big disappointment and time loss

The disappointment I experienced during the housing follow-up and morgage research phase is indescribably bad. This company that really shouldn't be in the British market. Their sales strategies are not transparent and not fair.

Servet, Unfortunately we do have certain procedures in place prior to purchasing one of our properties. We are aware that two buyers were interested in an unreserved property, and one buyers purchasing validation was quicker than the other. We are sorry if you feel that this was not fair however we feel we have acted responsibly with regards to this matter.RegardsCustomer Service Manager

Deceiving developer/ seller

The title is in response to the review of 22/6/20.This person couldn’t be more wrong. The property we purchased came with a large access drive of which part of this is to the front of our neighbours house. When we decided to purchase our property we looked at plot 11 and plot 12 Aragon place in mid 2017.Plot 12 is the plot we chose due to the drive and being the largest plot on the development tucked away in the corner with no passing cars or pedestrians so we could have peace and quiet. For over two years this was the case and we let our neighbour occasionally park at the front of his house without making a fuss about it. Well as the saying goes “ give an inch and they will take a mile” and he tried to. During lockdown the neighbour asked if contractors could park there old tatty van on our property whilst carrying out non essential works in his house. I said no of course not.Well since then the peace and quiet we expected has been shattered every day by load music from a speaker placed outside the rear door of their property facing our garden with a dog with the loudest bark ever being made to bark as early as 05.45 in the morning and as late as 23.00 at night. He says it’s “shared access and parking” .. and Abbey homes won’t help him. No they won’t for the fundamental reason it’s NOT SHARED ACCESS AND PARKING The title deeds clearly show it’s not and every other resident on the development know it’s not and his solicitor knows it too They will never be allowed to park on our property again Nor will their any of their visitors due to all the trouble he has caused we will make sure of that. He’s even tried to block our access and was told off by another neighbour Just a trouble maker who seems extremely jealous and angry. Oh well when you get to my age you know it takes all sorts that’s for sure.

Beware!!!!!

Please beware of this awful company. Bought a house off plan. Months before it was built, our house sale fell through, less then 4 weeks later had resold only yo be told our house we had put a deposit on has been re-reserved. We have not recieved our deposit back or any written confirmation of a cancelled contract. we are now having to go down the legal route to either get our money back or the our house that we had reserved back. The liaison is absolutely awful and just said have a nice day as if nothing has happened so beware!!!!

Terrible experience at the…

Terrible experience at the Hempstead/Pear Tree development.Enquired about a property that is 8 weeks away from being built and wanted to reserve. We have sold and we are in a position to move. Tried to get an appointment and didn’t get a call back. Went to site and was told in a very rude way by the on-site sales consultant that she will let us know as and when it’s ready and as it’s not built yet we can’t reserve. Which I find odd given that you are supposed to be able to select flooring, kitchen etc off plan but how can you do that if you can’t reserve within weeks of the build date.Sales consultant was more interested in pushing me toward a plot I wasn’t interested in.Again, very rude and dismissive and told she hasn’t got time as so busy and they have people queing up to buy these houses. Highly doubt that as was trying to be pushed a house that had recently fallen through. Complained to the sales director and didn’t even receive the courtesy of a reply.Have found another new build via a different house builder that displayed first class customer service from the start. Lovely to deal with and couldn’t do enough to for us. We’ve now reserved a beautiful house elsewhere. Wouldn’t recommend this company to anybody. Worst customer service and experience I’ve ever encountered.

Owner of an Abbey home

Been an owner of an Abbey home now for 4 years and I'm still waiting for repairs to be made which were agreed upon almost 2 years ago. Repairs which are only required because of mistakes made and covered over by the original builders.I'd love to recommend Abbey but they have done nothing to deserve my recommendation. I know some people are happy with their houses, but the fact is, if you have to deal with them after the buying process, it is painfully slow. I will however mention that when you you do eventually get a reply or when I've spoken to them on the phone, they have appeared pleasant and helpful - I'm just waiting for their actions to match this.If the repairs are ever made, i'll update this review - im not holding my breath.Updated as I have recieved a response, still awaiting repairs. Upgraded to 2 stars for now.

Darland View , new Abbey home

I have lived in my beautiful Abbey home at Darland View for 4 months now . I have to say it’s absolutely everything I hoped it would be , it’s a superb location with beautiful views . The house itself is very spacious and with a superb modern design , my kitchen has quality units and inbuilt appliances , an island unit and I have well specced quality tiled bathrooms . It’s a really good design and I can’t praise this House highly enough . It’s superb . It’s got pretty white windows and quality snow white doors too , it has as my mum would say ‘curb appeal’Add to this a really big back garden with plenty of sunshine and it takes some beating this property . Thank you Abbey .One very happy customer .

I moved into Darland View, Hempstead via assisted move, The process was so smooth and easy. The finish of my home is amazing. The site manager Pat is so helpful, showed me around my property and is always around if I need any help with my new home. Steve Holbrook always answered any questions we had with our move. Huge rat problem in Abbey New Homes houses

I bought my house on an Abbey New Homes development in 2007 under a shared equity scheme in which Abbey New Homes own 25% of the properties in the scheme. Both of my neighbours in our terrace of three are also part of this scheme. I've had massive problems with rats getting into the cavity walls and up into the loft, which has been worsening in the past few years. I thought it was only me who was experiencing these issues but in October last year I discovered that lots of my neighbours on the estate are also having huge problems with rats getting into the cavity walls and up into the lofts. It's making our lives a misery, constantly hearing scuffling, pattering, gnawing, and chewing in the cavity walls and lofts and I've spent hundreds of pounds on pest control. I've contacted Environmental Health about these issues, but they are adamant that the problem is 'the poor quality of the build' of Abbey New Homes' properties. One of my neighbours dug down the side of his house to try and find out how the rats are getting into his house and found big gaps with open access to his cavity walls. Despite extensive correspondence with Abbey New Homes, they tell me that they can do nothing about it and claim the problem is nothing to do with them. They have been extremely unhelpful throughout. If you're thinking of buying a home from this company, I would strongly advise you do do some thorough research first.UPDATE, FOLLOWING ABBEY'S RESPONSE TO THIS REVIEW:I have contacted my neighbour about his empty house but he has done nothing. This is why I've contacted Abbey as they own 25% of our properties. However, they've only made cursory attempts to contact the homeowner themselves (despite informing me that he's in breach of a condition of his lease). They have also said that the 'poor quality of the build', as advised by Pest Control and Environmental Health, is nothing to do with them.

Spacious lovely design -- some awful workmanship and careless after-sales service.

Very well designed house that I bought in a small development of Abbey, and SOME of the construction work was good but it completely depended on which subcontractor was used on different houses and the supervision must have been nil. No end of snags, some important, some less so, but After Sales Service is basically nil despite the pretence of a customer service team. Two defects serious enough to be accepted by the National House Building Council's so-called "guarantee" (which isn't). I have a warm comfy modern house but several big files of the letters etc I have had to send to sort things out. We still haven't had handover of communal areas after four years, and some boundaries are wrong on our Title Plans. Oh dear. Perhaps best to buy one of Abbey Homes second-hand -- the first owner will have got it sorted out hopefully!

Regarding the boundary, we have written to you previously to confirm that there is no boundary error on our part and that it has merely been a delay in legally completing a joint boundary declaration with the NHS Trust. Excellent service

My experience from the Abbey New Homes Four Elms development Sales team has been fantastic. I started my journey with them in January 2019 and moved into my new house in October 2019. The support from the Sales team has been excellent and the communication was spot on during the buying my new home. Nightmare!!!!

We moved into our new build house in March and within 3 days provided our site manager with a 5 page list of issues. Since then, they have sent a painter and decorator once to complete some of the cosmetic issues. They have continually ignored our communications throughout this whole process and we have now contacted solicitors. Please check reviews before purchasing any homes. They are an absolute nightmare and have ruined what should have been a nice experience for us.** please may I add that this is a total lie, absolutely no one has bothered to contact us at all. We are still being ignored. These fake automated replies don't fool anyone.

Overall no issues with Abbey

Overall no issues with Abbey, and in common with all developers there are snags that needed looking at, but they continue to sort even quite minor things without any fuss.If there is any downside it's a poor online profile, and the customer care team is just too small to always be seen as efficient, when overwhelmed on occasion. I've not had an issue dealing by email, but some might and I've struggled on the odd occasion I've needed to ring to get through. Too many are keen to criticise too few to praise...but I've had almost every enquiry dealt with in a timely fashion and to my satisfaction. If anything it's the finishing trades that let them down, and that's all most customers will be concerned with... a little more care here would get rid of many of the complaint reviews.Overall a well earned 4...

Locking mechanisms on front doors failed. French doors at back dont meet in the middle !!! Metres and metres of mains electrical wires exposed and trailing across the exterior of the property. ATTENTION ATTENTION

ATTENTION ATTENTION DON'T BUY HOUSE FROM THIS DEVELOPER!! I've recently bought the house from them and I have to say that I'm deeply deeply regretting it. The standard is NONE, the level of the finished job is just below emagination, and has been done without care or any attention to detail. From day ONE we have to deal with the issues in the house which are taking forever to fix because no one including site manager is giving damm. I have had to fix some of the issues by my self coz the site manager is just coming to see the issue and just simply ignoring it. And last of all we haven't been given any welcome pack as you usually get when you're buying a new property. This is unreal!! We are first buyers, we've been working so hard to save the money to buy our property and I personally believe that it should be a happy time but in our case is an utter nightmare!

There is no option here to give a 0

There is no option here to give a 0 - a rating of 1 is far too generous for Abbey homes. Disgusting customer care. I was Pushed to exchange in March told June for completion which was already delayed from April. Anyone you speak to just lies as they want to get you off the phone as quick as possible and email updates don’t provide any information. They are quick to take your money when exchanging but after that they have no interested in you or your property. Today is September 19th and still no update regarding moving in. This has caused me and my family so many tears and so much stress they should be ashamed. I am realistic and understand that delays sometimes happen but 6 months with no information is just a joke. This is people’s livelihoods you are dealing with and what should be one of the most exciting times of my life that I have worked and saved so hard for has actually turned into a nightmare.

Horrendous customer service, total disappointment

We bought our house over 4 years ago - the level of workmanship was pretty dire, it was more of a ‘make it look good’ rather than actually do a good job. We did a lot of the snagging list ourselves after we got to around a year in, only insisting on major things like the boundary being put in the correct place and such like. I called up once and spoke to one of the directors/managers to find out when the road would have its final later put on, only for him to say it had been done.... after explaining I was looking out my window and it was definitely not finished he then proceeded to ask if I was calling him a liar and put the phone down on me!!! This is the kind of service that I have received over the 4 years of living here and it wasn’t a one off. All I would like from them is to finish the communal areas and hand it over to the management company and the council can adopt it - even that seems too much to ask as they have dragged their heels and even refused to meet the residents and management company at a meeting. I would never ever buy from Abbey Homes again, they just take your money and that’s it.

Think VERY carefully before you commit!

Hi,Unfortunately, our experiences of Abbey as a developer have been negative. Whilst this review may appear a bit of a moan it’s necessary to explain the context of the rating. If you can’t be bothered reading it all I won’t be offended but would summarise as 1. Think very carefully2. Find an existing Abbey site, visit it, knock on a door and ask someone for their experiences - if you visit us I’m sure it will be worth your while. So, as others, we purchased our property on a small development in 2014. It seems we were somewhat luckier than others as we moved in whilst other houses were still being built and whilst Abbey still had representation on site and therefore someone whom I could have ‘discussion’ with (often heated). We were also in close proximity to the show home which helped!Site management good at promises in relation to snag remediation.....poor on delivery and communication. So poor in fact that in relation to our kitchen installation we went directly to the sub-contractors head office and arranged our own remediation. They were great but even that caused grief when the Abbey site manager tried to remove him from our house to work on other properties!Other snags included incorrect plumbing of central heating resulting in all floorboards coming up (and subsequently creaky floorboards), blocked drains due to incorrect pipe fall (requiring them to be dug out and re-done), damp from a poor seal on patio door, flooding patio (bare in mind it’s a level threshold!) due to fall towards house and air bricks installed below ground level (as in buried below the level of the lawn). The ‘site’ remains exactly that - a site - as not handed over. Roads dug up only last year to install two additional surface water drains during which a gas supply pipe was damaged. These things happen but when you subsequently have to re-landscape grass verges you don’t own (materials, labour time, effort) and then get the ‘annual maintenance charge’ - which incidentally doesn’t cover landscaping as the verges are owned by the council (who have accepted nothing with the site not having been handed over) - it’s a bit much. The verges were destroyed during the works with a handful of seed being thrown down on completion. So onto the maintenance charge. Fortunately, our management company are realising the lack of service we as residents have been provided. I literally have no understanding of where the service charge is spent. Landscape maintenance? No, there has been no gardening or landscaping. Insurance for ‘shared areas’? Well, it’s still a site - nothing has been handed over so where is my liability? I wasn’t liable during construction, if they can’t be bothered to complete their obligations required for handover why should I be liable? We have a wooded (shared) area which is an accident waiting to happen - building debris, dead trees (identified as a risk to be remediated by Abbey prior to handover) - why is this suddenly my responsibility? The irony of it all is we do like the house but this is more layout (so at least they selected a decent architect) and our great neighbours. This is a review for Abbey. Would I buy another new home from Abbey? Unfortunately not, it’s not worth the hassle....from the point at which they demanded a further £10k prior to exchange, I wish we’d walked away.We are relatively happy here now having resolved the snags, but we are still having an ongoing battle to get the site completed.Prior to purchase we did travel a good way to have a look at one of there other developments- what we didn’t do was to SPEAK with any residents and chose to ignore the limited feedback posted online at that time. It’s a difficult lesson to learn and everybody makes out it’s to be expected with any new build. This has been our first experience of a new build but I can’t imagine any of the others would drag on for this long!So back to the beginning, before you commit, find one of their existing sites and try and speak to the residents and form an educated opinion. Good luck!

DO NOT BUY FROM ABBEY DEVELOPMENTS

DO NOT BUY FROM ABBEY HOMES/DEVELOPMENTSWe moved into our new home in October 2014 and regret buying from Abbey Homes. Initially they pressured us to buy our property with aggressive sales techniques and once they had our money, we have never heard from them directly. We had a total of 30 snagging issues and some are still not resolved. Our biggest gripe is that they refuse to speak/communicate with ANY residents with ongoing issues with the site namely drainage and landscaping. To highlight this point, we had an AGM in January 2019 with the management company and residents about outstanding issues. These were shared with Abbey who have now refused to meet with any residents. We requested for them to attend the next AGM but again have refused. We still live on an unfinished site which has huge health and safety/environmental issues including dead overhanging trees, poor drainage, dumped materials in woodland from when site was being finished and general unfinished landscaping.Ultimately Abbey have demonstrated they have no morals or ethics as a business and just want your money. We are currently considering creating a residents committee and then sending a signed petition by all residents to Abbey’s head office. Maybe, just maybe they might start to listen.......,..

There really isn’t a word I can think of that best describes how awful Abbey Homes are. 5 years down the line and we are living in an unfinished site. The are absolute cowboys, poor workmanship, bodged jobs, terrible finishes, terrible quality and once they have your money they couldn’t care less. Our site is an absolute mess and we are constantly fighting with Abbey and our management company to get it finished....5 years later!!
