Waste of space - Ad's ruin property search

Christian · 19 June 2018 · Homewise Worthing (1 Liverpool Gardens)

Agent replied · 17 June 2024

Hi Christian, did you know that you can remove our properties from your online search really easily just by filtering out retirement homes? This should help make your search results more relevant to you. Thanks, Jenny

Often puchasing cheap homes and leasing then back to pensioners, it's a racket...

Sohiab · 19 June 2018 · Homewise Worthing (1 Liverpool Gardens)

Agent replied · 17 June 2024

Hi Sohiab, we don't actually own the properties you see advertised online. We're an estate agent and like all other estate agents, we're just offering the properties for sale. All of them are available for anyone to purchase - you'll find the details in the property listing. I hope this helps! Jenny

Annoying - advertising family homes for over 60s - 3,4,5+ bed houses. Get off Right move

Hi Loraine, if our adverts aren't relevant to you, you can easily filter them out by removing retirement homes from your search. I hope that helps! Jenny

Am searching for affordable housing for daughter and sadly Homewise seem to be buying up all such properties in the area-frustrating!

Agent replied · 17 June 2024

Hi Renata, just so you're aware, we don't actually own all of the properties you see advertised online. We're an estate agent and work like any other agent in that we're just offering them for sale. They're still available for anyone to purchase through our partner agents - you can find the details of how to do this in the full property listing. If our ads aren't relevant for you, you can easily remove them from your search by filtering out retirement homes - this should help make your search more relevant and you won't miss out on any properties because you'll still see them advertised through our partner agents. Good luck with the house hunt! Jenny

Target ting the vulnerable elderly over 65 year old into selling their property at giveaway prices How can this bee allowed in the UK Needs urgent regulatory input by the Government before someones parent /grandparent become conned!!

Jaspal · 19 June 2018 · Homewise Worthing (1 Liverpool Gardens)

Agent replied · 17 June 2024

Hi Jaspal, you've definitely got the wrong impression of what we do here! Hopefully I can help clear it up for you a bit. We don't sell people's homes at below market prices. We help people over 60 get a discount on the cost of their next home so they can move closer to family, buy a more suitable home and generally live the retirement they want, and the impact this has on people's lives is incredible - check out our Feefo reviews! One of the ways we advertise this is through Rightmove and Zoopla, where we advertise properties available with our discount (with the vendor's permission, obviously!) If someone over 60 were to buy one of these properties with a discount, the vendor would still get full market value - we'd pay market value to the vendor and the over 60s customer would pay the discounted price to us. I hope this helps to explain, but if you have any further questions then feel free to get in touch! Jenny

They take properties advertised by other agents, reduce the price of over 60's without consent. If i could give a 0 I would. Who are these con artists? As you can see on the picture, their advert with another agents pictures and floorplans....

Tq1 · 19 June 2018 · Homewise Worthing (1 Liverpool Gardens)

Agent replied · 17 June 2024

Hi Rob, that's absolutely not the case - we're an estate agent so we have to have (and do have!) permission from the vendor to advertise their property. The way it works is that we partner with numerous estate agents across the country, and as part of their service they are able to offer something called Market Plus, this basically allows their vendors to reach an increased audience for their property by marketing it both at the full asking price and at a reduced price for the over sixties. Every vendor has to give specific consent for this advertising and we do not advertise without it. I hope this makes sense. By the way, if our ads aren't relevant to you, you can stop seeing them easily by filtering out retirement homes in your search. Jenny

Lifetime lease's need urgent review by the government as far as I can see this a massive con. These types of investors are leaches that will leave you with no tangible assets that you can pass on to your family should you wish to. Take for example Herne Road Surbiton - Marketed by 2 estate agents at £850,000 offered for sale at £561,000 with home wise. You will pay £561,000 the majority of the property's value, and under the lifetime lease offered by homewise the property will revert to them once you pass away, so HomeWise will end up with a property worth £850,000 and pay only £289,000, this is before we take into account any appreciation in the propertie's value. This is a massive scam!!!!! YOU ARE MASSIVELY SUBSIDING AN INVESTMENT FOR A LONG TERM PROPERTY INVESTOR!

Shane · 19 June 2018 · Homewise Worthing (1 Liverpool Gardens)

Agent replied · 17 June 2024

Hi Shane, I'd like to reassure you that this isn't the case. As part of the Home for Life Plan, customers can choose to safeguard up to 50% of the property's future value as an inheritance. This means that if property values increase, then so will the value of your safeguarded percentage. The amount you choose to safeguard will have an impact on the amount of discount we can offer upfront, but it's really down to the customer and their priorities, which we work closely with our customers to explore and understand. If you don't have children, for example, then inheritance is often less important. It's also worth adding that everyone that uses the Home for Life Plan must be independently legally advised - we can't and won't proceed without this. Our sole aim here is to help people aged over sixty to move home. We're completely open about the fact that the Home for Life Plan isn't right for everyone, but for those that are struggling to find or afford a suitable home, it gives a valuable and much-needed option. Sorry for the long response, but I hope I've helped to address some of your concerns. Jenny

Called to check details, friendly enough, but anyone living with the over 60 will have 28 days to vacate the property when they die. Not a great thing while grieving. Considering how many bedrooms most of these property's have it would seem likely the over 60 person will not be alone to desire such a size of house. And if the over 60 did not pay extra to protect 50% of the value paid then it would be eviction without inheritance!

Very frustrating. I'm a first time buyer and all the affordable homes that would be perfect have been snapped up by this company. Even when I filter out 'retirement homes' I still get stuck with "Price reduced for the over 60s" houses and absolutely nothing left for first time buyers. Completely stagnated the local market. They've created a vacuum where all affordable homes sit on the market unpurchased and first time buyers or those with a smaller budget are left with nothing to choose from while seeing these vacant homes sit untouched. What 60 year old in Hastings can afford to/want to buy a 3 bedroom family home? Especially in an area of generally low income and high COL??? Unethical and unfair.

Agent replied · 17 June 2024

Hello there, I just wanted to help clarify how we work. We don't actually own all the properties you see advertised online - we're an estate agent and we work like all other estate agents in that we're just offering them for sale. All of them are available for anyone to purchase and you can find the details of how to do this in our property listing. We try not to make assumptions about the types of homes people over 60 would like to buy, therefore we do advertise larger homes along with bungalows and flats so that there are plenty of options available. I hope this makes sense and helps to clear things up a bit. If you have any questions at all, please don't hesitate to get in touch with us and we'll be happy to help. Jenny

I sold a property to Homewise this year and found them to be very professional and proactive buyers. I would have no hesitation in selling property to them in the future or recommending my clients to them. Owner of Corbin & Co Estate Agents - Bournemouth

No stars if it could. Just Another rip off company with extortionate rates.....swerve like the plague, they need to be taken off rightmove-is a nightmare now looking for an affordable home, am fed up of seeing family homes now advertised for the over 60's at ridiculous prices. These companies should be banned.

I dont need to take notice of this as i am not entitled to the equity release scheme. However, having this on Rightmove, makes looking for properties extremely hard and alot more stressful than it needs to be! You have to sieve through all of the homewise properties until you find 1 property on a page that isnt homewise! GET OFF RIGHTMOVE! if agents want to use you, have it as part of the description on their post!
