GoogleMy experience of finding a property to rent in York has been a smooth and straightforward one thanks to the friendly staff at Coalters. I did a number of viewings with Coalters and some other local estate agents and found that Coalters were by far the most pleasant to deal with. I did not feel under any pressure to make decisions and was able to find the right place to live in my own time and in my own way. Highly recommended.

GoogleI dealt with Linley and Simpson during my last move. It was my first time with them. I found them to be very on the ball. Particular thanks goes to the wonderful Mel Meadows, in Property Management. There were a number of issues - each of these could potentially have caused huge problems had it not been for the excellent service and speed at which Mel acted. She got a plumber out the same day when there was an issue with the toilet; she got someone out to check a faulty boiler as quickly as she could and kept in touch with me to keep me updated. I've rented for donkey's years and used various different agents - but this has been the best property management I've ever had. Well done Mel and also Linley's - for employing such good and conscientious staff. It's lovely to feel confident that if you have an issue, it will be sorted - which is rare in the world of the long term renter. Big thanks to all!

GoogleWe have just sold our property through the Linley and Simpson York office and have found the process to be very efficient, with plenty of viewings and an offer within the first week. All the staff we have dealt with have been courteous and professional and a quick sale was achieved. Post sale, the sales progression was dealt with by the Leeds Office and Elaine was very good at keeping us informed of the progress towards exchange and completion. Highly recommended as a Sales Agency.

GoogleI was a little bit dubious about using Linley and Simpson for selling my house, as I had heard that they had limited experience in the area. I was definitely pleasantly surprised however! Neil was really friendly and professional during his first visit, communication was good throughout the viewing and once the property was sold, the concept of a Move Manager is genius. Being the controlling person that I am, I like to know what is going on at all times, especially during such a stressful time and they absolutely delivered this. Communication was brilliant and I knew at all times what was going on. Thank you to everyone involves at L&S

Keep away from this agency. Since reporting the boiler issue on September 27, 2024, I have faced nothing but delays and unhelpful responses. Despite multiple follow-ups, the letting agency has shown a lack of urgency, treating my situation with indifference. I was informed that I was on a waiting list for repairs, yet no clear timeline was provided. I have been told to contact the contacting technician by ourselves by the person who in-charge our case in city branch. After contacting IPS directly, I managed to get a technician who reset the boiler, only for it to fail again within hours. Subsequent appointments were either rescheduled or resulted in further complications, including a pump replacement that did not resolve the issue. All the above I did my own, L&S Leeds City Branch didn't involve any. On October 10, I again reached out to the letting agency, and despite their assurances, I received the same unhelpful response as before. Even after classifying the situation as an emergency, the agency continued to ignore my requests, and no any compensation due to the caused. I have sent a couple email to the property manager have gone unanswered, and I have had to escalate my concerns by contacting the area branch manager and even the CEO of L&S but no respond or acknowledgement yet. It is not possible to early terminate the contract and get back your upfront even though they can not provide a warm and comfort home for you. The tenancy agreement only protect the Landlord and agency to earn you money. It is unacceptable to experience such poor service and communication during an urgent issue like this. I would strongly advise potential tenants to consider other letting agencies that protect your tenant welfare and timely response. Go for it if you want to waste your time and money. Enjoy you lovely winter without a boiler.

AWFUL CUSTOMER SERVICEMoved to Leeds and contacted this company more than 12 times about 5-6 properties either by calling them directly or emails through Zoopla or right move.Told them I'd be interested in a certain property and would like to view said property, be told I'd get to view it first and then a few days later, they update to say let agreed.Absolutely zero communication, awful customer service. HORRENDOUS behavior.

I'm not sure who's writing these positive reviews and how genuine they are, although as a prospective tenant I can say hand on heart, Linley and Simpson were a total waste of time.I was clear from the beginning about what I was looking for, and a member of their team showed me properties. They were dishonest about the minimum contract period, pressured me into putting down a deposit and after I uncovered their dishonesty I had to abandon the whole thing.I wouldn't recommend them. Market your own property and save yourself the hassle.

The whole team at Linley & Simpson were really helpful and accommodating when we were buying our house. They moved things around so that we could have a second viewing which coincided with relatives visiting. They answered all of our questions and they were more than happy to help when I went for a third viewing to measure things up to prepare for moving in. From Stuart coming to give us a free valuation, James and the others carrying out viewings to the personal service offered with your one to one contact throughout the whole process, in our case Tom, has been second to none. Tom has guided us through the world of buying and selling, and has ensured the process ran smoothly for us. Even when our first seller fell through Tom re-mobilised the team and we had resold within hours! Genuinely over the moon with their service. Thank you all, especially Tom!
