Rented for 1 year, the property was great, they were not. Our tumble dryer would trip the electrics whenever turned on and they did not fix this issue until 1 month was remaining on my tenancy. To make matters worse, our fuse box was only accessible from the shop underneath the flat. So, if the electrics were tripped in the evening, the power would be out until the following morning. They repeatedly missed communications to tell them that certain times were not ideal for viewings/visits from them. Tried to take an extortionate amount out of our deposit after moving out, which fortunately DPS was able to sort out. They tried to deduct £410 for regrouting and resealing the bathroom even though the damage before and after moving out was completely identical. They even sent an email to me after moving out, advising me to seek legal action over missing rent to the amount of £793. Which was false, this was instead the amount I was disputing with DPS. They were just incredibly slow to deal with any issues raised, which was very frustrating as they had given less than 24 hours notice on multiple occasions when they wanted access to the property. Overall, very poor service and I wouldn’t ever rent from them again and would advise against anyone else doing the same. Take care :)

I am appauled that this agent is still allowed to trade!!!! Two years ago as a very new landlord I put my trust in Kelly Simms the Owner!! as I was friendly with a relative of hers. She will come across as professional and so helpful initially but it's all fake. Within weeks i realised this person is deceitful, misleading and will always try to to talk her way out of any wrong doing. I just hope that google will take notice of the misleading reviews given by staff and relatives so that people can get a true insight into how they really operate. Please feel free to message me if you require the details of events whilst this so called Angel was managing my property.

The Lettings ‘Angels’ have brought me nothing but misery. They did not give me the things promised in the tenancy agreement, and repeatedly ignored or fobbed me off for two months. They left us with damages from the previous tenants, and again ignored or fobbed us off for over 2 months. When we finally threatened them with legal action, they promptly got rid of us and handed our property over to Moginie James. Do not, under any circumstances, go with these agents. They will not care about you once they’ve got your money. The Lettings Angels have recently deleted all their (mostly negative) Facebook reviews to hide them from you. You can see this by searching them on Bing. They get their own staff to rate them 5 stars to skew the ratings in their favour. They have also created multiple 'Lettings Angels' accounts to review themselves 5 stars multiple times. Anyone is free me message me for evidence of any of this.

Hi Adam We're sorry to hear that you were unhappy during your tenancy. We did indeed try our very best to get the things agreed for you but it was purely down to the Landlord of the property who advised they would arrange these but subsequently didn't and this was completely out of our control. We tried on many, many occasions to get these resolved for you. Due to the problems that arose with the Landlord and them not carrying out agreed works promised to tenants which put our good reputation at risk, we had to dis instruct the Landlord and hand over to a different agency. Upon handover, we explained the issues fully and provided all evidence to show that we did our utmost to work with the Landlord and get your issues resolved. Evidence of this can be provided. It is extremely frustrating for us as agents when things are promised by Landlords but not delivered and they are out of our control, we can only apologise that this was the case for yourself. All of our staff members in different departments and people connected with us are all welcome to express their own opinion and rating on Google. Luckily I am not a tenant or landlord with Sales and Lettings Angels. I have witnessed how Kelly and her team treated a landlord that I know. The difficulties encountered have included: not passing on rent paid by the tenant to the landlord, failing to investigate and carry out vital repairs for a fully managed property, despite issue both reported by tenant and authorisation given by landlord. The recent 5 stars reviews which include shameless self promotion by Letting Angels themselves and some of their employees, appear to be a deliberate attempt to manipulate their ratings. Kelly is more concerned with trying to improve the online reputation of the company than actually replying to her clients and resolving real issues.

Hi Andrew As a professional agency we have only ever had one Landlord we have had to dis-instruct which we can only assume that your two, separate poor reviews are in relation to. As you have confirmed that you have had no direct dealings with us we would like to confirm that we had to dis-instruct a landlord of a property as they presented it to us for tenants to move in with dead mice under the sofa and also live rats in the kitchen area after they advised they had been to the property to clean it thoroughly for new tenants to move in. This was not our fault and when we were notified of the problem we were more than helpful and have had nothing but positive emails from the tenants regarding this matter and their tenancy with us as managing agents. All our staff members and ourselves as a company are very proud of our agency so are welcome, as everyone who directly deals with us, to express their opinion, rating and review on Google. I have had a very good experience with this agency, and particularly with Kelly. I was originally planning to rent my flat through another agency. However they reneged on the move in date they had promised. Kelly was able to get me the same flat on the original move in date, and she charged £150 less in fees. The agency has also been very good in terms of fulfilling their promises. The flat had a damaged table that they replaced in a few days. The keys I was handed somehow did not included the mailbox key, so they called a locksmith at their expense to replace the lock. The inventory they performed seems very thorough. I would recommend them highly. Edit: I have just checked out of the apartment I rented through Letting Angels. Again, the agency was entirely honest in its dealings. They have agreed to return my full deposit. I will consider going to them directly in a few months when I start looking for flats again. -Amit

My first experience with Kelly and her team was in 2015 when I asked them to take over management for one of my rental properties from another agent with whom I'd had no end of problems. Their enthusiasm and genuine interest in providing top level customer service was so refreshing and really took the stress out of renting the property. Since then they have facilitated the sale and purchase of 2 properties, and have found tenants for the new investment properties in less than 2 weeks on both occasions. They deal with problems that arise (which inevitably they do, even in the newest of properties) with utmost professionalism, and I have been particularly impressed with the sincere and honest way they treat my tenants (something I've had difficulties with other agents in the past). I think this also reflects the energetic and fun atmosphere that is apparent from a visit to the office on Woodville Road.

They took my money and not allowed to speak with the person who was spoke to me initially but hide him for speaking about the refusal of tenancy ref. I agreed that may be we failed to give reference but this agency attitude is not open mind. So, I never advised to contact for any property related with this agency. Sorry I feel hurt.

Refreshing to have a decent student letting company! I’m a parent of a student that rented a property from Lettings Angels this past year. Our experience from another lettings company (who shall remain nameless on this review), was dreadful the year before and I expected the same this year, thinking all agents were the same. But, I’ve decided that this company deserve credit where credit is due. The property that was rented was not without problems (what house is?) however, communication was always easy and apologetic for any inconvenience caused whenever the tenants had to contact and I was assured problems were being resolved- which they were, and when they said they would, which was peace of mind for me as a parent. An end of tenancy professional clean was paid for by daughter and other tenants and it was money well spent, as deposit returned in full today. Much better than other agents, who quite frankly made up issues to withhold monies. Overall, a positive experience - and I would say, if you have a choice of student property with this agent, go with them!

I do not even know where to begin with how we treated from Feb 22/23. The property wasn’t ready for our arrival and was dirty and unsanitary. Agency tried to push back the time whilst vans were loaded and waiting. Landlady pretended to be a cleaner on the day so she wouldn’t have to take ANY responsibility. Throughout the tenancy we had serious leaks and property damage from those leaks. The structure of the property was unsafe. Kitchen was falling apart. No running hot water in the downstairs toilet for months. Waited seven months for a back door key. Rotting decking which attracted rats. Moulding walls in the bathroom and the worst, rotting single glazing windows at the front of the property. Many didn’t even shut properly. But did the landlady or Sales and Lettings Angels fully support us in any of this? No. Just excuse after excuse. So much so that we eventually got the Council involved but should never have to come to that. I understand that the landlady wanted to undertake repairs herself however, if these aren’t done then surely the agency should step up and take some form responsibility. Both parties claimed they were both hard to get in contact with and it just wasn’t good enough. Then came the battle with getting our full deposit back through DPS. The amount of unanswered emails and messages showed how we were treated throughout but was still deducted £5 for a lightbulb. Wow In conclusion, PLEASE avoid this agency and their rogue landlords. It’ll cause so much stress. We had the year from hell whilst paying over £19k for the privilege. If you do decide to rent with them it’s so important to keep every message, email and record calls

If there was a 0 star that would be for them. Terrible experience. I’ve been renting 7 years in the UK but I’ve never seen an agency like that. At the start of the tenancy the property was in a really bad condition not cleaned at all. During the tenancy the kitchen roof in my property start leaking very bad. 4 months they didn’t fix it. Landlord never make any effort to repair or maintain the property. Also the letting agent never supply with letterbox key. Strongly recommend to stay away from this agency !!!

Scammed us for 4,000 pounds. First, they asked us for 2x more money than necessary and said they would issue a refund. Did not issue it until a week later. Another week passed by, and I still don't have my money back and my emails are being ignored. Not to mention they charged us £500 for a small miscommunication on the phone, even though I gave them the correct details in the email the day before. Additionally, they took another £200 of the money that was supposed to be refunded the week before to pay VAT, which I don't find fair as they were not even supposed to have this money anymore.

Hello your review is very misleading and to advised we scammed you is disgusting and unfair. You wanted to book a house - we had our reservations about whether you would pass the references and would not allow you to even pay to book the house until we were satisfied that you would all pass as we do not like tenants loosing their holding deposit should they provide false information or if their guarantor does not meet the criteria. You were made aware of both of these factors in writing PRIOR to booking to the property. You then paid the first months rent and deposit as were moving within 7 days - again you suggesting you had to pay 2 x more money is a lie. All of this is documented. The as we were initially sceptical of - your group changed numbers and people who said they would have a guarantor - suddenly no longer had one - meaning that you failed the referencing. Accepting this and the loss of your holding deposit equalling one weeks rent - you then found new house mates and asked us would it be possible to make a fresh application for the house. We accepted this and for a second time in two weeks - your new group made false references to us and for a second time your application could not progress. The landlord lost 2 weeks rent whilst we tried and failed to verify the information you provided. We refunded the entire rent you paid and balance of the deposit minus the ONE holding deposit. You had accepted risking loosing a second holding deposit when you made the second application however feeling sorry for you that your new group kept letting you down with their references we did not withhold the second holding deposit. We have 10's of emails and 78 phone notes from us trying to help you move into the house on Malefant Street and its absolutely not the fault of the agency when tenants provide false information - sign to say they understand they risk loosing a holding deposit should they lie to us and then we do use this for our wasted time. We could not have been more helpful to you and its a disgrace to suggest any thing but. For any one reading this - in line with GDPR we can supply the file and omit the names to show over the two weeks the hard work that we did to try and help Oliwia and her friends. The fact that you made the second application for the same house I believes demonstrates how happy with our service you were and you have directed the hurt caused by you not being able to get the house because of others letting you down and not because we did any thing wrong. I would like to give a special thanks to Mair Malnati who eased the whole process for me. she was always very responsive and helpful throughout the whole year. I would also like to thank the agency for not letting us freeze when our boiler got broken during the year. They immediately book an airbnb house for 4 nights in a very nice house nearby our house. The team in the office were helpful throughout our tennacy. They did have to be pestered occasionally to get a response. However, they were on the whole an alright letting agent. The deposit return process, however, is where we had major issues. Despite the check out report showing that the property was left in the same condition (in some places better) than when we moved in, our landlord still tried to claim over £400 from our deposit. After four months and being forced to go through the DPS appeal system (which I would recommend anyone with similar issues doing) we were thankfully able to get all our deposit returned to us. It is clear that some landlords represented by Lettings Angels will try and rip you off where possible. While I understand that the lettings angels team are not necessarily at fault for the greed of some their landlords, as they managed our property they ultimately foot the blame. I hope in future Lettings Angels choose only to represent landlords with morals and values who are not driven by money and greed. Sadly, I know that this is me being extremely naive and this company will likely never change. So beware! If you do choose a property managed by Lettings Angels take pictures of everything when you move in and out, and always go through the DPS appeal system. Even if you don't think you'll win.

The landlord choose to make those claims however whilst living at the property I hope that you would publicly agree that he was very good at getting any maintenance resolved. This is the letter we sent following the inspection and I highlight that we provided you with a detailed opening inventory with time stamped photos, a detailed check out inspection with time stamped photos and after moving out we emailed you this email which supports us helping you claim back any deposit you feel is unfairly being claimed. Whilst we did not choose to make the claims, we provided you from the outset with the information you would need to contest the claims which was a free service and which you were successful. We do not shy away from tenants making claims and feel our reports are fair for both landlord and tenant. Disappointing service from Letting Angels. My son moved into a property 5 weeks ago but still has not received the keys to the house and his room. He was expected to borrow keys from flat mates and still cannot lock his room. He has been trying to address this with Kelly for nearly 4weeks no to no avail. Would certainly not recommen LA. Also, the front door lock has been broken for three weeks but the landlord is in no hurry to fix it.complacent

Hello - We were only made aware of the broken lock when it was bought to our attention that you son's key had not been dropped over by the handyman. The door was fixed the same day and your son acknowledged this to us in writing. A day later having been made aware I personally dropped his key off. You son rented with us the previous year in a managed property and was very happy with us hence booking another house with us. I believe after I sent the following email to you after verbally abusing one of our staff - you have taken to post this review out of spite - this arose after you son remained in arrears thus meaning that the deposit was not released for the 1st house to allow him to clear his arrears before we claimed off him other house mates for his mistake of not paying his last months rent. Your conduct led to me reporting your behaviour towards us to Rent Smart Wales. I advised you how to complain about us but have yet received any follow up regarding this matter. ______ Sent 5th August 2022 Dear Bettina I am due to return your call on Monday however I have received three reports of abusive and threatening verbal behaviour from you and so am advising that I will not put myself in such a position as to be spoken to in the manner that you have extended to my staff. Workplace bullying will not be accepted in Sales & Lettings Angels by internal or external persons and my staff should feel safe when answering the phone they do not expect to be spoken to in the manner they have experienced this morning particularly when trying to help you. To clarify matters: Your son is in arrears - this was communicated to him in writing. The fact the rent was not paid is not our fault - your son has a contract and the rent simply should have been paid. Instead of blaming us - a simple check of your bank account would have shown you that no payment was made by yourselves. We further communicated that the reason the deposit not yet being released was due to this and still we have not received the rent. Communication was sent out to your son in May and also in June REMINDING tenants: 1) Do not cancel your standing order for June 2) Check to ensure your rent has been paid 3) Rent arrears will lead to delays in deposit releases Furthermore I emailed him to clarify this point. We are unable to order keys which has been explained to you - we have asked the landlord several times to get us keys as they are security coded and sadly we have yet to receive them. Elen has chased this up again today and provided feedback as to the date they should be expected. I absolutely appreciate this is not ideal and sympathise with the situation. Just to note that in a 6 bedroom house 5 keys were issued and only with some students paying a reduced rent to not stay at the house. It would have surely made sense for Max to request a key from his friends not staying at the house over the summer in the interim whilst the situation was sorted by the landlord. I can confirm there are no rent arrears for XXXXXXXX A copy of the complaints procedure will be sent over to you and I have copied in Rent Smart Wales to formally note an instance of unacceptable behaviour demonstrated by yourself on three occasions this morning so that it is recorded on file. Hello your review is very misleading and to advised we scammed you is disgusting and unfair. You wanted to book a house - we had our reservations about whether you would pass the references and would not allow you to even pay to book the house until we were satisfied that you would all pass as we do not like tenants loosing their holding deposit should they provide false information or if their guarantor does not meet the criteria. You were made aware of both of these factors in writing PRIOR to booking to the property. You then paid the first months rent and deposit as were moving within 7 days - again you suggesting you had to pay 2 x more money is a lie. All of this is documented. The as we were initially sceptical of - your group changed numbers and people who said they would have a guarantor - suddenly no longer had one - meaning that you failed the referencing. Accepting this and the loss of your holding deposit equalling one weeks rent - you then found new house mates and asked us would it be possible to make a fresh application for the house. We accepted this and for a second time in two weeks - your new group made false references to us and for a second time your application could not progress. The landlord lost 2 weeks rent whilst we tried and failed to verify the information you provided. We refunded the entire rent you paid and balance of the deposit minus the ONE holding deposit. You had accepted risking loosing a second holding deposit when you made the second application however feeling sorry for you that your new group kept letting you down with their references we did not withhold the second holding deposit. We have 10's of emails and 78 phone notes from us trying to help you move into the house on Malefant Street and its absolutely not the fault of the agency when tenants provide false information - sign to say they understand they risk loosing a holding deposit should they lie to us and then we do use this for our wasted time. We could not have been more helpful to you and its a disgrace to suggest any thing but. For any one reading this - in line with GDPR we can supply the file and omit the names to show over the two weeks the hard work that we did to try and help Oliwia and her friends. The fact that you made the second application for the same house I believes demonstrates how happy with our service you were and you have directed the hurt caused by you not being able to get the house because of others letting you down and not because we did any thing wrong.
