⭐☆☆☆☆ (1/5) I would not recommend CPS Homes based on my experience with renting Flat 48, Hartland House, Prospect Place. Before moving in, I was pressured to pay both the full deposit and the first month’s rent nearly a month in advance to secure the tenancy. However, when I finally collected the keys and entered the property, it was clear that it had not been professionally cleaned or prepared for new tenants. The flat was in an unacceptable condition: Cobwebs throughout the property. Carpets were extremely dirty and clearly had not been cleaned. The sofa had visible fungus/mould growth. The overall standard of cleanliness was far below what any new tenant should reasonably expect. It was incredibly disappointing to pay a significant amount of money in advance, only to receive a property that was not fit to move into. A letting agent has a responsibility to ensure a property is clean, hygienic, and ready for occupation before handing over the keys. Communication was also poor. Despite raising concerns, responses were slow, and I was left chasing updates on maintenance and other tenancy issues. Overall, this experience caused unnecessary stress and inconvenience at the very start of the tenancy. I hope CPS Homes improve their property inspection, cleaning standards, and customer service so that future tenants do not have to go through the same experience.

Hi Deepak, We’re sorry that the condition of the property on arrival did not meet your expectations. Everybody moving into a new home should reasonably expect it to be clean and ready for them, and that is the standard we aim to provide. We would, however, like to clarify a couple of points within your review. There was no pressure applied to pay your deposit and first month’s rent nearly a month before the occupation contract began. The payment requirements and timescales were clearly explained before you and your housemate chose to proceed with the property and paid the holding deposit. They form part of our standard signing process and were not introduced or imposed upon you after you had committed to the property. We believe many, if not all, agents operate in the same way. In relation to the cleanliness, our records show that both a deep clean and professional carpet clean were carried out by one of our longstanding cleaning contractors between the previous occupation ending on 4th August and yours beginning on 7th August. That said, arranging a professional clean does not mean we will dismiss concerns if an incoming contract-holder feels particular areas require further attention. Occasionally, aspects of a contractor’s work may need to be revisited and, when that happens, our focus is on getting them put right. That is exactly what we have done here. When you raised concerns about the standard of cleanliness, our team acted promptly, contacted the cleaning contractor and arranged for them to return to address the areas you highlighted. We therefore don’t feel it is fair to characterise our response to these concerns as slow. Your occupation began only on 7th August and, within the very short period since then, we have been actively working to address the issues you reported. We remain committed to ensuring you are comfortable in your new home and to resolving any outstanding concerns as quickly as possible. We hope our swift action in arranging for the contractor to return demonstrates that commitment and provides some reassurance about the service you can expect from us going forward. Highly recommend - Kevin

Recently sold my house with CPS (Spencer Road, Derry) and worked closely with Kevin Cross who was extremely helpful throughout the whole process. Kevin made the experience a lot more positive as i previously had issues with a very well known estate agents in the town. Kevin called me and asked why my house had still not been sold and he assured me he could have the house gone within 5 weeks, not even 4 weeks later I had a sale agreed. Could not recommend CPS more.

From the initial valuation with Sian, the photography with Scott, the viewings with Angela and then the sales progression with Chelsea - a stressful process was made as painless as possible & even fun at times! The photographs & videos really stand out online - My house sold within 2 weeks of agreeing the contract and Chelsea was very patient as I found my new home, keeping everyone updated in the background. The communication was excellent, with the process explained at every stage. Calls and emails were always returned & any issues were quickly resolved. I really liked that everyone on the team was friendly and straightforward to communicate with - having normal conversations without heavy sales pitches, complicated commission rates and jargon (like some other estate agents) really makes a difference! I had a great experience selling my house with CPS & would definitely recommend.

Nathan was truly excellent in the sale of our property! Although my overall living experience was affected by issues with a neighbouring tenant, the service I received from CPS Homes was excellent from start to finish. Jordan was always approachable, responsive, and willing to help whenever I needed assistance. He guided me through every stage of my tenancy and was especially helpful during my move-out process, making what could have been a stressful situation much smoother. I don't usually write these reviews, and in fact, I've had 'interesting' dealings with CPS Homes in the past, however, I think one should be as quick to praise as they are to criticise... I must say that lately, their service managing the apartment I rent has been fantastic. Since introducing the online repair reporting and management system, sorting issues has become very easy. The company feels like its listening and trying to respond to customers' needs. Also, I fed back last year that the tenancy renewal emails were unduly aggressive and threatening; this year, the phrasing was very different and much appreciated. Finally, Jordan is a credit to be company; I've found him to consistently pleasant, professional, knowledgeable and helpful. He communicates well, and this helped enormously - even when the primary issue had not yet been solved. Folks like him have a talent for managing people and is hopefully valued within the company.

Worst case experience ever they just…

Worst case experience ever they just scammed us took deposit, advance rent and also had every employment reference information and just before the contract start date they said landlord cancel our contract as we are part time contract. Which information was given to them week ago. Now the same property is in the market with higher price. They didn’t even processed our refund on time and they are holding our holding deposit saying we gave false information which is completely unacceptable as they had everything. We were under homeless situations because of them also the process was so long and it’s very hard to contact them and whenever needed. It’s very bad experience. And they took good reviews in the start from every one please don’t give reviews until you get a house.

Hi Shree, We can understand why you were extremely disappointed that this let did not proceed, particularly given how close it was to your intended move-in date. There are, however, several points in your review that I think are important to clarify. The proposed tenancy was agreed with you and the landlord on 20th August, with a proposed move-in date of 28th August. As with all agreed lets at this stage, this was expressly subject to satisfactory referencing, the landlord's final approval and a contract being signed. Each of the four applicants signed an application confirming the referencing requirements that needed to be met. Unfortunately, when the completed referencing was received, it did not meet those agreed criteria. This was not simply a case of us discovering at the last minute that somebody worked part-time. We considered the referencing as a whole and, despite it not meeting the standard criteria, we pushed the landlord to allow the let to proceed, particularly because of the short time before your intended move-in date. Ultimately, the landlord was not comfortable proceeding. No occupation contract had been signed, so there was no contract for the landlord or CPS Homes to cancel. This was an agreed let that unfortunately fell through during the referencing and approval stage. Thankfully, fall-throughs like this are relatively rare, but this is precisely why our paperwork makes clear that a proposed let remains subject to contract until the necessary checks and approvals have been completed. In terms of the timescale, the property was agreed on 20th August and the landlord's decision was made before the proposed 28th August move-in, so the entire process took no more than a week. We appreciate that where somebody is relying on securing accommodation, even that period can feel significant, particularly when the outcome isn't the one they hoped for, but we don't consider this to be unduly long. Your security deposit and advance rent were refunded in full within five working days of the let falling through. The holding deposit was initially retained because of the difference between the referencing criteria agreed at application stage and the outcome of the completed references. We did offer to transfer this to another property if we were able to find something suitable for you. As you haven't subsequently secured another property through us, we have now also decided to return the holding deposit in full as a gesture of goodwill. You are correct that the landlord initially instructed us to re-advertise the property at a higher rent after this let fell through. That instruction was subsequently changed and the property is now being marketed at a lower rent than the amount originally agreed with you. Finally, we don't "take good reviews". We invite customers to provide feedback at different stages of their experience with us, as many businesses do. What somebody writes and the rating they choose to give us is entirely up to them. We're genuinely disappointed that we weren't able to get this let over the line for you, and we appreciate the difficulty that caused. However, we don't think it is fair to describe what happened as a scam or to suggest that an existing contract was cancelled. A proposed let was agreed subject to referencing, landlord approval and contract, the completed referencing did not meet the agreed criteria, and despite us trying to make a case for the let to proceed, the landlord ultimately declined it. Ridiculous deposit deductions

I recently moved out of a CPS-managed student house and upon leaving they made a number of completely unreasonable claims from our deposit. They charged us for marks on the walls which they had previously assured us wouldn’t be a problem, for cleaning even though we left the house far cleaner than it was at the start, for removal of rubbish from the black bin even though it was full at the start, and for removal of several items which were already in the house to begin with. After several hours of painstakingly going through old photos, the original inventory, the check-out report, and writing long emails, CPS agreed to reduce the claim by about half and in doing so acknowledged that many of these claims had been unjustified. I now work full-time and did not have the time or energy to raise a formal dispute with the Deposit Protection Service over the remaining amount, but I am confident that had I done this, I would have been able to get the claim reduced significantly further. This experience has very much given me the impression that they make these excessive deposit claims and subsequently take advantage of the fact that a lot of people, especially students, won’t be willing to put a significant amount of time and effort into fighting them, and will just accept the deductions. I struggle to believe they don’t do this intentionally, and I would strongly recommend watching Joe Lycett’s video about this company (‘A Rave to Challenge a Lettings Agency’) to anyone who hasn’t seen it. Even though it’s 6 years old now, the issues raised in the video are uncannily similar to what we experienced with CPS. When CPS initially told us about the deductions, they also did so without having given us access to the check-out report, which is where we can add our own evidence and respond to their claims. We were only given access to this after specifically asking for it. They were also extremely slow at responding to our emails about the deposit; I understand it’s a busy time of year for them but having to wait over 2 weeks for replies seems excessive. CPS are inevitably going to post a reply to this review making it seem like I'm the one being unreasonable, but to anyone moving into a CPS-managed house I will just say this - photograph absolutely everything, from the dust on the skirting boards to the rubbish in the black bin to the the tiniest mark on the wall - because if you don't, you will be charged for anything and everything when you leave.

Where CPS Homes manages a property, we document its condition at the beginning and end of the tenancy and provide this information to the landlord. Any proposed deductions from the deposit are ultimately the landlord’s claim, not money that CPS Homes keeps. Our role is to help communicate and mediate that claim, consider any evidence provided by the tenants and landlord, and try to reach an agreement between both parties. The fact that a claim is reduced during this process does not mean the original items were knowingly or deliberately unjustified. It is precisely why tenants are invited to provide photographs, inventory comments and other evidence. Where that evidence supports a tenant’s position, we will put this to the landlord and seek amendments to the claim, as happened here. If agreement cannot be reached, tenants also have the option of referring disputed deductions to the Deposit Protection Service, where an independent adjudicator considers the evidence from both sides. We would never seek to discourage a tenant from using that service. We do accept your point regarding the check-out report. Tenants should have access to the information they need in order to properly consider and respond to a proposed claim, and we’re sorry that you had to specifically request this on this occasion. We also apologise for the time taken to respond to some of your emails. The summer changeover period is exceptionally busy, but we appreciate that waiting more than two weeks for a response when money is outstanding is frustrating, and we are continually looking at ways to improve communication during this period. What we cannot accept is the suggestion that CPS Homes deliberately makes excessive claims in the hope that students will simply give up and pay them. Deposit deductions must be supported by evidence, tenants are able to challenge them, and where agreement cannot be reached there is an independent dispute process specifically designed to determine what, if anything, should be awarded. We absolutely agree with your final piece of advice, though: tenants should take comprehensive photographs when they move into a property and ensure any discrepancies are recorded on the inventory that we send. GET OUT, if you still can.

CPS are inevitably going to be an agency which profits off of students, and will continue to do so as they monopolise over the housing market in Cardiff. I was initially warned at first, but my housemates and I settled for a place as it was the best we found at the time. Everything seemed fine at the time, until they decided to do the inventory check before everyone else had moved in. We did not sign anything , and since moving in we have encountered mulitple faults and damages with the house. Issues are filed through a tenant report website, where we communicate with a member of staff to provide details of the issue. And everytime we have put faults down, they reiterate how the issue is because of poor upkeep and if inspected we will be charged - or tell us that they can't do anything about it as it was not part of inventory. My personal experience lead to no heating in my room for nearly 4 months, as they kept threatening to make me liable for radiators which never worked in the first place. I brought this up during the first inspection, and the lady I spoke to was unhelpful at all. She asked me unrelated and extremely personal questions on how I am able to finance University and the room I had at the time, which made me extremely uncomfortable. The agency. only decided to do something about it as I started getting a mould issue, proving that they will only take action if at the expense of a student. Not to mention, my housemate was also left without a window for many weeks and also got really ill because of it. As a student, we felt very collectively taken advantage of. But on the plus side, my experience with them has made me stronger - where I now no longer stand to be mistreated by this selfish company. And I encourage all students, if they do decide to go with CPS, to do the same.

We’ve been unable to identify your tenancy from the name and information provided, so we cannot verify the events described or give a property-specific response publicly. We’ll therefore respond to the points raised more broadly, but invite you to email feedback@cpshomes.co.uk with the property address and the dates you lived there, so that we may look into the specifics. An inventory is completed at the beginning of a tenancy to create a dated photographic record of the property’s condition when the tenants take possession. It’s not prepared simply to attribute responsibility to tenants at the end. It’s equally important in protecting tenants from being held responsible for damage or defects that were already present when they moved in. Where members of a group move in on different dates, it’s neither practical nor appropriate to delay documenting the property until everybody has arrived. The completed record is made available to tenants digitally and tenants have the opportunity to report anything they believe is missing or inaccurate. We accept that faults can arise during any tenancy. What matters is that they’re reported and handled appropriately. When a repair is reported, our team will initially ask questions and, where relevant, provide simple troubleshooting advice. This helps us understand the problem, give the landlord and contractor accurate information, and sometimes enable a tenant to resolve a minor issue immediately. Tenants also have responsibilities to look after their home in a reasonable, tenant-like manner. However, these initial checks are never used to avoid arranging a repair for which the landlord is responsible. The qualifying questions aren’t onerous or time consuming: they should be engaged, as it ultimately benefits everyone and aids smooth resolution. We do not recognise the account that you were left without heating in your bedroom for nearly four months because we were threatening to hold you responsible for the radiator. Providing adequate heating is a landlord’s responsibility, and our role would be to report the issue to the landlord and pursue the necessary action. We may initially ask a tenant to complete a simple check, such as bleeding a radiator, as part of establishing the cause of the problem, but that is not the same as refusing to deal with a fault or seeking to make the tenant liable for it. Without the property details, we cannot review the maintenance history, but the circumstances described do not reflect the process we would expect our team to follow. We’d also like to understand what is meant by your housemate being “without a window”. A problem with a window’s handle or opening mechanism may require a specialist visit and, potentially, replacement parts with a lead time. That is very different from somebody being left with an entirely open window aperture for weeks. The suggestion that action was only taken because mould appeared, and therefore “at the expense of a student”, is also unclear. A mould report would increase the urgency of investigating a heating, ventilation or building-related issue. It would not, in itself, make the tenant financially responsible for the work. We manage a large number of student homes, but we do not regard students as people to be taken advantage of. Our staff work daily to support tenants, resolve problems, explain their rights and responsibilities and encourage landlords to maintain and improve their properties. We do not claim that every tenancy or repair will always proceed perfectly, but the suggestion that we deliberately avoid addressing problems until tenants suffer does not reflect how we operate. Do not go with this company

Do not go with this company. Firstly they will pressure you into getting a house repeatedly saying it’s the last ones they have (it’s a lie), every time you report an issue it will take at least 3 weeks to get any sort of response unless the roof is falling in (it was and even then that took a week). They will also charge you for cleaning at the end of the tenancy no matter what (plus the cleaning company so happens to be owned by the head of the companies sister). I was charged for dust in the property both years I went with them after the house stood empty for 3 weeks till inspection. Save your money go elsewhere.

Hi Jessica, We’re sorry to read that this was your experience, though there are several points within your review that we feel require clarification. We do not pressure anybody into renting a property. Every property we have available is advertised on our website, so prospective tenants can clearly see the options available to them at any given time. Our Lettings Team will often ask people about their requirements and suggest properties that may suit them, but it is entirely their choice which properties they view and whether they subsequently apply for one. We regularly receive positive feedback from tenants who have found an ideal home through our team’s recommendations, having initially overlooked it online. We take pride in helping people find suitable accommodation, but the final decision will always remain theirs. We are also concerned by the suggestion that every maintenance issue takes at least three weeks to receive a response. This is a very sweeping statement and does not reflect how maintenance reports are handled. The response required and the time taken to complete a repair will depend on its seriousness, the investigations needed, contractor availability and, in many cases, the landlord’s authority. As managing agent, we assess reports, carry out initial checks, seek any required approval and chase matters through, but we do not benefit from delays and always want repairs completed as promptly as possible. Regarding the end-of-tenancy cleaning, tenants are expected to return a property in no worse condition than it was provided to them, allowing for fair wear and tear. Therefore, where a property was clean at the start of the occupation contract but requires cleaning at the end, a landlord may be entitled to propose a claim. This can include dust or other cleaning that remains necessary when the check-out inspection takes place. Our check-out process is transparent. We document the property’s condition through comments and photographs, distinguish between fair wear and tear and matters that may go beyond it, and provide the full report to the landlord and contract-holders. As the occupation contract is between the landlord and contract-holders, it is ultimately the landlord who decides whether to propose a deposit deduction. We do not profit from deposit deductions and would much prefer to return every deposit in full, as this is considerably quicker and easier for everyone involved. Where deductions are proposed, contract-holders are invited to provide their comments and evidence, and we attempt to help both sides reach an agreed outcome. The vast majority of deposits we handle are resolved by mutual agreement. Where agreement cannot be reached, either party can refer the matter to the deposit protection scheme for free, independent adjudication. The cleaning contractor referred to is one of several companies we use. They are a long-established local business with the capacity to handle the large number of cleans required during the summer changeover period, and they have worked with us for many years. Contractors are selected based on their ability to complete the required work reliably and at a fair cost. Ultimately, it is the landlord’s decision whether work is authorised and who is instructed to undertake it. We appreciate that deposit discussions can be contentious, as tenants understandably wish to receive as much of their deposit back as possible, while landlords may seek compensation for deterioration they believe goes beyond fair wear and tear. Landlords, they will cost you thousands. Tenants, they'll cost you your sanity and living conditions

My tenancy with this agency began in 2019, after the original 2016 tenancy was transferred to me. Even from the start, the red flags were obvious, but as an inexperienced renter I didn’t recognise them. They never took any check-in photos and had no evidence of the property’s condition when I joined. Several tenants had already come and gone, and the flat was in a poor state. For years they carried out no inspections and no maintenance. From 2019 to around 2024, our bathroom leaked continuously. They left us without a cooker, washing machine, and fridge freezer for months at a time. When the toilet stopped flushing, they left us without one for nearly two weeks and insisted I use my male housemate’s en suite, expecting me to enter his bedroom at night to use the toilet. They also carried out an illegal inspection in 2022, breaking into the property without notice while we were at work. They repeatedly gaslit me about the bathroom leak, even after it rotted the floor. They pulled the floor up, left us living on exposed glue for months, and then tried to fit a new floor while the leak was still active. That floor also rotted. Their incompetence cost the landlord thousands, and he told us he was considering pulling more properties from them because they were such a nightmare to deal with. They tried to charge me for damage that existed before I moved in, despite their own inspection notes showing it was pre-existing. When pricing us out didn’t work, they began rent increases of up to £150 a year and refused to negotiate unless pushed. Even then, the landlord sometimes agreed to smaller increases, proving they were simply trying to extract more money. They then began inspections every few months, sometimes only weeks after the last one. By the end, we were paying over £1,150 a month for a three-bed flat with no bills included, yet they still couldn’t complete basic repairs. When a new washing machine was finally installed, the contractor wrecked the kitchen and hallway floor. I reported it immediately, but they still tried to charge my deposit for it. They also tried to charge me for a broken buzzer I had reported in 2019. Eventually, after failing to force us out, they issued a no-fault eviction, despite the landlord personally asking us to stay longer. When I moved out, I gave full notice and followed every requirement. They completed no check-out inspection for me or any previous tenants. I then received a bill for over £5,000 in damages. Their records wrongly showed my tenancy starting in 2021, so they tried to charge me for beds, sofas, and kitchen counters far beyond their lifespan. It took many emails for them to admit their mistake. They even tried to charge me for my housemate’s rent arrears after my tenancy had ended. Knowing how they operate, I withheld my final month’s rent because I knew they would withhold my bond. I asked them to take the rent from the deposit and paid the £25 difference. They refused. Six months later, the deposit protection adjudicator agreed with me: no check-in report, no evidence, no claim. They were instructed to take the remaining rent arrears from my bond. If you rent with them and they play games with your deposit, keep records of everything, every conversation, every failed promise, every inspection, every repair request. It will save you. In response to CPS Homes response, I have the receipts, I entered over 100 bits of evidence to the DPS. Lying won't fix this guys.

Hi Luke, We are sorry to read your review, but we do need to correct a number of points, as it does not accurately reflect either the tenancy history or the outcome of the independent deposit adjudication. The DPS did not agree that there was “no claim”. In reality, the adjudicator awarded the full deposit of £1,025 to CPS Homes in respect of rent arrears. The condition-related claims were not awarded because of the evidential requirements around the original check-in documentation, not because the adjudicator accepted the wider allegations made in your review. The DPS decision also recorded the total claim for damages as £1,053 plus the rent arrears, so not the £5,000+ figure you claim. We also do not recognise the suggestion that repairs were ignored for years or that tenants were simply “left without” essential facilities for significant periods. Maintenance issues can and do arise in properties, especially in older properties, particularly where there has been continuous occupation for nearly a decade, but reported issues were dealt with and progressed. As managing agents, we also have to liaise with the landlord, who owns the property and authorises expenditure. We fully believe we did this thoroughly and transparently, updating you and your housemates on our progress at every turn. Routine inspections were carried out in line with our management obligations. The allegation regarding an unlawful inspection has previously been dealt with, and our records show that more than 24 hours’ notice was issued. For clarity, the rent was £875 in 2016 and £1,100 by the final fixed term in 2024/25, inclusive of water rates. That is a 26% increase over nine years, and the final rent was below market norm for a three-bedroom property in Cardiff Bay. Rent levels were set by the landlord following market advice, and where negotiation was requested from your side, this was put back to the landlord. On at least one occasion, the landlord agreed to a lower increase following that negotiation. At no point did the rent go up by £150 from one year to the next, and there were many years where the rent didn’t go up at all from one year to the next. Finally, the decision to seek possession was the landlord’s, not CPS Homes’. We do not own the property and we do not make those decisions independently of the landlord. We understand you were disappointed that the tenancy came to an end, but it is not accurate to suggest CPS Homes were trying to force you out for our own reasons. A six-month possession notice was given as required by the law, and you were aware that this would be served several months earlier. You chose to leave before the possession notice expired, as is your right. We wish you all the best in the future, The CPS Homes Team.

We sold our house in Penylan through CPS Albany Road branch . I have to say the service was excellent , very professional and friendly. Nathan came out initially to value and was so helpful and friendly while obviously having a very good understanding of the market . Scott did a fantastic job of the video and photos to show the house at its best. Angela , Sian and Nathan all carried out viewings and we always received feedback which was a really important issue for me . Tiffany was always lovely and helpful and well organised and Chelsea did an excellent job of following through the sale to completion once an offer was accepted . All in order we had an excellent experience with the service we received from CPS and would not hesitate to recommend them.

Utter filth

Utter filth! Having paid 4000 rent per month to see on arrival the state of this accommodation it was uninhabitable and a health and safety hygiene concern. Dirty toilet, litter on floor, kitchen too dirty to clean ourselves, broken exterior Doors. Fridge and freezer festering! In addition charging 800 per month for bills when they are not living in it! Broken beds and had to wipe my feet on way out!

Hi Nadene, We are very sorry that the property was not presented in the clean condition the tenants were entitled to expect when they moved in. The landlord had confirmed to us that they would arrange the cleaning directly, and we have written correspondence confirming this was the case, but it is clear that this was either not carried out or was not completed to a reasonable standard. We fully understand why those arriving at the property were upset, and we are extremely disappointed that the commitment made to us was not fulfilled. As managing agent, we conducted a full check-out inspection after the previous tenants left, documenting the condition in which they had returned the property. The landlord then confirmed that they would arrange the necessary cleaning directly. Regrettably, it is clear that this was either not carried out or was not completed to a reasonable standard. We are extremely disappointed that the commitment made to us was not fulfilled and will be addressing this directly with the landlord. When the tenants reported the problem earlier today, we attempted to contact the landlord but could not reach them. Rather than allow the situation to continue, we took the decision to instruct our own cleaners, with the clean taking place on the same day the concerns were reported to us. Once CPS Homes became aware that the promised cleaning had not been completed, we could not reasonably have acted any quicker. It is also important to clarify that a substantial programme of work was arranged by CPS Homes between the previous tenants leaving and the new tenants moving in, after we sought and obtained the landlord’s authority. This included replacing blinds, repairs, redecoration across several bedrooms, bathroom works, kitchen ceiling treatment and a replacement mattress. Replacement glass for several blown windows has also been ordered and will be installed when it arrives. It would therefore be inaccurate to suggest that no action had been taken to prepare or improve the property, although we absolutely accept that the standard of cleaning fell below what it should have been. Regarding the reference to £800 per month for bills, utilities are not included within the rent and no utility payments are made to CPS Homes or the landlord. The tenants choose and pay their utility providers directly. Any concern about the amount billed will therefore need to be raised with the relevant provider, particularly as the charges may have been calculated using estimated rather than actual meter readings. We provide tenants with detailed moving-in information, including guidance on setting up accounts and checking utility readings, and our team will be happy to help them understand the process. We take the concerns raised seriously and remain in direct contact with the tenants to ensure the reported matters are properly followed through. Absolutely useless.

Absolutely useless. They use AI in their photos, yes its specified however the furniture they added via AI makes the property's sizing look COMPLETELY different to in person, as in, half the size. We had our viewings cancelled less than an hour before the viewings were due and when we did finally get a viewing, they had no idea about the property. The listing stated "with white goods" and there wasn't and the agent didn't even have a clue about any of it. They also couldn't answer any of our basic questions about the property like what council tax bracket it was, etc. Overall we will not be going anywhere near properties that are posted by CPS Homes, genuinely awful experience.

We have recently been trialling the use of AI on a very small number of listings, but only in limited circumstances and always with this clearly stated. For example, where a property is photographed unfurnished, we may show an AI-furnished image alongside the original photo to help viewers understand how the space could be used. We may also use it to remove an occupier’s personal item that will not form part of the letting. We want to be very clear that we do not use AI to enhance the condition of a room or property, nor to make rooms appear larger than they are. That would be misleading and counterproductive, as viewers will always see the property in person. It would also mean we field an irregular number of enquiries on a listing, which we’re keen to avoid, as it would be a waste of staff time. We have not been able to identify you, the property or appointment from the details in your review, but we would very much like to look into this properly. Avoid. Awful, don’t respond to call outs when needed and then charge us for the issues despite evidence we contacted them multiple times. They are scammers for students - ‘cleaning fee’ when we had a professional cleaner in just before - charging ‘dust fees’ when we moved out before they came in so obviously dust would gather on sides when you don’t come in. Hi Charlotte, We’re sorry to read your review, but there are some important points we need to clarify because the proposed deductions are not charges that CPS Homes has decided to impose. At the end of a tenancy, our role is to document the condition of the property through the check-out process and provide that information to both the landlord and contract-holders. In this case, the landlord elected to arrange the post-tenancy works himself and has subsequently told us what costs he wishes to claim from the deposit. CPS Homes does not decide which deductions a landlord should make, nor do we profit from any money deducted from a deposit. We act as the intermediary between the parties, communicating the landlord’s proposed claim to the contract-holders, inviting their comments and evidence, and helping both sides try to reach a fair agreement. The landlord’s proposed claim in this case is also considerably broader than a charge for cleaning or “dust”. Our records show that a number of concerns relating to the condition of the property, damage and contractor call-outs arose during the tenancy, with several associated charges communicated to the household at the time. Further matters were then identified by the landlord at the end of the tenancy. In relation to cleaning, arranging a professional cleaner before moving out does not automatically mean that no further cleaning can reasonably be claimed. The relevant comparison is between the condition of the property at the beginning and end of the tenancy, supported by the inventory, check-out report, photographs and any evidence provided by the contract-holders. Equally, the fact that a landlord proposes a cleaning deduction does not mean that the contract-holders have to accept it. You are fully entitled to challenge any part of the landlord’s proposed claim that you believe is unjustified, including providing evidence of the professional clean you arranged or evidence relating to any maintenance issue or contractor charge. We will consider that as part of the deposit discussions and continue to help both sides try to reach an agreed outcome. If agreement cannot be reached, either party can refer the dispute to the deposit protection scheme for free, independent adjudication. That independent process exists precisely for situations where a landlord and contract-holders disagree about responsibility or the amount being claimed. We appreciate that deposit discussions can be contentious, but describing CPS Homes as “scammers for students” does not fairly reflect our role here. We have not created the landlord’s claim or determined what should be deducted. Mould, Mushrooms, and Poor Management

I lived in a property on Cosmeston Street with severe damp and mould that was never properly fixed, despite repeatedly reporting it. The situation got so bad I had mould covering my bedroom and even mushrooms growing inside the property. *Pictures can be seen on my google review * Their “solutions” were ineffective, at one point I was told to use a fan, which did nothing. A dehumidifier was later provided, but it made no difference. After being away briefly, I came back to find my belongings covered in mould and my bed soaking wet. The property became completely uninhabitable, and I had no choice but to move out due to health concerns. Very poor handling of serious issues and a clear lack of care for tenants. I would not recommend renting from them.

Dear Ben, We’re sorry to hear about your experience and the impact this has had on your time in the property. As the managing agent, our role is to act on behalf of the landlord by arranging inspections, obtaining specialist advice, and coordinating any works that are required. At each turn, we involve the landlord and seek their authorisation to proceed with the work that is being recommended to us. In this case, the concerns raised during the winter period were acted on promptly, with multiple inspections arranged, including visits from independent specialists such as Prokil and One Solution Wales, both of whom attended the property and provided written reports. For that reason, it’s inaccurate to suggest that there was no investigation or that the matter was not being addressed. Throughout the tenancy, we: • arranged repeated inspections and specialist involvement • provided guidance on heating and ventilation to help manage condensation and mould • supplied equipment, including a dehumidifier • liaised with the landlord to progress further remedial works Following the most recent assessments, additional works have been agreed and are scheduled to take place on 4th May. These types of issues can require a period of monitoring and drying out before the appropriate long-term solution can be implemented, which is why a staged approach has been taken. It’s also important to note that condensation and mould can be influenced by how a property is used. During visits, there was evidence that heating and ventilation were not being used as advised, which can significantly contribute to the conditions described, even where systems are in place and working. The dehumidifier and fan were required longer than was first imagined because the heating was not being used. We do appreciate how frustrating damp and mould can be to live with, and where issues arise, the focus is always on investigating and resolving them appropriately. In this case, that has involved ongoing inspections, independent specialist input, and further works now arranged. Additionally, we successfully agreed a rent rebate with the landlord on your behalf. We’re disappointed that this wasn’t raised through our formal complaints procedure at the time, as this would have allowed for a structured review and escalation if needed.
