with Orbit tenants, please: Contact your local council. After three complaints, you can ask for a community review. The community review will make recommendations. Your report can be sent to the Housing Ombudsman. The conclusion from my statutory community review states that: ‘it seems abundantly clear to me that there is, and has been, ongoing anti social behaviour… involving Orbits tenants and and their tenants family members… this has been well documented.’ And yet, Orbit have done nothing to manage it, but they certainly will now.I hope that other people experiencing ASB from Orbit tenants can learn from my experience. As an organisation, they have been negligent in their duties to me and my community, which I have in black and white. Jan 2022: No acknowledgement of my official complaint to Orbit in July 2021- complaint now made to the Housing Ombudsman and my town council is seeking to keep them out of future town developments.UPDATE: Nothing was ever resolved, so I moved house, ensuring that I never bought near Orbit Housing Association. Life is quiet and as it should be now.

Avoid. Run a mile.

Avoid. It's not even the fact that things go wrong, that's to be expected. It's the lack of duty or care when you bring it to their attention. For over 2 years I'm still trying to get responses or an action plan from orbit regarding services that we're paying for as part of the service charge, that don't happen. They have neglected to action my formal complaint from February 2023 and haven't responded to the formal complaint I submitted nearly 2 weeks ago. Yet they pull extra charges out of a hat and give you days notice that the payment coming out will be double, triple (one time it was £600+) more than it's supposed to see. I literally received a letter today to say my normal direct debit collection amount will be double then it usually is. It's due to come out in 2 days. How inconsiderate. The complaint I submitted was due to you adding charges to my account without explaining what they are for and you've done it again. Absolutely disgraceful. I've already staircased and own my property but it's a shame I still have to deal with Orbit. AVOID. I gave 2 stars because the sales process was seamless... Surprise surprise.

Worst housing association ive ever been…

Worst housing association ive ever been with!! 8 months of pure hell! The person below me allowed her son to abuse animals and i reported it to the police and rspca and from then on had nothing but bricks thrown threw our windows and our lives being threatened. Not only that this women in a 1 bedroom flat had 4 xl bullies and 8 puppies which where always left in the house never walked, just left to constantly bark. Hours upon hours of cctv footage is recorded even environmental health got involved and we used there tech to record it all theres been so much evidence against this women! She also does drugs which completely smelled the block out and it would come threw my flat! Not only would that smell but the smell of dogs and there faeces would also come threw it is such a dreadful smell. But so far orbit have done nothing to help me and my partner other then shove us in bnbs and hotels even tho i still have to pay rent and council tax on a property im not even living in. The last contact i had was before xmas not one person has tried contacting us! Not long after i moved in another resident was burgled, most of the tentants in our block asked her nicely to keep it shut but she was to ignarant it took orbit months to sort out even after our windows being smashed never felt safe and nor did other neighbours. 3 flats are know empty because of this 1 women! After we got taken out of our flat she was louder then ever before and considering the other residents are elderly just shows how she doesnt have any respect. She and her son are also in the papers after serious incidents. Massive joke!
