GoogleAppalling communication and unprofessional. Would not recommend. Treats both tenants and landlords with disrespect. If I could give zero stars I would. Shocking. Wouldn't believe any recent positive Google reviews, as these are clearly written by staff! I hope Google notices.

GoogleThey had been fired by my current landlord after I had to threaten legal action as they would not complete repairs I asked of them or carry out works they agreed would be in place before I moved in. They promised a bike lock would be in place as a result I had to drag my heavy bike up and down a flight of stairs for 2 months. THEY AGREED THIS WOULD BE DONE BEFORE THE START OF MY TENANCY! THEY HAD OVER 6 MONTHS TO ARRANGE THIS WITH THE LANDLORD! They attempted to get me to pay them the deposit for the flat after I had already done so! AFTER BEING LET GO BY THE LANDLORD THEY DID NOT EVEN BOTHER TO TELL ME THIS HAPPENED. I HAD TO WAIT AND BE INFORMED BY THE AGENCY WHO TOOK OVER THE PROPERTY. They simply gave me false dates in which repairs would occur which resulted in no one actually attending. They will try to put the blame on the landlord and say it frustrates them as it reflects poorly on "their good image' but surely they could have atleast let me know the repairs couldn't be taking place after no one turned up or keep me updated with what's going on in relation to communications with the landlord OR EVEN REPLY TO THE LETTER THREATENING LEGAL ACTION WHICH THEY RECIEVED AND SIGNED FOR. They say anyone is open to leave a review on Google, so they influence their staff to rate them 5 stars to screw the rating in their favor. Yet when anyone they don't recognise reviews them they immediately ask them who they are? Double standards. I would highly recommend staying clear of this place. If you do go for them be extremely careful as they often "forget" things and although they seem like they care initially, it is fake. Get everything in writting!
Hi Alliyah I have noted your above comments and I can confirm that we indeed were not ''fired'' by your current Landlord after you and the other tenants residing at the property threatened legal action. As explained to another tenant of the same property in a previous review, we tried our very best to get the things agreed for you but it was purely down to the Landlord of the property who advised that they would arrange these but subsequently didn't and unfortunately this was completely out of our control. Evidence can be provided of this and due to a variety of problems, beyond our control, we had no other option than to dis instruct the Landlord and hand over to a different agency. Upon handover, we explained the issues fully to the new agent and provided all evidence to show that we did our utmost to work with the Landlord and get your issues resolved. All tenants were emailed of this handover and evidence of this can also be supplied should it be requested. I have double checked and the email address we have for yourself was emailed to notify you of this handover. The dates we had provided you with were not 'false dates', just dates that we were told by the Landlord that the works were going to be completed. Unfortunately, despite providing the dates to us, the Landlord never carried out the work. I can only apologise that he did not carry out these works, should he have authorised us to complete the works using one of our contractors, we can assure you that these would have been completed in the timescales requested. I would like to also confirm that we do not influence our staff to post reviews. All google reviews are left by the individuals, and our staff have the same opportunities as our customers. We only ask people who we do not recognise to confirm who they are so we can look into the reasons for the review. Kindest regards The Angels

GoogleFirst two months with them was a nightmare. They have lost touch of how to deal with customers. I would give this a 2 or 3 as they aren't without redeeming qualities, but they left several 5 star reviews of themselves which is misleading and I feel this justifies my 1 star rating. You can see for yourself by comparing the names on this page to the "About Us" section on their website. Update: Received my response. I was only referring to the reviews by your employees and didn't mention any parties you are connected with, exactly how many reviews have you solicited?
Hi Joseph I'm sorry to hear that you feel your first two months have been not what you expected. As managing agents for many properties we have a range of rules and regulations we have to follow by Law and we have to abide by these. I can assure you that customer service is paramount to us and we do our utmost to ensure our tenants are happy during their tenancies. Should they not be, we look at the situation and act to address this whilst remaining compliant to the Law and Licensing. GoogleI am appauled that this agent is still allowed to trade!!!! Two years ago as a very new landlord I put my trust in Kelly Simms the Owner!! as I was friendly with a relative of hers. She will come across as professional and so helpful initially but it's all fake. Within weeks i realised this person is deceitful, misleading and will always try to to talk her way out of any wrong doing. I just hope that google will take notice of the misleading reviews given by staff and relatives so that people can get a true insight into how they really operate. Please feel free to message me if you require the details of events whilst this so called Angel was managing my property.

GoogleWorst agency ever. After paying on time every month and being very responsive to certain things we were asked to do, we never got our deposit back. The house we left behind was cleaner than when we got it, we professionally had it cleaned and there wasn't a spot insight, yet they somehow found ways to take money off our deposit, when it finally came down to receiving it, they stopped replying to the emails all together. Absolute scum. Avoid them.

GoogleThe Lettings ‘Angels’ have brought me nothing but misery. They did not give me the things promised in the tenancy agreement, and repeatedly ignored or fobbed me off for two months. They left us with damages from the previous tenants, and again ignored or fobbed us off for over 2 months. When we finally threatened them with legal action, they promptly got rid of us and handed our property over to Moginie James. Do not, under any circumstances, go with these agents. They will not care about you once they’ve got your money. The Lettings Angels have recently deleted all their (mostly negative) Facebook reviews to hide them from you. You can see this by searching them on Bing. They get their own staff to rate them 5 stars to skew the ratings in their favour. They have also created multiple 'Lettings Angels' accounts to review themselves 5 stars multiple times. Anyone is free me message me for evidence of any of this.

We tried on many, many occasions to get these resolved for you. Due to the problems that arose with the Landlord and them not carrying out agreed works promised to tenants which put our good reputation at risk, we had to dis instruct the Landlord and hand over to a different agency. Upon handover, we explained the issues fully and provided all evidence to show that we did our utmost to work with the Landlord and get your issues resolved. Evidence of this can be provided. It is extremely frustrating for us as agents when things are promised by Landlords but not delivered and they are out of our control, we can only apologise that this was the case for yourself. All of our staff members in different departments and people connected with us are all welcome to express their own opinion and rating on Google. GoogleLuckily I am not a tenant or landlord with Sales and Lettings Angels. I have witnessed how Kelly and her team treated a landlord that I know. The difficulties encountered have included: not passing on rent paid by the tenant to the landlord, failing to investigate and carry out vital repairs for a fully managed property, despite issue both reported by tenant and authorisation given by landlord. The recent 5 stars reviews which include shameless self promotion by Letting Angels themselves and some of their employees, appear to be a deliberate attempt to manipulate their ratings. Kelly is more concerned with trying to improve the online reputation of the company than actually replying to her clients and resolving real issues.
Hi Andrew As a professional agency we have only ever had one Landlord we have had to dis-instruct which we can only assume that your two, separate poor reviews are in relation to. As you have confirmed that you have had no direct dealings with us we would like to confirm that we had to dis-instruct a landlord of a property as they presented it to us for tenants to move in with dead mice under the sofa and also live rats in the kitchen area after they advised they had been to the property to clean it thoroughly for new tenants to move in. This was not our fault and when we were notified of the problem we were more than helpful and have had nothing but positive emails from the tenants regarding this matter and their tenancy with us as managing agents. All our staff members and ourselves as a company are very proud of our agency so are welcome, as everyone who directly deals with us, to express their opinion, rating and review on Google. GoogleOverall, not good. They have a really nasty habit of making convenient clerical mistakes to try and get money off you. Initially you think they are a bit disorganised and making honest errors, but as time goes on it becomes clear they are being deceptive. If you've found a decent house you're not going to change your mind based on a Google review, but if you are going to rent with these guys, don't be naïve. They give the impression they are friendly and welcoming, but it's all for show. They want your money. Make sure everything gets put in writing so you have evidence for later. Make sure one of the tenants follows up the check in report with additional notes. If they tell you something isn't damaged, or counts as wear and tear, get them to put it in an email. If you want more detail: For example they called me twice during the year saying I had missed a rent payment from a previous month, and that I would have to pay as a matter of urgency unless I sent proof of every single payment. They tried this with all of my housemates over the course of the year. Another: For the check-in report they took photos of every bedroom wardrobe, but conveniently forgot to photograph the one with broken doors. I noted it in an email. When we left they tried to charge us for a wardrobe until I resent the email. They deliberately only allow one week in July to challenge the check in report because they know most students are away over summer. Another: It is stated in the small print that rent paid within a week of the deadline will not incur a charge. However if rent is late you will get an immediate call asking for an extra £30 late fee. These examples, which seem minor in themselves, were not one off instances. They hide under excuses of miscommunication or admin mix-ups, but ultimately they are regularly putting the tenants under a burden of proof. Thankfully we were switched on and had the evidence to counter, but it is really underhanded practice. In my eyes this isn't a case of a student lettings agency being tough but fair, these guys were actively untrustworthy and unreliable during my tenancy.

We do our utmost to help as much as possible and always welcome tenants to provide evidence of any queries with our check in and check out reports. In regards to late rent payments, we ask all of our tenants to use a clear payment reference to enable us to easily find the payment in our banking system, if this is not followed then there can be a delay as we have to manually go through all payments to ensure it has been received. If the rent is found to be paid on time then a late rent charge would not be applied. We are sorry and disappointed to hear you feel you felt as agents we were untrustworthy and unreliable but would like to assure you that this is not the case. Kindest regards The Angels

GoogleAfter renting through various agencies in the past, Sales & Lettings Angels are definitely the most helpful and really go the extra mile. Kelly drove us around and showed us variety of fantastic houses, all suited to our family needs which we discussed with one of the administration staff at the time of booking. Since renting through them we have had no problems and Kelly's PA, Laura, is always on hand ensuring we are happy and are receiving the best customer service. Great company with great staff, highly recommend!

GoogleI have had a very good experience with this agency, and particularly with Kelly. I was originally planning to rent my flat through another agency. However they reneged on the move in date they had promised. Kelly was able to get me the same flat on the original move in date, and she charged £150 less in fees. The agency has also been very good in terms of fulfilling their promises. The flat had a damaged table that they replaced in a few days. The keys I was handed somehow did not included the mailbox key, so they called a locksmith at their expense to replace the lock. The inventory they performed seems very thorough. I would recommend them highly. Edit: I have just checked out of the apartment I rented through Letting Angels. Again, the agency was entirely honest in its dealings. They have agreed to return my full deposit. I will consider going to them directly in a few months when I start looking for flats again. -Amit

FacebookOn the back of one person claiming all reviews are written by friends or staff, I as a landlord rented out my apartment directly above my own home through Property Angels a few years back and had no issues whatsoever. I am not related in any way. I am certain that if you were to canvas my tenants they too would rate property angels as 5 stars.
