TrustpilotAs a customer I wouldn't trust Linley & Simpson to save your life
As a customer, I can say the most satisfying part of the whole experience is the fact I am no longer living in one of their managed properties. I can now sleep at night knowing that an unexpected visitor won't walk through my door with unauthorised keys with zero notice trespassing and entering my home, The estate agent has no consideration for their customer's welfare and does not respect their views as to when I first moved into the property they were informed not to use their own keys on the basis that the apartment let was a mezzanine and this offered zero privacy! To my disgust, a contractor was given keys and the agent never communicated with me about this.Furthermore, the management company changed the locks at the apartments and it took months for them to come and issue keys to their tenants for the main building door, the intercom was damaged and people were struggling to get into the building. When I moved into the property I was charged £240 in fees and disgusted that no cleaning was done before the property being let furthermore I have now been charged £150 for cleaning after leaving the property clean myself. In my opinion estate agents should be responsible for footing their own cleaning bill seen so all properties now have to be cleaned before being let due to Covid. The contractual terms for the properties Linley & Simpson let are bad for tenants, they have waivers on damaging your property with their equipment, for example, They breach their own terms and act unprofessionally. I have personally complained to The Property Ombudsman which is available to address issues. Furthermore do not let them allocate their choice of companies as its a Con you end up with inferior companies whilst they make money from referrals.

TrustpilotLeeds agency
Leeds agency Completely deserve zero stars and to be removed from the property market! Please avoid the company at all costs! They rent dirty, disgusting looking flats claiming that they were clean, they will try to cash in on anything which is the landlords responsibility ie bathroom sealant, new bathroom grout, silver paint peeling of from bathroom taps as they've purchased the cheapest poor quality in the first place. I've experienced them lying to me numerous times, there was a ginger girl making up stories promising to solve the issues in the flat, nothing was ever done, I've documented this and reported the agency for scamming, this agency is full of unprofessional girls talking rubbish in the office, ignoring the tenant, they just carried on with their dirty conversations, uneducated and not very bright on that job position.Your agency has had 3 years to solve these issues, don't you dare try and patronize me now, this is a disgusting fake approach, so no thank you. I will make sure that people know the truth!!!

TrustpilotVery bad experience
Absolutely the worst letting agents I have ever used, and would give a zero star rating if I could. In my opinion they seem to hold no regard for their tenants. Left me with no heating and hot water for over 6 weeks. I reported a dripping tap in 1st week of Jan and it was still dripping when I left the property, which is on a water meter, at end of March. Other lengthy spells waiting for minor repairs, ending up having to constantly chase for any action. They failed to acknowledge my emailed suggested move out date and an email the following day confirming this date, made absolutely no contact with me either by email or phone for over 2 weeks, which led me to believe this was ok, because surely they would have been in touch to inform me of any problems wouldn't they? After waiting so long for any contact I chased them up to finalise the move out / key drop details, only to be then told that my suggested date was not acceptable as they had been unable to contact the landlord, this consequently then led to me having to pay over 250 pounds extra rent for a property I hadn't lived in for 2 weeks, as I had already signed up on my new home.Maybe other people have had a good experience with this company, but sadly mine was awful and I wouldn't recommend at all to anyone.

I had the pleasure of getting shown round several properties in Leeds city centre by Amina. She was extremely chatting, friendly and knowledgeable about the properties and the local area. She helped me find a very nice flat and gave me tips on negotiating with the landlord of the property.

GoogleUnhelpful, rude staff and constantly ignoring any communication. Never helped with any problems logged, made promises to help with serious safety issues in the property, including an unsecured back door for 18months and never did. Claimed their system wiped all our logged problems from the past 12 months (found out to be a complete lie) and we should resubmit all issues logged or they wouldn't deal with them despite alrwady waiting months for them to fix the issues. Would not recommend. Avoid at all costs. Would give less then 1* if possible

TrustpilotWorthy of Positive Feedback
I rent out my property through Linley & Simpson, and have most recently been dealing with Tom Wilcox (Senior Lettings Negotiator) in relation to my new tenants. Tom has been most helpful in facilitating requests and ensuring that communication between myself and my tenants has been effective. Tom is supportive, responsive and reliable. Worthy of positive feedback.

TrustpilotThe worst estate agent that you can…
The worst estate agent that you can imagine and doesn’t worth any stars:I have viewed a house for rent and I declared everything about my family situation being full time carer for my disabled child and I have adverse credit issue and for this reason I have offered to pay 6 months in advance plus the deposit which total £10.015 but I have been told that the landlord wanted a guarantor instead in order to fill the gap of “adverse credit issue”. As everyone knows and I don’t need to be an expert in law; the guarantor is legally responsible for paying the rent or any other issues in the house if the tenant fails to make payment or caused any damages to the house. So in this case a guarantor is an insurance for paying the rent and acting as a legally responsible tenant . So I have provided a guarantor and Linley&Simpson asked me to pay the holding deposit fees (£322) so I can secure the house knowing I have provided everything in regards to adverse credit and family situation and that’s why they asked for guarantor to fill the gap of adverse credit knowing everything will be fine as you can imagine. I have declared about my adverse credit history on the estate agent form that they asked me to fill out. Also I have been asked to fill same form of questions on goodlord form which is AI generated form and had some issues with it as it seems keeps missing the information and keeps sending me emails to fill out things that already filled and asked me to upload documents never heard or know what these documents like “Proof of satisfied adverse credit required”. So I put down I have provided a guarantor and this should be irrelevant. So I phoned the estate agent and told them about this issue and they said not to worry and you can fill whatever you can . I have organised a removal company as there’s only about 3 weeks left to move into the property and started the removal process but I had the shock of my life when I received a phone call from the estate agent telling me that credit check failed and the landlord withdrew the tenancy and on top of that withheld the holding deposit fees (£322) because of failed credit reference. I understand and I know that I have adverse credit history and that’s why I answered yes on the form and that’s why the landlord asked for a guarantor and declined 6 months plus deposit in advance otherwise why would you ask someone to have a guarantor if they have perfect credit history and on a very high income ?! It’s obvious that you only ask for guarantor if you concern about someone not paying loan or rent… etc So if you asked me to provide you with a guarantor for my adverse credit history whatever comes under this term “adverse credit history” and knowing that this guarantor is legally responsible for paying my rent and other issues with renting the property then why in the end withdraw the tenancy and withheld the deposit?! I found it as you may find it very illegal and immoral practice from the estate agent and private landlords to do so and even if someone fails credit check the landlord or estate agent must return the holding deposit according to information about holding deposit fees found on Shelter website. This money (£322) that the estate agent/landlord withheld ( stolen from my family) belongs to someone with a special needs I.e it is a money for a child with disability and this money can do a lot for this disabled child at times where cost of living and everything is rocketing. Just imagine how illegal, immoral and greedy this estate agent and private landlord. The estate agent refused to solve this issue and therefore will take it further and seek legal advice if they still refused to solve this issue. I believe if I provided the estate agent with a guarantor who is legally responsible for paying my rent then I have filed the adverse credit gap. I have 8 years of previous private rent through different estate agents and never failed to pay rent as always paid the rent on time but it seems this is not enough for this estate agent/landlord to take in consideration that 8 years of perfect reference in terms of paying rent on time and no issues of property would give me great credit for that. For this reason I believe there’s a discrimination against me and family here based on disability and other backgrounds. Also there’s a blatant exploitation for my vulnerability as I am full time carer for my disabled son and the estate agent/landlord think I am not able to take this matter further legally because normally people like me are not well enough financially to pay the cost of lawyers and court. This is how these private companies always prey on people’s vulnerability . So everyone in my situation should be aware of these bad practices of such private estate agents and landlords and don’t let them get away with such illegal and immoral practices.

TrustpilotRubbish
As a landlord I had two years of full management with these guys. Every six months I asked for an inspection report, I didn’t receive any. Therefore when I moved back into the property, there was cat damage everywhere. Also found packets of cannabis and evidence of smoking, hence yellow walls (was white paint.) The tenant declared she was a non smoker. Recently found out the this letting agent has not informed the energy supplier of change of occupancy.I will not use Lindley & Simpson again ever!
