Terrible!

Garden has no grass, no gate added to fence, most importantly the workmanship of my new home is way below anybody’s standards; alot of flaws and snags. No door number, no porch light, paint and plastering is horrible, kitchen is defective, bathroom has chipped tiles, no shower, half tiled up with only a bathtub. Very dirty and a lot of issues, like cracks. You wouldn’t buy a brand new car with flaws would you??? I’m pissed off. My neighbour has more problems than me. And don’t believe the incentives, they don’t provide carpets or flooring as standard. That used my £3k and the rest!

Honestly by far the worst company I have ever dealt with!

Honestly by far the worst company I have ever had the displeasure of dealing with. All smiles and niceness when they're trying to sell you a home, but the after care experience is just absolutely appalling. I could not even begin to think where to start with providing details of the endless list of fob offs and issues I've had. I've been to the NHBC twice about them they're that bad! Note to anyone looking to buy a Gleeson home DON'T unless you are a skilled plumber, electrician and builder yourself because if not you'll have nothing but stress

Avoid.

Avoid.I reserved a house last Feb and was so excited. My journey started well and then it got worse and worse. Delays happened where i was close to my mortgage expiring, they laid the wrong floor tiles and i had a professional snagger come who found 150 snags on my 2 bed property. I asked for compensation for the stress and got told they don’t do compensation and i could always pull out…great customer service, you get lied to A LOT. The workmen who came to fix some snags cause damage to my property. Gleeson rejected so many of my snags as ‘duplicates’ but they weren’t and then got told they wouldn’t fix them if i challenged them? Like what the hell! My neighbour has had 4 leaks and they won’t compensate them or replace their damaged flooring from it. The company is honestly the worst. Poor customer service and the people that work there don’t even know the meaning of it. The attitude of Regional Managers go right down to the workmen, no respect or concern for their customers so you get poor quality work and experience. Salesman was good on my site but again was lied to several times. The work i’m having to get done to the house is costing me a fortune and they just don’t care! They may be affordable homes but there is a reason for that!

Dream experience!!

Been in our new house around 8 month now, I could not recommend the gleeson blossom park team enough! The service throughout was fantastic but the aftercare exceeded expectations! Micheal and gavin site team have been great. Only downside not having an emergency out of hours number like other builders however I’ve been informed this might change in the near future. Thank you gleeson for such a lovely home and experience!!

Gleeson Homes goes the extra mile

Visited a Gleeson Homes New Build site in Lincolnshire. Breath of fresh air to find a company with a great build quality and such a personable, supportive and helpful service. Could not be more thrilled.

A hazard to health!

I was shocked at the state of the wall behind our bath! Black mould! Our bathroom is now mouldy because after Gleesons have come out to “fix” it at least 5 times, water is still running down the wall behind the bath and leaking into the living room ceiling. We’ve had this continuing issue since we moved in 2 years ago! I’m seriously concerned as my partner has recently received treatment for cancer and his immune system is compromised and this could make him seriously ill! Gleesons can improve their experience by actually fixing the issue after trying a quick fix (bodge job!) and understand it needs ripping out and starting again! The state of the wall is discussing and all the wood is rotten. I wish I’d have checked reviews before buying as I would have never bought from Gleesons’s!!!!

Many lies told by sales staff

Many lies told by sales staffBought a home which is backed by a field and when I asked if there was any plans to build in there I was told "Gleeson certainly won't be but someone else might, this estate is already a lot of new houses for the town so it's very unlikely" yet only 6 months after moving in a recieved a letter from the council consulting me on a planning application for the field, I'm shocked to find that it is actually Gleeson that made the application.Had the home professionally snag inspected before I moved in and over 100 snags were found. Gleeson only corrected around half and said the other half are "just the way it is, can't do anything about it". Many of the snags such as plastering had to be redone multiple times before it was corrected, everytime it was up to me to argue that it was still not right, no oversight from the site manager.Disgraceful

Avoid like the plague

I had a great experience with gleeson up until they had taken my money. 9 months some of my snags have been outstanding. I made a formal complaint in November and had someone from customer care get in contact to discuss and ensure they would get everything moving. I was told I’d get a follow up email and could contact her mobile if I needed anything else. No email appeared, I waited a few days and then decided to text her. No reply. I sent an email. No reply. At this point they have ignored countless emails, countless calls, countless texts AND deleted any of my comments on their social media WITHOUT reaching out to help me. I am at my whits end and will be seeking legal advise. I would 100% buy a new build again but 100% NOT be buying with Gleeson and I recommend you also steer clear.

Gleeson do not care about their customers

I could write a book of all the negative experiences we have had with Gleeson. Rude staff, lies, problem after problem, minor leaks they say they’ve fixed which then escalate into a bigger leak through your ceiling and ruining your new floor which they take no responsibility for. Our professional snag report found 129 snags. We completed on 30/11/22 but the poor customer service started after we had exchanged. Do not give this company any of your money. The reviews speak for themselves. They claim to treat their customers fairly and equally but they definitely do not.

Prejudice against Landlords and Tenants

Not accepting of BTL buyers, so not only prejudice of landlords but also that of tenants who also have every right to live in a new home.. this shouldn't even be legal.

SHOCKING

The start was great, put our deposit down and reserved the plot and sorted the mortgage. We were told the house would be ready between November and January, first lie. We were told something was wrong with next doors house which delayed us, we were then told February, then March, then April and then May which we said absolutely not a chance, you get it done April as I was due to have my daughter in June. As they kept delaying us we then had to get 2 mortgage extensions which the second one we were told wouldn’t be accepted (luckily it was) the day we were suppose to get the keys after a week of living with family due to having to move out our other property early. All well at first until we noticed the bath panel was cracked. Had this replace 3 weeks after having no bath panel for it to then be replaced by another cracked one. We couldn’t be bothered with the hassle so we left it and now have a hanging bath panel which we will replace ourselves. A few months go by and we have water pouring from under our sink. We rang gleesons and they said turn off the water the on call plumber will be with you within 6 hours. 6 hours without water with a newborn? Not acceptable. We called a friend to come and stop the water leaking and source the issue. Issue being that the rubber ring to seal the pipe had not been put on. £800 flooring ruined. Asked gleesons for compensation for this to replace our flooring due to it being their fault. They said no, due to having our friend out to look at it instead of letting the gleesons plumber fix it. Told our neighbours and both sides had the same issue. Onto the next June 2022 over a year after moving into the property, phone call from the neighbour, the fence is in the wrong place and the boundaries are supposed to be in different areas which meant we had no access to the garden from the side house. Went into the gleesons office and they said they would sort it, waited 2 months before anybody moved the fence. I had discussed some issues with the property with other buyers, Leanne the sales assistant then told them about the fence issue which I had not told them about. Breach of confidentiality in my opinion. The roads on the Dane park site have been atrocious, pot holes that have ruined suspension in my car, not only mine but family and friends that have been to visit. When they FINALLY paved the road it took them 3 weeks which meant having to park my car at the end of the street and walking back and forth with bags of shopping, carrying my newborn in her car seat and a lot of messing about for anyone. There is now a massive curb to get into Hooper Close which again is damaging cars. No regards for their customers property. Drains are blocked constantly, had awful sewage smell coming from my loft which was put down to the blocked drains. I have had people unblocking the drains on numerous occasions and have been told it’s due to the rubble from ground work going into the drains.I have discussed issues with other homeowners in the Dane park development and we have been told that Gleesons would now like to take legal action against us. Hilarious in my opinion.

Empty promises and false dreams

Dane Park Development.Going into the process, we accepted that it's a new build property in 2022; and there are of course going to be some teething issues. however we did not prepare outselves for the storm of horror that awaited us.Come and join us on a magical journey as I take you through the wonders that is Gleeson Homes.I am writing this review in hindsight after having spent the past 6 months in our new build home. I am going to present purely the facts of what we have experienced, as we have already been warned that Gleeson intend to take legal action against myself and a group of others on the development for having the sheer audacity to share our negative experiences with each other via a private WhatsApp messaging group. The entire sales experience for us was fantastic up until they received our deposit money, then the updates stopped coming in, and we just felt like a hinderance when we asked where we stand in the process. In terms of the site team, we have been informed that our development has had over TWENTY different site managers over the past two-three years; if that's any indication of how the development is ran.We were informed we could under no circumstances have a snagging inspection prior to purchase(first red flag). Flooring, Garden/Turf & Fencing are all considered 'optional extras' and must be bought seperately. Our house was actually built on time... HOWEVER we we were called at 18:00 on the night of the 31st of July and pressured into completing/accepting the keys to meet their yearly/monthly targets and seemed frustrated when we asked for a demo/walkaround before completing. We had two seperate leaks we knew about in the property prior to completing. We were assured that there weren't any and haven't been any leaks in the property during the above phonecall(even though we had personally seen them). They backtracked and stated that if there were any leaks they would be fixed before we move in... They were still visibly present on our very brief demo. We mentioned them and were told they would be fixed before we moved in(spoiler: they were not). After reluctantly accepting the keys. the REAL issues began. In our 6 months in the property, (so far) we have had 5 leaks, one of them being quite major; and has destroyed a portion of our bathroom wall, a section of our stairs/landing and carpet. We were informed by the contractor fixing it that "there is absolutely no way this would have passed a CML inspection" as our main soil-pipe for the house was not sealed in any way, so upon flushing the toilet, all of the dirty water seeped through the walls... yet somehow ours was signed off. The general finishing of plastering/paintwork is beyond unreasonable. we had over 200 seperate issues throughout the house to be rectified which were picked up on our professional survey. Our shower door was finally fitted after six months of an almost unusable shower curtain. We are still awaiting for some other optional extra's that were agreed upon as part of our sale, and do not have any hope that they were be delivered/installed at any point after this review. Trying to get ANY issue resolved is like pulling teeth; they ask you to upload it to their webpage, however it's a flip of a coin whether it even gets answered, or they just request a signature to close it without even contacting you. Even simple 2-minute jobs such as replacing a bit of mastic/sealant lead to a two-week long escapade of chasing down staff to find someone qualified enough to do it. Speaking of which: there was such a backlog of outstanding defects to fix, they brought in an external contractor to work on these issues; however they did not background check him, so ended up having to fire him after a week. He left many jobs half-finished, and some now need starting over(including the replastering of our walls/ceiling).We still have multiple ongoing issues, such as the fact that our toilets either do not flush properly, or backflow soiled water / waste into our house (lovely smell!) due to the constantly blocked drains from the site worker's debris. The one silver lining to this absolute fart of a cloud is that there seems to be one employee on site named Ian who actually appears to care about the customer experience, and will rectify issues personally, however as you can imagine with a site of 60+ people who know this, he is in high demand. As mentioned previously, we have discussed this with ~60 other homeowners in the development in a WhatsApp group, and there is a large consensus that we are not a one-off property. All in all, I can safely say I wish i never bought this property, despite the cheap value of it. Nothing is worth living the current nightmare we are in, and set to face the next 30 years paying off/paying to rectify the issues we have inherited.

.....Where to start

.....Where to start. Don’t start a WhatsApp group for the community to discuss issues etc. Gleeson don't like it.The Dane park site is terrible, roads are currently flooded in places due to blocked drains, which I have suffered from for the last 2 years. The organisation skills are of an infant, no notice to residents to dig up their drives, and leave them with no access. No thoughts given for the disabled. The 2-year warranty they give, should be made 4 years as the work doesn’t get done within that timeframe, unless you kick Gleeson workers out your house for poor workmanship. They like to put more paint on your furniture rather than the doors or walls they are painting. They even crack your walls to straighten a door frame that was not fitted straight. They leave doors damaged and too short and expect you to live with it. The carpenters must use a knife and fork to cut out the hinges and handles.Patio doors left scratched and never fixed even when reported, a new house is supposed to be new. Not to forget things like vents need to be connected to even work.Gardens, I have a garden the size of a football pitch but unfortunately it has more lumps in it then my mum’s mash potato. Not enough topsoil used, hot weather caused a fence post to lift out of the ground, but Gleeson blamed it on the weather, so was left un-fixed.I do love my house and feel the build is good but have been let down by the poor workmanship and finishing touches, not helped by the poor customer care / aftercare.Ran out of time to write anymore

Horrendous experience buying our first…

Horrendous experience buying our first home. As soon as you pay the deposit to reserve a plot they stop caring. The house is poorly made, an independent snagger found 159 faults on day one. Gleeson often take 4 +months to “repair” the problems, don’t give you products you paid for and are generally useless

Very disappointed after purchasing my new home. Sales lady forgot to mention that my rear garden doesn't come with the purchase of the property. Now I'm left with no turf, no gate or partition and an unkempt garden. The front of the property wasn't cleaned . All other properties next to mine are tidy. Mine just stands out looking untidy with piecesof paper lying around. 'm so disappointed .

Just want your money then don’t care about the mess they leave

Initial house and home buying process was fine, however the aftercare is appalling. Once they have your money they don’t care about you at all and pretty much leave issues to you. Our estate was completed 2 years ago with last people to live in and we still have no roads. Cowboy contractors keep coming out and messing things up and just leave the estate so that we can’t access our homes without any notice. Obviously no one at Gleeson cares as they now have our money and keep getting lied to by their ‘customer care’ team (who can’t care less). Initially we were told everything would be complete by July then rolled back. Whenever we chase we get told it is with another department and then never get back to us.

Worst customer service ever

Buy a Gleeson home if you want to be ignored by customer service and fobbed off by their site mangers and have numerous snags on your new house made worse by their unskilled workers. The standard of the workmanship is poor to say the least, your new home will be filled with multiple snags that you have to fight to get put right. It’s impossible to get any help from customer service and the site managers are unhelpful. Unawares to myself My bathroom toilet leaked for about 18 months before leaking into my kitchen, my shower also leaked ruining my kitchen ceiling. Gleeson’s left my family with no shower for a whole week. My current toilet issue has been over a week now and they intended on leaving it till after Christmas. I have had to take a total of 7 days off work for people to come and fix these issues. I have also had other issues they tried to fix and made worse. They are happy to take your money but then they are nowhere to be seen when you need them, they prioritise new customers to get their money but then leave them feeling anxious and stressed by not fixing snags. Trust me you don’t want to buy into this nightmare!

DO NOT buy a Gleesons Home

We have had poor customer service from start to finish. We have been in our home for 2 years still to date with issues that haven't been resolved. The stress and anxiety these have caused us has been immense and very distressing. At a time in our lives where we wanted to be moving forward, and enjoying our lives we are stuck with issues with no resolve. Once you have finished completion, issues will take ages to be resolved, we have had numerous contractors not turn up. I worked out if I was in an office I would have had to take over 4 weeks annual leave for the amount of visits (a week of which would have been people not turning up) . I wish we hadn't of bought the house.

Would not recommend

Please don't believe the Instagram hype and read all reviews before purchasing from this company. The worst decision we ever made buying from Gleeson. Their customer care caused two years of stress and upset. Snags for days and poor quality build.Just because they've recently done a brand refresh with nice images does NOT mean the quality has improved. It may fool some people but this company does not care about its customers. We have even been lied to by them and have the proof.

11 months of problems

I have been in this house since January and have had so much stress trying to get a large number of issues rectified. Some of the problems have not been minor and have still not been put right, there are draughts from windows and the house is really cold, these houses are supposed to be very well insulated but I doubt that very much. The customer care has been bad and promises to complete the work are regularly broken. New problems are still occurring and having to. be reported. This is what Gleeson advertises and are supposed to have sold to me [ At Gleeson, we build affordable, high quality homes in the North of England and the Midlands ] I have 1 word in reply to this statement RUBBISH!!!!. If I could have given 0 stars I would. Please avoid and save yourself the hassle.
