Viewing agent did not bother to turn up to viewing appointment, had not advised me of the cancellation, and did not phone to apologise for wasting my time. I drove for an hour each way to arrive early for the arranged time, costing me annual leave and diesel, and not even an apology. Shocking! Rating would be zero if possible. *In response to the agent's explanation* There are two problems with this. Firstly, an appointment is an appointment and should be honoured, which is the general convention. Secondly, if your office chooses to observe another practice not commonly used, it should at least advise clients this is the case. The office voicemail prior to the appointment made no mention of cancellation. Furthermore, the office administrator did apologise when *I* called the office (upon having waited for the agent for 15 minutes), but the actual viewing agent who should have been the one to apologise, hasn't bothered to do anything other than wrongly refute my review. However, although I wasted several hundred pounds in time and fuel driving over an hour each way for this viewing, I am at least happy that this careless and unprofessional company will not benefit from ever selling me a property, as they have lost my custom forever.

We have a policy of not attending viewings unless the viewer has confirmed attendance on the day of the scheduled viewing. In response to ‘not even an apology,’ I called you from my mobile, no answer to my call. If you wish to arrange a viewing please let us know and we’ll be delighted to assist you. Best, Paul.

Good luck with these guys! I am so glad my association with them is over. Money driven to the extent where they threaten you that you may not get access to your own property even if legally required notice is given to your tenants! To me that was a shocker…Could never trust them again. Be ready for your emails, messages, phone calls to go unanswered once you are no longer useful to them. Thank goodness it’s OVER! Rinku

I was in trouble finding a place to rent in Glasgow region, and Property Angels found me a place that was perfect for my family. After some problems in the property, Angelina was able to work a solution with the landlord that suited all, in spite of her own interests. So, yes, I recommend them.

I’ve used Property Angels for almost ten years now and can genuinely say they provide a worthy 5 star service. As some of you who are already landlords may know BTL’s can be very trying at times, this is where Angelina and her team provide peace of mind in dealing with any problems which arise allowing me as the landlord to continue with my own busy life. I would definitely recommend Property Angels as a letting agent and would like to take this opportunity to thank Angelina and her highly skilled team for their outstanding work over the past decade. Thanks again folks.

NEVER RENT FROM THEM. Almost 2 years and repairs that were meant to be done before we moved in never got done, great if you're a landlord wanting to try and exploit tenants though. After we requested another repair (on top of the unsealed windows and broken bath) their response was an eviction. They then, after giving us our notice tried to tell us that we owed them 28 days notice within their own. I've never seen a member of citizens advice look so confused by the practice of a letting agency. In his words and the words of his colleagues and the our local housing association they "just wanted to exploit another months rent out of you". 1 star is too generous. Scam artists. This is just a short list of the problems they caused my family, they happily let a 1 year old sit in a house with a black mold issue(we would be dealing with the mold however it was caused by damaged windows throught the property and wouldn't stay gone unless repairs were done) Should say enough. We were silly not to take them to tribunal for their horrible practice. Careful when you sign a contract with them, we had an agent try to extort another half months rent for the deposit before we moved in, should have been a red flag for us. Hope anyone who reads this stays far away from these con men.

While we were abroad for a couple of years we have used this agency to let our house out. Although the staff was very polite and pleasant over the phone they were slow at responding to emails. Most of the time they were late payments. Had to remind them on several occasions that they were behind the agreed schedule. Their electrical and mechanical contractors provided no price break down for services, just an overall price for electrical works and heating system upgrade. Our furniture leather couch and chair were returned with indentation marks from the storage the agency provided. The Property Angels agency may have improved since then but our experience could have been better.

I have been really impressed with the service received from all of the staff at Property Angels. I previously managed my rental flats on my own but with work and family commitments this was not always easy. Property Angels have taken on all of my properties now and have removed any requirement for me to get involved. Repairs have been carried out quickly and to a high standard and there has been little to no gap between tenants. All in all very happy to use and to recommend.

Hello - we do not have your details on the system nor do any of our staff have any recollection of your name. I have checked our phone records and no calls were made to us within half an hour of this review being posted so think you may have mixed us up with another company. Please could you call back and speak to the manager Kelly Simms to discuss if you felt you were not treated well. Many thanks

they were pretty poor at sorting out issues we had, we often had to chase them, but there werent too many issues so wasnt a massive problem. they also tried to add uneccesary things onto our costs when we moved out, lowering the amount of our deposit we got back which was also quite cheeky. (we told them on 3 occasions throughout the year that some of us werent given bedroom keys, which wasnt a problem but when we moved out we made sure on 2 occasions they knew this was the case, and they still proceeded to charge us £70 for changing a lock...) maybe if you guys didnt try and squeeze money out of your clients unnecesarily then you wouldnt have to...

My daughter rented a property through Sales and Lettings Angels in 2018-2019. They promised the world and assured her the property would be cleaned and defects fixed before she moved in. Half price rent over the period (summer) before she moved in ....etc When one of her flat mates went to move in, it was a tip and action was requested. My daughter went down at the start of Sept 2018 (a couple of weeks later) and it was still a tip. She was ignored. So my wife went down and read the riot act. Broken beds were replaced (eventually), working fire/smoke detectors were fitted, part of the house was treated / repainted to clear the mould, other minor general repairs made. They refused to clear accumulated rubbish from back yard, fix the broken sewage vent pipe, etc .. Signficant (floor to ceiling)cracks in the wall, telephone point listed in survey was not there, gas meter (and isolation point) in one of the bedrooms (not readily accessible), etc. They had rats running inside the walls. The pipework between the draining board and sink was blocked by congealed detritus. I had to contact the Council (with photographic evidence) and an Improvement Notice was issued. This resulted in some action, but they refused to address condensation / ventilation issues in bathroom (they had to repaint again part way through the year) or PAT test electrical equipment. Made a claim against them, but they frustrated the process by refusing to give me the landlords address (address on contact given was care of Sales & Lettings Angels). Much discussion resulted, including with their solicitors; but eventually with my daughter having her final exams ...we could not take any more disruption. They have returned the deposit and we are glad to be shot of them A VERY PAINFUL LEARNING LESSON FOR MY DAUGHTER IN HER FINAL YEAR AT UNI. WOULD NOT WISH IT ON ANY ONE!!! Message to TC Hardy: You have limited time to complain to the Council (less than four weeks from moving in or the deficiencies can't / won't be recognised as being there on hand-over. Check the inspection report (the one for my daughter avoided mentioning the defects). Take digital photographs. They have date, time location encoded in to them when taken using a phone. Speak to Shelter Cymru. They have great advice. Contact the Private Rental office of Cardiff Council (shared with two other councils) for action. Citizen's Advice gave me good guidance. WRITE TO SALES AND LETTINGS ANGELS ASKING EXPLICITLY FOR THE LANDLORDS FULL NAME AND POSTAL ADDRESS. THEY NOW HAVE ABOUT TWENTY DAYS TO GIVE YOU THIS OR ARE LIABLE FIR A SUBSTANTI FINE. MAKE SURE BOTH YOU AND YOUR CHILD WRITE THE LETTER AS IT NEEDS TO COME FROM THE TENNANT.

Absolutely terrible agency from start to finish. We had to chase them throughout the moving in process, the house wasn't cleaned prior to us moving in, there was certain things that needed repairing but wasn't done. We took photos of everything. Now moving out, we've had the same issue of having to chase them. In emails prior to moving out it was stated we'd get our deposit back within 14 days of receiving the inspection report... we received that report where nothing was brought up about deductions or any further action. It has now been nearly a month since receiving that report and we still haven't heard anything back. When asked if there were any deductions being made and if that was the reason why it was taking so long, I was told that they couldn't tell me. Absolutely terrible communication and completely incompetent agency, do not use.
