Jacob needs replacing. We viewed a house with him today and he was nothing but rude. No eye contact, walking away from us, no helpful responses, no engaging in conversation. I had lots of questions about the house and he seemed to not care for providing responses or even my being there. Terrible service from someone who is meant to want to let the homes. Nothing wrong with the house we viewed except that he didn’t seem to know any answers to our questions. We were super excited to view the house but our experience was tainted by the customer service and we left insulted. Will not deal with cps again if it means dealing with Jacob.

We have been with CPS on full management contract for over 15 years. Jordan Perry is one of the asset CPS got. he is on the other side of the phone, solves any issues there is. He and his team is excellent in dealing with issues with new Tenancy agreement Laws and they are up to date on this matter.

Have been using CPS since they started the letting agency have always let our 2 student properties & our flat. They are professional & have dealt with Patch a few times over the years if we have any problems with the tenants & he has dealt with the issues.They have just within the last 2 weeks let out our 2 HMO properties for next year 2023 - 2024 so really pleased

The unlimited guarantee and no requirement for the property to be insured.We requested a copy of the property insurance certificate and this was declined.We are commercial landlords and thus have some experience. The answer to the last complaint is not acceptable. CPS might have great service, so why such an unacceptable guarantee.Yes the property must have landlords insurance, and yes there must be a cap. The value of the property if nothing else.
Dear DJ Collins,Thanks for your review.Whilst it is not a legal requirement for property owners to have building insurance, the vast majority, if not all, mortgage lenders will require it, particularly for buy-to-let properties, so it would be very rare for a landlord not to have building insurance. Additionally, our terms of business with every landlord dictate that building insurance is a must. Where a tenant or guarantor requests to see a copy of said insurance policy, we put the request to the landlord, but they are under no obligation to provide a copy.The guarantor agreement you've been asked to sign is signed by more than 4,000 guarantors every year.A guarantor agrees to meet the terms of the occupation contract where the person they are guaranteeing fails to do so. Although failure to comply with the terms of the contract is rare, where it does happen, it's most commonly for non-payment of rent or minor damages. The liability for rent is limited to the total rent owed. We have never seen a limit imposed for obligations that aren't rent payment-related, as they are impossible to quantify in advance. We used CPS Homes to help us find a flat in Cardiff for a family member. They were super helpful from the start. Nathan showed us 2 flats in the Bayscape development and we put forward an offer to buy one through him. If you are planning on being a guarantor for one of their tenancies, you should be aware that your liability is unlimited, and they may claim against your own home.This is what they had to say when asked "There isn’t a maximum amount listed in regards to damages however any structural/environment would be down to the landlord whether they have home insurance or not as this isn’t a legal requirement however if it is tenant negligence for damage or caused on purpose to the property then we would look to the tenants/guarantors."

CPS have always given excellent service for over 20 years. Any repairs are carried out promptly and at reasonable cost. New tenants are found each academic year and rents are collected and paid promptly. What more could a landlord want?

CPS have been renting my property out for me for 20 years now. And once again this October they have found me tenant's for 2023. Which is excellent for landlords. There always professional nothing to much trouble and they will do there very best for any queries I have. Excellent service.

In over 20 years of using CPS to rent out my various properties - student - professional etc - they have not once let me down - this year they rented out four properties before the middle of November for October 2023- 24. That is exactly what a landlord needs ! The staff are also all really friendly and helpful and are always on hand with info etc
