Highly recommend - Kevin

Recently sold my house with CPS (Spencer Road, Derry) and worked closely with Kevin Cross who was extremely helpful throughout the whole process. Kevin made the experience a lot more positive as i previously had issues with a very well known estate agents in the town. Kevin called me and asked why my house had still not been sold and he assured me he could have the house gone within 5 weeks, not even 4 weeks later I had a sale agreed. Could not recommend CPS more.

Nathan was truly excellent in the sale of our property! We were very impressed by the speed at which he got our property to market, and by his professionalism and attention to detail when hosting the open day at our house. Nathan secured a full asking price cash offer during the open day and the sale went through without issue. I also want to say that Scott produced fantastic social media content, with photos and videos that truly captured how special our property was. Worst case experience ever they just…

Worst case experience ever they just scammed us took deposit, advance rent and also had every employment reference information and just before the contract start date they said landlord cancel our contract as we are part time contract. Which information was given to them week ago. Now the same property is in the market with higher price. They didn’t even processed our refund on time and they are holding our holding deposit saying we gave false information which is completely unacceptable as they had everything. We were under homeless situations because of them also the process was so long and it’s very hard to contact them and whenever needed. It’s very bad experience. And they took good reviews in the start from every one please don’t give reviews until you get a house.

Hi Shree, We can understand why you were extremely disappointed that this let did not proceed, particularly given how close it was to your intended move-in date. There are, however, several points in your review that I think are important to clarify. The proposed tenancy was agreed with you and the landlord on 20th August, with a proposed move-in date of 28th August. As with all agreed lets at this stage, this was expressly subject to satisfactory referencing, the landlord's final approval and a contract being signed. Each of the four applicants signed an application confirming the referencing requirements that needed to be met. Unfortunately, when the completed referencing was received, it did not meet those agreed criteria. This was not simply a case of us discovering at the last minute that somebody worked part-time. We considered the referencing as a whole and, despite it not meeting the standard criteria, we pushed the landlord to allow the let to proceed, particularly because of the short time before your intended move-in date. Ultimately, the landlord was not comfortable proceeding. No occupation contract had been signed, so there was no contract for the landlord or CPS Homes to cancel. This was an agreed let that unfortunately fell through during the referencing and approval stage. Thankfully, fall-throughs like this are relatively rare, but this is precisely why our paperwork makes clear that a proposed let remains subject to contract until the necessary checks and approvals have been completed. In terms of the timescale, the property was agreed on 20th August and the landlord's decision was made before the proposed 28th August move-in, so the entire process took no more than a week. We appreciate that where somebody is relying on securing accommodation, even that period can feel significant, particularly when the outcome isn't the one they hoped for, but we don't consider this to be unduly long. Your security deposit and advance rent were refunded in full within five working days of the let falling through. The holding deposit was initially retained because of the difference between the referencing criteria agreed at application stage and the outcome of the completed references. We did offer to transfer this to another property if we were able to find something suitable for you. As you haven't subsequently secured another property through us, we have now also decided to return the holding deposit in full as a gesture of goodwill. You are correct that the landlord initially instructed us to re-advertise the property at a higher rent after this let fell through. That instruction was subsequently changed and the property is now being marketed at a lower rent than the amount originally agreed with you. Finally, we don't "take good reviews". We invite customers to provide feedback at different stages of their experience with us, as many businesses do. What somebody writes and the rating they choose to give us is entirely up to them. We're genuinely disappointed that we weren't able to get this let over the line for you, and we appreciate the difficulty that caused. However, we don't think it is fair to describe what happened as a scam or to suggest that an existing contract was cancelled. A proposed let was agreed subject to referencing, landlord approval and contract, the completed referencing did not meet the agreed criteria, and despite us trying to make a case for the let to proceed, the landlord ultimately declined it. Ridiculous deposit deductions

I recently moved out of a CPS-managed student house and upon leaving they made a number of completely unreasonable claims from our deposit. They charged us for marks on the walls which they had previously assured us wouldn’t be a problem, for cleaning even though we left the house far cleaner than it was at the start, for removal of rubbish from the black bin even though it was full at the start, and for removal of several items which were already in the house to begin with.

Hi Sarah, Thank you for taking the time to leave your feedback. We’re sorry that the deposit process left you feeling this way, but we do want to clarify a few important points. Where CPS Homes manages a property, we document its condition at the beginning and end of the tenancy and provide this information to the landlord. Any proposed deductions from the deposit are ultimately the landlord’s claim, not money that CPS Homes keeps. Our role is to help communicate and mediate that claim, consider any evidence provided by the tenants and landlord, and try to reach an agreement between both parties. The fact that a claim is reduced during this process does not mean the original items were knowingly or deliberately unjustified. It is precisely why tenants are invited to provide photographs, inventory comments and other evidence. Where that evidence supports a tenant’s position, we will put this to the landlord and seek amendments to the claim, as happened here. If agreement cannot be reached, tenants also have the option of referring disputed deductions to the Deposit Protection Service, where an independent adjudicator considers the evidence from both sides. We would never seek to discourage a tenant from using that service. We do accept your point regarding the check-out report. Tenants should have access to the information they need in order to properly consider and respond to a proposed claim, and we’re sorry that you had to specifically request this on this occasion. We also apologise for the time taken to respond to some of your emails. The summer changeover period is exceptionally busy, but we appreciate that waiting more than two weeks for a response when money is outstanding is frustrating, and we are continually looking at ways to improve communication during this period. What we cannot accept is the suggestion that CPS Homes deliberately makes excessive claims in the hope that students will simply give up and pay them. Deposit deductions must be supported by evidence, tenants are able to challenge them, and where agreement cannot be reached there is an independent dispute process specifically designed to determine what, if anything, should be awarded. We absolutely agree with your final piece of advice, though: tenants should take comprehensive photographs when they move into a property and ensure any discrepancies are recorded on the inventory that we send. Do not go with this company

Do not go with this company. Firstly they will pressure you into getting a house repeatedly saying it’s the last ones they have (it’s a lie), every time you report an issue it will take at least 3 weeks to get any sort of response unless the roof is falling in (it was and even then that took a week). They will also charge you for cleaning at the end of the tenancy no matter what (plus the cleaning company so happens to be owned by the head of the companies sister). I was charged for dust in the property both years I went with them after the house stood empty for 3 weeks till inspection. Save your money go elsewhere.

Hi Jessica, We’re sorry to read that this was your experience, though there are several points within your review that we feel require clarification. We do not pressure anybody into renting a property. Every property we have available is advertised on our website, so prospective tenants can clearly see the options available to them at any given time. Our Lettings Team will often ask people about their requirements and suggest properties that may suit them, but it is entirely their choice which properties they view and whether they subsequently apply for one. We regularly receive positive feedback from tenants who have found an ideal home through our team’s recommendations, having initially overlooked it online. We take pride in helping people find suitable accommodation, but the final decision will always remain theirs. We are also concerned by the suggestion that every maintenance issue takes at least three weeks to receive a response. This is a very sweeping statement and does not reflect how maintenance reports are handled. The response required and the time taken to complete a repair will depend on its seriousness, the investigations needed, contractor availability and, in many cases, the landlord’s authority. As managing agent, we assess reports, carry out initial checks, seek any required approval and chase matters through, but we do not benefit from delays and always want repairs completed as promptly as possible. Regarding the end-of-tenancy cleaning, tenants are expected to return a property in no worse condition than it was provided to them, allowing for fair wear and tear. Therefore, where a property was clean at the start of the occupation contract but requires cleaning at the end, a landlord may be entitled to propose a claim. This can include dust or other cleaning that remains necessary when the check-out inspection takes place. Our check-out process is transparent. We document the property’s condition through comments and photographs, distinguish between fair wear and tear and matters that may go beyond it, and provide the full report to the landlord and contract-holders. As the occupation contract is between the landlord and contract-holders, it is ultimately the landlord who decides whether to propose a deposit deduction. We do not profit from deposit deductions and would much prefer to return every deposit in full, as this is considerably quicker and easier for everyone involved. Where deductions are proposed, contract-holders are invited to provide their comments and evidence, and we attempt to help both sides reach an agreed outcome. The vast majority of deposits we handle are resolved by mutual agreement. Where agreement cannot be reached, either party can refer the matter to the deposit protection scheme for free, independent adjudication. The cleaning contractor referred to is one of several companies we use. They are a long-established local business with the capacity to handle the large number of cleans required during the summer changeover period, and they have worked with us for many years. Contractors are selected based on their ability to complete the required work reliably and at a fair cost. Ultimately, it is the landlord’s decision whether work is authorised and who is instructed to undertake it. We appreciate that deposit discussions can be contentious, as tenants understandably wish to receive as much of their deposit back as possible, while landlords may seek compensation for deterioration they believe goes beyond fair wear and tear. Landlords, they will cost you thousands. Tenants, they'll cost you your sanity and living conditions

My tenancy with this agency began in 2019, after the original 2016 tenancy was transferred to me. Even from the start, the red flags were obvious, but as an inexperienced renter I didn’t recognise them. They never took any check-in photos and had no evidence of the property’s condition when I joined. Several tenants had already come and gone, and the flat was in a poor state. For years they carried out no inspections and no maintenance.

Hi Luke, We are sorry to read your review, but we do need to correct a number of points, as it does not accurately reflect either the tenancy history or the outcome of the independent deposit adjudication. The DPS did not agree that there was “no claim”. In reality, the adjudicator awarded the full deposit of £1,025 to CPS Homes in respect of rent arrears. The condition-related claims were not awarded because of the evidential requirements around the original check-in documentation, not because the adjudicator accepted the wider allegations made in your review. The DPS decision also recorded the total claim for damages as £1,053 plus the rent arrears, so not the £5,000+ figure you claim. We also do not recognise the suggestion that repairs were ignored for years or that tenants were simply “left without” essential facilities for significant periods. Maintenance issues can and do arise in properties, especially in older properties, particularly where there has been continuous occupation for nearly a decade, but reported issues were dealt with and progressed. As managing agents, we also have to liaise with the landlord, who owns the property and authorises expenditure. We fully believe we did this thoroughly and transparently, updating you and your housemates on our progress at every turn. Routine inspections were carried out in line with our management obligations. The allegation regarding an unlawful inspection has previously been dealt with, and our records show that more than 24 hours’ notice was issued. For clarity, the rent was £875 in 2016 and £1,100 by the final fixed term in 2024/25, inclusive of water rates. That is a 26% increase over nine years, and the final rent was below market norm for a three-bedroom property in Cardiff Bay. Rent levels were set by the landlord following market advice, and where negotiation was requested from your side, this was put back to the landlord. On at least one occasion, the landlord agreed to a lower increase following that negotiation. At no point did the rent go up by £150 from one year to the next, and there were many years where the rent didn’t go up at all from one year to the next. Finally, the decision to seek possession was the landlord’s, not CPS Homes’. We do not own the property and we do not make those decisions independently of the landlord. We understand you were disappointed that the tenancy came to an end, but it is not accurate to suggest CPS Homes were trying to force you out for our own reasons. A six-month possession notice was given as required by the law, and you were aware that this would be served several months earlier. You chose to leave before the possession notice expired, as is your right. We wish you all the best in the future, The CPS Homes Team.

Avoid

Avoid. Awful, don’t respond to call outs when needed and then charge us for the issues despite evidence we contacted them multiple times. They are scammers for students - ‘cleaning fee’ when we had a professional cleaner in just before - charging ‘dust fees’ when we moved out before they came in so obviously dust would gather on sides when you don’t come in. Genuinely disgusting.

Hi Charlotte, We’re sorry to read your review, but there are some important points we need to clarify because the proposed deductions are not charges that CPS Homes has decided to impose. At the end of a tenancy, our role is to document the condition of the property through the check-out process and provide that information to both the landlord and contract-holders. In this case, the landlord elected to arrange the post-tenancy works himself and has subsequently told us what costs he wishes to claim from the deposit. CPS Homes does not decide which deductions a landlord should make, nor do we profit from any money deducted from a deposit. We act as the intermediary between the parties, communicating the landlord’s proposed claim to the contract-holders, inviting their comments and evidence, and helping both sides try to reach a fair agreement. The landlord’s proposed claim in this case is also considerably broader than a charge for cleaning or “dust”. Our records show that a number of concerns relating to the condition of the property, damage and contractor call-outs arose during the tenancy, with several associated charges communicated to the household at the time. Further matters were then identified by the landlord at the end of the tenancy. In relation to cleaning, arranging a professional cleaner before moving out does not automatically mean that no further cleaning can reasonably be claimed. The relevant comparison is between the condition of the property at the beginning and end of the tenancy, supported by the inventory, check-out report, photographs and any evidence provided by the contract-holders. Equally, the fact that a landlord proposes a cleaning deduction does not mean that the contract-holders have to accept it. You are fully entitled to challenge any part of the landlord’s proposed claim that you believe is unjustified, including providing evidence of the professional clean you arranged or evidence relating to any maintenance issue or contractor charge. We will consider that as part of the deposit discussions and continue to help both sides try to reach an agreed outcome. If agreement cannot be reached, either party can refer the dispute to the deposit protection scheme for free, independent adjudication. That independent process exists precisely for situations where a landlord and contract-holders disagree about responsibility or the amount being claimed. We appreciate that deposit discussions can be contentious, but describing CPS Homes as “scammers for students” does not fairly reflect our role here. We have not created the landlord’s claim or determined what should be deducted. Cannot recommend them less (AVOID!!) they are frauds and liars with appalling communication (sorry for abbreviations there's a character limit)

We moved out in July2023 but Trustpilot doesn’t accept reviews from >1yr. Please excuse this error. The review was removed without our knowledge so we are uploading it again now. Now that we have experience with other Cardiff estate agents, we wanted to post our review. Our experience had many issues.CPS did not tell us about the incredibly loud construction work next door that caused our wall to shake and claimed to have never been notified. However, in discussions with the contractors & landlords next door, we discovered they had been notified & granted the proper permissions. Either the chain of information at CPS is that poor, or they lied to us.Any minor damage was immediately assumed to be entirely our fault and seized upon as an excuse to retain our deposit. They wanted to charge us to send a contractor to put a new mattress cover on the bed, even though we had discussed beforehand and provided a brand new one when we moved out. When we questioned their logic, they immediately dropped the issue, so they knew it was nonsense to begin with. We only seemed to be notified about property viewings the legally minimum time beforehand.Following a reply we got from CPS initially (b4 mysteriously removed)A contractor was drilling into the party wall next door & causing picture frames to fall. The landlord was aware & omitted this information as we know landlord recommended the building works to them. When we emailed about the noise, they pretended they didn't know. The landlord on our contract was also a member of staff at CPS, so CPS must have known about works. We learned the landlord could be the owner of CPS, as we were told he owns lots of properties in Cardiff.Our inspection said everything was perfect when we moved out & we would receive full deposit back. We emailed many times to confirm before signing the agreement, as we heard that CPS tried to take deposits from other tenants & we wanted written confirmation before agreeing (watch 'Joe Lycett's Got Your Back'). 2 wks after moving out & another couple living there, we received a reply of 'we would have loved to give you your deposit back but unfortunately we can't', for 'stains on a mattress' that didn’t exist. They wanted £50 from our deposit for a mattress protector for ‘stains’ when we had just bought a new one for them. When we challenged them, they decided they didn’t need the money anymore. It’s clear they’ll try & take money from anyone they can.We also experienced at least one instance of not being given 24 hours notice of a viewing, & also told of a viewing & not notified when it was cancelled. Instead we heard nothing from CPS & they didn’t show up. Finally, the flat was poorly refitted. Every time we used the washing machine, the entire flat shook. There was no window in the bathroom, nor was the ventilation strong enough often resulting in mould, no matter how much drying or wiping we did.New edit following CPS reply:1we had to replace the freezer door - in fact the whole drawer due to the company not having spare parts- & it was £30 - or we would be charged for it, that’s what we were told. secondly we had been told by the contractor that previous tenants also broke it, because it was so cheap & poorly made. You couldn’t defrost freezer w/o switching the whole fridge-freezer off at the plug (not feasible so caused a massive build-up of ice)2the door hit into its overhead closer, which the previous tenants had at their viewing, we had at ours & the viewings after us had- & this was never repaired. that's at least 2 years without repairing it- completely dispelling the myth you immediately repair everything (what a ridiculous claim).the bed slat was not our fault & therefore irrelevant.3.we had to contest the mattress charge; the landlord did not graciously wave the charge. you did not ‘advise’ the landlord, we provided PROOF over the course of several emails that the ‘staining’ on the mattress was not our doing - & a mattress protector would not repair/replace this anyway. AND this was put in a rude email 2 WEEKS after we moved out, w/new tenants the day after we left- not at check out inspection.4you had to be notified, legally, & give consent. Liars. 5according to HM land registry the landlord has owned the building since 2017, not ‘recently’ - nearly 5 years from when we moved in & enough time to tell tenants & future tenants6. also they forgot the mid tenancy inspection & scheduled an inspection whilst we were moving out, 2 weeks b4 check-out datetheir reply proves they’re liars & desperate for a ‘good reputation’ to try & scam more people as they have before. i wholeheartedly promise my review is accurate - i don't want any1 to lose money on these frauds. despite their claims, the landlord is likely to be the owner of CPS & act w only their best interests at heart.kindest regardsfarzana

Due to a lack of information & detail provided, we cannot locate you on our database, so to verify & learn more about your experience, we’d appreciate it if you could provide us with more information in response to the private Trustpilot message we’ve sent you.Speaking broadly until we know more, if we’re aware of any construction work to be completed that will affect enjoyment, we’ll always inform incoming/current occupants. However, there’s a big difference between obtaining planning permission as you’ve stated in your review, and then carrying out the work that the permission allows. It’s not unusual for work to start years after planning permission is granted, or possibly never at all. As such, whilst Cardiff Council will notify neighbouring properties of an application for planning permission, this does not state when, if ever, the work will begin. Additionally, the Council will inform the occupants of the neighbouring properties, not the managing agent, so there’s a good chance we at CPS Homes weren’t aware of the planning application &/or the work being carried out. Without knowing the property you occupied, it’s impossible to ascertain.Occupation contracts are between contract-holder(s) & landlord. So if there are ever any proposed deposit deductions to claim for, it’s the landlord who chooses to submit this claim. We’d much prefer not to have to make a claim from a deposit. We don't profit in any way from said deductions, and it's far quicker & easier to return a deposit in full.Our contract with the landlord stipulates that we’ll document the condition of the property at the end of the tenancy (as we also do at the beginning of each tenancy), then provide this report to them for their assessment, as, again, being the owner of the property, they’re the decision maker. Within the report, we highlight items that we believe are a result of wear & tear, therefore the responsibility of the landlord to make good before any new contract-holders arrive. We also highlight any items we believe to be over & beyond fair wear & tear, which, if substantially different to the condition at the start of the tenancy, they may wish to claim from the deposit for. Once the landlord has decided how they wish to proceed, we add comments to the inspection report & send it over to the contract-holder(s) for their perusal. We invite contract-holders to comment on anything noted as being over & beyond fair wear & tear. This demonstrates a transparent, two-way process that is geared towards avoiding any potential deposit dispute. When contract-holders provide their comments, as we always encourage them to do, we revert back to the landlord & attempt to negotiate the deposit return of behalf of both.It's not uncommon for there to be a dispute after moving out. Quite rightly, contract-holders wish to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear & tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. Thankfully, the process described earlier in this reply successfully resolves most potential deposit disputes before they become protracted, which we think is something that should be commended.As with any deposit return, if a contract-holder feels a landlord's claim is not justified & a mutual agreement cannot be reached, the deposit scheme that protects the deposit can appoint an unbiased, impartial adjudicator to consider all evidence & make a ruling. We're pleased to say most deposits CPS Homes return are done so with mutual agreement between landlord & contract-holder, meaning only a small minority require independent adjudication.We aim to give as much notice as possible of viewings, at least 24 hours’ notice, but often more. There is no legal minimum period of notice for viewings: this is a contractual matter.CPS Homes.

We have taken over a year to collect our thoughts about CPS, and now that we have experience with other Cardiff estate agents, we wanted to post our review. Our experience with CPS had many issues. They did not tell us about the incredibly loud construction work next door that caused our wall to shake and claimed to have never been notified. However, in discussions with the contractors and landlords next door, we discovered that all parties had in fact been notified and granted the proper permissions. Either the chain of information at CPS is that poor, or they’d simply lied to us about the matter. Any minor damage was immediately assumed to be entirely our fault and seized upon as an excuse to retain our deposit. They wanted to charge us to send a contractor to put a new mattress cover on the bed, even though we had discussed the matter beforehand and provided a brand new one when we moved out. When we questioned their logic, they immediately dropped the issue, which we think shows they knew it was nonsense to begin with. We only seemed to be notified about property viewings the legally minimum time beforehand. Following the reply we received from CPS in our initial review on Trustpilot (before it was mysteriously removed) I am adding an edit in: There was a contractor drilling into our wall next door and causing picture frames to fall off. We know the landlord was aware of it and omitted this information, as the landlord was the one who recommended the building works. When we contacted CPS about the noise, they pretended they didn't know. The landlord on our contract was also a member of staff at CPS, so they must have known about the building works. Although we have since learned that the landlord could potentially be the owner of CPS instead, as we were informed that he owns a lot of properties around Cardiff. The funny thing about requesting some of our deposit, was that initially after we moved out, our inspection said everything was perfect and we would receive our deposit back. We emailed back many times to confirm this before signing the agreement, as we had heard that CPS tried to take deposits from other tenants and we wanted written confirmation before agreeing (watch 'Joe Lycett's Got Your Back'). 2 weeks after moving out and other tenants having lived there in that time, did we receive an email back saying 'we would have loved to give you your deposit back but unfortunately we can't', for 'stains on a mattress' that did not exist. They wanted £50 from our deposit to purchase a mattress protector for the stains, which also does not make any sense. When we challenged them on this, they decided that actually, they did not need the money anymore. It is clear they will try and take money from anyone's deposit if they can. We also experienced at least one instance of not being given 24 hours notice of a viewing, and furthermore being told of a viewing and then not being notified when it was cancelled. Instead we heard nothing from CPS, and they just did not show up. Finally, the flat we lived in was poorly refitted. Every time we used the washing machine, the entire flat shook. There was no window in the bathroom, nor was the ventilation strong enough, often resulting in mould, no matter how much drying or wiping we did in the bathroom. CPS is a dominant agency for Cardiff students, but based on our experience we cannot recommend renting from them.

We’ve looked back and can see that you only reported one maintenance issue during your 12-month tenancy. This was a bathroom light switch sometimes not working, which was resolved within 3 working days. We identified a few other minor, mainly cosmetic issues ourselves when we attended for an inspection. You hadn’t reported these, but we wanted them resolved for you. We promptly fed our findings back to your landlord and they had somebody attend to resolve them within 3 working days. Among the issues noted were a snapped bed slat, which your landlord deemed was not your responsibility. The attending contractor deemed a cracked freezer drawer was caused through misuse, but your landlord chose not to apply a charge for this. We highlight these elements because we think they demonstrate diligent management of what was a recently-refurbished property with very few issues, with fairness and transparency applied throughout, all of which is at odds to the picture you have painted in your review. In terms of the construction work, as previously advised, your landlord disputes that they had knowledge of any building work being done next door. When somebody applies to the local authority to obtain planning permission to do work, the local authority follows a prescribed process, which includes notifying neighbouring properties of the application. Crucially, it doesn’t say when the work will be done, as the applicant doesn’t need to specify when, or indeed if, they intend to do work. Additionally, neighbouring properties are not automatically informed of the final decision on a planning application by the local authority, so won’t necessarily know if it was granted or refused. Planning permission is typically valid for 3 years, so permission could’ve been obtained up to 3 years prior to the work being started. Bearing in mind the landlord had only recently bought the property when your tenancy began, it’s wholly possible they weren’t aware of the planning application. And, as stated, they’re only informed of the application, not the decision or indeed when the work will be done. We document the condition of each property at the end of the tenancy (as we also do at the beginning of each tenancy), then provide this report to the landlord for their assessment, as, being the owner of the property, they are the decision maker. Within the report, we highlight items that we believe are a result of wear and tear, therefore the responsibility of the landlord to make good before any new contract-holders arrive. We also highlight any items we believe to be over and beyond fair wear and tear, which, if substantially different to the condition at the start of the tenancy, they may wish to claim from the deposit for. When we completed your check-out inspection, we noted a stained mattress, which your landlord initially indicated they would like to make a small claim for (£40 to supply and fit a mattress protector). However, when we advised your landlord that the similar staining was present upon move-in, they agreed to drop the charge, and you were refunded your full deposit within 10 working days of your tenancy ending. Finally, we provide at least 24 hours’ notice of any viewings or inspections, though if a maintenance issue is reported and we can have a contractor attend sooner than 24 hours’ time, we will always aim to do so as we assume that occupiers would prefer to have the issue rectified sooner rather than later. Contractors often get last-minute slots available in their diaries, so we try to fill them as it can sometimes be days until they get another slot. Myself and a friend recently visited and found a flat together with Florence's help! We initially came in hoping to view another property, but after a conversation and a quick search from Flo, she found us the perfect place! She took time to answer all our questions, took us to view the property and offer insightful info. She was also extremely helpful when sorting out the official paperwork, involving a kind suggestion over a tricky email which really helped lower my stress! I'm aware some estate agents can be extremely pushy (especially to students) but Flo was the perfect level of honest yet thoughtful, laying out facts while remaining (what felt like) concerned primarily for our comfort / needs in our house search. Overall, my CPS experience has been wonderful simply because of Flo. She has been nothing but kind and genuinely helpful, successfully navigating a stressful time! To any parents whose child are going to uni in cardiff AVOID this company at all cost .My son is a working professional and he has been a client for 3 yrs he has paid his rent on time and has is not a problem tenant..Oct 25 he noticed he had bed bugs in his flat he contacted cps who told him it was his responsibility to fumigate his flat which he did .His flat then had to be sprayed 6 times as the infestation was that bad ,he got the environment involved which they have said the whole building needs to be done the communal areas are not cleaned and there are traps with bed bugs on them .my son is lucky he is leaving this company soon It has caused him a lot of mental health issues and stress the bed bugs should have been paying him rent as even though his flat has be sprayed they are popping in different ares of the building .CPS DO NOT CARE ABOUT THEIR TENANTs Wellbeing so AVOID at all costs !!!!!! Just be informed by my son that cps have tried to take his reveiws down but the site found nothing wrong with it He must be hitting a nerve with cps for telling the truth about how they treat their tenants. UPDATE. Thanks for your reply but I have to disagree with you ,it was a ongoing matter for 4months your tenant kept the agency updated with what was happening you did nothing it was only when HE got the environment health involved you got involved. Do not rent with these people. I'm staying in a building that is managed and owned by CPS (my landlord is the founder of CPS). The building has had active bed bug infestation for 6 months. I paid to have my flat treated multiple times, but the issue has persisted. The communal area in the building is filthy. Whilst CPS staff are kind and doing the best they can under the unethical practices set out by their management, there is no urgency in resolving issues and they do not care about tenants. CPS claims there was no evidence of a wider infestation when this situation started. CPS did not even look for evidence, consider or investigate the wider building until four months after, which was led by environmental health and found bed bugs in the communal areas. It has taken environmental health intervention, and over 6 months to have CPS agree to treat the building. I have been refused reimbursement for the fee I paid and have been repeatedly misled and lied to. Thankfully CPS has agreed to release me from my contract. I regret I didn't see Joe Lycett's video about CPS before signing. You can find it on YouTube if you search "Joe Lycett confronts shady landlords". I've added photos of the filthy communal area.

Renting with CPS Homes (CPS) has been my worst experience as a renter When we viewed the property, the CPS estate agent told us the landlord thinks of the property as ‘his baby’ because he ‘used to live there’ so really cares for it. The landlord, by contrast was always difficult to reach, and CPS needed approval to action some maintenance work so fixing issues took ages, while other issues they refused to sort out. I went to collect the keys on the first day of our tenancy and CPS didn’t give us the key to the bottom lock of the front door which was locked when we arrived at the property so we couldn’t get in the first day of our tenancy. When we moved ourselves in, we found a serious damp and mould problem on the wall behind kitchen cupboards. We reported it straight away and CPS sent a contractor to deal with the mould, but this was just spraying it with mould remover and not dealing with the damp. He told us the wall needs treating, which gets damp proofed externally 4-5 months into our tenancy - we had to raise reports for this many times to get anything done. The wall still needed to dry out after the work was done which didn’t happen in the duration of our tenancy. The kitchen cabinets in that half of the kitchen backed onto the damp wall so we weren’t able to use half the storage in our kitchen for food/cooking equipment. The inside of these cupboards was not pictured in the inventory provided by CPS when we moved in. When we moved in the cupboards were covered in rust on the inside and there was a stock cube left in there that had dissolved. We only stored cleaning and washing products in there; products that were in cardboard boxes got completely sodden in weeks (even after external damp proofing) and were unusable. When we alerted CPS to the level of damp (post external work) nothing further got done and the issue was marked as ‘resolved’ so we had to report it again. It hadn’t been fixed when we moved out. There was also a major damp and mould problem under some wallpaper in a different room. All that was done about it (months after we reported it) was redecorating and treating the mould which didn’t deal with the underlying damp. When the contractors did the redecorating work, some of the electrics kept tripping the fuses because the box containing the electrics in the wall had dissolved and when they added a little water to clean the wall, it was enough to cause a bang noise and trip the fuse (wasn’t the contractors fault). Just after we moved in, we went away for a week. We had spent 4 nights in the property before that. On our return we found evidence of rats in the property. Because it was at the start of the tenancy, the landlord was responsible for paying and CPS for organising pest control and this took days for them to approve. The large gap in the floorboard where rats could get through took months to resolve. There were numerous other issues when we moved in including blocked and not properly functioning drains, mouldy blinds and a gap in the front door. All of this makes me think that CPS (and the landlord) did not do due diligence in checking the property was appropriate for renting out before we moved in. When we reported issues, we felt the maintenance staff often tried to blame us or just brush off our concerns. CPS were much more thorough in the move out inventory than the move in. They wanted to charge us for things like a pen left in a draw, contrasted with the move in inventory where there were no photos of the inside of the cupboards covered in rust and mould. When trying to get our deposit amount agreed responses from CPS took ages, sometimes a week just for a follow up email. While we were moving out at a busy time, deposits are a lot of money, so I think there should have been more haste with this. When we finally got a cost breakdown, I felt the deposits team were unhelpful and passive aggressive when I had questions about the cost breakdown. The Joe Lycett investigation is still relevant in my opinion. Edit: For CPS' query, yes I did rent for a year with them recently.

Speaking more broadly until we get the added information, it certainly looks as though there were unnecessary delays in maintenance issues being dealt with during your tenancy. Without knowing which property you lived in, we can’t confirm why these delays existed. Occupation contracts are between the contract-holder(s) & the landlord, so as mentioned in your review, the landlord plays a key role as they make the final decision on everything, including when to send a contractor out & whether they wish to proceed with any quote for work. We don't hold the power to make those decisions. When contract-holders first report something to us, there are some initial checks we'll run through with them in case it can be easily fixed, but if that doesn't work, we seek permission from the landlord to get the work done, as they will be the one paying the bill. Waiting for their approval can sometimes take longer than we’d like. We’re committed to minimising these delays & chasing up your requests as promptly as possible. We want things to run as smoothly as possible for everyone living in the properties we manage. If there are ever any proposed deposit deductions to claim for at the end of the tenancy, it’s the landlord who chooses to submit this claim. We’d much prefer not to have to make a claim from a deposit, as it's far quicker & easier to return a deposit in full. Our contract with the landlord stipulates that we’ll document the condition of the property at the end of the tenancy (as we also do at the beginning of each tenancy), then provide this report to them for their assessment, as, again, being the owner of the property, they’re the decision maker. Within the report, we highlight items that we believe are a result of wear & tear, therefore the responsibility of the landlord to make good before any new contract-holders arrive. We also highlight items we believe to be over & beyond fair wear & tear, which, if substantially different to the condition at the start of the tenancy, they may wish to claim from the deposit for. Once the landlord has decided how they wish to proceed, we add comments to the inspection report & send it over to the contract-holder(s) for their perusal. We invite contract-holders to comment on anything noted as being over & beyond fair wear & tear. This demonstrates a transparent, two-way process that is geared towards avoiding any potential deposit dispute. When contract-holders provide their comments, as we always encourage them to do, we revert to the landlord & attempt to negotiate the deposit return of behalf of both. We feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Quite rightly, contract-holders are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear & tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. Thankfully, the process described earlier in this reply successfully resolves most potential deposit disputes before they become protracted, which we think is something that should be commended. I had a very positive experience renting with CPS Homes! The team were friendly, professional, and genuinely helpful throughout the process from booking viewings to signing the contract. They were quick to answer questions and made finding student accommodation in Cardiff much easier and less stressful. Communication was clear and efficient, and the lettings team in particular stood out for their responsiveness and support. If you’re looking for a large, established letting agency with lots of local experience and a strong range of student properties, I’d recommend giving CPS Homes a go!

It seems nothing has changes since CPS was featured on Joe Lycett's 'Got Your Back' as a deplorable company. Please understand that probably over 90% of these reviews are fake or orchestrated by the company (they used to offer incentives to leave a positive review). There is no way, with the discourse on forums online (e.g., Reddit) that the positive experiences outlined here are genuine. I rented with them as a student myself back in 2014, viewed rentals with them in 2020 and have recently inquired about buying a flat/house. All experiences have been negative, but you simply cannot avoid CPS with the monopoly they have on real estate in Cardiff. This time, despite taking a day off work to view properties, the agent offered no flexibility and said that viewings were happening on a set date. When I reorganised my calendar to make that date, I suddenly could only be offered a slot that I couldn't do (but was no doubt convenient for the agent). Because of the market, they know properties will sell without any graft on their part, so offer viewings that are convenient for very few. This reinforces the housing crisis we're experiencing as only developers and investors are able to see and buy the properties listed. Alas, after all these years, CPS continue to be the most morally deplorable agency in the area.

I would strongly advise against renting through CPS homes. Our experience has been a complete disaster. First of all the property was handed over to my son in an appalling state. There were multiple issues, including how filthy the house was for a start, faulty electrical sockets, sink blocked, tap not working, these should have been addressed before he moved in. It was clear that no thorough inspection or cleaning had been done prior to his arrival. It should have been an exciting time for my son, moving to Cardiff for University. Instead, it made the move unpleasant. The customer service has been just as bad. Their lack of empathy and support has been extremely disappointing and has caused myself and my son stress and inconvenience. I have rented several properties in the past and have never experienced service so poor. They seem happy to collect rent but show little interest in providing a decent living environment or support to tenants. Save yourself the trouble and look elsewhere.

When CPS Homes marketed the property Jess contacted me four days later to say it was let! The student groups they have provided have thankfully been pleasant and polite tenants which is reassuring for a landlord. Rhys is conscientious and thorough as the lettings manager and send updates informing landlords of the latest changes in legislation and tips on keeping a property at its best. I would also like to mention Cameron who has been prompt and helpful in answering my queries despite being out of the office conducting viewings. I cannot recommend CPS Homes enough.
