Google**NEVER EVER AGAIN** As a Landlord I will never ever use Howards letting agents or Ben Seaman again. Initial set up costs increased from £150 2 years ago to £1,400 I April 2023, a 933% increase. Ben thought not necessary to inform myself. A commission rate of 7% was verbally agreed with Ben, when my statement came through this had increased to 10%, Ben completely denied we agreed 7%. I specified on at least 8 occasions that the garage is not part of the tenancy agreement and I require access at all times, and Ben and Ben agreed this would be written into the tenancy agreement. Suffice to say when I received a copy of the contract this was not in the contract and to top this off the tenant had parked in front of the garage, and had also been given a GARAGE KEY!!! In addition, I agreed with Ben Seaman that I wished to initially begin with a 6 month tenancy agreement to check the tenants suitability, condition they kept the property and how promptly the rent was paid - suffice to say Ben gave them a 12 month contract. On top of everything else the property was left unlocked after a viewing. After making a formal complaint, it was Ben Seaman investigating a complaint against himself and his 'conclusion' was that he had acted professionally and with honesty and integrity at all times. A complete bunch of liars, who cheat and deceive, please learn from my experience an do not even consider using these 'cowboys'.

GoogleThe service received from Jeremy has been amazing. We've had issues with essential work being done by our landlord and Jeremy has gone above and beyond. Came out and did an inspection report, kept me updated throughout, calling me when he said he would. Service above anything I've received before. Emails are answered within minutes not days, regular phone calls whenever there's an update, and a general pro-active approach to the job. Time saved during this period will mean that ultimately I'll get the keys sooner, which is what every buyer and seller wants.

GoogleUpdated! First time talking with them, I was really pleased with the service. Mark Soper was really pleasant to talk to and made everything clear for me. I booked to view a property and was *very* disappointed. To be clear, I don't blame Mark specifically for this as he said he has been with the company for only two months. The pictures for the property make it look fresh and clean, newly refurbished even, but this was clearly not the case. There was an entire wall of damp which Mark confirmed they knew about, but didn't indicate that the landlord would be making any attempt to deal with it. I have spoken to the manager since who has assured me that the landlord is dealing with it, but this doesn't change that it was incredibly misleading and deceptive for us as customers, wasting customer time as well as agents. Moral of this story: always view! Another comment I would like to point out is there appears to be a game within the office for getting the most Google reviews. There should surely be more of a push towards satisfying customers and considering their needs than promoting your competition, especially when a contract hasn't gone through. I was more inclined to leave a review after the friendly discussion over the phone than the actual viewing as I felt attended to during the call but was asked to leave one after both. If I hadn't been asked after the viewing, my original 5* review would have remained as I wouldn't have given it a second thought. The manager has called to rectify these issues so I have to give them credit for that. Let's see what the next viewings are like.

We actually got to put a face to the name last week and he is as lovely in person as he is on the phone/email. His personality shines through and nothing is too much trouble (I am sure he hears some ranting in his job) but always has a smile on his face. GoogleI have now completed the process for buying a house through Howards Estate Agency. The purchase was dealt with thoroughly and Professionally throughout by the team in the Lowestoft Office. The completion was dealt with by Ms Amy Lugo who kept me informed and advised whilst incurring some final timing difficulties. Her help was very much needed and appreciated. My opinion is that the service provided has been top class and very easy and relaxing with all questions answered on time. Very helpful and well organised operation.
