GoogleWe have bought and sold 15 houses in our lifetime. By far this was the most problematic due largely to the unprofessional way in which Maddy Bott handled the process. The way she communicated and tried to manipulate us, In order to progress the sale of our house to purchasers that simply could not afford it, cost us £7000. I would recommend some serious re-training for Maddy, closer supervision of Maddy by Sam Keys, who never seems to know what is going on and as a gesture of goodwill from Howard’s, the return of our £3600 fee. Dear Mr & Mrs Fruish, Thank you for your detailed feedback. We sincerely regret that you feel disappointed with the process and Maddy Bott’s conduct, and we are reviewing these internal matters. However, we must firmly defend the actions of our staff. Given the unusual complexity of your situation, including your history of pulling out of two purchases through our company which wasted significant time for all parties involved. Our team's efforts were the best actions required to help secure a successful sale, for the best price possible and ensure your move worked this time, given you had spent several months with another agent who wasn't successful in achieving a sale. The contractual fee of £3,600 has been fully earned for the following reasons: Extensive Work Completed: We invested six months in marketing the property, done a dozen viewings and a spent a further four months of dedicated sales progression, fulfilling our agreement. Seller's Final Decision: The decision to accept any offer remains entirely yours. At no point were you forced to proceed against your wishes. Wasted Time/Resources: The two previous purchases that failed due to your withdrawal represent a substantial loss of company time and resources, as well as inconvenience to other parties. Based on the extensive marketing, progression work completed, and the resources expended on your three separate attempts to buy, we have fully discharged our obligations. Therefore, we will not be issuing a refund of the £3,600 fee. We wish you well in your new home.

From the very beginning, Bruce, the Branch Letting Manager, was invaluable and patient throughout my search for a new flat. He really listened to what I was looking for and took the time to guide me through each option without any pressure, which made the whole search feel much less stressful. Once I found the right place, Amy and Charli were brilliant throughout the application and move-in process. They answered all of my questions and queries quickly and clearly, kept me updated at every stage, and made everything feel straightforward to understand. What could have been a complicated and stressful experience turned out to be smooth and well-organised. Overall, I am really happy with the service I received from Howards Great Yarmouth and would highly recommend them to anyone looking to rent in the area.
