GoogleWe woke up this morning to no hot water, so I emailed CPS. Within 2 hours I received a call and Patch Horrocks quickly turned up, saw to the issue and showed us how to see to the issue with the boiler should it happen again. His service was fast, polite and much appreciated, thank you!

GoogleCPS homes have been so great in helping me find good accommodation for reasonable rent for my move to Cardiff for a masters degree. Cath was so lovely and friendly in talking me through the options available and answering my many questions! CPS homes and Cath in particular, have made the process of finding and securing accommodation so easy, and I would highly recommend them to others in a similar position!

GoogleRented with this agency when I was a student, and trust me don't make the same mistake. Unfortunately lived in a CPS property for two years in which it had no roofing insulation over half the house - we had no option but to request Cardiff City Council to come and inspect the flat due to a constant battle with mold which CPS had no answer for, nor the awful landlord... Not to mention the state of the property upon moving in, mould everywhere (photos below), belongings from the previous tenants, dirty sticky surfaces and there was even fecal matter in the toilet... just rotten. They breached so many rules within the contract and they couldn't care less. Terrible experience. Don't do it

GoogleVery poor notice for viewings (once given 3 minutes notice), failed to ever act on mould causing serious health issues & general incompetence in communicating with tenants. Charging £160 from our deposits for a cleaner that never attended the property, ridiculous considering the property was never cleaned when we moved in. BEWARE as a student tenant you have very few ways of dealing with letting agents taking advantage of you like this.

GoogleRecently experienced a broken appliance and spoke to Patch @ CPS to arrange plumbers to come over. Next thing we knew we had a knock on the door around 2-3hours later and everything was fixed in 5 minutes. We’ve been very impressed with CPS’s turnaround times in the last year!

GoogleGreat letting agency. Tamara in particular was very helpful in providing us with all the answers to the questions we had in a cheerful manner! Only issue I had was with the tenant application form, if you uploaded an image which was too big as ID it would say "failed" and you wouldn't be able to upload another image in it's place unless you started the application again by refreshing your browser. Really annoying!!

GoogleFound a property and enquired as we have a dog so can be very difficult to find a place. Also with coronavirus the viewing was virtual and the video explained a lot and gives you a feel for the house. Ellie Quick called back within 30 minutes to confirm everything would be fine with the dog (just an additional deposit and deep clean) and then my husband and I started the process to rent our dream family home. Originally we didn't thinking we could find a place closer to the city centre but still have the space we required especially a garden but we did and we are moving in July. Thank you Ellie and Nikki Hamer for the great communication and efficient service.

GoogleCPS Homes have done it again. The video's showing the properties are very professional indeed. The properties where literally only on the website for 2 days and all let. Tamara Price and Karolina Wabia are so helpful and very professional at what they do, i would recommend anyone who needs any help or information, to give either of them a call, i am sure they would have the remedy needed for your situation, especially if its renting your property. A+ from me

GoogleIt is well known amongst the renting community that agents that are geared towards letting to students are usually awful. Because of friends who have used CPS in the past, I have always avoided them at all cost. I've heard stories of damp, leaks and other issues that have gone unfixed. Issues with overcharging on rent and extra deductions from their bonds. However, recently we have ventured into the realm of buying our first home and thought that when it comes to sales... Surely they would be alright. No. They were dismissive on the phone and never got back to us when they said they would. We ended up making an offer on a property they were selling but we found out that there was a prolific issue with knotweed that CPS admitted to, but said "it is not a problem at all". I feel they were banking on our lack of experience as we were first time buyers. We ended up pulling out. We tried to view one or two more properties with them, but we were encounters with the same, dismissive and lack lustre attitude. After all of this, we said that even if we see the perfect house at an amazing price, if CPS is selling it it's a write off. ADDED - In response to the comments added by CPS. We were told about the issue with the knotweed. I never said we weren't. But, it was said to us as "it is not an issue at all because a treatment plan has been put in place by the seller so there wont be any issues." We then latter found out that that whole area, beyond the boundary line is invested with knotweed meaning that, it would be a huge issue. And even before that time we were had to ring up 2 times before we were even allowed to book in to see the property! After we pulled out of the sale and we wanted to see another property. We rang up in the morning. We were told that they would have to check when tenants are out before we could be booked in and they will get back to us. We never had a call back. I called up again and then were told that 6 viewings have been booked in and the only time was nearly 2 weeks later. That is the issue. We never had our call back and thus, were not able to see the property. When the viewing was cancelled it was literally at the last possible minute as well. Just poor customer service. I was very pleased when I had a call for your customer service representative because I thought that I would get an apology and that CPS would acknowledge that they didn't handle the situation well. Unfortunately, he said that they was a delay in the call on his end so it made the conversation very difficult. Also, he did not address any of the issues I was complaining about. He merely said the same thing you have just did. That everything was done right and it was I that just misunderstood or had unachievable expectations. I understand that it a property sells before our viewing it is not your fault. However it is your fault that we were not booked in when we called the first time. It is your fault that you did not call us back when you said you would and it is your fault that you cancelled our appointment at the last possible second and allowed us to plan our weekend around this appointment. Poor customer service. Also - When we asked about the property we were told outright we couldn't see. It was listed at £199,995 (offers over) we said our budget was around £200k. We were told straight blank no there's no point you seeing it, your budget isn't enough. I was told the seller wants offer over £205 and that was the end of that. We were not booked in. I felt like I was being told off for wasting time CPS's time with my request.

After discussing your search criteria, it was deemed inappropriate for you to view the property in question as, regrettably, the vendor was insistent on an absolute minimum price they wished to achieve for the property, which you told us exceeded your budget at this time. In regards to the property you have withdrawn your offer from, our records indicate that our team disclosed the presence of Japanese Knotweed, a plant that is commonly found in South Wales, before you viewed the property, and full details of the treatment plan that is in place were provided to you and persons acting on your behalf, for your consideration. We can assure you that it wouldn’t be in our interests or the interests of the vendor to withhold such information from you or any prospective buyer, as we’re very much aware that the presence of Japanese Knotweed would be flagged up on yours or any other purchaser’s survey, which is why the treatment plan exists. GoogleGreat! The pressure in the boiler went and we had no heating. I rang CPS and they put me through to patch who helped quickly. I emailed photos of my boiler and he rang me back straight away to talk me though how to fix it. Very helpful

GoogleCurrently renting a student property from CPS. We had a small leak coming from our top floor shower to the floor below. I emailed Patch late in the evening about this and he got back to me ASAP the next morning and a plumber was sent within an hour. Very happy with how he’s helped us!

She was very professional and patiently guided me on the best options available within my budget. I didn’t feel any pressure through out the process and I’m glad I chose cpshomes.

I applied for my room and CPS came back to me within a day or two which is shows a type of professionalism that other letting agents, particularly student letting agents don"t always show. GoogleAs 3 uni students trying to find a house in March during a pandemic we really struggled to find a company that was really interested in helping us find a house we could make a home rather than just trying to sell us anything. CPS homes proved to be the most efficient and lovely company for this. After finding a property we liked online and applying for more information I was contacted very quickly by Ellie who answered all of our questions, even contacting the landlord to confirm a few things. I am very grateful for the amazing service we were given, and we have happily found our new home!
