Me and my housemate were renting with them for a year fixed contract and they were great throughout, especially when it came to when we had to move out. We had some massive issues with finding a new place and they were all super helpful, especially Charis who was the one i dealt with the most. she was lovely and I felt like she was very invested in everything that was happening. I don't think we would of come out of it in as good a way as we did without her! Massive thanks to you guys for all the help you have been throughout!!

We've been renting with Linley and Simpson now since last May, and we've been really pleased with their service. They've been helpful and polite, and have gone out of their way to assist in communications between tenant and landlord. We've recently been allowed to adopt some cats and bring them into our home - L&S have been really personable about this, and have truly helped make it an enjoyable experience (all have been fab but an extra special thanks to Julie T for this!) Definitely the best property company we've rented with, and we're looking forward to many more years in our house.

We rented a property from Linley & Simpson for 2 1/2 years before we decided to terminate our tenancy early. The entire process was made so much more difficult than it needed to be due to the lack of communication from L&S and the rudeness of their staff. It took over a month to get our deposit back (after they deducted ‘cleaning fees’ from it), and multiple emails and phone calls to get the remaining rent we were owed back. I had numerous rude and unprofessional emails from Steve Kilby stating that we were only owed 2 days worth of our rent back, and when I called numerous times to speak with him to resolve this he refused to speak to me. It wasn’t until after I sent an email clearly outlining our payment dates and proof that I received an email from another employee stating that we were owed almost £2000 from L&S. I received no apology for the rudeness or the mistake. (I’m not convinced this was a mistake that they had made, but had rather been intentional) This company will try to keep your money and commit borderline fraud. Avoid them at all costs.

Very disappointed with the Leeds office, after my daughter living in student accommodation in Headingley, i thought this was a step up ! , both were studying for Masters Degree's . Very very disappointed with the letting agents, holding money back for no apparent reason , the flat was a long way from perfect when they moved in , carpets not cleaned , no microwave , no light bulbs , gate not working, mould , windows that didn’t close !!! I could go on . The agents never answered calls and were not interested. They left the flat having got the carpets cleaned and a full clean of kitchen and bathroom , and they still held £200 each as it wasn’t to standard, seriously , if your son or daughter are thinking of renting off this company, THINK AGAIN!!! Not to be trusted with your deposit. Very disappointed with the greedy landlord and untrustworthy agents .so glad it was only a 12 month contract, BE VERY AWARE!!! Not to be trusted

Linley and Simpson, as reflected in other reviews prioritise landlords over tenants.We rented over 3 years with them, relatively seamless experience until problems arose regarding our flooring. Linley and Simpson routinely dodged the issue and 6 months later when it came to moving out they charged us for flooring damage not caused by tenant ‘misuse’ like they made out. They charged us £150 for this and a nice round £200 cleaning fee, no invoice attached of course. Like many agents in the modern era it’s all about maintaining a profit margin (not an ugly thing to do inherently). But penny pinching to this degree is stupendous. Avoid them if you can, at the end of the day housing in the UK is in short supply and expensive. So place them low down on your priority list. They will never fight on your behalf as a tenant ✌🏻

It was a good experience. although there were a few hiccups, i guess these are common over 2 years of time. Especially John who came in the end was a fabulous guy who made sure my check out process was a sweet experience. I would recommend Coalters definitely. But my recommendations are, to revise the fees you collect which are very high when compared with any other agency in york. The other thing was I felt for the money you are charging the maintenance team can be more effective and responsible. It took 4 months for fixing a radiator problem. I understand there are many things involved but end of the day it can be definitely done much better. The only 2 people who really made the difference were Zara in the start of our tenancy and John in the end.

Throughout our tenancy, we were primarily handled by Jon McCall. There was never a time where he didn't deal with any of our problems and was very friendly at all times: making a real difference to our time with Coalters. He even carried on dealing with us after we had left the property to ensure our move was smooth including re-delivering a parcel to our forwarding address. Overall, they are the best letting agent we have ever collaborated with. Highly recommended!

The service provided has been first class. Coalters are an exceptional agency with the most amazing staff. One member in particular who we were incredibly impressed by was Jon McCall, Lettings Property Manager. Always professional, helpful and friendly, this guy was a delight to deal with. I have been dealing with Coalters as a tenant for 3 years and I recently left the property I was renting with them and the gentlemen I dealt with, Jon McCall from the York office, was quite simply fantastic. In dealing with the check out of the property he went above the call of duty and even came to my place of work to collect the keys because I couldn't drop them off due to work commitments, he was helpful, informative and answered all my questions fairly and by Monday (today) I had already received the outcome of the checkout and an email from him explaining everything and offering any further help he could be. I would like to personally thank Jon for making arguably the most inconvenient part of leaving a tenancy easy & straightforward :)

I will forever recommend people stay away from Lindley and Simpson. Over the course of renting a house through them we were repeatedly given incorrect infomation, delays, wrong forms and much more. After being assured repeatedly of one move in date it turns when the final contracts came in 3 days before move in the date was a delay later causing so many costs and issues. All they offer was a sorry, with no recompensation for the costs and incovience their actioncs caused. I will be actively telling everyone I ever here renting in this area and putting this anywhere I can. Go somewhere else. They aren't mean or unapologetic but it comes across empty when they won't fix any of the issues they caused.
