GoogleMy partner and I have had a brilliant experience with Goodfellows Cheam, and in particular Yasmin, prior to moving into our rental flat. She’s been so helpful, answering all of our questions, even the very specific ones! Responses have been really quick and she’s been accommodating throughout. During tenancy as well Goodfellows are very quick to resolve any maintenance issues or any queries should you have them.

GoogleI had a positive experience with this Goodfellows while renting my new flat. Fella and Yasmin were professional, responsive, and helpful throughout the entire process. They guided me clearly through the paperwork and were always available to answer my questions, which made the move much less stressful. I especially appreciated how efficient and organised they were, from arranging viewings to finalising the tenancy. Their communication was prompt, and they ensured everything was handled smoothly from start to finish. Overall, I would highly recommend them to anyone looking to rent a property. GoogleWe recently viewed a property with Sarmilan on Park Avenue in Mitcham and proceeded to make an offer. Sarmilan confirmed in writing that our offer had been accepted, and we began preparing for the next steps based on his instructions. It is completely unacceptable that the very next day we discovered our offer had been used to provoke higher interest from previous viewers. Sarmilan failed to inform us that another offer was being put forward to the vendor the next morning, despite already confirming acceptance of ours. This is not only misleading but fundamentally dishonest. We were then told the vendor would consider both offers and that we would be updated. After more than a week of silence, we were forced to chase for an update ourselves, only to be told that another offer had been accepted. This conduct is absolutely unprofessional and demonstrates a serious lack of integrity, absence of transparency, the failure to communicate, and the deliberate misrepresentation of our offer which wasted our time and undermined our trust entirely. Based on this experience, we would strongly caution others against dealing with Sarmilan. UPDATE: 14.04.2026 Thank you for your response. We fully understand that you are required to present all offers to the vendor and that nothing is legally binding prior to exchange. However, that is not the issue we raised. Our concern is that our offer was explicitly confirmed to us in writing as accepted, and at no point were we informed that another offer was being introduced or considered immediately afterwards. We were therefore led to proceed under the assumption that the property was secured, which was clearly not the case. Furthermore, the lack of communication for over a week, during which time a competing offer was being considered and ultimately accepted, falls significantly below the level of transparency and professionalism expected. This is not about the vendor’s right to choose another offer, but about the way in which the process was handled and communicated to us. At a minimum, we should have been promptly informed and given a fair opportunity to respond. Your response focuses on what is legally permissible, but does not address the core issue of misleading communication and lack of transparency. Under The Property Ombudsman Code of Practice, agents are required to act with fairness, integrity, and to avoid misleading statements or omissions. Confirming that an offer has been accepted, without clearly communicating that the property remains open to other offers or that the situation has changed, falls short of these expectations. As a result, our trust in your service has been significantly undermined. We hope you take this feedback seriously and review your processes to ensure future buyers are treated with greater clarity, fairness, and professionalism.
Dear Anika , we do understand that you are not happy with how things were concluded and you are right that Sarmilan had emailed you to say that your offer was accepted , but literally the following day another offer was submitted on the property and we are duty bound to present this offer to the owner and the owner chose to take this new offer. This was due to a number of factors , one , was it was a higher by quite some way and the other was that the vendor was aware that your initial offer was a lot lower and that you had increased three times before the vendor had accepted, which raised some concerns of future negotiation. It is the vendors right to make that decision the same as a buyer has a right to withdraw as long as both of these actions take place before an exchange there is nothing that is illegal but we do understand in terms of principal. We must reiterate that we work for the vendor and we must always communicate with the vendor unless they expressly say in writing that they do not wish to receive or be made aware of any further offers. Thankfully this happens rarely and we will always be professional in our dealings . Sarmilan is trustworthy as this review site will show as he has many 5 Star Reviews. GoogleWe had an absolutely wonderful experience from start to finish with Goodfellows, and that is entirely thanks to Topaz. From the very first viewing, she was incredibly knowledgeable, approachable, and genuinely invested in helping us. She answered all of our questions thoroughly, and anything she wasn't immediately sure about, she followed up on promptly afterwards-which really showed her dedication and attention to detail. She went out of her way to accommodate us, even managing to arrange a second viewing at very short notice. When the property ultimately wasn't the right fit for us, Topaz didn't stop there-she continued to support us by sending over a wide range of alternative properties, going truly above and beyond anything we expected. Although we didn't end up renting through Goodfellows in the end, the level of care, effort, and professionalism we received from Topaz was exceptional. She made what can often be a stressful process feel smooth, positive, and genuinely supported. I wouldn't hesitate to recommend Goodfellows to anyone, purely because of the outstanding service we received from Topaz. She is an absolute credit to the team.

GoogleWe recently sold our house in CR4 with Goodfellows and had a great experience. The team worked really hard, getting loads of buyers through the door for us. It wasn't an easy market but they didn't give up. They also kept us updated all the time which was very helpful. They are a great bunch of property professionals, always polite and clearly have a strong work ethic. Their fee was competitive with other agents in the area. We also instructed two other estate agents (Oaks and Andrews), but Goodfellows wiped the floor with them both. I'd have no hesitation in recommending them! Thank you to Jonathan, Omar & Sarmilan for all your hard work in getting us moved.

Both Meg & Tamara have been amazing from day 1 of the Re-letting process as they have both actively kept me updated with regards to all viewings via email and phone calls.
