I had the greatest experience

I had the greatest experience. My sisters house was on sale for 13month when I introduced mine With National Residential who sold it with I the time frame agreed. I did tell my sister about them also she refused. Her house sold sold for what NR offered and in less time. Anyway going back to mine. It was all organised by NR.. who managed my tenants. Agents and 3rd parties. Every thin was done with me doing minimum. I would recommend National Residential to all my friends and Family. I got what I was expecting on price. I was very happy. ................................................................................................................................................................

I understand that you are unhappy. However, we went above-and-beyond to deliver a sale and completion for your mother's house: 1. we originally agreed and set out to achieve you a fixed price of £160K. We advise all sellers that our offers are reliant on selling for a sufficiently higher price at auction to cover the additional costs and make a commission. After the end of the online auction the best price achieved for your property was £164K. Therefore, after all fees were paid, we asked if you could work with a net price of £157K (leaving us with a balance of £7K to pay all fees and make a commission). You discussed this new price with your mother/family and the next day agreed to this price. You were under no obligation to agree to the £3K reduction in price. We offer a no sale no fee service. However, you agreed. 2. in order to progress your sale to completion, from the balance of £7,000, we paid for builders to attend the property twice to repair issues raised by the buyer. We also paid your legal fees and we paid the local estate agents fees. Furthermore, we had to pay £1500 to the buyer for them to agree to complete as there were still condition issues, they were unhappy with. Therefore, to get your buyer to complete, we had to work really hard and incurred these cost leaving us with a balance on £3000 + VAT commission.3. through the work we did and the costs we paid, your buyer then agreed to complete and in just over 10 weeks from agreed sale - which is a FANTASTIC timescale compared to the timescales of estate agents. 4. Your standard high street estate agent does not provide a service such as we do: paying builders to do repairs or pay fees to buyers from our commissions so they complete. They also do not drive the necessary solutions as proactively as we do. The sale is now completed. I wish you, your brother and your mother the very best of luck. Again, I fully understand that property sales can be frustrating as people have very different expectations but we all worked our socks off at National Residential to provide you with the quickest sale and best price we could for your mother and we delivered the completion at the end when the buyer could have so easily withdrawn if we had not offered the £1500 contribution form our fee. Best regards, David Coughlin (CEO)

National residential were my associates…

National residential were my associates and friend during my flat purchase when seller's solicitors and Freeholder made the transaction sticky. They were always as involved as me in getting the purchase completed. They are polite and professional and mediated effectively when negotiation was needed. David, the director, was directly involved and I appreciated his and the teams hard work.

I wanted to sell my property as soon as…

I wanted to sell my property as soon as possible so National Residential came and viewed it. They quoted for their estate agent service and their cash price. I decided to go with the cash price. I was assured by the valuer it wouldn’t change as he had discussed it with the office when at the property. I signed the paperwork and about 2 days later they tried to drop the offer by 20k as they could no longer afford to pay me what they quoted. Despite having worked the figures out previously. They then said they want to sell it on the open market for about 50k more to still give me 20k less. They then said they would pay me half upfront and half later. They jeopardised my purchase and I steered well clear. Completely unprofessional company. Steer clear! They will put your house on the market for what you could get but give you far less. Stick with a normal estate agent.

Awful

Awful - arranged a viewing, got automated texts to remind me that the agent would meet me inside. Fine to be automated if they were true. I turned up and there was no agent. A tenant in the block let me into the building and I knocked on the flat door. Tenants inside would not open the door and said they knew nothing of the viewing. Called NR and someone answered quickly (good) and they got onto the owner to speak to the tenant. Told to try knock again in 5 mins. Tenant still wouldn't open the door. Waste of time and I was told that no agent was sent for viewing as I was the only one viewing that day and they didn't know the tenants would be difficult. Not the best way to pretend I'm a valued client.... I asked if the tenants were leaving before the sale and was told I "could get rid of them if I wanted, it's up to me". Nothing mentioned on the advert about this. Total waste of time and very unlikely that I would have trust to buy a property through these people!

Agent replied · 11 June 2024

Hi, the only Saleem Aslam we have on record was abuyer registered to the auction for 56 Southampton Street, Bradford? The property sold for £48K after being listed at a guide of £25K and your last message was this bid was too high for you. Not sure why this would cause an upset for you to make sharp review? It's the nature of auctions? Thanks, David (Director)
