GoogleReally unprofessional and disappointing service. Still not received my deposit back after having to wait over 3 months since moving out. I have been told that they cannot access the deposit scheme to request the deposit and instead it is still with a prior letting agent after having changed letting agent over 1 year previous to that. Many phone calls and emails later and still not closer to getting my deposit back. I would recommend that anyone who is renting with absolute should check that absolute actually have access to the deposit scheme used. The lack of responsibility taken by absolute has been really unsettling. Management were very rude and unhelpful.
If your landlord or previous agent has not transferred a deposit to our scheme it is not something we can affect other than asking whoever holds the deposit to release it back to you. Haart still hold the deposit and are therefore responsible for making sure your deposit is protected in line with the regulations and you should be reviewing them instead of us. You can simply go onto https://www.tenancydepositscheme.com and request your deposit back, if Haart do not respond within the statutory timeframe then you will automatically get the deposit sent to you. Hi Rhys, Now that Haart have confirmed that it is down to one of their departments for the slow return of your deposit would you consider removing this review for us? GoogleI have moved for the second time with Absolute and as usual, the support provided was amazing. Particularly from Ella who was a superstar! Ella supported our move from start to finish and has checked in with the family and i after the move- Ella was quick and efficient, always provided reassurance with worries or concerns we had. GoogleTheir assistance is really poor. My partner and I have been looking for a rental place. We sent the request and then we filled out the briefing history. After that no a call no a message from them. I sent to them the request to viewing couple of property on the 11.08.22. I also called them and the lady over the phone say that she received the briefing history and she will have a look to it. 1 week after I am still waiting for a answer. This behaviour you do no found with others agency. Bradley or others agency seems interested to theirs job and they try to make their best to get you to viewing the property. Assolute Agency Do not contact them they will waste your time!
Dear Francesca, There is a record demand for rental properties, we receive in excess of 50 enquiries for most properties we advertise and can only book viewings for 4-6 potential tenants at a time. If you are not successful in being in that initial group we simply don’t have the time to call back the other 40 applicants as we then have to switch our focus on the next property that our landlords have employed us to let. If the first block viewing does not result in us finding a suitable tenant we then contact another 4-6 people and continue to do so until we secure a tenant. We have an extra staff member starting with us at the end of the month to help us with the demand but with a lack of rental properties across the market generally it shows no sign of easing. Those agents with more time to call everyone back may well have less properties available to rent, according to Rightmove stats we let the most properties in Torbay each year. It is always disappointing when someone who has not actually been a client of ours reviews us negatively purely because demand is so high. GoogleMy toliet started leaking water all over the floor and wouldn't flush at all as the macerater box attached to my toilet would not shut off, it was continuously running. I immediately phoned absolute and told Holy Jackson about the problem, Holly immediately reasured me that, everything would be fine and that help was on the way. Later that evening, a plumber came to see what the problem was. He said to me that the macerater box was broken and had to be replaced,then he left as he wasn't responsible for the macerater box, Sani flo is. At this point the toilet was pumping out more than water🤢🤢🤢 Holly rang me shortly after and said that Sani flo are sending someone to fit a new macerater box the next day at 9am. So, next day comes and the Sani flo people come to install the the macerater, only to find that once fitted the toilet is still blocked and wouldn't unblock itself. They tried looking but couldn't find the blockage, not through lack of trying as they really did try. I was starting to worry at this point, but again Holly rang and said that another plumber would be out within the hour. When the plumber came he found the block underneath my lounge floor. All the people that came to my home were polite and knew about what they had to do. I can't thank Holly enough for fixing this problem so quickly, she has been ever so helpful, polite, efficient and now has my complete confidence and respect 10 out of 10 from me🙂PositiveResponsiveness, Quality, Professionalism, Value

GoogleAttempting to buy a flat through Absolute became a nightmare. I offered £165K on a flat advertised as having allocated parking - 10% above the asking price of £150K. The first thing Absolute did was to pass on my personal details to an independent surveyor. I had asked for recommendations but had not given permission to my data to be passed outside of the organisation. This is illegal and anyone who has professional responsibility for your data should Absolutely know this. I reported it and asked for the matter to be dealt with internally. Soon afterwards Absolute contacted me to ask if I would be willing to pay the vendor another £5K to help spend the process up. I refused. After several weeks Absolute contacted me again to say that the vendor didn't actually own the allocated parking but had only just realised this. This stretches credibility beyond its limits. The space was actually a hardstanding next to the property to which another resident had equal rights. It wasn't even recognised in the Land Registry as being a parking space. Absolute said that they didn't know this beforehand and had factored in allocated parking into the advised price. They denied any fault in this. Actually, this not the case. The Royal Institute of Chartered Surveyors (to which most reputable estate agents are affiliated but I don't think Absolute is) are unequivocal in saying that agents should adhere to the Consumer Protection from Unfair Trading Regulations 2008 and "must not engage in any misleading action or make any misleading omissions" that might cause a customer to take a different decision. That's a legal requirement. I explained to Absolute that I am disabled and that guaranteed parking was essential for me. I was told that the matter was a "technicality" as the gateway could be widened (what?) and the other resident with rights to use the land had a long term disability and could be asked to sign a letter to say that they wouldn't use it (which didn't seem to resolve anything or to be ethical practice). On Absolute's advice I put in a revised offer. Information on the web suggested that allocated parking increases the value of property by 5-10% so I suggested a 7% reduction to £154K and said I would investigate if off-street parking was available that would at least allow me to park nearby. Absolute responded by revaluing the property and INCREASING the valuation taking into account the lack of parking to £150-154K - matching my revised offer. Which they said the vendor would not accept. I asked if the vendor would suggest a solution and was clearly told that no solution was possible: that unless I went with original offer I would need to withdraw my offer and the vendor would take the property off the market. I felt I had no realistic option other than to withdraw. 48 hours later Absolute re-marketed at £160K. As this £6K above their recalculated evaluation of the property this knowledge might influence a prospective buyer's decision, unless Absolute omit to tell them.... Laws are there for a reason. To protect the consumer. I was mislead and let down.
