TrustpilotUnprofessional and dishonest
Mr Ian Knibbs showed us a house and rambled and lied repeatedly trying to convince us that nobody uses TV or phone sockets anymore as they were not available in the newly renovated house , he even said that none of the aerials we see on houses roof tops are connected or used ! Went for a long time confabulating trying to convince us. Shameful and unprofessional behaviour from an older man don't use is my advice.

GoogleGood luck trying to get your deposit back from them, they don’t care about the tenant. Took us ages for them to return our money giving excuse after excuse in a cost of living crisis.

TrustpilotWorse Letting Agent known to man.
These vile agents worship their landlords, the paymasters but treat tenants, the plebs with upmost contempt. Awful arrogant and dysfunctional organisation who hound tenants at every possible occasion for every possible reason to disrupt peaceful occupation of the rental property. I can only imagine the harassment from these crooks should anyone dare to fall into arrears. Avoid and direct business to smaller letting agents who couldn't possibly be worse than this shoddy set up.

Poor management company. They take your money each month however when tenants leave a property without paying rent and have caused thousands of pounds worth of damage they do nothing to help. Their checks are poor. Stay clear.

GoogleAbsolute nightmare, I have dealt with few agencies but never experienced anything like it. Ive been waiting 10 weeks to see any of my bond. As expected got charged for cleaning that I have done before leaving the flat, there also was checking out fee wich is laughable. Then after weeks of pesting them they finally payed out even less than agreed to. Noone has a clue what's going on there. I didn't even know when can I actually move in, had to keep calling and going to the office to be then handed the keys few days earlier than expected. Then loads of viewings towards the end, most of wich I was aware of but some that noone would let me know about so I would get a random knock on the door at random times. I also suspect my details in past were passed on wrongly to third parties wich led me into a default with Yorkshire water. I can't express how bad experience I had with Linley and Simpson, it was thoroughly horrible and disgusting.

GoogleExcellent service from Alex and Cal. The purchase progressed quickly and any issues were dealt with promptly and professionally. Linley and Simpson also have the added benefit of been a letting agent, so have good portfolio of recommended tradesman who can give quotations or advice for potential work.
