TrustpilotAvoid buying from Gleeson
Like others here, if there was a 'no star' option it would be for Gleeson.I've had lots of genuine issues with the poor build on my property.Reporting defects on the app is useless. Reported defects are closed before anything is done, then you have to re-open them, starting again, from scratch. There have been 12 site managers on Beacon Park, they mistreat their employees too, sadly.I've heard that customer 'care' ignore you until you pass the 2 year mark, then they don't have to do anything more for you.I'm working from home, have a busy job, and my anxiety levels are way up having to chase Gleeson, it's never ending. Nobody listens. Nobody wants to know. They should rename their customer care to customer don't care. I'm more than angry that my 'new start' buying a new build has been a disaster, thanks to Gleeson.

Trustpilot*Rainsborough park*
*Rainsborough park* Gleeson homes are ridiculous. 10 months after completion I still have a driveway that is out of tolerance (far too step) my car scrapes every time I take it on and off the drive, I have a large patch of unfinished landscaping to the front of the property and a patch to the side of my property. They just pass me from pillar to post every time and promise to get things rolling and never come good with their word. Customer service arr helpful but I feel their hands are tied with most things as it looks like their sub contractor team are useless. I am currently having to instruct a solicitor to get things moving on my behalf which yet again is more cost to myself

TrustpilotHays Park, Halifax.
In March 2022 I purchased my property as a first time buyer. I purchased the Tyrone which suited me as I fell in love with the layout of the house, as well as the location of the development. From start to finish, Sarah, the Sales Executive was absolutely wonderful. Sarah ensured I was well informed of the build development stages of my property and made sure that any questions I had were managed and handled effectively, further ensuring that I got a prompt informative response. As a first time buyer, living alone, this experience was extremely nerving, making big decisions by myself with little knowledge of the process. Sarah ensured that I was well supported with my decisions, and most importantly not rushed into making any of these 'big' decisions. Sarah provided recommendations such as 'Meridian Mortgages' which again was massively useful, as this sped up the process of my reservation and purchase going through. Overall, I cannot thank our Sales Executive enough for being friendly, approachable, honest and most importantly genuine - I never felt pushed into making any costly decisions. I have been living in my property just coming up to a month now, in terms of snags, (which are expected as a result of the house being a 'new build') I have had very little. Some of the snags on my list were minor touch ups which can be resolved fairly quickly. I was told to log any snags on the 'My Gleeson' App of which I have done and that these will be picked up by the site manager. So far, the site manager is going through my snag list and has already actioned some of the changes despite me only uploading my snag list a week ago.I made my reservation on the 26th March for my property and my keys were released on the 26th August. I cannot complain with the service Gleeson have provided so far. Throughout the 5 months of my property being developed, I was made to feel involved as regular updates were provided by Sarah. I was provided with pictures throughout the different stages which was massively useful to look back on and see how fast the progress was being made on my property. As I lived further away from where my property was being constructed, these updates were massively appreciated as this saved petrol and time having to go see the different construction stages myself in person. I work for the NHS and do shift work, one of the biggest worries were that I would not be available to visit site due to working, this was never a problem with Sarah or the team, as they would always accommodate a time or date that was suitable to my rota. Again, a huge help and made the process effortless.Ultimately, I cannot complain with the service received so far from Gleeson. The Sales Office has been open on weekends as well as throughout the week which has been massively convenient providing I needed to nip down to ask any questions or clarify anything. I would definitely recommend Gleeson Homes as a first time buyer as in my experience the entire process from start to finish has been seamless.

TrustpilotGleeson cowboys - Cradock court
I reserved a house beginning of April 2021 and I was promised so much. Updates, site visits etc.As soon as they had received my deposit all communications stopped. I had to chase and chase for updates. And was told by the sales rep I was lucky to be getting a house. Which is just rude. I’ve spent so much money saving for this property. Upon reservation I was told the house would be built and be ready to move in between August and September. Excellent. Long story short I finally got the keys 23 December 2021.On home demo I had incorrect tiles, a broken staircase, scratched kitchen worktop. Paint everywhere. The front door didn’t fit in the door frame. I was assured everything would be fixed within a couple of weeks by the site manager. For the staircase to be fixed they had to go through the cupboard in the kitchen. They then sealed up the whole and to be frank I think I could have done a better job plastering they hole back up.Fast forward to January. I came home and water was leaking through my upstairs ceiling. I opened the loft hatch and water poured down. The regional director and site manager tried to tell me this was due to the house ‘drying out’. They were fobbing me off from day 1. What had actually happened is they had failed to install air vent tiles on the roof. The hot air had no where to escape. This meant the insulation had to be removed. The builder fell through my ceiling whilst removing this. Oh and I was left without insulation for a good few weeks during the coldest months of the year. I had to chase and chase for them to remember to re install the insulation. Safe to say my cost of living balance sky rocketed.Due to the accident of the builder falling through the ceiling into the bathroom it had to be fixed and re plastered. During this time the house had dried out a bit and the plaster on all walls had gone streaky. So they said my whole house had to be re plastered and painted. Fine, at least they were doing it. The painter didn’t cover my furnishings. I had paint on my brand new £1400 sofa, tv, bed. You name it, it was everywhere.Further to this I had to wait 6 months for a front door that actually fit and since then the lock broke due to the cheap quality fittings Gleeson buy.I am still waiting for my windows to be replaced. Now if you thought that was bad just you wait. The garden. I was told by the sales representative that the garden would have a 1.7m hill. Fine I’m 1.6m tall that’s not too much to deal with. I was also told my house would be built on a platform and stairs up to the door. What she actually meant was 1 in 7. Slight difference that. The house does not have steps up and is not built on a platform. The garden was left boggy, full of rubble and water was pouring down the hill, making it a flood risk. After lots of discussions with the site manager, emails to the CEO and themmaking decisions about MY house without me they promised me that they would make the hill manageable again they never put this in writing.Further to this they removed all fences that were up and left my house exposed to the unlocked building site. I had people coming into my garden, whilst their tools were stolen because they didn’t lock them away. I felt unsafe and mentioned this numerous times and was told don’t worry your fences will be up soon. 4 months later they finally were. The garden was meant to be completed April. But I’m Gleeson’s true style it was delayed till July august.I was promised a rockery, bark and plants to stop the landslide. I have been given weeds, that have since fallen out due to the lack of care by the landscapers and the water coming down the hill. I caught them peeing in my garden, which you never want to see when making a cup of tea from your kitchen window. This company never put anything in writing and that is how they get away with so much. Just an open ended thank you for your email we will get back to you soon. I was shown a picture of the garden plans and my garden looks nothing like it.The site managers and customer service manager promise you one thing and then don’t act on it. The regional director is rude and ignores you even on site. Also I do not have air bricks - This concerns me greatly as every other house on the estate does. And I have asked and asked but never been given an answer.

TrustpilotSTAY AWAY FROM GLEESONS
Me and my partner bought a Gleeson property on cradock court Sheffield december 2021. We thought this would a dream first home it’s become a nightmare for the past 10 months. We have had to encounter a number of problems. Gleesons employ cowboy contractors who rush things and aren’t completed properly! For a start the bannister on stairs weren’t even connected to the wall! They left tons of rubbish under our bath! We’ve had the flooring company they use lynx flooring out twice as the job they have done was not satisfactory. Everyone knows your going to get snags in new builds but when the flush automatically flushes there something wrong! The bath was never jacked up enough and this meant water was leaking over the bath! No leaks are present because the shower wasn’t on (clever people at customer service). On to customer service you put things on the my Gleeson app and Customer service reject itwill reject it. Meaning we have to get hold of the site manager (which is near enough impossible). When Gleeson don’t come and fix the problem it’s auto signed off so you try put it on again and It get rejected again! Obvs no communication which is unbelievable.Gleeson make loads of promises and feed you with what you want to hear and they never stick to it! We was meant to have a banking/slope hill on the garden no more than 1.8m high and it’s around 10m high. I will name and shame now! the construction director had told us that we was getting rockery and nice plants and all they have gave us few plants and weeds! Unable to maintain as the steepness of the bank! The construction manager also on number of emails promised to give us details and drawings of the garden… with dates. Guess what we never received them. The landscapers who Gleeson used decided to Chuck a shovel on our garden and it went through our shed! the site manger had promised to get the problem rectified and now Gleeson don’t want to take liability! Pathetic! Gleeson do not care about the customer! They’re full of cowboys and I’m surprised How they are still a company! Overall absolute shambles of company and don’t stick to time frames I should of knew from day one they don’t stick to promises as our build was delayed over 3 times! Everyone should stay away from this shambles of a company who just want your money! Customer service are a joke, customer relation manger acts like she cares about your situation but she is the same as them all not interested! To the construction manager, customer relation manger and site manger and the contractors you used thanks for absolute nothing! Gleesons should be ashamed. No wonder they get so many bad reviews. Doesn’t that speak volume! I will be taking this further as customer service and directors are non existent! If I could name and shame you all I would but I’ve had to edit your names out!! Absolute disgusted

TrustpilotNever ever ever again…
Never ever will I fall for this proper gander again. House is an absolute mess. Was first person to purchase slot told me 9 months nearly 2 years later I got the keys. Had to set up 3 mortgages as it was promised at certain times more solicitors fees for changing documents. Finally got the keys house was nothing like the show room. Got told I could pick the kitchen units. Already chose them but by the time mine got built they had a choice of 4 !! As soon as I got keys problems from day one. Sunken hole in the kitchen near the door. They did come out to quickly fill it in 3 times in a rush. Still sunken. Crackes everywhere another quick bodge rush in and out. Plumbing is horrendous I'm mortified. Massive cracks in the garage floors. Site manager came to look Never came back. Switched builder and manager after that nothing got done. Was told to go though gleesons complaints I constantly was emailing no reply. I absolutely cannot even Wright the amount of stuff that is wrong. Paint work completely messed up. Walls a mess lighting mismatched wires doors don't fit. Back door opens out and constantly slams into next doors fence. Kitchen cupboards inside tops are a mess. Garage gets flooded when it rains. Oven doesn't even work properly. Gave up with the complaints nothing ever got resolved. First House on my own and its gonna cost me a bomb to fix. Also did not get told about the stupid piece of land we pay every year plus interest until after my deposit and signed papers. Then this was said!! Couldn't op out else I've lost my deposit. Absolute joke as for snagging list 6 months after got keys!! Still building houses around couldn't get in the house to check it all. I wouldn't wish this stress on anyone

Mandy the Sales Rep is amazing. Couldn't have asked for a better experience in the buying process. They understood my rush to move ASAP and they managed to hand the keys over in 3 weeks! Matt the site manager has been great making sure everything is up to my standard. Wrote down all the little issues i spotted on the house demo and was fixed within days. Few usual new build issues since moving in but all were rectified the same day. The whole team is overworked and most likely underpaid and still manage to go above and beyond.

We would not recommend Gleeson to anyone! When people say don’t buy a new build, listen to them!!!They say it is supposed to be a memorable experience of buying your new home… trust me it is a memorable experience but not for the good reasons. From the stages of the house being built there were several delays and no reason for why there were delays. Once we were given the keys, it only got worse. We were rushed through this experience of not even been shown how to use any of the mechanical items. When we were signing the documents, they turned on the extractor fan in the kitchen and due to this not turning off, they tried to discrete this by turning the plug off. We were not given a back door key until 4 days later. There were cupboards with chips, a draw hanging off and the house had not even been cleaned. We flagged all of our snags there and then. They addressed these and said they would be dealt with straight away, especially the back door keys but this was not the case. When looking round the house the next day, we found more snags which we listed on MyGleeson. The main one was that we were missing a cupboard under the stairs. This took 3 weeks for this to be addressed. This meant we had to delay our tiler this long, but then it also took the builders 7 days to finish the job.Throughout the house, there was paint missing and splatters of paint all over our cupboards, draws, doors and windows. This got addressed two week ago but the painter has used the wrong paint so we now have patches everywhere instead. The patio door they did not put anything underneath which meant we could not finish the flooring until this was complete. The front door has hammer marks around the casing. Instead of just addressing this, the builders took it on themselves to adjust the door. We struggle now to shut the door. This has still not been fixed. Each door in the house has a problem, the living room one for example is an inch away from the casingAll we can say is do not trust letting people into your home. They do not treat it with any respect. They leave all their rubbish for you. They help themselves to your drinks and spill this onto your cupboards. They then ask us if we are sure that it wasn’t us who did this. The drive was completed in which they then spilt concrete mix all over it. Nobody warned us of this. We then had to speak to the site manager for it to be cleaned but even now it is still stained. Every night, we come home and there is another issue with the house. Either the builders have tried to correct one of our snags and have made this worse or we get told more bad news. We was waiting 6 weeks to hear whether or not we can have trees removed from the garden as we were never informed about the trees being in our garden when we exchanged. When we first got the house, there was a scaffolding pole and the garden was left a disgrace. We couldn’t touch the garden for five weeks and then was informed it might be getting reduced. All we can say is do not trust letting people into your home. When fitting our fridge into the kitchen, we have noticed that the walls are out and now we are having to adjust our integrated fridge freezer cupboard to suit this. When putting up blinds, all the walls are out, resulting in the windows to be different sizes. Do not even get us going with the bathroom, we took off the bath panel and underneath this are the radiator pipes but one of the pipes were sticking out and this was not even level which resulted in us having to take the bath out and put back in just so we can fit a bath panel. If you can take any advice.. do not buy a Gleeson house unless you want to be disappointed! If only we could add photos to show you all the truth. We have held off 11 weeks to write this review but now it’s getting an absolute joke we’ve not heard any response for 3 week and we do not want anybody else to have the same experience as us. Even when we have had meetings about our problems with the top people on site our issues have still not been resolved

I currently live in a gleeson estate and have lived her for 14 months, all works to be corrected have been added to there portal and I am still waiting for this to be completed 14 months later which in turn has meant I am unable to decorate which I need to do as there decorator was terrible. The communal areas although all residents have been lodging complaints for months has still not been completed and are overgrown and some areas not even had fencing or grass done. This estate was classed as completed in January 22 absolute joke do not buy a Gleeson home I beg you it will cause friction in your marriage and family and you have to hound them to do any work and escalating through there complaints has made no difference

We bought a Longford (4 bed, 2 bathroom) in March 2021 which was completed 3 months behind schedule in Nov 2021+ reasonable for 219k at time of purchase+ used NHS Key Worker scheme to get upgraded kitchen worktops - property riddled with issues which, when reported to the "Portal" online, becomes clear they're really common for Gleeson houses e.g. Damaged turf, chipped doors, leaking bath, missing fence - moved in 9 months ago and still have serious defects not resolved as Gleeson prioritise new developments and have left half our estate with broken patio doors and damaged turf - poor staff retention rate meant we went through 3 sales representatives, 3 site managers and now onto our fourth customer service representative who is "on a call" every time we try to contact her Conclusion: Gleeson delete all Facebook comments made about our development (Windermere Green) to prospective buyers so please, don't believe their argument that "it was just one site...it depends on the site manager". TrustpilotConstant smell of raw sewage in house
We bought a Kildare in Field Court, Milfield a year ago and have 3 problems that we cannot get resolved. Our en- suite shower constantly has a smell of sewage coming up the water drain - it would seem there is no ‘s’ bend. Gleeson have fobbed us off with various explanations which are pure rubbish many times but every time we get a problem there also seems to be a problem with the main drains/sewers. Once they are cleared out the smell goes away. We have now had this again for the past 3 days and don’t know how to proceed. It would seem this is never going to be fixed and we will have to live with smell of sewage. Our back garden also collects water near to the house whenever it rains and the area is constantly saturated We were told that they would dig us a ‘French drain’ which would solve the problem-the site agent confirmed he was was going to do this - but 9 months on still nothing has happened and there is no-one on site. We have put this on the My Gleeson app 6 times now and it keeps getting closed down when the work hasn’t been done.We were told months ago that the road and paths were going to be finished but they haven’t been touched . Unfortunately I have to concur with the other reviewers - Gleesons aftercare is so bad it’s non existent

TrustpilotHappy but not great.
We bought a Gleason home about a year ago now and overall the experience was okay. Before moving in the timeline set by sales was unrealistic and I did say I wished they had just been honest with us so we could have prepared better than living with parents for 6+ months. This caused us to also need to extend our mortgage, if we had known earlier this would have been a smoother process. We understand there are delays with a lot of things but they took on the feedback well. However, once the house was ready the sales person stayed late so I could be shown round after work and went through the list of snags with me. The list of snags was not huge (I have known people from other new building companies have triple the amount of snags) and a lot of it was extremely minor things. However, when moving in they corrected a lot of the snags quickly and we were happy overall. I think things shift once you have been in the house 2-3+ months as the aftercare leaves a lot to be desired. We have had a few remaining snags rejected but as soon as we mentioned these were unfinished ones from moving in they were approved and awaiting to be resolved. Once being in the house about 6 months I think the snags are put on a queue which take on average 4 months to get resolved (not timely at all) and you are left being ignored for a significant time of that. However, in comparison 90% of new build providers are all the same. The aftercare isn’t a priority as they need to pick up the delay of the houses being built etc. But getting some response from someone would have been nice. The house is laid out really well and we have lots of space front and back. But some silly things seem to go amiss, such as being in front of a public path but only having a knee high fence just makes you wonder why sometimes. We have raised this and they blame the council, however, from speaking to the council the fence hadn’t been raised for approval by Gleason at all. Again, would have appreciated some honesty here. Lovely house so makes you wonder why they can’t do the minor details, shame really. But overall happy experience, as knowing the reputations of new builds we did quite well with limited snags and only 3 month delay.

Hi Lilly, thank you for your review.Firstly, we are pleased that overall, you are happy with your Gleeson Home and are settling in well. In relation to the delays in completing your home, and to a similar extent any delays in completing the minor snagging, please accept our sincere apologies for this. In 2021, and to a certain extent still now, the whole housebuilding sector has had some significant challenges in terms of labour and material supply, much of which resulted from the Covid Pandemic. Supply chain and labour markets slowed massively, and every housebuilder was impacted. These impacts are still being felt now, with some supply chains still not at full capacity. We know that this will have been frustrating for a lot of customers at this time, yourself included.Thank you for leaving such a balanced review. As always, we take on board your comments and will look to improve on the areas that are within our direct control. Regards

TrustpilotOur Kildare at Hardwicke Place
We have bought a Kildare on the Hardwicke Place. The sales Team is very helpful and are very easy to work with. We have got a snagging list, but this has not been able to be completed as yet, this is due to us asking the team to hold off until we are in a better position for them to come in and do the work needed. The site manager and his assistant have been very accommodating and helpful, and even the workers on site have been helpful. What I would say is though the reason we have not put 5 star is due to the cheapness of some of the items in the homes, i.e. the sinks are very low-grade stainless steel (I do know that they have recently changed the speck on the homes and the sinks are a better standard). It does appear that the standard of the sites is very dependent on the site manager and his team, they are all very different even though it is the same company. We visited our son on friday when he too got his keys for a Gleeson home and the cooker was not wired in the hot water did not work and the house was handed over when it had not been cleaned. They also told him he would have a boundary fence around the garden, he would have to do the dividing fence, now they have told him they are not putting a fence around the boundary as there is a wall: NOT acceptable. So like I say it does depend on the team on the individual sites. On our snagging list we put about paint being on lights and heat detectors, but a bit of hot soapy water and a cloth soon brings that off; think about what needs to go on a snagging list and what doesnt cos its going to be cleaned by you before you move in anyway????I would and have refered Gleeson to friends and family, its what is says on the tin, affordable homes for all. If you want everything incuded and whistles and bells go to the builders that provide that and pay what they are charging.

TrustpilotNo Building Regs registered with Council
After hearing several house owners have had problems selling Their Gleeson Home due to tge local Council not being sent the Building Regs ... I decided to check for our property and yep as suspected our Council hasn't received them for our property either. Our experience with Gleeson was all sunshine and promises till signing on the dotted line. Then there were several changes of site Manager and none seemed interested in the issues we had.I wouldn't buy with them again.
