GoogleHorrible estate agents. Only care about money..
Dear Megan, we find your comments and 1 star review unfair considering you vacated the rental property earlier than the notice period and you didn’t pay the last 2 months rent, the check-out also showed the property required extensive cleaning and repair works. We had to claim your deposit via a statutory declaration as you did not respond to the DPS within 14 days. The landlord wanted to take you to Court for the outstanding funds however you asked for a payment plan to be set up to avoid Court action which the landlord kindly agreed to however you have not committed to the payment plan and the funds are still owing. The Oakwood Estates team work hard to ensure that all parties adhere to the legal obligations agreed to and on this occasion you failed to do so. Regards, Elle Godfrey

GoogleI worked with a couple to secure a tenancy via Oakwood Estates, dealing initially with Cole Caesar, followed by Kane Barber-Moore, who took over the progression and assisted the applicants until the last moment. It was not a straight-forward process, but Kane had the patience and continued to analyse the case and advise accordingly. We are very pleased with the way the agency performed and especially Kane, that did not give up on us and followed the process professionally. Great praise for the agency as a whole! GoogleSo disappointed with the service we received from Oakwood on our end of tenancy. I would recommend avoiding Oakwood if you are a tenant looking for a property. Their only concern is the landlord. They will attempt to take huge and unfair sums from your deposit (thank goodness for the DPS). When in the house their top priority is also the landlord, meaning that nothing is fixed properly and everything is a 'bodge-job' because the landlord does not want to spend their money. Estate agents have a responsibility to protect tenants as well as provide a good service to landlords, and in our case this balance was completely off.
Dear Kitty Thank you for providing us with your feedback and I am sorry to hear of your disappointment surrounding the end of tenancy process. Oakwood Estates are contracted and work on behalf of the landlord nevertheless we do have a duty of care to our tenants and are responsible for advising landlords of their legal obligations to make sure the tenancy is compliant within the 2004 Housing Act. When maintenance issues arise we always put forward the most suitable solutions provided by our select list of approved contractors but we are not always able to persuade a landlord to opt for our recommendation. If the landlord prefers to repair an issue themselves or use a contractor which we have not approved then we have limited powers to stop this from taking place. I appreciate you feel the works that the landlord carried out during your stay were not up to standard however throughout the tenancy and during the ongoing inspections, the property condition and wellbeing of the tenants is of the upmost importance. When it comes to the deposit we initially act as a mediator and try to find an outcome that works for all parties. In this case a compromise was not possible and the landlord made a claim from your deposit in accordance with the dilapidation list which was provided by an independent inventory check out report. The landlord is at liberty to make these claims direct with the custodial depositary scheme and if the tenant disagrees the case goes to arbitration and a decision is made. This process has been designed so the agent has no control and the outcome is totally independent so I am not sure as to why you feel Oakwood Estates attempted to take ‘huge and unfair sums.’ This fundamentally is impossible as your deposit is 100% protected, the landlord has final say on the amount which is to be claimed and finally any deductions are decided by the depositary custodial scheme. We do hope we have been able to provide some clarity to the points you have raised. Yours sincerely Oakwood Estates Customer Services

Oakwood sold our house within weeks following a flood of viewings. I found the contact with the office very responsive and friendly.
