Do not rent with Mountgrange under any circumstance

Do not rent with Mountgrange no matter how nice you think the property is. In a decade of renting in London I’ve never experienced such awful service as a tenant. The managing agents treated the smallest requests (eg broken bathroom fan/broken door bell/broken window) as the biggest inconvenience and took months and countless emails of chasing to fix problems. The boiler (which was located in the main bedroom) was fitted without the flu sealed. This was flagged when the carbon monoxide detector went off in the middle of the night and a British Gas engineer came round. He told us to leave the flat until it was fixed or risk dying from a leak.We had a serious mould problem caused by a lack of a window in the bathroom, along with a broken extractor fan from when we moved in, and incorrect paint used for a wet room. Mountgrange took over half a year (and lots of chasing, 27 emails) to begrudgingly fix this. They sent round the same handyman three times to ‘survey’ the problem during the lockdown, and decide if it needed any work, he said yes every time and said he didn't know why they were putting off the issue. He pointed out that the walls had initially been covered in the incorrect paint. It seems Mountgrange have a habit of using shoddy workmen (noted in other google reviews).Mountgrange said they wouldn’t fix mould damage caused by a lack of extractor fan (bathroom seals) and told us to clean it, and then sent us a youtube video with cleaning instructions. They then said if it was still there when we moved out we would be liable. The ceiling lights fell out over the bath because they had been fitted incorrectly. The director of the company told us to “shove” them back in, which was tricky considering a part of the ceiling fixture was missing.Rent was increased during the pandemic, despite rents in London dropping, and they evicted us (as the landlord's had decided to sell) by just posting an eviction notice in our door. There was no cover letter / explanation / email or call. They made several deductions from the deposit for items such as redecoration - DPS ruled against much of this and awarded us that money back.Veronica W was a terrible property manager, always speaking to us in rude and aggressive tone. After leaving the property she told us they would hold on to our deposit for three months, which is against the tenancy deposit scheme (we had to go to the TDS in the end to sort it). Mountgrange act like they are not meant to provide tenants with a service, and instead simply collect rent and have little else to with them. Perhaps this was because our property was at the lower end of their price range at £1600.Myself and my housemate have never experienced such problems with any other estate agents / landlords in 20 years of combined renting. The situation let to a great deal of anxiety and stress. I urge potential renters to avoid.

Do not rent flats through this agency

Do not rent flats through this agency. I rented a flat at 39B Pembridge Villas, London, W11 3EP.I had to move out of the property due to the vibrations from the transport passing by at night. I noticed the shaking during my first night there and emailed the agency straight away. Unfortunately, I paid 6 months in advance (as I am self-employed and it seemed easier that way). The agency (Mountgrange heritage Notting Hill) and the landlord (Carlotta De Luca) were very uncompromising. I was surprised at how little sympathy they had. I have emailed them asking to call an engineer to look for a solution, but their response was - you paid and nothing could be done. My GP sent them a letter saying that the vibrations were causing headaches, but still no response. I installed the app that was measuring the vibrations and sent the results to the agency, but unfortunately, they ignored it. The engineer's fee to check the problem was over a thousand pounds which I was happy to pay but they needed to lift the carpets and the agency/landlord didn\'t allow it.They arranged a few viewings (after 4 months of weekly correspondence with them) and kept saying that they are being very generous to me. However, nothing ever came out of those viewings. Only after 6 months when I left, they waited for a month (so that they could use my deposit) and then found new tenants. The agency is called - Mountgrange heritage Notting Hill.

Fantastic Agency. Much better than the others I've worked with. Very open, transparent and clear on everything. Also particularly impressed with the attention to detail. There were a lot of details to manage as we brought on a new tenant and they managed it all superbly.

Reasonable enough at running their landlord"s property but they have failed to release the deposit 4 months later with little explanation and dwindling responsiveness.

Fortunate to lease a lovely little mews flat in Holland Park - Mountgrange helped find me a pet friendly home, and was always responsive to any questions or property issues that arose during my tenancy. A little gem of an estate agency, and a refreshing change from dealing with the often smarmy 'big' high street estate agents.

Linus who manages our flats has been so helpful and attentive , and has helped to resolve all the teething problems with our new properties. He is on hand always, responds immediately and is so easy to talk to. Do not know what we would do without him.

I have been a landlord and tenant in London. This agency is the worst I have encountered in 20 yrs. They use the cheapest workmen to conduct repairs, yet charge the landlord much higher fees. Have taken over a year to sort out a bath that would not drain, nearly six months to replace a broken washer drier, over a year to repair crumbling plaster work due a previous leak. over three years to replace carpet that was promised would be replaced upon renting the property. Their repair people are totally incompetant and make things look worse. Their policy is to delay, make excuses and more delay until the tenant eventually gets so frustrated and gives up. Compulsive liars. Landlords, if it is important to you that your property is repairsed by quality repair people and that your tenants remain happy, then stay away from this truly awful agent.NegativeResponsiveness, Quality, Professionalism, Value

Stay away from this agency and stay away from this Flat!! This is certainly the worst experience I ever had in terms of renting a place. I must precise I have rented multiple flats in multiple cities. I am also a home owner and a landlord so I know what to expect. Have been renting a flat on 18 Arundel Gardens through this agency. Everything from the first to the last day was a complete disaster: 1/ Mostly unpleasant interactions with the landlord. He didn't respect the terms of our offer and his own commitments. Came to the flat without notice using his keys which is totally illegal. Then accused us of renting the flat on Airbnb without any grounds except neighbors gossiping and wrong allegations. Then made totally irrational, non justified and non reasonable deductions on our deposit post checkout, which we contested and were eventually 90% returned following a dispute. 2/ In the meantime the quality of service proposed by Mountgrange was the poorest I ever have ever seen. Never managed to help on setting up the TV properly. Took more than 4 months to reply to us to fix the alarm....guess what...in the meantime we have been burgled and stolen highly valuable jewelries. Massive turnover within the agency which didnt help having a proper follow-up. Any request by email took ages to be taken care of. 3/ Finally asked for a 20% rent increase through utterly aggressive terms and threatened to activate the breakout otherwise. Luckily we never accepted and finally moved out which is one of the best hings that happened to us in 2019.

Highly recommended! I had my apartment on with one of the big brand estate agencies...lots of viewings but only one low offer. I fired them and worked with MountGrange instead. Within 12 days Tim and Matt found me a buyer.
